We offer a private house located in heart of Kyoto, that was renovated into a Kyoto-style townhouse called Kyo-Machiya for guests from abroad or in Japan as a Vacation Rental House. Accommodate up to 5 persons, you can use it according to your needs at a reasonable price. Spend time with your family, friends, or on business trips as if you lived in Kyoto. This house is available for staying for one night or more.

Highly recommend for families, great place to relax
after a day of sightseeing. Only able to stay for one night, but would stay a week if possible. The
fully loaded kitchen, washer/dryer made it convenient and
would help keep the vacation affordable. Easy to get to
and from the station. Kuni provided very useful maps and places to eat nearby. -

This beautiful town house is located in a quiet area of Kyoto close to public transportation and not far from the city center. We (a danish family of 4) enjoyed our 5 days here very much. We especially had a lot of fun with the japanese speaking bathtub. The host was very kind and helpful.

Staying at this lovely inn was the highlight of our trip! It was in a perfect location, just one quick train station away from the main Kyoto Train Station. The manager Kuni helped us arrange our days in Kyoto and gave lots of detailed transportation tips. The privacy of the inn was priceless, especially after days of intense travel in Japan and long days of sightseeing within Kyoto. The inn was remodeled with very high-end accessories which made cooking and entertaining very pleasant. I have no concrete complaints about this stay, though having a second set of keys would serve to be very convenient.

My family stayed here for 2 nights in early November 2012. I have to say this was the best accommodation we've had throughout our Japan trip !! within a 3-5 mins walking distance, there's a 24-hr supermarket, plenty of restaurants and train station ! The facilities in the house were tip-top, by that i mean it has everything you need, in fact better facilities than the house im living in now ! Full kitchen, air condition, washing machine, hair dryer etc. With the full kitchen, we've cooked supper and breakfast, buying all the fresh ingredients from the supermarket!
Best of all was the warm treatment by the owner, he speaks good english therefore we were able to communicate with him well, he had some really useful print-outs ready for us to show us places around Kyoto and around the house itself !
there were truly nothing we didn't like about our experience staying in Tsumugi Inn ! I would definitely recommend this to anyone of you out there looking for accommodation in Kyoto ! -

Our stay at Tsumugi Inn was better than expected and one of our best experiences in Japan ever. This is something as we've been to Japan many times and have experienced ryokan and home stays before. The house comes with everything you'd need for your stay and the Lawson's around the corner is the epitome of convenience. Our only regret is that we only had time to stay a night. We were so sorry to leave Tsumugi Inn

Very good accommodation with full of accessories that fit on every corner. It describe the mix-modern Japanese house very well, closed to the convenient store and train (tanbaguchi)station.
this place prepare every thing for you that can make you feel like staying in new warmly home with well hospitality from the manager Kuni-san.

At our arrival in Kyoto very early in the morning, we met with the landlord to drop off our bags - although it was early and one of our members was 2 hours late the landlord stayed with us, made some calls to find our friend, helped us plan our visits, gave us a lot of helpful tips and was generally extremely friendly and helpful.
The house itself is a 2 storey house with living room, kitchen and bathroom on the ground floor and 2 bedrooms (one traditional style, one western style) on the 1st floor.
The house was extremely convenient with all kitchen appliances, oven, rice cooker, a washing/drying machine, a big bath, etc. (even a big TV and new games console if that s your thing).
Everything was spotless, well organised.
The location was quite central, although it is a bit too far to go to Kyoto station or the river by foot.
The best part of the accommodation was definitely the service (Kuni, you're a great guy) and the very modern comfort.
The downsides, the lack of traditional appeal and the somewhat indescript neighbourhood.
Generally, it was a great experience and we will definitely consider it next time we visit. -

We, 5 adults, had a perfect time in Kyoto. Tsumugi inn was the perfect base for trips in- and outside of Kyoto. Easy access to busses and train stations. Our host, Kuni was a perfect help in planning our trip. The house was really spotlessly clean. Beds were perfect. We had to get used to sitting on the ground, but after a few days it was okay. The kitchen was fully equiped. There was a lot of documentation available regarding activities and sights in Kyoto. Tsumugi inn is in an ordinary Kyoto neighborhood, so it feels as if you're actual living in Kyoto. We even had some contact with people who lived there. It was our first visit to Kyoto and Japan, but certainly not our last. If you ever go to Kyoto, and you want a private place to stay, no doubt, choose Tsumugi inn!

This was a great option for my family of five. Very reasonable price. The information in English about Kyoto sights and bus maps was very helpful and Kunichika-san gave good advice about the attractions. It was also interesting to experience staying in a Japanese house in a Japanese neighborhood. I also appreciated the chance to do some laundry.

We genuinely loved staying at this place. Kuni has thought of everything for this property and you won't want for anything. Close to transport links, and theres actually quite a few nice places to eat near by. The house itself is great, clean, interesting, we were four adults and a baby and it was plenty big enough for us. Catch the train down the road to arashiyama bamboo grove & village, it was my highlight of kyoto. Definitely the place to stay if you want to live like a local... my only complaint it we couldn't stay longer!
