K's Villa Kamogawa-an is an authentic Kyoto style wooden house located right beside the Kamo river only a 3 min walk from Shichijo station on Keihan line.
The spacious bedrooms and cypress bathtub with beautiful river views provides a truly a relaxing experience. The lounge and kitchen are fully equipped with new modern facilities. You can also enjoy the courtyard with Japanese garden. In spring you can enjoy the cherry blossoms from the house.
K's Villa Kamogawa-an and Matsumi-an are in the same location and together can accommodate a maximum of 11 people.

From JR Kyoto station
It takes approx 15 min by walking. The most recommended way is by taxi ( approx 700yen ).
From JR Kyoto station to K's Villa by walking
1. Go to the central exit of JR Kyoto station. ( You can see Kyoto Tower.)
2. Walk straight on Karasuma street which is on the right side of Kyoto Tower
until you get to the next intersection.
3. Turn right at the intersection and walk straight approx 10 min.
(Please walk on the left side of Shichijo street.)
4. Turn right on the way narrow street one block before the big bridge.
5. Walk approx 100m from Shichijo street, K's Villa is on right side of the street.
From Shichijo station on Keihan line
1.Across the big brige on Shichijo street and turn right on the first one way narrow street.
2. Walk approx 100m from Shichijo street, K's Villa is on right side of the street.
If you drive please park your car in the pay car park which costs you 1,000yen for 24 hours.
It is located right on the corner of Shichijo Kawaramachi intersection. ( 5 min walk from K's Villa)

We travelled in a group of 7 and booked this as our only self catering accommodation. It is truly beautiful and very worthwhile staying in. It's well located, with great views. Attention to detail is of course Perfect down to the right number of amenity packs left for each gender in our party. The house is so gorgeous but the following must be noted:
Any more than 5 guest and you lose the sitting room space. It all becomes crowded in the kitchen / dining area.
There is one bath / shower room, again - fine for a small party - for our party the morning queue felt like boarding school.
There is a shower in addition to the cedar bath (the website makes no mention of it - we took a risk but now a reader does not have to). The shower is in the same room as the cedar bath.
At night you can hear every sound in the house - if you have a loud snorer in the group beware. Paper walls!
All in all though we loved the house and would book again if in a smaller group.
I wouldn't bring children or those less mobile - the stairs are perilous (as are most Japanese stairs) -

This house was stunning. It was beautifully laid out and decorated, with ample crockery to allow self catering. The futons were much more comfortable than any others we slept on in Japan. The overwhelming feature was it's position on the river, with a huge cherry blossom tree hanging over the river in front of the house.
Our only suggestion is that the staff at K's Villa leave an explanation as to how to use the bath, as we only realised how to use the bath once we visited other ryokans in Japan after our stay at K's Villa ie that you fill it to start with then leave it on and full for the whole stay.
