All prices are inclusive of the booking fee. The "Min. Per Night" prices quoted are based on the weekly rental price, they are not applicable for short breaks. See our short break policy or ask for further details.
Winter Short Breaks (WSB) are available at many properties in the "Winter" period - subject to availability. Extra nights are charged pro rata of the weekly rental. Off Season Breaks (OSB) are available at many properties in parts of the "Low" and "Mid" periods - subject to availability. The price for a 3 night break is either 75% of the normal weekly rental or, if it is higher, the quoted Winter Short Break price. Extra nights are charged pro rata of the weekly rental. OSBs can be booked within a calendar month of the start date of the holiday. "Last Minute Breaks" (LMB) are available at most properties throughout the "LOW", "MID", "HIGH", "PEAK", "XMAS" and "NEW YEAR" periods. The price for a 3 night break is either 65% of the normal weekly rental or, if it is higher, the quoted Winter Short Break price. Extra nights are charged pro rata of the weekly rental. LMBs can be booked within one week of the start date of the holiday.

On arrival a warm welcome awaits you from the cottage owners who also run the nearby Heaves hotel.They were very friendly, helpful and obliging and the small, thoughtful touches such as a bowl of fruit and a small vase of flowers in the cottage on arrival was much appreciated.
The cottage was of a high standard, very comfortable and well equipped.We enjoyed taking many breakfasts in the sunshine in the small equipped private garden attached to the cottage which is set amid peaceful rural surroundings. Should you fancy a change from cooking, the hotel serves excellent food at very reasonable prices.
The cottage is only a few minutes drive from the attractive market town of Kendal, the Lake District and Yorkshire Dales. Near at hand is Sizergh Castle and Levens Hall which are wonderful places especially if you enjoy visiting beautiful houses and gardens.
All in all this is a lovely, peaceful cottage of a high standard and we highly recommend it. -

Grooms Cottage: - A lovely place to stay. The staff at the hotel were very kind. Rooms and facilities very clean. It felt homely from the start of our holiday.
The local shops and amenities are very good with locally produced food.
I would recommend this cottage for a holiday, not only for the peace and quiet but the views were beautiful.
Would I go back? ----------- YES -

Very nicely equipped flat. Very well-maintained, good location close enough to Kendal/other Lakes towns to go there easily but nice and quiet if you want total seclusion. Highly recommended.
