Centrally located in a quiet street of town, just a few minutes walk to all the restaurants, pubs, cafes, supermarket, antique shops, pharmacy, newsagency - Koroit has it all just 2 blocks from Birch House & Studio!
Although the property is centrally located, surrounded by 1/3acre of beautiful gardens, it is very private and whilst within the property, almost feels quite remote. A real feeling of absolute privacy.
Koroit is filled with heritiage buildings. Walks taking in rural surroundings with may dairy farms in the area, or walks around town taking in the heritage, the botanical gardens, there is a lot to appreciate in this township. Koroit is located on the northern top of the volcanic crater Tower Hill. A scenic lookout takes in the crater (which is a National Park), the beach at Killarney (just 5 mins away), and right across to Port Fairy.
Koroit is just 10 mins from Warrnambool and 10 mins from Port Fairy. A perfect, quiet location with its own amenities, the amenities of a large city and of the portside township of Port Fairy.
There are trains from Melbourne and Geelong to Warrnambool several times per day, buses leave from Warrnambool station and come through to the main street of Koroit.
There is ample parking, both behind the driveway gates or on the large nature strips. Plenty of parking for multiple vehicles.

Home away from home, we didn't want to leave....
We booked Birch House and Studio for a family holiday. Our adult children and grandchildren joined us as well as my parents - 4 generations spending quality time together.
Upon arrival at Birch House, we were absolutely delighted. The cottage is everything we thought it would be and more! Set in the most beautiful cottage gardens, the house was warm and inviting. We loved the quality of the furnishings, the linen, the little extras that have been so thoughtfully provided. There was chilled wine and chocolates waiting for us when we arrived, some goodies in the pantry, fresh coffee and a huge range of teas. The views over the gardens were just delightful. The kitchen is fitted out with everything you could possibly need. We have stayed in many holiday rentals over the years, but none have provided the extras that Birch House provides - even umbrellas in the umbrella stand for rainy days!
Once we had acquanited ourselves with the house, we went out into the garden to check out the studio for my parents. The decor is less traditional than the house, more contemporary to match the style of the mud brick building. The quality is of the same standard, very high with everything provided that you could ever want. The timber kitchen has everything, including an oven with hotplates (not usually provided in a smaller unit), beautiful granite benchtops and glass spashbacks, brand new, high quality, and totally unexpected. With their own shower & toilet, this self contained unit was perfect for getting away from the noise of the family in the house. Mum and Dad were so excited to be staying in this gorgeous studio. The windows all look out onto the garden. Mum and Dad told us it was like waking up in the botanical gardens. They raised the blinds and laid in bed watching the birdlife darting around the gardens.
This spectacular property provided the most wonderful holiday for our family, and we have already booked for later in the year.
