FEES
A Non-refundable Deposit of 25% of the Total Rental Cost (number of nights times the rental rate plus the Clean-out Fee plus Hawaii tax) is required to confirm a booking. Payment must be made by credit card or other means through PayPal.
There is a mandatory Clean-out fee of $150, for cleaning upon departure.
A Refundable Security Deposit of $500 will be charged. This will be refunded in full upon inspection after departure.
The remaining balance (75%) plus the Refundable Security Deposit must be paid no later than sixty (60) days prior to check-in.
POLICIES
Clean linens and bath and pool towels are supplied with the unit. There is a washer/dryer in the condo. Daily housekeeping with linen change-out is not included. If requested, housekeeping with linen change-out is available for $65 per day.
The entire condo complex is a non-smoking area.
Check-in time is 4 PM. Check-out time is 11 AM.
No pets are allowed. Licensed guide animals are permitted.
Deposit Policies:
Reservations must be guaranteed with a credit card or other method through PayPal.
The 25% reservation deposit is non-refundable.
The full 75% balance is due no later than 60 (sixty) days prior to check-in date.
Cancellation Policy:
The 25% reservation deposit is non-refundable.
Cancellations of less than 30 days prior to check-in will forfeit 50% of the payment.

This condo was amazing, just like advertised! I thought perhaps it was too good to be true, all the pictures and extras that came with the unit - but they were all true. The unit was clean, new looking, comfortable and had all the things we could have needed. The coolers & icepacks to take lunch to the beach was a huge help. We didn't use the boogie boards because it was too rough when we were there - and the snorkel gear was good, but not great. Since we had others with us not staying there, we wound up renting snorkel gear for all of us at Snorkel Bob's (highly recommended) and that's the only reason I know it wasn't great. Working with the owners for the rental process was easy - they were prompt and had clear instructions. And my in-laws stayed at the Worldmark resort down the beach a bit & it was awful compared to ours. The Waipouli Beach resort is also lovely, and has a great pool complex. The restaurant onsite is pricey and the service isn't consistent, but that wasn't a big deal for us. I wuold absolutely stay here again, and would highly recommend it to others.

We could not have wanted a better equipped, well maintained condo. For two couples, it was ideal. The bedrooms were separated by the living area, and each bedroom had a small balcony to the outside. We were very close to food stores and found it central to all the amenities. The management provided us with luggage carts in which to transport suitcases and groceries up to the condo. Great pool. While we did not have any small children with us the ones that were there with grandparents seemed to have a great time in the pool and water slides. So did we!!

The apartment is first rate, fully equipped and loaded with extras, from beach equipment to cooking supplies and spices. Almost too good to be true. Far better than any hotel. Management and service are impeccable. Deposit was returned within a few days of stay. This was the best renting experience we have had in a long time.
Having said this, be aware of *potential* negatives. The resort is a big and fairly noisy operation, with lots of families and children, located in a very commercial area with heavy traffic (but all supermarkets are across the street too!) The apartment is in the back of the building and is away from the ocean -- you still get the breeze and the glimpse of ocean from all three balconies(!), as well as more privacy. The beach access is easy, but it is not really a swimming beach. So if this is where you want to be, you are not likely to do much better. -

The Waipouli Beach condo is amazing. It is exactly as pictured-very luxurious, comfortable, and very spacious. The beds are really comfortable, and the condo is very clean. The views over the pool and out to the beach are lovely. Our kids really enjoyed the selection of videos and books to read at night. The collection of movies filmed on Kauai is a great touch as well. The staff at the pool, restaurant, and front desk were friendly and helpful. No complaints at all-would absolutely stay here again!!

The condo was everything we had hoped for: beautiful surroundings, all the right amenities, etc., etc. The view was of the next-door building and the pool. It's just a quick walk to the beach, and a supermarket/drug store/restaurants are all within an easy walk. Condo is centrally located on Kauai, in Kapaa. It's everything you could ask for in a vacation home. We'd stay here again in a New York minute.

Great size luxury condo - one of the best size condos we've been in.
Even with 2 small kids we all managed to have some space. It was very clean and they've thought of everything you could possibly need! Other than the usual amenities, there's beach towels, snorkel gear, boogie boards, DVD collection of movies made in Kaua'i, cart for getting your groceries, I even noticed sticky tape and sewing kit! Pool was a highlight for our kids, including watersides, hot pools, waterfalls, river etc. Not much of an ocean view from the condo, but view over pool, gardens and palm trees, feels private as it is an end unit. Waipouli Beach is positioned half way up the east coast, so you have easy access the rest of the island. -

This is the forth year we have stayed at this wonderful, fully stocked, condo. I am a shopper and I have not found anything that even comes close to the value of this place. Kathleen is great to work with. Don't waste your time looking for anything better than this because you will be hard pressed to find it!!!

We spent two wonderful weeks in your condo! It was perfect for 2 couples. My sister and her husband are early risers and we are not. The layout of the condo allowed each of us to have our own separate areas and come together to share our meals and visit in the main room and on the balcony. We appreciated the laundry facilities, collection of local cookbooks, the movies made on Kauai, the music,the library of books, the maps and pool toys. Your notebook had lots of helpful information. We shopped at Safeway and Long's Drug store. We hit Starbucks often. So great that they were within walking distance. We walked the paved path along the ocean, took the Blue Hawaiian helicopter ride, shot over 1000 photos, spent lots of time in the sun at the best pool ever, explored the island by car,ate at several of the local restaurants. (Our favorite place was the Olympic Cafe in Kappa) We loved the hotdogs at Puka Dog and the garlic shrimp at the Shrimp Station. We really enjoyed the Photo Tour with Kauai Photo Tours and the Na aina Kai Garden Tour. We bought fresh fruit from the local Farmer's Markets and local homes. The Friday night art Walk in Hanapepe was a special treat. My sister and her husband hit the front page of the local paper, when they rescued a very large sea turtle that washed up on the beach caught in a big mass of rope netting.
Best of all we found the island has retained the real feel of Hawaiian Culture that has been lost for the most part on the other islands. We did not feel like tourists, but were very much at home. We loved coming back to the condo each night to share our adventures and to relax. We seldom return to the same place twice, but your condo may very well become the exception. It provided all we could have asked for and more. Thank you for sharing your piece of paradise with us. -

We stayed for 4 days the last week of September, 2012. The condo was beautiful. The pictures don't do it justice as to how nice it is. There were 6 of us, so one of the couples had to sleep on the sofa bed, but they didn't have any complaints about its comfort.
The two bedrooms were very nice and each had their own bathroom and deck. Everything was very clean and well-kept. We used the kitchen on a couple of nights as well (the grocery store is just across the street). We also played the Hawaiian CDs from the cabinet most nights, which just added to the ambiance.
The view from the decks is right down at the pool (which has two water slides and a lazy river). The small beach is literally just on the other side of the condos. It took like 3 minutes to walk from the door of our condo to the beach. (It's not really a beach for swimming or anything. Just nice for viewing the ocean).
We didn't interact much with the staff, but the few we did were very nice. You could also get a new beach towel each day when you went down to the pool.
It was a great stay and very good value for how nice the condo itself and the entire resort is. Kathleen (the owner of the condo we stayed in) was also very nice. I would definitely recommend staying here, and if we return to Kauai in the future, I'm sure we'll contact Kathleen to see if the condo is available.

I'll make this short and to the point - the conda was clean, well maintained, had everything we needed, and if I was to return to Kauai, I would definitely stay here again. Kathleen was great and her recommendations helped a bunch. More important than anything, there weren't any surprises and I believe Kathleen and Jim are honest people. You treat their property with respect and you'll receive the same treatment in return.

This was the first time my family stayed in a condo on a vacation. Normally we stay in hotels but I ran across a description of Waipouli Beach Resort's Unit F 402 while researching Kauai on Trip advisor.
I must tell you that I was a little afraid to book the condo, not knowing who the owner was. However, owner Kathleen Hall turned out to be a wonderful person to do business with. She made the booking process easy, and I soon became confident that I could trust her.
Our eight day stay in early august was fantastic. My wife, 28-year old daughter and I thoroughly enjoyed the huge condo unit with all of its amenities. In addition, Waipouli Beach Resort is in the town of Kapaa, which is centrally located on Kauai. This made our drives to all parts of the island a breeze.
Just a few minutes from the condo is a beautiful, paved 4.2-mile coastal bike trail. We rented bikes in Kapaa for $5 each and rode the trail round trip from Kapaa to its end at Donkey Beach.
We're going back soon. This unit and our stay on Kauai have spoiled us. We need more snorkeling, hiking and biking. -

We were amazed at the amenities, cleanliness and overall value. We took our 3 children on a 10 day trip, 5 days at this particular condo, and we were all sad to leave. From the boogie boards to the snorkel gear to the kids life vest and sand toys, we were setup to do everything we wanted to do. The property owners and on island property manager were very helpful. The next time we come to Kauai, we are definitely staying here again.

Staying in this suite was a wonderful experience for our entire family. We found it to be very spacious, clean, comfortable, and quite luxurious. Everything we needed was there. The kitchen is well stocked, the beach equipment was very handy...so nice not to have to buy beach towels in Kauai. The resort was lovely, nice gardens, amazing pool where the kids (15,13,11,10) spent hours while dad barbecued dinner. The kids really enjoyed having the movie collection to choose from. We would definitely stay here again! Thank you Jim and Kathleen for making things so simple...right down to having instructions for the appliances :). The central location was great for driving to the south or north for the day. The one thing I would change would be to have an elevator in F building, but it was a minor annoyance. We truly did have a wonderful time at waipouli beach resort!!

We absolutely loved staying in F402 Waipouli Beach Resort! There were no disappointments and exceeded our expectations! Class act from start to finish. The location of the condo is an easy drive from the airport and is perfect for walking to Kapaa, to grocery shopping across the street or exploring the island by car. The condo owners, Kathleen and Jim, were extremely easy to work with and communicated with us in a very professional and friendly manner all we needed to know to just park the car, enter the condo and start enjoying beautiful Kauai and Waipouli Beach Resort. The condo was beautiful, plenty of room for two adult couples travelling together or for a family, and it was exactly as advertised. From the fully stocked kitchen to the snorkle equipment and beach towels to the instructions on how to use the appliances to the movies and Cd's, the owners have thought of everything to help their guests have a memorable stay. On our days off from sightseeing, we enjoyed just swimming in the pool or sitting on the beach and watching the whales! Not a swimming beach though. Great restaurants nearby. We are hoping to have the opportunity to return to Kauai, Waipouli Beach Resort and F402 some day! This vacation rates as one of our best yet! 2/19/12

I'm a pretty picky traveler with high standards, and this condo exceeded all expectations. It started with impeccable standards from the owners with clear and frequent communication by the Owners, which puts you at ease that you are working with professional, courteous, helpful homeowners.
When we arrived the first day, we were so impressed with the property (gorgeous lagoon/pool design, beautiful/elegant entry lobby with coi ponds, fitness center with Precor and other high-end equipment). The unit was just stunning - gorgeous kitchen, beautiful interiors and two full suites - one master with a King bed and giant spa bathroom and one Queen suite with gorgeous jacuzzi tub and shower, as well as a guest bath and washer/dryer.
It's a true luxury experience for very reasonable prices. I have already recommended this condo to friends and family. -

We truly enjoyed our experience at the Waipouli Beach Resort, F402. The owners have used a lot of care and planning in this unit. There is a lot of extra things such as snorkel gear, a portable grocery cart, beach items, etc. The kind of attention-to-detail that makes a guest feel right at home and welcomed. This is also a terrific value for your money. The unit is well-appointed, luxurious, and comfortable. Due to our own vacation planning, we spent our last night in Kauai at a 4-star hotel down the road from the Waipouli Beach Resort. It was really a come-down to spend your last night in a loud, cramped, hotel room after our WBR f402 condo. Thank you Kathleen for your graciousness and professional service. We hope to be back soon.

This was our third year in a row that my wife and I stayed at this wonderful island residence. During our 2-week stay, there were several days that our car never left the parking lot. We enjoyed the beach and there were never more than 4 people, counting us, on the sand at any time. There were never more than 10 people, including us, at the pool at any time during our stay. October is definitely a great time of year to visit the island. The weather was perfect and there were no crowds to deal with. The resort has added a fitness center in the pool area that has a fantastic view.
The closed Coco Palms Resort (where Elvis used to frequent) now has a 2 hour (+/-) walking tour of the grounds which is worth the $20/person fee. Go any day Monday through Thursday since locals go free on Fridays.
We enjoy being multi-repeat customers of this condo. The Owners and staff at the resort treated us more like Vip's rather than just anonymous customers.
Visitors to Kauai will have a difficult time finding a better value than this condo. When you take into consideration that this is actually a high-end, fully stocked, beach-front luxury residence rather than just a hotel room, the value becomes very apparent. Do not waste your time looking for anything better than this because you will be hard pressed to find it. -

This condo fit our needs perfectly. We traveled with our grown children and our 6 month old and 2 year old grandsons. This condo was lovely. It was upscale, clean, well-furnished and it felt like home. I felt comfortable right away. It had plenty of space for us not to feel on top of each other. Close your door to your bedroom area and feel like you were in your own hotel room. The walls must have been great because we never heard a neighbor. The owners were great to work with and informative which calmed my nerves as I did the reservations. We slept great, good beds and linens (which is important to me). My grandsons' would tell you that they loved the pool! Actually, we all did. Usually, we are out early morning till night and never see a resort pool...but when traveling with little ones, it was great to use. All the extras the condo comes with such as sand toys, beach chairs, snorkeling gear and beach towels was such a plus. We really appreciated how thoughtful the owners were for proving all the extras. We did sneak away from the grandbabies to the restaurant on site. It was lovely with beachfront dining and wonderful food and drink. Thank you to Kathy and Jim for sharing your lovely home with us. This was our 3rd visit to Kauai and I am sure it won't be our last. We look forward to using your place again.

We vacationed with our whole family and 5-yr old grandson. I would agree with all of the other great reviews of this property and unit. Here are a few things that we learned and didn't expect. None of this detracted from the great time we had.
- do not assume that a requested early check-in will be accommodated. We arrived at the resort around 11am and weren't allowed to check-in until the posted 3PM time; even though the maid didn't finish until 4PM.
- While the pool hours are 7am - 10PM, we didn't realize that the water slides only operate from 10am - 6PM.
- The pool is private for owner's and guests. Very nice. The keycode we were given had expired, Owner Services gave us an updated code which also expired mid-week. The resort has gone to changing these codes every month.
- Owner Services is not interested in helping guests, only owners. For any requests they will immediately refer you to the owner's local property manager, Larry Fudge.
- Unit F402 includes a Queen sleeper sofa in the living room and a twin futon mattress that our grandson used on the floor in the Queen master.
- The starter kitchen supplies, and 4 beach towels were an appreciated nice touch.
- Unit F402 has a pool view, not an ocean view.
- The new coastal bike/jogging path begins about a 10 minute walk North of the resort.
- Lydgate Park is great for young children with a protected beach area about 1 - 2 ft deep and is about 5 minutes South of the resort by car.
- One of our favorite restaurants was Bobby Vs for Italian (great marinara) right next door to resort.
- The beach at the resort is very nice, but the ocean conditions allowed locals to actually surf while we were here in July, 2011. Rougher conditions than I expected, and definitely not for ocean swimming.
- Cold Stone Creamery is out of business
- We did most of our grocery shopping at Safeway rather than Foodland. Quality was much better at Safeway and with your Club Card the prices were not much different. -

Kathleen and Jim have a great, comfortable condo with all the amenities you need for an easy and enjoyable stay. Great location, convenient to the Lihue airport and shopping just across the street - no need to drive. Kids (10,11)really enjoyed the unique pool and water slides. Easy drives to north and south shore points from Kapaa. Activities abound, limited only by your imagination and interests - great beaches, helicopter tours, sportsfishing, surfing, paddleboarding, boogie boarding and snorkeling or hiking - Kauai is the most beautiful of the Islands. We all had a great time and hated to leave.

The condo was better then the pictures,pictures have trouble getting all the beauty in the picture.Beautiful swimming pool and propety.We staid with another couple and our wifes liked it better then the Marriott that we had stayed for a convention.Kathleen and Jim have thought of everything.Upscale cond,it was very nice and we look forward to staying there agian.We highly recomend it.

Stunningly Beautiful Resort & Fantastic Room - Pool and Rec area like non other. The Condo was beautiful - they had everything you needed from Beach toys, Boogie Boards, and Snorkel gear to coolers and chairs. 4th Floor views were beautiful. Resort next to beach, litterally a 1 minute walk to see the sunrise. Possibly the most beautiful resort we have stayed in. They kids wanted to stay here all day and play in the pool area. Great Location as you are 30 minutes from anywhere on the island (Waimea Canyon, Na Pali Coast, Northshore). We look forward to coming back.

The bang for your buck at the Waipouli Beach Condo is unbelievable. The location is ideal for exploring both the north and the south of the island, as there is no highway that connects both sides, and the amenities are amazing. The appliances are first rate, the bathrooms are amazing, and you will wish you can take the beds home with you after your stay. The resort itself is also beautiful, with a lazy river and sand bottom hot tubs. I plan on staying at this condo every time I return to Kaui. Thank you Jim and Kathleen!

This condo is nice and spacious. Very comfortable. We were traveling with our son and daughter-in-law. The layout was ideal for two adult couples. Each have their own master suite. The condo is exactly as they advertise it to be. We loved it and the resort it is in.

The owners promptly answered all questions and provided a well stocked condo. The condo was clean, beautiful, tastefully appointed, and well stocked with essentials and more. It's central location on the east side of Kaua'i provided great access to all parts of the island. We enjoyed the resort amenities - hot tubs, pools, barbeques, and spa. Sunrises on Waipouli beach were spectacular and just a few steps away. A great place to stay!

Great condo, well equiped by owners. Lazy river and slides were a family favorite. Crowds were minimal, Kapaa is central to north and south ends of island, so easy trips to be had. The only drawback was no view. We have big water views at home, but if we didn't, we'd be looking for a better view. I'd go back.

This was a very spacious and luxurious 2 bedroom condo. Well-appointed with everything that you may imagine you need! Great location...on the beach, and across the street from shopping plaza. Resort facilities are beautiful and top-notch!

This was the second time we stayed at this wonderful, fully stocked, residence on Kauai. The resort has added 2 huge barbeque islands around the pool area that my wife used on a very frequent basis. Walking across the street to the Safeway and Foodland stores to restock on supplies was a breeze. The beach was great and there was never more than six people (counting us) on the sand at any time during our 2-week stay. We are looking forward to staying at this condo again next year and enjoy being repeat customers.

This was a family trip to Hawaii, in celebration of my birthday. There were 6 of us: my parents, my younger sisters, my boyfriend & me, ranging in ages from 21-60. Everyone had a blast!! The locals are super nice, and the condo is situated in a prime island location. There's 2 supermarkets across the street from the condo, and several other stores & shopping venues all within walking distance. The condo is very spacious, with all the necessary amenities. We didn't want for anything! All we had to buy from the store was food, spices & drinks, and the condo had everything else you could ever imagine: BBQ utensils, Dvd's, books, 3 bathrooms, 3 balconies, beach towels, boogie boards, and a washer & dryer just to name a few things! And the resort the condo is in...Fabulous!! It's only steps away from the beach, too. I'm definitely going back to Kauai and staying in this condo!!!

Stayed here for 4 nights in early Sept with another couple and we had a fantastic time. The resort was truly amazing with the pool being the centerpiece...water slides, sand bottom spas, waterfalls with hidden caves and so much more. Being beachfront was a very nice perk although this particular beach was inferior for swimming and snorkling compared to other ones very close by (i.e. Lydgate). Other features were also nice about it (BBQ, workout space, etc.) although we did not utilize them. As for the condo itself, the unit was immaculate. Both master suites were very spacious, especially the oversized bathrooms. The kitchen was very roomy and the appliances completely modern. Although we didn't watch much TV, the 3 Lcd's in the condo were all very good sized as an added bonus. All-in-all we had an absolutely amazing time on Kauai and staying here contributed greatly to that. If we ever come back to the island, this would be one of the very first places I would choose to stay.

Our family of four stayed at this condo for a week in July. We found it on vrbo.com. The owners were wonderful to work with and provided all the necessities for a week in Hawaii - snorkles and fins, boogie boards, coolers, beach towels and having a washer and dryer to use was priceless! The condo is across the street from a small shopping area with a food store which was really convenient. The location in Kapaa is perfect because you are in the middle of the island so trips to the North, South or West were easy. The condo was very clean and had all of the luxurys of home. The kids (ages 15 and 11) loved the pool and we spent most afternoons there before dinner. Being on the 4th floor was great and the location of the condo provides some privacy while dining out on the linai. Sofa bed was not as comfortable as expected as the springs could be felt but if you don't need the sofa bed, then you have found the perfect place to stay on Kauai! Would absolutely return and recommend!!

My friends and I stayed here for a week. We were impressed by the luxury accommodations--everything top of the line. The bedrooms were quiet and comfortable. The hosts went out of their way to leave useful information on things to do on Kauai. The location was convenient--about halfway between the North and South shores. I would recommend this for families, couples or group of friends.

We were very impressed with the condo. 5 star quality at a reasonable price. Two large bedrooms with super comfortable beds, gorgeous bathrooms, flat screen tv's with satellite, ipod docs. This place has it all. They even provide all the beach gear you need,(boogie board, fins, snorkles, etc..) Kitchen is state of the art with stainless steel appliances. There is even a great balcony for dining outside. The grounds are lovely with a lagoon pool and sand bottom jacuzzi. There is beach access from the resort. Across the street is a nice supermarket, so you can stock the kitchen and cook there if you like. The island is small so everywhere is easily accessible by car. There is a great snorkeling beach nearby. The condo has guides and info about all activities on the island. Overall, the condo is an ideal vacation paradise!

I would highly recommend this luxury condo. We really enjoyed the upscale kitchen (granite counter tops, high-end appliances), two Master suites with luxurious master baths, and a large lanai where we enjoyed outdoor dining almost every night. The location of this 4th floor unit, with no unit above you, provides a quiet, restful environment with a beautiful view of the community pool and a lazy river, putting you a little more than a stone's throw to the beach.
The unit is stocked with snorkling equipment for adults and children, beach chairs and umbrellas. Towels are available daily by the pool and a spa is located on the first floor.
We had a great week on Kauai, made perfect by our stay in this unit.
