We stayed in this unit for 9 nights and really enjoyed ourselves. The property is wonderful with stellar views as you are right on the ocean. The rooftop patio is second to none and the beautiful green lawn is tremendous!! In this unit we had all we really needed, though we are big cooks and would have preferred a much bigger kitchen with better stocked cupboards. The bed was ok, made much better by a memory foam we found in the closet and put on. I was fine without air conditioning (the unit has none) because the overhead fans and cross breeze from the ocean were lovely.
My only other wish is that there were more than two beach towels provided (4 would have been ideal).
I would stay again and as mentioned above the view, lanai and lawn just make the Royal Mauian sing!

This is in a terrific location. Right on the beach with cooling evening breezes and a view from the Lanai that is priceless. The interior is a bit dated, but I'm not there to sit inside and watch television; we spend our time sitting on the Lanai, watching the whales play and enjoying the terrific Maui scene. Quiet at night and great central location. Grilling on the roof top affords an excellent opportunity to meet new people and strike up conversation. If you have the chance to stay here, take it! Poor unit in a great location

If you are thinking or renting Royal Mauian # 508, do yourself a favor and look elsewhere. This building is in a great location in South Kihei. Right in the center of the restaurant area, between two great beaches-- Charley Young ( Kamaole I) and Kamaole II. But it is an old building. So if you get a renovated unit, you'll do well. However this unit has not been renovated in many years. The kitschy, over-the- top island decor you see in the pictures is very much a "lipstick on a pig" re-decoration, not a renovation. Everything here is old and tired. The dishwasher is a model from the 80s, so if you want to run it when you go to bed, think again unless you have earplugs. The kitchen is cramped and tiny- definitely only one person at a time can fit in here. However, the biggest maintenance complaint I have is the bed was damp when I got in on the first night. How happy would you be at having to deal with getting into bed after a long day and finding it is wet! I'm not sure what was going on with the cleaning staff used by ali'i resorts, or the management who was meant to supervise them. But someone clearly missed the boat here. The foam mattress "topper" reeked of cleaning product, so something untoward had happened in here, someone used a lot of cleaning product, and left it for me to get into. Appalling. What an unpleasant, unexpected surprise. I slept on the sofa for 2 days until I could get this sorted out. There are many nice, renovated, well-maintained units in Royal Mauian. This is not one of them. I have stayed in numerous properties on Maui in the last few years. I would rare this one at the very bottom.

Perfect Location, great condo, but a little noisy

In our opinion, this unit is in one of the best locations on Maui. Everything you need is on your doorstep - great beaches, stores, restaurants, bars and all within walking distance. South Kihei is supposed to have the best weather on the island, and when it was raining elsewhere, we still had sunshine! The unit is well equipped, and the ocean front view is fantastic. Magnificent sunsets from our own lanai every night!
Our main criticism would be the lack of air conditioning,which is particularly needed in the bedroom. We opened all the windows to enjoy the cooling winds, but were then disturbed at 6.00am every day, when the rubbish is collected. The bedroom is located directly above the entrance to the basement, and for 15-20 minutes every morning, the lorries and workers make lots of noise. They don't collect rubbish on Sunday, but on that day, the birdlife was so noisy that we were awoken by that instead. The unit has an internet connection, but is very slow. Fine for picking up email, but don't expect to do any browsing, it is just too slow.
Cleanliness was generally fine, although my partner criticised some staining and dirt in and around the shower area, and bathroom generally. I didn't notice it until she pointed it out. The bathroom basin drain broke the first time I used it (loose connections underneath) but I soon reassembled that, and it was fine for the remainder of our stay.
We were greeted by a nice lady from ali'i resorts on our arrival who provided all necessary information, although it was a shame we couldn't have a late checkout on our day of departure. Our flights were not until 10.30pm, so we ended up checking into a hotel for the day.
Front Desk staff at Royal Mauian were polite and friendly, but not overly helpful.
All things considered, a great vacation, and we will definitely return to Maui. Hopefully next time to a cooler, more peaceful unit in the same area with the same view and aC!

This is a terrific location in central Kihei. Close to terrific beaches, easy access to Makena Landing and Wailea for diving and snorkeling. The lanai is great for watching whales and relaxing to the sound of the surf. Be sure to utilize the rooftop recreation area for grilling and enjoying the grand view. Read more

Nice unit, but very noisy location from outside building

Nice and well furnished unit, but really needs air conditioning, even at an extra charge. Trash trucks make a terrible racket at 6am. Curtains in bedroom old and dirty.
The ali'I rep was excellent.
View from lanai fabulous. Grounds and pool excellent.
Location on reef outstanding for snorkeling. Nice beaches on either side.
Very friendly and helpful staff.

Nice view. Very spartan. The bed was to soft for us to sleep on so we slept on a fouton each night. There were many things that did not work which you expext to work like the cieling fan in the living room and not all of the windows open. There was no air conditioning which would be a very simple and inexpensive addition to make the very small condo more pleasant. Nothing luxurious about this unit.

Great location with great view. Only issue was trying to get in the first night. No one around of course and the door code did not contain the super secret specialized method of turning the handle while simultaneously pulling on it. Not being sure we were at the correct location...and thank god we had several different emergency #...about a hungry tired hour later we heard back from someone about the secret.
