This lovely little place seems to have gotten some reviews that are not in line with its awesomeness, so let me dispense with the negatives first:
- It has monkey visitors. But monkeys are a problem all over Kasauli (incl cantt areas) - they mostly mind their own business, its a part of life really.
- There is no full time cook. The breakfast is decent parathas but nothing spectacular (unlike bob's place). It does get to be a small but steep walk to the nearby hotel for dinner. That to me is a pain.
- The price at Rs 3500/night incl breakfast is definitely steep but when Hptdc charges 3200 without breakfast, what can one do? Kasauli has limited properties so rates are high all around.
What I liked:
- The property. The garden is beautiful, the hammock is welcoming and the view fabulous. The vibe is one to unwind. Its ideal for visitors that want to be, not do!
- The blue room - Beautiful view (as you can see in some pics). You would want to stay in bed, and keep looking out!
- clean. The mosquito problem was definitely not severe on Sep 29/30
- The caretaker is nice but he can't cook for sure.
- Situated on a low traffic road. We could head out with our little one and walk to the temple.
- Ample parking for ~4-5 cars easily.
What you should be realistic about:
- Its a homestay. Hence, the rooms are comfortable and decently furnished (close to most middle class homes) but not at the level of a similarly priced european 2* hotel for instance. The drawing room etc everything is quite homely but its not ideally laid out as you would expect in a hotel.
- It is ideal for large families. The day we were there, there were 2 couples (with their cook!!) - the common space does need to be shared then, which is a hit-or-miss affair. If you can rent all three rooms, then its fun! The owner shikha was quite open with us, and let us land up without prepayment, and took the money only after we confirmed we liked what we saw!
- It is painful for senior citizens that have problems climbing down ~3 floors to the rooms from the parking. -

Really worth exploring. This is a quiet, calm and a very rejuvenating place after spending chaotic days in Delhi...really a great place and worth a try...

Please make sure you've discussed/re-discussed the rates with the owner. Else you may land up paying Rs.1000/- per night for an old cot. Once you've paid in 50% advance, you've lost the power to negotiate. Cooks/certetaker are good. Carry your own towel/bedsheets in this property. Careful to carry repellants, the property is full of insects. Matresses are with knots, one of the bedroom has a leaking wall. Avoid.
Negotiate for rental with cook's charges included (reportedly, they charge Rs.1200 a day ). They do a decent job. Highlight of this property is the caretaker, Yashwant. Very well-behaved & honest. -

I stayed there with husband and few friends. Had a wonderful time... nicely done clean rooms, Great food, all home-made and customised as per the guest's choice which I think was a great hospitality gesture when travelling with family and loved ones... Absolutely loved it! Worth every penny ;) perfect location, very quiet away from the hustle & bustle of the city, great views of hills around, you can enjoy going on nature walks, reading, or just sit out and enjoy the beautiful nature, will definitely come back...

We spent a weekend at this cottage in Kasauli.we liked the place a lot.Mr Yashwant , the caretaker, was also very courteous and is a very good cook!! We loved the place and will love to go back later in summer.

Kasauli is a small hill town very close from Kalka and Shimla. I went there with my entire family (10 adults and 2 kids) and we had such a great time there. This is a private bungalow with 1 bedroom on 1st floor and 3 bedrooms on the ground floor, all with attached bathrooms. The view from the cottage is amazing and they have a lawn outside where you can play racket games (we ended up playing badminton all the time). This is not a 4 or 5 star hotel, its a private property, decently maintained and they provide cook also and the food was very good. Its a place for a family vacation with kids and parents for relaxation. There is nothing much to do in Kasauli other than relax in the nature and get away from your otherwise busy life.
Things to note:
I would recommend to rent the entire property with 4 bedroom for a private vacation. sharing the property other unknown travellers might not be a good idea since the dining space and hall is common area. -

Our stay at Homestead was wonderful. I went there with some friends and we were looking for a relaxed vacation. Homestead was just the place. The cottage was very well maintained. The caretaker was also very generous. The cottage provides a very beautiful view. I would definitely recommended Homestead as must place to to stay while you are on a vacation to Kasauli. The location is also very good.

We stayed for 3 days at Homestead Villas.
The villa is located on a side road just beyond the main Kasuali village and is hard to locate at first (no sign board) but the caretaker Yeshwant will guide you if you call. By the same token it is quiet and secluded.
There is parking available for at least a couple of cars and stay for drivers as well.
The villa itself is a 3 bedroom+dining+living room property charmingly done up - which is ideal for a group of 6 or a family. The kitchen is equipped with utensils, crockery, cutlery and the like and can be used to cook your own meals if you choose to do so yourself, or take a cook along (though you will need to pick up your ingredients). If not, it is walking distance to Hotel Ros Common which is the Hptdc property that has yummy Indian food and a lovely garden setting. However we preferrred to pick up dinner and re-heat rahter than head out late. There are other restaurants in the area as well. And Yashwantji can whip up some yummy paranthas and chai in the morning. The villa itself is very charming, extremely clean, well maintained with a fabulous view of the valley. There is a lawn in front where you can enjoy a peaceful cuppa in the morning/evenings - it can also be the perfect site for a barbeque. The living room has full length windows which afford the view of the lawn and valley beyond. The bedrooms are quite large, comfortable and the first one (where we stayed) has the same view as the drawing room.
The roads around are untouched by the hands of time and you can spend many an hour walking along enchanting pathways flanked by old timey bungalows.
All in all makes for an idyllic getaway from urban chaos. -

Homestead Villa is a an excellent place for anyone who wishes to enjoy a leisurely vacation in the comfort of a neat, clean, homely environment. The cottage is very well maintained and equipped with all basic amenities, along with home-cooked meals of your choice.
The view, over-looking the valley, is breath-taking. The lush-green lawn and flower-beds are a treat. Barbeque on the lawns is a bonus. Located close to the Mall, everything is readily available in close vicinity.
All-in-all a wonderful place to stay with family and friends.

Our favorite holiday location and stay. We've been here before and will return repeatedly because we have enjoyed our stay. Never a moment of compromise or regret. A peaceful and comforting place, with all the basic amenities. The warmth of the people you deal with from the booking to the stay is incentive enough to return.

My family has stayed at this Cottage on several different occassions. We absolutely love it. The home is great with a fabulous view . We have had many a night hanging out in the lawns , listeining to Ghulam ali , close to the bonfire ,just taking in the scenery.This vacation home has all the amenities of home but is a great place to get away from it all.. Our family will keep going back as long as we can! : ) .

I told my friends that the moment I got home I would write a review. If you are looking for 1) Good Value 2) cleaner than clean 3) Friendly, accommodating staff the this is the place for you!! We stayed for 3 nights and everything worked, the service was impeccable, check-in and check-out were smooth as a whistle. If I had to say one small detail more as an FYI rather than a complaint, it would be that the things are just a wee bit dated. Basically, it's not brand spankin' new. But, the Cottage more than makes up for that with charm, kindness and cleanliness.
Friends, if you are lookin' for a spectacular deal and a wonderful stay while in Kasauli, do not pass go! Stay at this place and feel close to heaven...
