The cottage was amazing! It was a great place to have a reunion. With walks near by either by walking or a short drive - stunning views and beautiful weather (apart from on our last day) sitting outside having breakfast, while the cute paddle ducks had theirs! A real country cottage - with the cows out the back and a few chickens wandering around and the good old friendly dog! And the ducklings!! Not one to be missed!!
The house was wonderful - we all fit in so well! The fire was fab kept us warm on those cold nights. A massive kitchen that catered to all. Alison is great - made sure our stay went well, keeping us stocked up on logs and kindling.
I would recommend staying at brook house for any occasion, we will definately be coming back next year!!!

We absolutely loved this holiday, it was away from it all and the cottage was really homely. The open fire proved to be such a centre of attention for the whole week!! Its in the most idyllic setting. Our children are still talking about it and so are we. Mrs Trafford is very helpful and accommodating. I hope we will return in the not to distant future. Our stay here holds very happy memories for both myself and my family and my sister and her family too.

We have stayed in the studio which is the annex to Brook House 2.I have lost count of the number of times we have stayed.Whenever there has been a problem the Traffords have always gone out of their way to be helpful. even to digging our car out of a snow drift the last time we stayed!The studio is clean cosy and comfortable.There is easy access to Keswick with good restaurants and theatre and there is nowhere like the Lakes for walking! There is also a newly installed wet room which I forgot to mention which is good for the disabled.

A beautifully presented cottage in an idillic farm location. Even ducks on the pons which the children put to bed each night and collected eggs from in the morning.
Very hospitable host, Mrs Trafford does everything to make it a pleasant stay. Amenities are all good and plenty to do in the area from walking to Go ape. We have stayed on Brookhouse Farm sevenb times now and cannot get enough of it. -

The cottage is located on a working farm in Bassenthwaite village, a few miles away from its namesake's lake. The cottage my wife, our Bedlington Terrier and I stayed in had three bedrooms but we only used the large bedroom. The open fire was good considering the tempratures were below freezing during most of our stay. Coal, in the bunker outside, and wood, from the barn just round the corner, were included in the price. A wheelbarrow was available to fill at your leisure. The cottage was cosy and well equipped, especially the kitchen. The owner, Mrs Trafford, was very friendly and welcoming. The views of Ullock Pike and Skiddaw were very good; luckily, the skies were clear during the day. The only drawback was that the radiators couldn't cope with the freezing conditions when the fire went out. The village pub, the Sun Inn, was dog friendly and the pub food was pretty good too. We have already recommended this place to a friend who enquired.

Thank you for your review and recommending us - we are pleased you enjoyed your stay, and hope to see you again. For the benefit of future guests, the radiators do have an extra boost which can be used for extra heat and we can always provide additional heaters if the weather is particularly cold.

We think this our seventh year staying with our large party in the various properties on Brook House Farm and once again we had a fantastic time. The properties are perfect for our mixed group of adults and children and are in a great location for walking in the surrounding hills. Mrs Trafford is always at hand for help and advice and we found the village pub to be friendly (including dog-friendly) with good food. We are already booked to go back again next year.

We arrived earlier than expected with two young children, although the cottage was still being cleaned we were made very welcome.
The location of the property is perfect in that it is a small village, that has a pub and a short drive to the a66 making all the lakes very accessible.
The property is ideal for families and couples a like. The complex has a number of properties that allow larger groups but the layout and the owner makes you feel that your the only cottage on the farm.
There is a river across the road with adds to the feel and the nearby pub provided good food and even assisted with a takeaway due to our young children.
The cottage is on a working farm and the animals went down well with our children, especially the ducks. There is a number of circular walks from the cottage if you want to stay local or you have young children.
The cottage is clean and tidy, a traditional feel and comfortable. The cottage sleeps four in one room and two in each of the downstairs rooms, which I am sure would not be ideal for some but it is very well described on the owners website.
The lounge is equipped with digital tv and wi fi to keep you in touch with reality.
The owner could not have been nicer, although the cottage was very good she made it excellent by going out of her way to make sure everyone got the most out of their stay.

We stayed at Brook House 2 with some friends to celebrate my 30th birthday. Alison and family were very accomadating and provided us with sticks, logs and coals for the massive open fire. The fire is the centre piece of the living room and it is brilliant for a chilly october night atmosphere.
The kitchen has a huge table with plenty of seating. The kitchen also comes packed with plenty of plates, pans and cutlery. Perfect for mass catering.
The location is also brilliant, close to a charming stream in a small village with the farms' ducks providing the entertainment. There is also an amazing country pub near by which serves excellent food and ales.
We loved our stay at the cottage and will definitely be back.

Very warm welcome from alison Trafford - like coming home. Everything in its place, clean,tidy and organised with all the relevant information about things to see and do available in the cottage. No need to bring towels or bedding these can be hired from alison for a small fee. Log fire was amazing. Stream runs through the bottom of the property complete with resident ducks and "runners" - gorgeous. Sun Inn a stride away with good food,warm welcome and a selection of drinks. We were lucky and had sunshine every day during our stay - absolutely brilliant value for money, would recommend to anyone.

Just for everyone to know who reads this review reply, the stream does not actually run through the bottom of the property! We are quite a distance from the stream, and this year has been a test of flooding, and all our cottages were quite free from any of that. Thank goodness.!

Brook House Cottage 2 is a great place to stay. The Traffords are great hosts that make their guests feel welcome.
The cottage was clean and tidy to a very high standard. I highly recommend visiting Brook House. -

We decided on Brook House because of its location in the Lakes, size and pet friendliness. We were absolutely delighted on arrival at the welcome and friendliness coupled with the picturesque setting. Finding suitable accommodation with five children and two dogs is a usually a mammoth task but we certainly came up trumps on this occasion.
My children were fascinated by the newly hatched ducklings in the reception and straight away proceeded to have photographs taken holding them. Not long afterwards, much to their delight they were involved in bottle feeding the lambs and letting the excited ducks down to the water in the mornings.
We stayed in Brook house 2 which we found very spacious and clean with more utensils and crockery than you would have in your own kitchen! It had a paved yard with outside seating and a gate which could be closed to contain dogs or small children if needed.
The location was great for walking and cycling with most of the tourist hot spots close by.
I really have nothing bad to say about Brook House only highly recommending this idyllic place and feeling compelled to pass this on to others.Response from Mrs A Trafford - 05/12/2011

This delightful family sayed with us in the Easter break and were a pleasure to have around. They did a wide variety of activities and walks, and the children enjoyed being around on the farm with the ducklings, and lambs being a great attraction. Would be delighted to have them anytime again - manners impeckable!!

We have had a family holiday in Brook House for a week, every Easter, for over 10 years. Lovely accommodation with plenty of space for the whole family who have to travel from different parts of the country. The house is well looked after and very comfortable with all the amenities for a truly relaxing time. The children have a wonderful time, enjoying all the animals, particularly the ducks that waddle around the courtyard and lay eggs that they can collect each day. The location is ideal. The village is attractive, safe and quiet with just a short amble to the Sun Inn with good ale and great food. The beck provides hours of fun with paddling and duck races. (the plastic variety) Brook House is ideally situated for gentle walks or serious climbs and a great place to stay if you are interested in the Ospreys, as Dodd Wood is just a short drive away. The Trafford family are very welcoming and nothing is too much trouble for them as they always endeavour to make our holidays as enjoyable as possible.

The lovely Lee family have stayed with us for over 40 years when we started farmhouse Bed and breakfast. We have seen all the children grow up , and now enjoy meeting the grandchildren . In all we have actually met 4 generations, and look forward to their return visits. The great draw is still the stream, the safe play area, the animals, especially the ducks, and lambs, and latterly the most mentioned attraction to having a holiday here at Brook House, is the fact that the children have "freedom" to play in the village, which unfortunately is not possible now in many places. This is a great place for family get-togethers, for traditional type country holidays - "as it used to be!!"

As a large group of friends, including children and dogs, we have stayed in the Brook House cottages every November for the last five years.
We consider the each cottage to be a real 'home from home' and have found that nothing is too much trouble for the property owner, Mrs Trafford, in making our stays as comfortable and enjoyable as possible.
The location of the cottages is ideal for us as our numbers include walkers and cyclists and we continue to enjoy exploring the fantastic countryside around Bassenthwaite.
With comfortable, homely accommodation, roaring log fires and a handy local pub just around the corner, what more could you want?! -

Spent a lovely weekend in Brookhouse House Cottage. It is a lovely spacious cottage with with original features and was the perfect warm comfortable place to relax after a days walking. Set in a working farm, next to a lovely stream complete with the farmyard ducks. Ideal location to spend exploring the lake district. The Trafford family were very welcoming and provided great local information.

They enjoy the many walks round nour country lanes and fells, and further afield in the heart of the Lakes whch is all nearby.They also frequent the village Inn (The Sun) where a good meal can be enjoyed,.
