We had booked another house in Cumbrian Lakes with HolidayVillas.com and after we'd paid the balance in full, they emailed 9 days before arrival to say that house wasn't available...with no explanation. But that everything else would be relatively the same with the pool heat on when we arrived and a bbq for our use. I have since found another review that stated they ended up in this house too due to overbooking...we booked in early December for March.
When we arrived, the house looked beautiful, in a newer community, but there was garbage strewn all over the lawn that was left out in a garbage pail with no bag, which we had to retrieve, albeit, it was windy, but who wants to touch others trash.
No one was there to greet us, so once we got the key out of the lockbox, we opened the house to find the alarm system wasn't turned off and had to listen to the alarm for half an hour until we could find a phone number and get them to turn it off. We then discovered that all the doors to the pool area had alarms that couldn't be turned off, wonderful if you have kids, but very trying for 6 adults going in and out, especially if you were an early riser, you'd wake everyone. Each time an outside door was opened, the alarm told you which one...
And the pool was as cold as ice - no heat. Which I've also read in several reviews. After calling for 4 days, maintenance came to turn it on. The explaination being that the heater kicked out if it were below a certain temp...meanwhile we watched our neighbour's pool steaming in the evenings. No refund offered for the days it wasn't on, which it wasn't if it kicked out. So we paid about $250 to use the pool for 3 days remaining in our stay. Recommend not paying for that.
But the guy that came to turn it on was very friendly...
We were also informed on our travel down that there would be no bbq available, but recommended we go buy one, not sure how you'd get that home on a plane?
The house sleeps 10, but there needs to be more furniture in the living areas. The corner couch would comfortable fit 6, but a few chairs would have been optimum. It felt pretty sparse.
And the dining table was set so elegantly that we never used it, because we didn't want to put it all back! Nice touch, though!
We also had to go and buy dishcloths, teatowels, and a few cooking pans, etc. But other renters may have inadvertently taken some along home with them.
The appliances all worked well, lots of kitchen space to store stuff.
We didn't use the washer and dryer at all, so not sure about them.
The house was relatively clean when we arrived, the beds, pillows, towels and linens were superb. The beds comfortable and the upstairs laid out very nicely. Lots of closet/dresser space.
The heating/airconditioning worked very well.
The pool table, chairs and loungers were very nice. There's also a small bathroom accessible outside at the pool that is ideal.
All in all, we were disappointed with the change of the home we'd originally rented, but it was the friends sharing time away with us that made it fun!
The location wasn't all that important to us - all the theme parks were very close by, by the way.
I would never book with the same company again, but would rent another villa, maybe with an actual owner. -

I had a confirmed reservation then was told the owners doublebooked, so we were sent to a smaller home with no discount, paid for pool/spa heat and never got it, the dryer didnt work and we had to tote wet clothes to a laundry up the road. When we complained we were told "its been forwarded to corporate". what a let down

Overall, stay was good ..however it could have been great with a few adjustments. This was my family first experience with vacation home rental..Unsure, at this point if we would do it again in the near future. Please review the following concerns.
Property management - could be improved if agent had not double booked us. We paid price of rental in full upfront to reserve property 842 Sussex vacation home and was moved to 9116 Stromboli Court (which was a good home).
Amenities - could be improved with flat screen televisions in each bedroom and game system entertainment (which the original Sussex property advertised)
Maintenance - the dryer did not dry towels or any items
Cleanliness - bed linens in one of the "Jack n Jill" bedrooms was dirty upon arrival and had to be laundered before use
Overall, would give our stay a rating of 3.5 stars..however once again with a few adjustments this could have been a 5.0 experience. The construction of the home and quality of furnituring was very acceptable.

When I booked, which is my second visit at Regal Palms, I was told we were getting an upgraded unit by the pool. None of these two items were accurate. There was only one roll of toilet paper in each bathroom and no spares which seems unreasonable for a house that holds 9 people for three nights. The work of having to strip the beds, take out the garbage, and run the dish washer (with no dishwashing soap included) was too much work, would rather stay in a nice hotel or another property with better services.

We have stayed at these condo's before but never through Orlando Property Management. We love this area but this condo was the worst yet. The condo had dead bugs everywhere but worse than that IT WAS NOT CLEAN! They had left the towels in dryer wet so we found them mildewed. We called OPM but no one ever answered and after leaving 3 messages, no one ever returned our calls! Poor Management!

I have stayed at this resort before with a much better experience. The two units I rented was not cleaned properly and the maintenance was not performed. The air went out in both units a d the ceiling leaked in the master bathroom downstairs in one of the units.
