General Overview (room walk through below)

Very central to Disney World. Our gated community is located about 3 minutes south of Hwy 192 (Irlo Bronson West Memorial Highway which is the central touristy road in Kissimmee). We are one of the closest communities to the 'tourist strip' yet a short drive away so that it gives you a relaxing place to come back to.

For your stay you will be on a dead end street, backing on to a conservation area. A great location for families with young children. Share the place with grandparents, friends or for those of you with a larger immediate family.

The vacation rental is a short wal...k to the clubhouse. Our gated community provides more amenities than most other rent by owner communities in the area, with a number of courts (tennis, basketball, volleyball), a pool, etc. All of the clubhouse amenities are located in one central area (unlike some other communities where the jungle gym can be a block or more from the pool and impossible to keep an eye on the entire family from a central location. We get a comfortable, safe, feeling walking around the community.

Enjoy a fair size patio compared to some other properties in the complex. We opted for a private hot tub vs. a 5' x 5' soaker pool which we thought took up too much back patio space. This townhome can comfortably fit up to 8 people out in the back porch. Use the HOA/Condo community shared Olympic size pool when you want to swim.

Walkthrough

The video walk through of the property on our own site is by far the best way to get an idea of the vacation rental property you will be renting; however, below is a verbal room-by-room description.

Half step up in to front hallway. Walk up the stairs to the 2nd storey, or through the hall to the Kitchen/Family Room. The main floor bedroom is to the right.

Main Floor Bedroom

A queen size bed with an ensuite bathroom. The bathroom has a door directly to the main floor bedroom as well as the main floor hallway.

32" HDTV with cable. Dresser, closet, alarm clock and phone.

The window looks out toward the front of the property (parking area and across the road to a small community green space

Main Floor Bathroom

Walk in shower, toilet, sink/mirror and hairdryer. Use as private ensuite to downstairs bedroom or as main bathroom.

Kitchen

A well stocked kitchen for a vacation rental. Fridge, stove/oven, microwave, dishwasher. Allowing you the option of meals at home.

There are also tea pot, tea kettle, blender, toaster, coffee maker, dishes, cutlery, pots/pans, phone (free mainland USA long distance)

Kitchen pantry, we leave some extras you won't see at most other nearby holiday homes, such as, spices, paper towels, dish soap, dishwasher detergent (enough for the average renter for a week).

We also provide toddler items:

A play pen (pac'n'play, play yard), high chair, umbrella stroller. We also have a selection of kid friendly plates, cups, etc.

We will consider buying items under $100 that you and other future guests can use, let us know what you need.

Family Room/Living Room

3 breakfast bar chairs that allow you to sit comfortable at the kitchen breakfast bar. Dining table with four chairs. This room allows groups of up to 8 people to comfortable eat in this room. Note: not everyone will be sitting at the same table but it is laid out in a way that easily allows for talking among everyone.

There is a large sofa, love seat and coffee table.

There is a 42" flat HDTV with a decent cable package. The Wii here has two controllers with nunchucks and the Wii Sports game, but bring your favorite games. There is also a DVD player.

The sofa pulls out to a queen size sofa bed.

Screen Covered Patio (Lania)

Patio table with an umbrella and 4 chairs. There are also 2 Lounge chairs that will allow you to soak up any afternoon sun.

There is a private 6 person hot tub. Currently a small briquette BBQ. There are a few larger briquette BBQs at the clubhouse.

2nd Level

Master Bedroom

King size bed. Night tables, lamps/night tables, 32" flatscreen HDTV. Large dresser, alarm clock, walk in closet.

Master Ensuite

4 piece bathroom (sink, toilet, tub, shower), hair dryer.

Additional Location Information

When you book with us you get the advantage that we own 4 other vacation rentals (or holiday homes for our UK guests). We realize that you like to work directly with the owners (us) but also appreciate having a local property manager a quick call away for those rare occasions when they are needed. You get your own electronic door code to the property vs. physical keys. This code can be personalized to make it easy for everyone in the family to remember.

Some notes on distances to Disney and in and around Disney World. Disney is about 40 square miles in size so it can easily take more than 20 minutes just to drive across the park. A lot of owners say they are 3 miles from Disney. That is likely to the border of Disney. We are 3.1 miles away from the border. To get to any of the 4 parks within Disney will be a greater distance. Our vacation rental is about 5 miles from the entrance to World Drive which is the main entrance road in to Disney. Our townhome is 4 miles from Disney's Animal Kingdom (10 Mins). The Magic Kingdom is further in to the park and typically takes 15 to 20 minutes to drive to at just under 10 miles away. Even within the park the Animal Kingdom is about 6 miles away from the Magic Kingdom. Any vacation rental property that is near West Irlo Bronson Memorial Drive (of which I believe Windsor Hills and Windsor Palms are the two closest vacation rental by owner communities), or on or near International Drive, are in 'the center of it all' when it comes to being close to the theme parks and other near by activities.

Rental fees

To reserve the unit a 25% deposit, on the total amount, is charged to a credit card (Visa or MasterCard only), the remaining money is billed 30 days before you travel. Until a deposit is received the accommodations may be rented out to someone else. Bookings for Thanksgiving, Christmas, New Years and March Break require full payment 45 days prior to arrival date.

Christmas/New Years
A 5 night minimum is required to book over Christmas or New Years.

Last Minute Details/Value Season
In last minute situations, and during the value season we may rent 2 nights (3 nights is normal minimum) for a $50.00 surcharge. We also give last minute discounts based on number of nights and time of year.

10% discount for stays within 4 weeks of booking
15% discount for stays within 3 weeks of booking
20% discount for stays within 2 weeks of booking
25% discount for stays within 1 week of booking

We have a $200.00 +tax minimum price even if the number of nights and discount period would come out to less than that price. We need at least $200.00 +tax to cover cleaning and other various fees to make it worthwhile to rent the property for a single booking short term booking.

Security Deposit
Upon arrival a security deposit of $300 will be held against your credit card (we do not actually take the money but a hold is put on that amount and up to $300.00 may be taken to cover any damages occurring to the condo units during your stay). The hold will be released within 72 hrs of your departure as long as there are no damages or items missing, as verified by our cleaning staff.
We do our best to keep the place in great shape but if you notice anything beyond normal wear and usage that you didn't cause let us know right away so that we can sort the situation out.

CANCELLATION POLICY
Of course we hope you don’t have to change your vacation plans. However, please take note of the following in case changes are unavoidable.

Once booked there are no refunds. We are not a large hotel chain with dozens to hundreds of rooms. This is the only property we have in Kissimmee and once you reserve we block off these dates for you and no one else is able to book.

We HIGHLY recommend that you purchase some type of vacation insurance, which includes accommodation costs. Then if you must cancel your trip the insurance may (usually for major medical problems, and other critical situations) cover the cancellation costs
