      Fantastic House

      This was our 10th year coming to the Outer Banks and this house was, by far, the best house yet! We arrived to an impeccably clean house. Kudos to housekeeping for a fantastic job. It smelled so fresh and clean in every room. Every bedroom in this house is gorgeous. The kitchen is very well-equipped. One of the best things about this house is the pool area/pool house. The only negative is walking space around the pool is a little tight near the hot tub. Also, one minor disappointment was on the 2nd day the waterfall in the pool was just trickling out. The pool service fixed it, but it still didn't seem to flow full force. Compared to other houses we've stayed in, the bedrooms seemed roomier, but it had less living space on the upper floor - only 3 love seats. There is plenty of seating at the tables but not in the actual living room. Also, the chairs to the dining room table are a bit oversized for the room, which makes the space tighter when there are a lot of people. However, the pool area and theatre room made up for that! We had a picture perfect weather week, so most of us were at the beach/pool day & night. But if it had been rainy it might have been an issue. One other negative, for those who need to stay connected on vacation(not me) the wifi was not reliable at all(bad router or service?). The beach was great. A little more crowded than the Nags Head beaches we are used to, but not too crowded. Can't say enough how much we enjoyed staying at this house. It is a fantastic house.

      Wonderful Vacation

      Staying at Paradise IV truly was a wonderful experience. This was our first vacation traveling with our baby and two other children in the family. Having the two high chairs provided made it less for us to pack and very convenient. Staying right on the beach was great as well. we could easily pack up and take the baby back to the house. The cabana/bar area behind the house provided the guys with a great place to hang out at night without keeping everyone in the house awake. The only thing that kept me from giving this five stars was the fact that parking with seven cars was very difficult, possible, but it was like playing tetris when anyone wanted to leave.(really only enough room for five) and some things like the Tv's and decorations were very dated (but really, who's watching that much TV on vacation)

      Pure elegance

      We have vacationed at the outer banks for the past 6 years. This home is one of 6 that are identical. The home was the best we have stayed in so far. We have finally found a home we will be renting every year. This home had everything you could possibly imagine and want while on vacation. We didn't even have to leave the home if we didn't want to everything was here. Ocean view, beach, pool, hot tub, jaccazi bath tubs, sauna, flat screen tvs throughout, theater room, pool table, grill, 2 bars, 2 sets washer/dryers, elevator, kitchen very stocked for every cook and wifi.

      Very good with minor problems

      Very expensive house and in general it showed in the quality of the property. The surprising deficiency was in the kitchen inventory. We rent this types of house every year (and have for ten years or more) and this was by far the worst equipped kitchen yet. A big house means lots of people and many kids. The glasses in particular were way too few.
      A few other points of lesser importance:
      TV in living room too complicated, a simple set not hooked up through a receiver would be better.
      Tvs in bedrooms antiquated.
      No DVD players in bedrooms.
      Ants in kitchen.

      Nice Sized House With a Few Real Problems

      We had a wonderful family trip and stay during our week in the Outer Banks - we do this each year! The Resort Realty staff was extremely responsive to our numerous calls for assistance. This house has a few major problems. First, there is a significant ant problem in the cooking area in the kitchen. Second, there is a horrible odor coming from the ice maker in the kitchen (once it starts running) - probably a dead rodent behind the unit. Third, only one of the dishwashers actually cleans items that are placed in it - it runs, but does not actually clean the dishes. Fourth, while it is a nice house, it is showing significant wear and tear - almost like the owners are attempting to patch and mend it (to get through one more summer and then sell it) rather than making investments to keep it in the same class as other houses in this price range. Portions of the kitchen counter literally fell apart. There were other issues, but they are the type you typically experience in a summer house rental. Overall, if you've got a large group (we had 23 including infants), this house is an option worth considering, but keep the rental office number handy.

      We were very pleased with the house and all that it had to offer. We would be happy to stay there again and recommend the house to others. We loved the bar area for outside dining with the gas grill, refrigerator, ice maker plenty of tables and a bathroom. However, there are a few things that would make the house better. I don't think any of the refrigerators are very cold, the stove tops need updated and the dishwasher near the living room does not clean the dishes. Get rid of the mulch, it just ends up in the pool. Put concrete all around, it would make it easier to walk around the pool. I would replace the card table on level 1 with a couch--there is not enough living space in the house. We did have a problem with service. The air conditioning on the top floor went out on our last evening in the house. After several calls,it took over 4 hours for someone to show up to repair. So at 11:00 pm someone was repairing the air. Our last nite together we could not have dinner together, watch tv or play cards on the top floor since it was 89 degrees. Acceptable service would have been 1 call and have service within 90 minutes.

      This was a special family vacation. We celebrated my daughters 18th birthday. We enjoyed the sauna and the heated pool especially. The gameroom and theater room were a great plus. The only thing we could possibly complain about would be the weather. Would recommend this property with high regards!!

      1st evening started with aC issues...2nd level...resolved Tues. Garbage disposal leaked...2 days of non use of that portion of sink. Pool waterfall clogged up twice. Pool liner pulling away. Cabanna was terrific place to use...offset other issues with house. Service team was great at responding/resolving... This house will need some additional maintenance care over the next couple of months.

      Inside great, outside bad

      Rented this house for my family while we attended our sons wedding. The inside of the house was beautiful but we had many issues with the amenties and outside area. This was important for us since we were having a cookout on two of the days. We called the office and left a message but never received a call back. Do we get any refund back? The following items were broke or didnt work.

      Pool light was broke. It was nice looking at the other two houses pool at night.

      Water fall did not work. It was nice looking at the other two houses waterfalls all week.

      Outdoor fireplace did not work.It was nice looking at the other two houses fireplaces and the people enjoying them.

      No beach chairs as advertised.

      Both table umbrellas on deck were broken.

      Outdoor speakers on house deck did not work.

      Music and speakers at pool bar did not work.

      Bar fridge smelled like a dead fish!

      No hot water at pool bar bathroom. Hot water tank didnt work for outside area.

      Average vacation

      The house had really nice amenities. It would have been nice if most of them worked. i had to spend 3 hours on the first day to make the theater room souind system work properly. Now granted, you did get sound out of the speakers, but it was minimal. There were other problematic areas throughout the house (i.e.lighting, fans, icemaker), but none of which were around the main systems i.e. Ac, Stove/oven, lights, TV..ect. The house is absolutely beautiful but is in need of appropriate property management, maintenance, and maybe a rug cleaner. The location was great though. Of all the constructive feedback, it was a nice vacation with my family. I would consider renting again if it were properly maintained.

      House is what you would expect for a luxury rental. Oceanfront, pool, hot tub, cabana, sports bar, movie theater. Critical items i would note: Carpet needs deep cleaning, some appliances need to be replaced/serviced (hot tub, ice makers, dishwashers), electronics need to be reconfigured (I am in it and I stuggled to get some electonics working). Overall great house and love the checkin at noon option, feel every house should offer this!

      From reading the other reviews here I was starting to get nervous! First let me preface this by saying that, no, our vacation was not perfect and neither was the house... But... The things that were "wrong" with the house were very minor and easily overlooked. The important things, the pool, the aC and the dishwashers worked! The house was spotless when we arrived. The cleaning staff was courteous and helpful. Paridise Iv's location could not be any better. You are right on the beach, the grocery stores and conveniece stores are literally right there. Perfect vacation house with no problems? Maybe not but definetly a perfect vacation for myself and my family! Thank you Resort Realty for a wonderful vacation! Wish we were still there!

      A Nice Rental Home That Is Very Poorly Maintained

      Great location with beautiful beach and pool. From the moment we entered the home things literally were falling off the walls (light fixtures, ceiling fans, and just about every towel holder in the place). One of the refrigerators did not work and the light in the pool would only stay on for 5 minutes at a time. Most audio/television equipment either was not functioning or required a degree in advanced rocket science in order to operate it. Attempts to get the problems resolved were not successful during our week long stay. My family had a great time despite the ill-repair of the home. The outerbanks is a beautiful place and we will be returning, however, we would not choose this same home to stay in again.

      A cheap imitation of quality

      One of the reasons this property was so appealing tom my family is the early check in. For the price, we expected minimal hiccups. However, from the start of our vacation this property had nothing but problems. The tenants that were residing prior to us did not check out in time and our early check in was delayed (being a person with small children who drove 7 hours not a good first impression). Additionally, the prior tenants would not allow any maintenance staff to attend to the property prior to them leaving - more delays in our vacation time.
      Now as our vacation began, we became aware of all the items that did not work - problems with a/c on the ground floor, problems with the toilets on the ground floor and dishwasher (1/2) not working in the main kitchen. A feature of the property we needed was the elevator for a few older members of our group that have a difficulty taking the stairs. In this property the elevator not the best feature as you needed to take the stairs to get to the elevator from the front door. The walking room between the pool and hot tub is so narrow a member of our group fell in the pool and nearly broke his neck. Additionally, the fountain feature for the pool - Yeah, not functioning at all! As for the spectacular cabana area - what did function properly - audio equipment did not work, fans worked poorly, bathroom in area nasty. I had to unclog the toilet myself. Overall, this property too high priced for all the problems - save the cash and check out another property.

      We are very sorry that you had the unfortunate experience of coming into one of our properties that had been misused and left NOT the way it should have been. We certainly get to our properties and start working as soon as the guests depart (and this is usually before the allotted check out time) to ensure the top floor will be ready as you arrive. We also apologize for having to work on items. Some items were not reported to us ~ it was the caretaker finding the morning you arrived. We are sorry we had to have our maintenance out during the day, yet we wanted to make sure items were working for you visit.

      It wasn't as nice as last year

      When we arrived we were suppose to be able to get on the 3rd floor at 12:00 but it was not cleaned at that time. It was after 5:00 when the whole house was finally cleaned. There were 2 dish washers in the kitchen and only 1 worked. We did need both because of the amount of people that were there. We did report it but no one came to fix. There was a problem with the 3rd floor and 1st floor air conditioning. It was not keeping those floors cool. There were temporary air conditioners put on the 1st floor. Also the pool was suppose to have a water fall but that did not work. There was also a problem with the pool. The pool have to be completely emptied and the liner had to be replaced. We could not park in the driveway because the truck and (2) holding tanks were in the driveway. I have to say the pool people were very nice and apoligized for being there so late but the people who were there before us would not let them start the work on the pool until they left and I understand they got out of the house later than they were suppost to. I felt we should have been compensated for the problems but when one of our family members advised the realtor of the problem they never offered anything.

      For a family vacation Paradise IV is a great set up. From the front door to the ocean it facilitates relaxation, enjoyment and interaction. The kitchen appliances (stoves / dishwashers specifically need to be replaced).

      Location was perfect and the house was very comfortable except the air conditioning was not working on the second floor and was told it would be repaired by Tuesday or Wednesday, but no one ever returned and unfortunately this is where most of our guest slept.

      Great house however there were many issues that needed to be add

      When we arrived at the house the pool and hot tub were not cleaned nor heated (the hot tub was not even running) We paid a much higher fee than renting in the past for heating the pool ($600) so it was expected that we would have heat for the entire stay - it took until the next day before the heat really made a difference.

      The home was clean and for the most part everything was in order. We had a tough time with the audio visual components in the basement and upstairs living room. This was because the owners chnaged from satelite tv to cable and nothing was done to the system that controls them. It wasn't until midweek before the problem was solved.

      We also had issues with the cabana area as all the audio visual equipment was not working and still had not been addressed when we departed. The sauna was also not working, but was fixed while we were there.

      I will say that the folks at resort realty were very helpful and did send out people quickly to solve the problems. It would have been nice to not have to be the ones letting you know about what was wrong instead having someone test everything before we arrived.

      The location of the home is perfect, we have stayed at one of the Parise homes 2 other times and loved it.

      Overall the experience was good other than the problems listed below
