Ban Haad Sai (translated this means 'The House on the Beach') is a large luxurious beach front villa which enjoys spectacular sea views overlooking the truly inspiring golden Big Buddha Bay and its famous Temple, the Big Buddha and on to Koh Phanghan.

The property opens directly on to a 3km white sand beach from the pool and lawn in a bay that is perfect for year round swimming, jogging and stunning sunsets. This just adds to the special nature of life 'right on the beach'.

The villa’s seven pavilions provide over 800 square meters of living space and deck and courtyard area, set in 1600sq.m. of walled private gardens overlooking a beautiful white sandy beach with Koh Phanghan in the distance. There are 7 air-conditioned bedrooms (4 doubles and 3 twins), 6 with en-suite bathrooms. There are two master bedrooms overlooking the deck and beach, each with sumptuous bathrooms including a secluded outdoor Balinese style bath and shower.

A fully fitted Western style kitchen with all modern appliances is set alongside a Thai style outdoor kitchen enabling you pick any menu for any occasion. The kitchen serves a large dining room with seating for 14 people, a relaxing sofa area and a large sala bed. Outside on the deck 14 or more guests can also dine and socialise while enjoying the views and tropical garden setting.

Across the deck is an equally large air-conditioned lounge with comfy sofas which look over the sea towards the Big Buddha. There is also a relaxing second sala bed area. The lounge backs on to a spacious air-conditioned entertainment area, AV room and bar where you can relax with friends while enjoying your favourite television programmes or sporting events through the satellite TV system.

All rooms are furnished and equipped to a very high standard, including a sophisticated mood-lighting system. Sliding doors from the living and diving areas and main bedrooms open to on large teakwood decks, ideal for dining or just relaxing. Surrounded with lush vegetation and mature coconut and tropical trees the setting preserves everyone's privacy.

An integrated ‘I-Pod’ capable music system provides flexibility to set music to your requirements and create a truly special environment throughout the lounge, dining room, the deck and the garden/pool area! This is ideal for entertaining and hosting parties.

The pavilions are set on 1,600 square meters of walled and landscaped gardens complete with terracotta Thai artefacts and a large double hammock in what can only be described as a picture postcard setting itself!

The 12m pool is floodlit and complete with a sunbathing area. All sitting out areas are equipped with deck furniture, loungers and umbrellas. And all this right by the beach with Koh Phanghan and Big Buddha on the skyline! At night the garden and trees are romantically lit to make the setting even more special.

The deck and garden area facing the beach make an idea entertainment area for large parties of over 100. The setting is idea for cocktail parties, Weddings or Wedding receptions right - on the beach! There is a dedicated bar area in the lounge/AV pavilion to cater to these needs.

At the entrance to the property is a covered can park for 3 vehicles, the staff house and an elevated gym which looks over the front areas towards the sea. The fully equipped gym has world-class ‘Life Fitness’ equipment. Adjacent to the gym is the 7th bedroom and bathroom.

Three resident full time staff caters to your every need and can organise a candle-lit beach dinner, a garden BBQ or a stylish indoor dinner party prepared by the villa’s qualified Thai Chef. Or you can walk along the beach and choose from the nearby eclectic range of restaurants and bars - either local or international.

The villa’s walled compound provides seclusion and privacy but a wide range of shops, restaurants and bars and other services are all within easy walking distance.

Ban Haad Sai is an ideal choice for family gatherings or groups of 12 to 14 adults. Personalised arrangements available for special events, weddings, and anniversaries on request. Smaller groups will find the setting relaxing and intimate.

  I don\'t know where to start. It was beyond our expectations. Pictures could be deceiving but not in our case. Villa was even better than the pictures. Layout is fantastic. Quality of furniture, bathroom fittings and cleanliness was impeccable. Pool was really nice as well. It came to a point that we were thinking of buying the villa and just move to Koh Samui. I am usually very lazy to give feedback but Luxury Retreats and the team deserves it. Kathleen, Tanya and the staff at the villa were amazing. No complains. In fact, the activities coordinator at Koh Samui, Pat and Andy really helped us out. We didn\'t have to go anywhere. They were always available and communication was straight forward. This was one of our best experiences ever. I rather stay at a villa like Ban Haad Sai instead of a hotel. It wasn\'t commercial and infact very personalized.   The villa was very nice, and our onsite rep - Am - was extremely accomodating in all our requests. The chef was excellent and we enjoyed quite a few meals in house. The pool area and 2 lounges provided ample space for everyone not to feel crowded. We arranged yoga classes most of the days, with a GREAT teacher. The only downside was that the front rooms of the villa, facing the road, were pretty noisy. 1 of the rooms also had a foul odour that we mentioned but didnt seem to improve. - Vivienne F., , Hong Kong

  Our experiences are a bit mixed but stay here at your own risk.
  
  We went here for my mothers 70th birthday celebrations. The first few days went well but then my neice 'lost' her purse. She swore it was in her room. We thought perhaps she had lost it. But we told the staff about it and a day later they found the purse under the bed where we had already looked, but it was empty. No money, no ipod, etc. We assumed and still think that one of them stole all the contents and returned the empty purse.
  Place. The place itself is nice. Its on the beach and the photos you see are true to life. Some of the rooms are in the back and have no view whatsoever but overall its a pretty place.
  Rooms. The rooms are ok. What problems we had, like no hot water in our room, was sorted out by the help fairly quickly. There is a smell from the drain outside the back rooms which is quite horrible.
  Service. The service is lousy. The help usually hang out by the main gate so anything you want you have to get it yourself or go and find them.

  I don't use this term lightly. Many times we have booked a hotel or villa and it did not turn out to be what we thought it would be. Ban Haad Sai exceeded every expectation. The location was perfect. It was walking distance from a few shops but the villa itself was right on the beach. We had a pool and could also jump in the Bay anytime. We were there with our whole family (10 of us) for a celebration of our 50th wedding anniversary. There were 4 children under 5 years of age. The villa suited our needs perfectly. Rooms were separate and private but close enough so we could put the children in one room and still supervise them. The chef that came with the Villa prepared simple meals for the children and then spectacular meals for the adults every day for an astonishingly low cost. The manager was pleasant and attended to our every need. She helped arrange a wonderful ceremony for us with a local monk, fabulous photographer, flowers, makeup and hair person. But we could have just enjoyed the villa without a special event. It was quiet, comfortable, elegant. We ventured out only once or twice in 6 days to see elephants. The rest of the time we were content to enjoy the beauty of the sea, the flowers, the food of Thailand. Luxuryretreats.com did a fabulous job of arranging everything for us, and then after we left, our son and his wife and family went back to Koh Samui a few months later and luxury retreats found them an equally wonderful place for a terrific price. I cannot think of a single negative thing to say. It was perfect.

  We went to Koh Samui and the Ban Haad Sai Villa with our family of ten to celebrate our 50th wedding anniversary. Our children had arranged a wonderful celebration that included massages, special clothing, a Buddhist blessing, flowers, a videographer, etc. The events were captured in wonderful photos which we will always enjoy. The staff at the Villa were amazing. They catered to our every need. The grandchildren enjoyed the pool and the beach, and the adults enjoyed the privacy of each of the villa rooms.
