Sleeping seven people over three bedrooms, this three storey semi-detached cottage in Preston Patrick is ideally placed for both the Lakes and the Dales. Set in a small rural hamlet in lovely countryside, this outstanding semi-detached barn conversion is set over three floors and has been converted to the highest standard. Original features are enhanced by modern styling and comforts, with a first floor open plan living area which includes a woodburner, designer kitchen and a dining area with doors to the spacious patio which is shared with the cottage next door, making this property an ideal base for larger groups wishing to holiday togethe...r. Two of the bedrooms enjoy en-suite facilities, and the cottage uses solar panels and geothermal heating to ensure its eco-friendly credentials. Ideal for both the Dales and the Lakes, this cottage is also within reach of the Three Peaks, the Lune Valley or the villages or Sedburgh, Arnside and Settle.

Electric cooker, microwave, fridge/freezer, washing machine & tumble dryer (in cloakroom), dishwasher, TV, DVD, radio/CD, books/games. Fuel & power inc. in rent. Note: Note: This property is over a hill from the M6, and though road noise is not usually audible, if the wind blows in a particular direction some road noise may be heard.

Town: The small hamlet of Preston Patrick lies amid beautiful countryside in South Cumbria. A scattering of dwellings and rural farms make up the hamlet, which has lovely views over Farleton Knott and the Lakeland Fells in the distance. Enjoy restful strolls through the nearby Hutton Roof Crags Nature Reserve, or head into Kirkby Lonsdale, 6 miles away, to cross the famous Devils Bridge, enjoy the attractive architecture or sample the variety of shops, pubs and restaurants. Also within reach are Settle, Sedburgh, Arnside, Sizergh Castle or Levens Hall. All prices are inclusive of the booking fee. The "Min. Per Night" prices quoted are based on the weekly rental price, they are not applicable for short breaks. See our short break policy or ask for further details.
Winter Short Breaks (WSB) are available at many properties in the "Winter" period - subject to availability. Extra nights are charged pro rata of the weekly rental. Off Season Breaks (OSB) are available at many properties in parts of the "Low" and "Mid" periods - subject to availability. The price for a 3 night break is either 75% of the normal weekly rental or, if it is higher, the quoted Winter Short Break price. Extra nights are charged pro rata of the weekly rental. OSBs can be booked within a calendar month of the start date of the holiday. "Last Minute Breaks" (LMB) are available at most properties throughout the "LOW", "MID", "HIGH", "PEAK", "XMAS" and "NEW YEAR" periods. The price for a 3 night break is either 65% of the normal weekly rental or, if it is higher, the quoted Winter Short Break price. Extra nights are charged pro rata of the weekly rental. LMBs can be booked within one week of the start date of the holiday.

  We stayed at this cottage with our extended family some of whom stayed on for the rest of the week, all i can say about this cottage is that we all have had a fantastic time from the welcome cake to the excellent decor.Everything in the cottage has been finished to a high standard, the rooms are nice and cosy with the downstairs benefitting from underfloor heating we did'nt need to light the woodburner at all.The cottage adjoining ours was not being used so this meant we had the use of all the parking space and the outside areas.there were a couple of niggles though in the main living area there were'nt enough comfy chairs for us all and perhaps the TV could have been a touch bigger but non of this spoiled our stay at Byland and we would hope to visit again.

  Straddling two great regions

  We found Byland Cottage to be a great base for hiking in both the Lake District and the Yorkshire Dales, and the house was clean and sized for our needs. The only thing that wasn't ideal was the fact that the cottage was attached to another rental, which isn't really a problem except that they are far different in size and share a patio. So, when we arrived (we're a party of 3), the other group (of 10 people) already fully occupied the patio. Perhaps a low wall or screen between the two sides of the patio would provide a bit more privacy for each group? Otherwise the hosts were lovely and we really enjoyed the experience. We would certainly return if given the chance.

Although we have not received any other comments regarding the shared patio, the owners have taken on board your comments and have decided to install a part screen dividing the two sides of the patio to provide a bit more privacy for both properties.   The owners were very friendly, accommodation was excellent
  quiet location yet within easy reach of lakes and dales.
  property provides opportunity to share with others yet have your own space and bathroom facilities for me a real plus.
  grandchildren loved chance to see cows milked and to visit calves.
  would highly recommend to anyone although would not be ideal for less mobile due to stairs
