Bali Kuta Garden Villa 1 is located in Kuta Royal Villa Complex. It is in walking distance to central Kuta and is right near the famous Waterbom Fun Park, which is located in Jl. Kartika. In Jl. Kartika you will find the large modern shopping Mall called Kartika Discovery Plaza, many international restaurants, markets, including Kuta Art Markets, shops, Kuta Square and the famous Kuta Beach are all within walking distance from the villa complex or if you do not enjoy walking then a taxi can come right to your villa doorstep and take you to any of these locations for less than one dollar. (We provide a telephone in the villa and allow for free local calls, the number of the taxi service is provided in our villa guest book).

We stayed in Villa B1 just inside the entrance to the Kuta Royal Complex. We travelled in a group of 7 - 4a and 3 teenagers and have been to Bali many times. First time in a Villa in Bali.
We where met at the airport by Jerry who was very polite and taken to the Villa no problems. The Villa was nice and clean on arrival , we were met by Dewa who showed us the villa and told us if we wanted anything or had any problems to let him know and he would fix them.
Open area downstairs we burnt a few mossie coils at night and never found this to be a problem. The small plunge pool was excellent and all jumped in together on many occasions.
The villa is approx 500m from Jl Kartika down a side road that only a few cars use as a short cut. The road is very dark at night if you walk it. We did not find this too much of a problem as always felt safe at night. Or we caught a $2 taxi ride home if we were further up towards legian. We used the Best Western pool a few times and had no problems entering the hotel. A few tiles missing in the pool but very nice .
The couple (lady) in the ground floor room was very safety concious. The lock to the ground floor bedroom had no key, Dewa changed the lock the next day when told about it. My wife and i , all the kids stayed upstairs and did not even check if the locks worked.
The tv/dvd player downstairs in the lounge room had the only sat tv feed and found there to be many different extra remotes. Kids worked it out after awhile. The tv in all the bedrooms where only for playing dvds . The dvd player in the bottom room did not work and one of the tv,s in the kids room was black and white. The kids spent a bit of time in the Villa chillin so the dvds they bought got a work out. Could not find any games or video game console as advertised on Tripadvisor. The cultery/crockery could do with updating and a useable bintang opener put in the villa.
This is a nice clean tidy villa- a bit older and with a few $ spent could be a lot better. We stayed here for 10 days and then jerry took us to Bali Sanur Villas which is owned by the same people.

Thank you for taking the time to write a review, we are pleased to hear that you enjoyed your stay at the villa.
Regarding the TV which you mention being black and white in one of the bedrooms... It should be coloured like all the other tv's in the villa, (sorry about that as it is not normal, we will replace with a new colour tv). Thank you for letting me know as we have not been informed about this. We will also do a check and restock the cutlery and crockery. (There was a brand new bottle opener in the villa, but I am assuming it has gone missing, Our staff would have provided a new one if we had known).
I will check with the listing on Trip advisor regarding the gaming console as we do not have a console in the villa and it is not advertised on our website.. (We did have one in the past but found it caused too many problems), sorry for any dissapointment if you were expecting a gaming console.
We really appreciate your feedback, it's always very helpful to hear reports from our guests.

We had a group of 6 adults consisting of myself, aged 53, and five young adults aged in their 20's - 30's. The security of the complex meant that I felt safe to be left home in the evenings when the young ones went out clubbing at night.
The house was gorgeous and the staff that came with it were both friendly and helpful. We could call them at anytime if we had a question and they would bend over backwards to help. They were the ones to transfer us to and from the airport, so our relationship with them started the minute we landed.
The facilities in the house were great and were well maintained. The location, while close to the shopping, dining and clubbing districts, was far enough away that we had no noise issues. The Royal Kuta Best Western next door has great facilities and we were welcome to use them also. The shops across the road catered very well to our needs and were very cheap.
Overall, I would absolutely stay here on my next visit. Loved the location, facilities, luxury and assistance that came with this villa. Absolutely worth every cent.
If I had to pick a negative, I guess the lounge suite is not super comfy, but then I didn't go to Bali to sit on the couch .

It,s hard to say best after stay in Bali Kuta Garden Villa 2, but for staying in a large family member with budget price i would recommended this one. It has a family environment and close to everything (especially if you looking for a $1 food) . And what's wrong with the white sofa in the living room ? i think you should tighten all the toiletry too.

I assume you were expecting a white sofa when you stayed at this villa, sorry we have just bought a brand new turquoise sofa setting and replaced the white sofa as white is not a practical colour to have in this large family villa. The loose toilet lid you are referring to was fixed as soon as you checked out of the villa. I had called you during your stay and asked if everything was ok, to which you replied it was. If you had informed me of the toilet lid being loose it would have been fixed immediately by our on call villa maintenance repair men.

I stayed in this villa for for 18 days in October with my family of eight. The villa is very spacious and had plenty of room for everyone. Couldn't of been happier with the villa, exactly as described. The staff are excellent and could not do enough for us. I would definately recommend the villa to anyone.

I recently stayed at this villa in Bali with a group of 8 people total. We were more than pleased with our stay and dont have anything negative to report on the Villa.. The villa is huge, bigger than an average house size. The 8 of us had plenty of room without being in each others face constantly. The private pool in the villa was also a great thing to have during our stay, only a small pool but who wants to be doing laps while on holidays!? The kitchen was nice and big and had everything you needed plus plenty of fresh drinking water to fill up your bottles before you head out.. We didnt think the villa was to far from the action. You could walk to one of the main roads where there is plenty of food and markets, within 10 mins..and if you didnt feel like walking, then we never paid more than $1 australian for a taxi. There is a convienient store across the road with all little nick nacks you might need...and they are open 24/7. If you are after a nice (aussie tasting) meal, then I would highly recomend Bamboo resturant about 10/15 min walk away...The food was fabulous!! Overall, I would recomend this villa again, and would stay here on my next visit, it was a very reasonable price.
The only one small thing we had trouble with was sharing two keys between 8 friends coming and going all the time, this proved to be difficult and we had to hide the key outside etc.. Also the aircon in the main bedroom upstairs was not as affective as all the other room, but im guessing this is because the room itself was bigger than an average resort room huge.. and it was prob more difficult to keep cool... All in all, it was a great find! -

Villa was nice but could be updated a little. We found that the indoor pool looked lovely but was far too cold to swim in. Linen on our first was stained but was quickly rectified the next day. Breakfast next door was average but was lovely at adhi Jaya and Kuta Station close by. Loved the location of villa so close to everything.

A lovelly spacious villa which was well serviced.It was such a nice change to stayin this villa compared to staying in a small hotel room.
Everything you need away from home was provided in the villa.Therei s a big refrigerator and freezerwhich was great for stocking up on supplies when we arrivedand the kitchen is fully equiped. The 42 inch LCD tv in the living area was great and there was cable tv with lots of english programmes,plus all the bedrooms had there own tv's as well. There was reading books, card games, and kids games and the x-box was a greatasset as it kept the kids amused while we had some relax time. The beds were very comfy and the master was huge it felt like an apartment on its own, there was a computer desk in the master which was appreciated by my husband who had to bring his laptop for workwhile we were there. We all enjoyed the private pool which had an outdoor table and chairs which we used to sit outside and relax in the evenings.
the location was great and the long security drivewayentrance was great as you arent on the street , you are tucked away while being close to all the activities of kuta.We really enjoyed walking to the beach in the afternnon to watch the sunset while the kids played.so many shops to visit as the discovery mall is there as well
This is a really great villa for families and i recommend it to anyone who is travelling in groups.

6 of us stayed at Bali Kuta Villa for 2 weeks. We loved it. It is close to everything in Kuta...walking distance. The Kids loved the indoor pool while I loved the cleaner who came everyday!!
It was great to have an ensuite so the kids could have their own bathroom, actually, they got 2 bathrooms between themselves. The lounge was great to hangout in after shopping all day & before we headed out for happy hour at one of the local pubs/resorts.
Cindy was fantastic with her correspondence and she answered my many questions promptly. Cindy even rang the day after arrival to make sure everything was satisfactory, which was very professional.
The only negative thing I can say is that we did not stay longer!!! And that me giving a positive review will mean that we will have to book in early for our next visit.

So glad we found this villa, as we were nothing but impressed with it from the moment we arrived.
So much space and we had everything we needed to keep the entire family happily entertained and comfortable.
A really lovely set up and the best position in the complex.
Cindy helped us arrange a live in baby-sitter while we were there, Sunny was lovely and spoke really good English and our kids just adored her. It was so nice to have an extra hand and she was just so attentive to the children which made for us a very relaxed family holiday. If the kids went to sleep early we were still able to go out and enjoy a meal or drink thanks to Sunny, she also accommpanied us when we went shopping or to restaurant's.
The villa was serviced daily so each day we came home to a lovely clean villa.
The location is very good and if were were out in the centre of Kuta and the kids got tired and didn't feel like walking we would just catch a taxi and it only cost us less than $1.00. to get back to the villa. All the taxi drivers knew straight away where to go when we told them.
Breakfast was available next door at the hotel and directly across the road was a little restaurant which did an american breakfast. We also enjoyed breakfast at Daddy's Cafe which is only a few minutes walk from the villa.
Lots of shopping and reputable spa's to choose from and so close to Waterbom Park, just great for everyone ! -

We all had such a great time here and with all the added space we didn't feel like we were all on top of each other, considering there were 8 in our group.
The villa is modestly furnished and equipped for comfort.
The pool was very inviting and the living area was the perfect place for us all to hang out together.
The master bedroom was really big, we had a baby cot put in this room for us free of charge for our youngest and there was still so much space.
Cindy the owner was a pleasure to deal with and was so helpful in answering the many questions I had before staying at the villa. She also arranged a baby car seat for our little one when I made a request. Nothing was too muuch trouble and we really had such a worry free holiday staying here.
The staff were friendly and helpful, and they kept the villa lovely and clean during our stay.
It was really great to feel comfortable in beautiful surroundings and have everything on hand that you could possibly need when away from home. -

I took my two grandchildren on their first overseas trip and stayed here. My daughter a last minute inclusion loved the space and the kids loved the pool in the dining area. We were met at the airport by Redi a delightful local who gave us lots of tips, which atm's to stay away from & which streets not to shop in. We used him for a couple of day trips, very reasonable rates & by passed the queues. The house is just a 6 minute walk from the centre of Kuta with large hotel complex next door for a swim or eating. Supermarkets, food & shopping very close by. We went to an orphanage to donate supplies and the dog refuge run by australians taking towels, toys & money to help. Neither are funded by the government. I highly recommend this property for groups of people, lots of space, clean and exactly as advertised.
