      The pictures of this house do it no justice. It is a much prettier home in person. It is a lot of stair climbing the kitchen is on the top floor. And the bedrooms are on the second floor and one bedroom on the top floor. So if you arent up to climbing the stairs several times a day then this is not the house for you. We loved it! We could eat and see the ships out in the ocean from the dining room. There is somewhat of a noise issue with the traffic on 158 but it really wasn't that big of a deal. The home was clean, the pool was awesome and the hot tub was wonderful! But the convienance to walk to the beach and beach access was perfect! We did not have to walk along any main roads, the house was 10 homes from the beach. Plus Kmart is walking distance, and a few places to eat. The furniture to sit on could be a little better. But the Beds were comfortable, and nice bedspreads, and nice decor thru-out the home. I would definitely rent this house again and I give it an overall 5 star rating.

      we are in love!!!

      My family stayed at the RoxSand during Labor Day Week. The house was clean with everything we needed to cook with. We ate at the house pretty much every day. When you have twin 18 month olds... it's kinda hard to eat out every night. We couldn't find the baby gate when we got there, so we called and asked if they knew where it could be, without hesitation, they said they would bring us another one!!! The walk to the beach is very short and the pool is wonderful!! We spent more time hanging out around the pool than we did at the beach! I absolutely loved this house!!! Next time we're at OBX, we'll be definitely staying at this house again!!

      Roxsand is a great house! Stayed here 2 years in a row! Nice private pool and hot tub! 5 min walk to the beach with a great outdoor shower when you get back! Also 5 min walk to store and awesome restaurant! Mile post 6 close to everything. But the house needs new beds!

      Perfect house for our family

      Loved that we could walk to the beach and pier from our house. Thoroughly enjoyed the pool and hot tub each day. We had a great stay. While the hosue was great, it would have been nice to have it stocked with basics like toilet paper, tissues, hand soap, dish soap, salt/pepper. We have stayed in other rental homes before and they have had all these things so it was a bit of a bummer we had to go out and purchase this stuff for 7 days. We wasted money because we didn't use all that we bought since it was only 7 days and couldn't take it back on the plane. Other than that, loved RoxSand!

      Rough start with sacrifices made during our stay

      Unit was not ready at 4:00 pm so we waited until we received a call saying it was ready. Once we opened the door - we noticed nothing was done. Beds still had used linen on and bathrooms still had prior guest items and trash not emptied. We complained about the grass being 18" tall and it was an issue with our small dog. We called and they sent a cleaning team at 6:00 pm to quickly clean the unit and was in/out by 7:00 pm. On Monday (2 days later) a maintenance crew walked in the house and started to change out on of the bedroom mattress. Grass was finally cut on Thursday (2 days before we checked out).

      My family stayed in June of 2012 and the experience was OK. I didn't like the distance from the beach (usually stay on Beach Road). The size of the pool was really small. With 3 children in it, there wasn't room for anyone else. The house, itself, was nice enough for a rental. I won't be renting it again.

      Relaxing with Roxsand for a much needed vacation...

      Roxsand is a nice little rental, less than a 1/4 mi from the beach in Kill Devil Hills. We chose the house for the value as well as the pet friendly option. We had to wait a little while for check-in, roughly 30 minutes, due to the prior week's guests causing there to be extra clean-up needed. The house was very clean when we got there, spacious, and comfortable. I read the other reviews on this site regarding the property, and yes, the carpet is a little worn and stained, as well as the furniture. There are a few minor repairs that are needed on the house, like a torn screen or small holes in the wall from people slamming doors open. However, the furniture as a whole is still very comfortable, and neither the furniture nor carpet smelled bad as said in previous reviews. The only uncomfortable items in the house were the beds. I would not recommend that a person with a back problem stay here due to the hardness of the mattresses. However, they aren't too bad for those without back problems. The pool and hot tub were clean with the exception of a little sand accumulation(you're near the ocean, you can't keep sand out of anything!). The only thing I would change about the house would be a true enclosed yard area to be able to let our dogs off of their leashes. The house is located 2 houses in from the highway, so if the sound of cars bothers you at night, I suggest that you bring a box fan, or buy one from the Kmart that is less than a mile away. With the box fan on, the sound of passing cars is completely drowned out. All in all, a very nice house, near restaurants, stores, and the avalon Pier. As long as you don't go into it expecting the Hilton, you will be satisfied with your stay. I would definitely stay here again.

      Easter Break Rental

      Overall we thought the house was a decent choice - we have stayed down there for a few years now and we immediately noticed some differences from previous stays - the furniture was old and outdated, torn in places - the appliances were old, but adequate - there was only a 1/3 cup measuring cup out of the whole set - there was only 2 plastic cups for children (we had 7 with us) - the screen door on the upper level balcony was torn which we fixed ourselves because we had small children - the shower door was off the track in the middle level bathroom - the control panel on the hottub was missing the overlay so you had no idea what the buttons were for - there was no yard and alot of road noise - it was a one way street but vehicles were constantly going the wrong way including local officials and garbage crew - having said all this, the house was very adequate for our needs and would consider staying again -

      quality and spacious clean home

      The place is very nice - 4 solid sized bedrooms, and 3 full levels. it is nice how the house is split w/a little game room down below that leads out to the hot tub, a middle level with 3 of the rooms, and a top level w/the kitchen and primary living space. the upper level deck provided some solid views. For the price and central location in kill devil hills it was a very good place for a long november weekend. seaside vacations provided solid service and provided a service call to notify of early check in.

      No one wanted to go home!!

      Roxsand was the perfect house for our crew. My husband, dog and I were there for the full week but we also had a friend, my brother and his two children come down for half of the week. There was more than enough space/privacy for everyone.
      There's nothing fancy about Roxsand- but, it certainly has everything one would need on their vacation. Everyone loved their rooms, bathrooms, Foosball, hot tub and the pool.
      The day we arrived, we did notice a few minor problems with the house. We immediately contacted Seaside realty about the issues- they never called us back. Problems: Master bath shower didn't drain (easily remedied with draino)and the door to shower was not secured, one of the toilets (second level) had difficulty flushing from time to time (again, easily remedied with the plunger that had been strategically placed right next to it), the a/c didn't seem to be working properly- the top floor was significantly warmer than the bottom two floors (we found that shutting all blinds helped to cool the top floor), playstation is a bit outdated and there wern't any playstation games in the house for the kids to play, lights around the pool/hot tub were all out, and lastly, a couple window screens were missing. All the problems were really insignificant, didn't affect our vacation at all.
      I would definitely stay in this house again- loved it!!!

      The weather and location of the property were great!

      The house is beautiful however it was not clean when we arrived, I made 3 phone calls received promises someone would be over to clean nobody came, so my daughter and I cleaned. The furniture and carpet need cleaned, we washed all the bedspreads, blankets and throw rugs before using. The refrigerator had to be cleaned. I even found food on the utensils and in the drawers. The neighbors were very unfriendly to my grandchildren thought they did nothing wrong. I will not stay there again because of afore mentioned items. Minimal furniture around the pool.

      Good - but not off to a good start

      The house was okay. A little dirtier for our taste especially when we arrived. The cleaning crew looked as if they were in a hurry and didn't clean some of the bathrooms at all. The carpets are really stained and need some deep cleaning soon. We weren't able to check in until almost 1.5 hours after the check in time. We were all disappointed that it wasn't ready at 4pm. and forced us to find something for the kids to do as they were growing inpatient. The biggest thing was the uncleanliness of the house. We had to basically reclean the house after we arrived.

      Fun with the pool!

      After finally getting to check in after 5, the family had a great time. The only real complaint that I have is with the check in. Cottages should be ready by 4 no matter what. Also, there should be at least two garbage cans at that cottage outside. Only having one is ridiculous for that amount of people. The trash was already overflowing from the previous family the night we arrived and we did the same to the next tenant. Loved the pool though and guest services was very helpful.

      a wonderful family vacation

      I loved the location of the home from the beach.(walked daily)Loved having a pool an hot tub at the house. The furniture is getting wore out and the carpet had stains.These areas may need updated soon. I know people with pets stay here and this may be the issue. The home did not smell of animals, I will be the first to say.We had trouble with a ceiling fan not getting fixed while we were there but Seaside is making compinsation for that. I would rent through Seaside again and rent the same home.We had 6 adults an 1 child an we loved our vacation...

      Good value, but came w/problems slow to be addressed

      The value on this home could not be beat. A pool, a hot tub, within walking distance of the beach... all the amenities we were looking for, at a great price.

      Unfortunately, when we arrived there were almost immediate problems. First off, the key we were given, didn't work and we had to return to their office to get another set of keys. We also realized immediately that the 3rd floor aC was out. When we called, they said they knew this unit was having problems and they'd send someone out to give us window units. This was frustrating on 3 levels: 1) they knew this unit had a problem, but said nothing at check in. 2) The window units pumped in outside air into the house--and because of nearby wildfires, it was pumping in thick smoke into the third floor--which burned our eyes/throat and meant a good portion of our trip the 3rd floor was not accessible to us. 3) What really irritated us was that we contacted them the week prior to our trip w/concern about the smoke and the Code Red for the area. This was especially concerning because we were traveling w/babies. So knowing we had been worried about air quality, and they could have moved us to a better/unoccupied unit, but didn't, was frustrating. Their solution to the smoke was to send a guy out to put duct tape around the units.

      To top it off, on day 2 we realized the washing machine wasn't working. It took another 2 days to get that fixed.

      Overall, the property was clean. A good price for what was included. However, I don't think I'd choose this property again. Way too close to the Hwy (this was our 1st trip to the OBX, so we'd stay in a totally different area next time). I also felt the neighborhood had lots of men and fishermen--not many families w/children, which is another reason I probably wouldn't return. And this beach was a little dirty--lots of cigarette butts/beer cans/etc.

      Mainly, though, I felt the agency (Seaside) wasn't very accommodating, and I would hesitate to ever book w/them again.

      We are very sorry about the inconveniences that you mentioned concerning the keys. We have removed those keys from our inventory so that other guests will not be impacted.

      Unfortunately, appliances like air conditioners and washing machines get heavy use from guests and experience issues.

      We're sorry that your window AC unit allowed the smoke form the forest fore to seep into the home, and we did duct tape what we were able. From a personal standpoint, I live in a new home, and the smoke gets to us, as well. Switching houses doesn't solve the smoke issue. The up side is that we are aren't impacted by the smoke every day - it just depends on the wind and other natural elements that are beyond anyone's control.

      Our goal is to provide an excellent vacation experience, and we are sorry we fell short with your stay. We hope you will give us another opportunity to meet this goal.

      This house was large enough and very well stocked. It had plent of room for the kids to play and had a nice pool and hot tub out back. Everyone had their own space. The only thing noticed in the house was some dog hair on some furniture and window sills and pet odors around the edges of the couch and near a bedroom. Other than that the house was perfect and met our needs.

      The house had everything we needed, nice and close to the beach. Plenty of room the weather was nice up until we had to evacuate. I was a little disappointed in the cleanliness of the house, we had to do some cleaning of the bathtubs before we put our children in them. Such a nice house, its a shame not to have good cleaning crew.

      The house was great. It was large and very roomy. We traveled with a 4 year old and two teenagers and we never heard, " I'm bored"!

      The pool was tiny for the number of people we had but the house was wonderful. Plenty of cooking pots and pans.

      The beach and ocean are wonderful!

      Check in was between 3 PM - 6 PM. We arrived at 2:20 PM in front of the house, where most of of us stayed until
      we actually checked in. While my wife and I went to the rental office to see about checking in early we were told it
      had not been inspected yet and we would get a call when it was. Well, around 4:00 ish my wife went back to the rental office and was told the inspection person was walking over to the house as they spoke to inspect the house and that they would call to let us know. Well, about 15 to 20 minutes later I got a call letting me know the house had been inspected and that we could pick up the keys. The thing is that nobody showed up at that house to inspect it because we were sitting right outside of the house for about two hours and saw no one! Except for the pool man who never went into the house. Seaside Vacations could have done us a favor by lying to us about someone inspecting the house earlier so that we didn't have to waste over two hours waiting to get in the house.
      Not only that, but someone showed up at the house about a half an hour later of getting into the house to pick up the cleaning persons comments about the house. Which included a thorough cleaning of the carpets due to the big stains that were left by the guests before us. We were told by this person (maybe the actual inspector) that they would have the carpets cleaned during our week long stay at the house but that never happened. We will never use Seaside Vacations again. We have been coming to the outer banks for about two decades now and we were very disappointed with Seaside Vactions total lack of hospitality.

      Our extended family, including kids and dog, enjoyed our stay at RoxSand. The location was great, only a block from the beach made it easy to run home for lunch or to give the kids naps. The kids loved the pool and the adults loved the hot tub! The kitchen was a nice size and we saved money by eating in for many meals. We appreciated the baby equipment, which saved us from dragging it along from home. The only negative is that the furniture is a little worn out and we could have used more seating in the upstairs living room. We would definately stay here again.

      Great House and Great Rental Company!

      This house was great for anyone vacationing in the OBX. We were amazed at the cleanliness and overall appearance of this dog friendly home. Everything that you could ever possibly need was here! The pool and hot tub were great. The pictures online definitely did not do this house or its location justice. It was way closer to the beach than the pictures made it appear. We had rented homes in the Outer Banks before through a different rental company. We thought they were great until we received the service we did with Seaside Vacations. They called to tell us our house was ready way earlier than expected. Everything was easy and wonderful. Definitely will be using this rental company again. Hope to see this house again next year! Thanks for putting the vacationers first!

      Excellent week in an excellent place in an excellent house!

      Pros: Excellent house in a great location. Walking distance to the beach, bars, restaurants. The hot tub got a lot of use, as the weather was a bit cold for the pool (a heated pool would have been nice!). The kitchen was well stocked for cooking (both in pots/pans and spices).

      Cons: There are a lot of stairs in the house. Not a great choice if you have trouble with stairs. The house is close to the main drag, therefore traffic can be loud. The furniture in the house is a bit worn, but with that said we did not go to the beach to hang out in the house. The pool/hot tub area is not very private, with both neighbors looking down into the fenced in area. Lastly, a fully fenced in backyard would be nice for the pets.

      Overall, we would stay in this house again!

      A great house for a family vacation.

      We really liked the house. It had plenty of space and a great set up. We traveled with several children and there was enough room to spread everyone out. The beach supplies were a nice bonus. The kitchen was well stocked. Our biggest complaint was the furniture int he living room. It is old, dirty and had a slight odor to it. We liked the proximity to the beach, but not as happy about how close it was to the Hwy. Overall for the price the house was great, we enjoyed our stay. We had wonderful service from SeaSide vacations and would definitely consider using them again.

      RoxSand Review

      - Positive (1): Vacation Rental Agency was accomodating, cordial and helpful.

      - Positive (2): House was very clean, well-kept, organized and supplied, especially with kitchen supplies. The pool and hot tub were also very well-chlorinated and clean. Driveway was well laid cement, provided easy, maneuverable and convenient access.

      - Negative (1): Beds/Mattresses. Extremely flimsy, with no support whatsoever and hurt our backs terribly. We ended up sleeping on a few of them before being forced to sleep on the floor our last night.

      - Negative (2): Location. Two houses from the main road, Rt. 158, and extremely noisy outside, on the decks, in the yard, but substantially quieter inside the house. Next door is also a rental, so neighbors were loud during the night. Pool and hot tub goers can be easily seen by close quartered neighbors. Outside park grill is right against the neighbors property line and is within their reach.

      Overall, An extremely well-kept and clean residence that is well-supplied. Better suited for larger families or on-the-go sightseers, rather than or those who aren't planning on spending too much quiet time at home.

      Lots of Fun and Lots of DIRT

      This is the second year we have rented from Seaside Vacations and we love the fact that our sheets and towels are waiting for us when we arrive. We also appreciate the well stocked kitchens. It really made us feel at home. Really the only complaint I had about this home was the amount of DIRT. The couches, chairs, and carpets were filthy. I understand that this was a Pet-Friendly home; however, the amount of money that we spend to rent this home you would think that the owners would come in once a month or so to steamclean the carpets or upholstery clean. I was so disgusted by the stains and drit that I went out and bought sheets to cover the furniture with.

      Also, I know that Seaside has a company that comes in and does a quick clean before the next set of renters come in and I am not sure what there responsibilities are but out of five bathrooms in this home only one was not covered in mildew and mold. There was mildew in ever toilet, bathtub/shower, and sink.

      Also, I do understand that the owners do not live here year round but I know they visit and the amount of algea and mildew around the outside/pool area I am sure they would notice. It doesn't take much to rent a powerwasher and cleanup a bit.

      I will not be staying in this home again; however, I do plan to rent from Seaside again and I hope for future renters of the RoxSand that the owners/Seaside will Clean UP!

      I feel that the house was beautiful and for the most part kept up with appropriately. I, as well as numerous other seaside vacation customers, seemed to have issues with one or more of the "vacation specialists" upon checking-in. Once we were able to receive the keys to our home, the rest of the week was quite relaxing. I feel that the pool could have been swept mid-week to remove some sand that seemed to have been there when we arrived, but other than that, it is a lovely house and in a good location. I would love to stay in this home again, but the customer service issues may force me to rent through a different company.

      My family vacation at the RoxSand

      We had a delightful stay at the RoxSand. The house is spacious and has all of the amenities. When we got tired of the beach, we relaxed in the pool. If the pool was a bit cold at night, we got in the hot tub. When we were inside we felt very much at home, and we all had our own space for rest and relaxation.

      The location is excellent: beach access, the Avalon fishing pier, and Awful Arthur's are all right up the street.

      This was a fantastic home with a great location, space, extras! With the exception of the cleanliness of the home I would recommend in a heart beat! Hot tub was a bit small, but we are big people in this group! Just something to keep in mind! Otherwise, it was a short hop to the beach/pier, and other OBX attractions!       The house was nice but there were some issues with the dryer being clogged and not working, the carpet was filthy and definately needs cleaned in the very near future, the jetted tub had mildew coming from the jets. On the positive note the house was very spacious and well equip with items for the beach and for cooking. Thanks for allowing us to rent your home.

      The house was fantastic. Well kept, very clean, spacious, and accomidating. It was close to the beach and shopping. The whole experience was perfect and I will be doing again in the near future. I would recommend it to any family or group of friends looking for an affordable yet high quality vacation.
