Excellent place to relax and listen to the ocean!!

The home was beautiful and was close to the ocean. We enjoyed just sitting on the deck and watching the waves and the sun rise and set. The home had every amenity you could need, I personally loved the elevator to carry the groceries up to the kitchen. The hot tub was just what we needed after riding all day. The realty was quick to check us in and then on check out we talked with a couple who I believe may have been the owners and they were very nice. The place is up for sale and if we could we would buy it, of all the places we have stayed at on the Outer Banks this is the one I like the best.
Nothing Risky about it!

Super cottage. Well equipped and comfortable. Beds very oomfortable and pool and hot tub were great, especially on no swimming in the ocean days.
Location of the cottage very convient for shopping, restaurants, etc.

We were looking for the ideal place to celebrate our Fiftieth wedding anniversary with our children and grandchildren and found it in Risky Business. We found the home to be clean and well prepared for our stay. As cooks, we were delighted with the well stocked kitchen and the two dishwashers which were put to good use. The layout of the house afforded everyone lots of space for those seeking some privacy as well as the great dining table which acommodated all of us. Bedrooms were well stocked with plenty of pillows and blankets.
The location was ideal also, with the fishing pier only a few blocks away, a lifeguard stationed in front of the house, and the small parking area on the side affording us more privacy than the average rental. The grounds were clean, and the pool and hot tub provided us with lots of R&R; after some hours on the beach. We also did not experience any difficulty with traffic or unruly vacationers. This was our entire family's first experience at the Outer Banks and every one of us loved it. We'll be back!
We found Resort Realty to be most helpful and responsive to any situation presented.

We have stayed in Risky Business for 4 years. This year we experienced sliding doors that needed repair, no ice maker in the refrigerator/freezer - ice obtained from ice machine 2 floors from main living area. The most frustrating occurrence was the security system - beeping - reported through maintenance, security company called with solution - did not work - reported in person at rental agency - never contacted - reported in person to owner whom we saw while fishing - not resolved. We are adults, enjoy the elevator, heated pool, which we pay to have heated and the hot tub. The house is very adult friendly and even though we had some issues this year, we have reserved for next year. Read more

Thank you for your feedback. It is unfortunate that these issues occurred during your stay. In reviewing the work orders for this property I see that our maintenance department is aware of the sliding glass doors, ice maker and security system is working to get them resolved. We are very sorry for any inconvenience this may have caused you. We are glad that you took the time to let us know of your experience, and we look forward to seeing you next year.

Beach house was very nicely decorated. It had a nice layout and great outdoor activities to enjoy. The pool was supposed to be heated and it was Wed. eve. before we actually could get in it. That was disappointing to miss out on so many days that it should have been ready. Also, the grill was out of propane and it was late Wed. as well before the rental agency refilled the tank. The overall stay was very relaxing but the rental agency was difficult to work with and slow to respond on their part of the deal. Read more

Thank you for taking the time to fill out the survey. Your input is important to us. We are sorry the pool heat was an issue. We did call the gas company immediately when you reported the issue. Unfortunately it was one of those situations that we found ourselves at the mercy of a third party vendor to provide the needed services. We are glad you enjoyed the rest of your stay and hope you will return to the Outer Banks.

This was our 2cd stay at Risky Business & we've allready reserved next year. The house has everything you could possibly want & accomodates large groups. We spend a great deal of time outside in the pool area/jacuzzi/tiki bar. The upstairs decks/views are amazing!!
Relaxing and comfortable because you are right on the ocean.

We rented the house for one week with another family (4 adults and 10 kids). We had plenty of room for all of us, and the kids had a blast! The oceanfront location was great with the kids - they were able to walk down to the beach, and we could keep an eye on them from the house. The kitchen was well equipped. The rooms were spacious and comfortable. It is a great house, and we are planning on returning next year.
Resort Realty was great - easy check in, easy service.
Location of house was great - central in the Outer Banks. Near Kmart, which was convenient...but not too busy.
The only two problems we found is that there were not 7 DVD players, as the description said - only one on the top floor family room, and one downstairs on the bottom floor. Also, it is right next to a busy beach access, so some of the people on the access were loud (beyond anyone's control - cars driving carelessly by and loud people on the side. Some kids on the access even jumped the fence - don't think parent's were supervising).

We traveled with 12 people, ranging in age from 2 - 81! There was plenty of space for everyone and we weren't in each other's way! House was beautiful - the nicest one on the block! It even had a small pool of it's own. If we were any closer to the beach, we would have been in the water! Watched dolphins play every morning in the surf! Lots to do in this area besides the beach. My only criticism would be the house could have used a good "spring cleaning" - not just the weekly cleaning before a new group came in.
We had a great experience!

Risky Business is a wonderful vacation home! The home was clean, well stocked and perfectly located. The home is right on the beach and no dune blocks your view. To our family cleanliness is a top priority - and this home doesn't dissapoint. We also particularly liked the fact that there was an elevator (the home has tons of stairs!) and every bedroom had a private bathroom. Additionally, we have a family of cooks, so we were pleasantly surprised to see the kitchen well stocked and a walk-in pantry!
We've rented from Resort Realty 4 times now and they never dissappoint us. We did have to call for maintenance on the pool (it wasn't heating properly) and they were on site and had the issue fixed within 2-3 hours. The staff is always friendly and have a sincere interest in making your vacation their top priority.
The only real downside to this property is the price - it doesn't come cheap. 2011 was our 31st year of coming to The Outer Banks so we decided to treat ourselves. The phrase "you get what you pay for" rings so true. We'll likely try and find a less expensive home next year, but our week in Risky Business in 2011 will always be remembered!
The house had everything we needed.

This house was large and fit our family well. The access to the beach was great if you have a handicapped family member with trouble walking. The only draw back was the proximity to the public access (which it's right beside). The living/dining area was on the floor above the bedrooms so it could be a little loud. Lots of stairs! Beautiful views.

My husband and I have been vacationing at the Outer Banks for 18 years. We have always enjoyed our stay and had many wonderful memories. Three years ago my husband had a stroke and our vacation plans changed and required more planning as well as different accomodations. Of all the houses and realty companies we have dealt with over the years i truly believe that Resorts Realty is the best. They were knowledgeable about the property as well as the services we needed to make our stay a safe and memorable one. The house "Riskey Business" was the best home we ever rented. I say that because it truly felt like our home for the week we stayed. Everything we could or would possible need was there from the well equipped kitchen to the accomodations necessary for my husbands comfort. The view magnificient and one step from the gate to the pool area was the beach My Husband for the first time in three years actually got to put his toes in the sand. The porpoises danced for us early morning and evening and the memories and outstanding service by Resort Realty made this a vacation we will never forget. A thank you to the owners of Risky Business for thinking of everything a vacation home should have and a special thanks to Resorts Realty for making our dream vacation just that. See you in august!!

The beach house met our needs wonderfully. We had a person in a wheelchair and an elderly person so the elevator was great and worked well. The house was nicely decorated and the views of the ocean and beach were great. It was easy access to the beach. We did a lot of cooking and could have used more measuring equipment and the one coffee maker was broke. I think the carpets could have used a good cleaning and we saw some roaches :(

Risky Business is a beautiful house with great decks, a nice pool, a great tiki bar and so close to the beach even the pelicans were jealous! Our family ranges in age from 63 to 3 yrs. old and everyone loved it, including the 7 teenagers we have! This was our 3rd OBX vacation and our 3rd house and we love this house.

Without exception Ricky Business is the finest rental property that my family has ever rented on the outer Banks. We have rented since the late 70's and no place but Risky Business has had the total package - great views, great location, great amenities and it feels like home. too many new properties feel like a mini hotel with little beach charm.
What we liked - Pool with tiki bar, great kitchen, game room, magnificent ocean views, front and back porches.
What we did not like - It's always booked.
Risky Business was a perfect oceanfront house!

We received great service from Resort Realty. No problems with any of our interactions with them. The home is beautiful, and with the great size of it comes many stairs. We mainly used the stairs to get from one floor to another during most of our stay. We loved the beach. Most of our vacation was spent swimming in the ocean. The kids loved exploring under water along the sandbar. The location of beachfront cannot be compared to when carrying chairs, sandtoys, fishing rods,etc... The area has grown so much since we were last down in 2002. The 17th Street Surf Shop and The Pit were great shopping trips. Cold Stone Creamery was a hit for our family. We made most of our meals at home, however we did go to Jimmy's Seafood Buffet and were amazed. Our family rarlely chooses a buffet for dinner out, but we were glad we did that night. The choices are endless and most were delicious to add. We went miniature golfing one night and had no wait. The second night we went out, the wait was 1 hour for the first hole. It would be cool if maybe 1 more course went up around the Kill Devil Hills area. We took the kids to Jockey's Ridge and they had a blast running and rolling down the dunes. The house was very beautiful. A suggestion of a bathroom at the pool area would eliminate traffic of wet suits and feet walking through to get to the bathroom. We were surprised at the damage to the home simply because it is only 3-4 years old. The kitchen floor has cracked tiles, the bond between the kitchen sink and the counter was washing out into the sink when cleaning the sink, and the jets in the bathtubs had a buildup around them. I would hate to see lack of maintenance and care destroy this gorgeous house that is so perfectly set. We would rent the house again in a New York minute.
The best week and house we had in 10 years we have been to n.c.

My family consists of my 2 daughters and their husbands and 2 daughters and my husband and 10 year old son. I have 3 other sons that couldn't make it last year so I invited my brother and his wife. It was their first time to the Outer Banks. We have been coming there for 13 years now and have stayed all over, and this was by far the CLEANEST, NEATEST, and prettiest house yet. We enjoyed the pool bar and grill and the set up of the rooms and elevator were amazing. We hope to come back if finances allow us again this year. Thank you for the great memories. Janet Bartell

This house has a great view from just about all sides of the house. The beach is beautiful and you just walk right out from the pool area and you are onto the beach. The only drawback is the house is right next to public access so it can get really crowded with people coming and going. If you ignore that aspect then it is a wonderful place to spend your vacation.

Fabulous house that's minutes away from just about anything! We enjoyed every minute of our vacation in this beautiful home. With lots of small children, it was great to have such easy access to the beach. The outdoor showers could be improved to lessen the amount of sand tracked into the pool and house, but other than that the house was very well equipped. We loved our morning coffees watching the sun rise and the enjoyed the peaceful surf sounds under the starry night sky. We will definitely be back!

Perfect for a family outing at the beach. Great location. We loved it! It was all the brochures indicated; would have liked to have bigger TV's in the bedrooms but all in all--we couldn't have done better.
