Village Life - Country Living! Delightful 17th century 4 bedroomed (sleeps 10) 3 bathroomed former farmhouse with walled cottage garden and views over the stream in this quiet little farming village of Basenthwaite. The cottage is owner maintained and well-cared for.
Watch the Puddle Duck antics, as they waddle to and fro from farm to stream. Children can play on the swings and in the woods freely - running around making camps, playing poo sticks, making dams in the stream and generally having enjoying their freedom, just like children used to be able to do !!

Heating and logs and coals for open fire included. Electricity is additional and read on a meter. Bed linen and towels can be hired. Rates are depending on high or low season e.g. school holidays are high season up to £1000 per week and only let weekly.

Great place to stay with a group of friends, spacious and comfortable. Owner of the cottage is helpful and pleasant, it was easy to book and pay. Fresh duck eggs which you can purchase there are very tasty and worth trying. Good value for money :)

We have stayed in Brookhouse 1 and 2 and this is our favorite Lake District spot. We travel from the USa and have found this spot a real hidden gem, much better than the busier towns. The cottages are all full of old world traditional charm. Log fires and huge tables for family meals. It also has Wifi and the modern connections we all need.
The host, Mrs Trafford is a delight, though us 'Yanks' struggle with the charming dialect:-). The cottages were well presented and clean.
There is a beautiful brook outside,ducks to be let out in the mornings, eggs to be collected. There is no need for a pool in the summer, kids can jump in the stream. They can also run free in the village and play soccer on the green.
Nearby there is of course plenty of walking, our kids loved Trotters animal farm and the older ones played for hours at Winlatter with it's fantastic playground. For the more adventurous there is Go ape as well as dozens of activity centres for canoeing, climbing, skag running, which is basically sliding down mountains. There is a great Osprey viewing point closeby.
Don't forget Keswick which is charming but busy and Derwent Water, all close by. There is also Mire House which is a gem. For foodies the local pub is good, The Sun Inn, and we found the landlords very charming. Plus great real Englih Beer. It is so close you do not have to drive which is an added benefit for us 'boozers.'
Go there! Enjoy it! Do not book our week:-) -

We think this our seventh year staying with our large party in the various properties on Brook House Farm and once again we had a fantastic time. The properties are perfect for our mixed group of adults and children and are in a great location for walking in the surrounding hills.
Mrs Trafford is always at hand for help and advice and we found the village pub to be friendly (including dog-friendly) with good food. We are already booked to go back again next year. -

We were so happy with this accomodation. It's clean, cute and comfy. It feels so homely and welcoming- not one of these places where you feel uncomfortable because its so immaculate and clinical. We absolutely loved it and plan to return. Mrs. Trafford is very flexible and accomodating, I always like to deal with the owner.
The position is great- tucked away in a real village, with a lovely pub less than two minutes walk away. Its slightly away from central lakes, but within easy reach.Response from Mrs A Trafford - 10/24/2012

We do aim to please, and try to make everyone relax and enjoy their stay without getting under their feet, but we are always at hand for advice. The stream and ducks are a great attraction here, especially with the youger families. Our local Inn is just within easy reach, just a short stroll up the riverside - a big selling point for us! We are north lakes positiion, but still very handy for all the Lakes, and most people prefer to come back to a quiet "real" village .

We stay at Brook House 2.
Place is comfortable with well equipped room heaters. Place is rustic and country style looking. Kitchen is well equipped. Bedrooms are comfortable.Both bathrooms located on the upper floor, are clean but quite inconvenient if you are sleeping downstairs. Other than that, we are happy with our 2 day stay. A beautiful, homely cottage with lots of space and a beautiful, peaceful garden overlooking the stream. We had three generations staying and I think the adults were more taken with the puddle ducks!! Great location to be away from it all but on the doorstep to so many beautiful places, and walking distance to a lovely pub! We will definitely be staying again. Thank you so much for a wonderful break.

This was the first time we have stayed at Brook House and on the recommendation of a friend I booked Brook House 1, 2, The Studio, The Nest and a further cottage for a surprise weekend for my hubbys 50th Birthday and invited 20+ people to join us. All of the properties are well furnished, equipped, warm and clean. We all felt totally at home and alison, the owner, has been fantatic in making the weekend successful. The accommodation is ideal for both large and small parties and as we had most of it to ourselves it was really nice to get together around a roaring fire with friends and their guitars. The houses are very child friendly and the ducks/river and tractor are definitely a hit with our small boys. We also used the local pub, The Sun Inn which is within staggering distance of the cottages and having booked in advance, everything went really smoothly and food was excellent. Thanks for a great weekend alison, I definitely think we will be back. Heather

I have booked Brook House 1 for several years on the behalf of a small walking group and we have always been well satisfied with the property. It has been gradually upgraded over the years and offers comfortable accommodation for a large family or a small group of friends.
The upstairs has 4 bedrooms, with a large en-suite family bedroom containing a double and two singles, a smaller room with a double and one single and a small room with twin single beds. These all look out of the front of the house towards the garden and stream. There is also a very small back bedroom with just a single bed. Downstairs there is a large farmhouse kitchen with all the usual appliances and a spacious lounge with an open fire. There is a large upstairs bathroom and a small toilet/wetroom on the ground floor.
Heating throughout is by electric storage radiators and there is a supply of logs for the fire in the nearby barn.
Bassenthwaite is a good centre for exploring the northern hills of the Lake District and Keswick is only a few miles away if the weather is bad. There is also a good pub just a few minutes walk from the property. -

Booked this cottage very last minute- same day as arrival and proprietor/host could not have been more helpful and amenable. Depsite arriving almost 2 hours later than we had anticipated, mrs Trafford welcomed us wonderfully and had ensured fire was lit and the place was cosy. The cottage is so well equipped and more than comfortable even for our party of 4 adults and 8 kids. 3 beautiful bathrooms incl' a wet room & ensuite. Kitchen got everything you need and more. The whole place spotlessly clean. Our children all loved the place ( its amazing how a stream and woods can keep a group of little boys occupied) Simply amazing , we will all definitely be returning as soon as possible.

I was delighted to have the Liverpool Ladies and their children last week, and surprised to have such a late booking for a big group.
I was so pleased they enjoyed the cottage, and despite several lots of wet boys clothes the children seem to have a whale of a time in the stream and the wood, and playing football on the village green. Freedom to play out is what children miss so much these days, and seems to be a big plus here at our cottages in Bassenthwaite Village.
The parents enjoyed chilling out by the log fire and I was pleased I managed to find them some fresh mint from my garden in the dark for their Pimms !!
Will look forward to meeting them again when they ensure me that they will return.
Delighted to have met them all. A big plus in my job is to meet such nice folks who also appreciate our cottages!!

Lymmidyllic spacious cottage

Stayed here for three nights on a walking trip in Mid October with friends. Bassenthwaite is a lovely village and the cottage is a real gem. Very well furnished and comfortable in a superb location, with lots of room and a well equipped kitchen. The log fire is a treat and we thoroughly enjoyed our stay in every aspect. We look forward to returning.
