The unit was very nice and well furnished.
The view was as usual great. This was our 4th time renting through Sullivan, they are helpful and will accomodate your needs if a problem arises.
Great location to walk alonng the coastline to beaches and all of the Kapalua amenities. -

This is unit 34D4 in Kapalua. Ritz-Carlton villas and residences. Managed by Sullivan Properties.
Totally sucked. The place has not been maintained or updated since the early 1990s. Carpet should have been replaced a decade ago.
Tube-type TV.
Cookware non-stick coating is flaking off.
Buttons on dishwasher don't work. Dishwasher mounted so it can't be closed when drawer is open. Top of refrigerator is rusted.
Bath fan sounds like broken helicopter. Without ventilation, it becomes a sauna outhouse. Missing pulls on bathroom drawers.
To cool off, sit on deck off bedroom and listen to aC from neighboring unit.
Dryer broke.
Sliding glass door has just one screen instead of two, leaving a big gap, and the property management company knew about this.
Plant leaves had fallen - maids couldn't even clean up those leaves.
Big warnings about not going home with beach towels, and I couldn't find any beach towels. Called mgmt company who said they have maids deliver some. Never happened.
The pull-out bed is the uncomfortable variety.
There is a key for the pool, but the pool lock is electronic and needs a passcode, not a physical key.
At 9:45am on check-out day, maids knocked to rush us out of the unit.
The unit needs to be gutted. Property mgmt company blamed everything on owner, who they say is trying to sell it. I can not believe the property mgmt company, Sullivan Properties, would list this because it reflects poorly on their company. Don't rent anything from Sullivan Properties as they are willing to list units that are in extreme disrepair.

From the time we showed up to enter or keycode, to getting our Doors-Off Helicopter info personally dropped off we felt taken care of. You're going to love the view which is pretty much unobstructed and sits close to the cliffs and the walking/running path that runs along the shoreline. We enjoyed our coffee in the morning sitting outside and the views of the crashing waves, the turtles and the evening cruise ships passing by.
The only things that we could complain about was that the window shutters that face the ocean in the main living area were screwed shut so we couldn't get the ocean breeze with out leaving the screen door open. Since this unit didn't have an air conditioner we were disappointed in that. It appeared that the unit was not maintained and neglected. One of the facets in the bathroom didn't work, there was rust forming on door hinges and the quality of the furniture was not up to the standards of the unit we had the first week that we stayed at the Bay Villas.
There was also contruction and painting projects going on at a couple of units and the swimming pool. The pool ended up looking great but the painting crew worked as if they were the ones on vacation. Not that you can do much about it but the pool was also crashed by some local kids one night and they behavied like they owned the place. I was happy to see that security was present and cars were ticketed if they didn't have a parking pass.
Other than that, it was a peaceful, quiet experience that we would do again. It was easy to get to several of the quality beaches not far from the unit, the general store and the suishi bar restaurant next to the golf course were terrific. And being able to have lunch next to the pool at The Ritz was an added bonus.

Great place and, for the price, great value.
A few maintenance issues:
Could not completely shut off water in shower.
Cold water valve in sink did not work.
Sliding door to balcony will not lock.
We have stayed with Sullivan many times and will again.
