RATES:
Rates START at $80/night for a "high season" weeknight within 60 days. The prices vary depending on length of stay, unit size, time of booking, season, if upgraded units are available, and if weekend nights are rented (which cost more than weeknights). We get a 50% discount at 60 days prior, so please realize that when requesting dates that are more than 60 days out, the rates can get up to $450 for a "prime" weekend night. PRICES ARE NON-NEGOTIABLE. PLEASE CHECK OUR BASIC RATES BEFORE RESPONDING TO THIS AD, BECAUSE WE WILL NOT ACCEPT LOW OFFERS.
DISCOUNTS OFFERED:
Repeat-client discount: 5% discount on every rental after the first has been completed.
Multiple Unit Discount: If you are renting multiple units from us (for the same dates), we will offer a 5% discount on each additional unit. (Note: does not apply to rentals outside of 60 days.)
Refer-a-Friend Discount: After you have rented from us once, you are eligible to participate in our "Refer-a-Friend" program. Receive a 5% credit towards your next rental if a friend or family member you refer rents from us. The credit is 5% of your friend's rental amount or of your rental amount, whichever is less.
Military Discount: We also offer a 5% military discount (active duty, reserves, retired).

POLICIES:
We have a 2-night minimum stay requirement. 50% is due at the time of booking (if more than 60 days out). The remaining 50% is due at 60 days prior, and we will send you a reminder/balance due invoice a few days before that deadline as a courtesy. If the reservation is less than 60 days out, payment is due in full. For check-ins 16 days away or less, the full payment must be complete by 7pm Eastern the day of booking. We cannot hold reservations without payment, unless specific arrangements are made with the manager/owner. We accept Visa, Mastercard and Discover and have a secure payment form on our website. We are also happy to take credit cards over the phone. We no longer accept PayPal (except in special cases), as their fees are too high and they don't offer buyer/seller protection on intangible goods.

We love staying at the Wyndham when we travel with our volleyball teams. It's their home away from home, spacious, lots of kitchen amenities and a washer/dryer in each unit is so convenient. We also appreciate that the Wyndham tries to accommodate our requests of being in adjacent rooms on the same floor.

We had a fantastic stay! We stayed here with our two daughters (21 & 24) and the accommodations were perfect for us. We spent each day at the adult pool and used the 24 hour pool as well. However, there was always plenty of entertainment going on at the family pool for those with young kids and activies. It was very relaxing being able to have breakfast and lunch at home and bringing our own drinks down to the pool which you can't do at a hotel. You can also buy drinks/food as well so you have options. 10 min walk from the strip but the shuttle ran to the strip (Harras) every 20 minutes. Staff was friendly, accommodations were clean and everything you needed was right there. We took a taxi to the grocery store but the shuttle runs there as well I think daily. We have stayed at quite a few hotels on the strip but the next time we go as a couple we will be trying out the one bedroom unit. This was a very relaxing way to do Vegas. No problems with the time share staff! Our rep at Sun & Snow was also very helpful! A very positive experience!

We were warmly greeted at 12am and found free parking near the entrance. The condo was very nice and all the extras with full kitchen
was greatly appreciated during the six days we were there. There was a nice view towards the strip from our window. We also especially enjoyed the "deli". The food was great and we enjoyed having it in our building.

What a comfortable place! We recently stayed for a long weekend (Fri-Mon) in a 2 bd, 2ba condo. This resort is conveniently located to the Strip and the free parking lots behind the Strip (near Paris and the Miracle Mile Shops). The resort provides a free shuttle service to Harrah's and back for those without wheels. We had a great stay, along with another couple and were quite comfortable. The bedrooms are divided by the living area, so everyone has privacy. The kitchen was spacious, featured granite counters, and was well equipped. We used it to warm up our "doggie bags", and for coffee and breakfast each day before we went to the Strip. The price is totally reasonable and less than most hotels would be for 2 couples! It was wonderful to put our feet into one of several hot tubs upon our return, and the pools and hot tubs are open 24/7 unlike most hotels. We had a deluxe room which also included a private whirlpool bath, which was also grand! The property is clean and well attended and maintained. There is a bar in the main bldg. and food shopping is not too far away (although probably too far to walk) unless you want a party store.We would definitely use this property in the future. They will invite you to a time share purchase presentation, which we declined to attend. That may be something for some to consider, (they give you a breakfast) but does not work out for our lifestyle. We were polite, but firm and had a great time just "visiting" and using someone else's unit!

My family of 4 stayed here in October, 2011 for 4 nights and had a wonderful time. It was close to the strip but away from all the noise and traffic. I was in Vegas for a conference and it only takes me 10 minutes to walk to the MGM Monorail station. We enjoyed the spa and pool. The unit is large with 2 large bedrooms and big living room and dining area. We would stay there again when we go back to Vegas.

The location was great for us and the courtesy bus was a bonus though it was only a ten minute walk to the strip. -

My 21 year old son, his two aunts, and I stayed at the Wyndham Grand Desert in Las Vegas for 4 nights. I had never been to Vegas and wanted to celebrate my son's 21st. The unit was spacious and clean and the staff friendly and helpful. I really enjoyed the peace and quiet as well as having privacy within the unit. The Wyndham is not on the strip but is an easy walk. (We faced the airport but also had a view of part of the strip). There is also a frequent shuttle to Harrah's which we used sometimes. I felt the price was reasonable and liked not having to share a small hotel room. I would stay at the Wyndham again. I was also very pleased with Sun or Snow Vacation Rentals and would book through them again.

The vacation rental met our expectation; it was upscale. Unfortunately, we were located on a third floor in an area where all the cleaning carts were parked. This certainly did not enhance the experience.

The Grand Whydham was all and more than expected. The weather was a not so hot so we did'nt get to enjoy the pool as much as we wanted to. Our only complaint was the showers in the rooms were aweful. No pressure and hot water took forever.

This is very good option for family with kids. Hotel is clean/secure. You have much more privacy and leaving space than in regular hotel.
You have some distance from all activities which could be cons for some people but was good thing for us.

We had 1200 sf condo w 2 bedrm, 2 bath, kitchen, LR and dining area, 1 mile from the strip. Normally we, couple w 2 early 20's sons, would have gotten 2 rooms on the strip for the same or more cost. But this worked out so nice. We could go to the strip via the shuttle, visit with each other or do our thing (naps to video chats). It was a lovely condo, bright, newly decorated and very comfortable.

We stayed a week in a 2-BD, 2-Ba condo (me, wife, 2 grade schoolers, 1 toddler). The condo was spacious and immaculate, with a well-stocked kitchen. The resort has a dedicated kids pool, which the kids loved. We had no interest in the timeshare pitch and blew it off, no repercussions. Any downsides? The store and snack bar were expensive (but grocery stores, restaurants, and pharmacies were close by), and the music from the adult pool was a touch loud at night (but it never kept us awake). My family stayed for 3 nights and the resort was fabulous. The entire resort was new, clean and had great friendly staff. The pools and game room were great for my kids (age 11& 7). We are close enough for my wife and I to enjoy the night life of Vegas, while off the strip to make it a great family vacation. Would recomend it for any family wanting to go to Vegas. The condo (2 bdr / 2 bath/ full kitchen) was also great that we were not stuck in a small hotel room.

We stayed in a deluxe 2 bedroom.Very clean and comfortable. Perfect when traveling with kids since there's no casino to worry about. Rooms were spacious and well-kept. Kitchen was well stocked with everything needed. Bathrooms were very nice and spacious. Check-in was interesting since I found out I had 2 separate reservations and would have to check-out and check back in again in the middle of my stay but they did their best to find me a room that I could stay in the whole trip. To get the parking pass they send you to guest services where they do the hard-sell for the timeshare presentations. Felt obligated to sign up for a session but decided later not to attend. For families, this place was very good. If I was traveling with just my wife, we'd probably stay at a resort on the strip.

We were delighted with the accommodation and it lived up to everything we wanted. The appartment was perfect, with 2 bedrooms, one having twin beds for our teenage children (not always easy to find in the States). Access to multiple pools which were lovely and set in very pleasant surrounding. Although only one block off the strip, this is a bit of a walk, which wasn't a problem, but not very pleasent in the heat of the day.

Since I have a timeshare I trade through RCI a lot and and have stayed at this property on more than one occassion. this was whoever my first time using your company.
Property is great for the price but try to stay in the main building as those rooms seem much nicer and more updated. -

We had a good stay at the Wyndham. The accomdations are very nice, and its in a good location, just a few blocks off the strip right across from the Hard Rock casino.
Do yourself a favor though and skip the presentation, unless they're offering a really good gift. What they say will be 1.5 hours will really be more like 4. -

We really enjoyed staying at the Wyndham Grand Desert. The amenities and rooms were top notch. The staff was very polite and helpful which made our stay even better. The hotel is only a block off the strip so anywhere we wanted to go was a short drive or cab ride. We would definitely stay here again!
