I dont know how anyone could write a negative review for this property or a-1 Beach Rentals. We have stayed in multiple properties of theirs and have always been extremely satisfied. In my opinion, you must just be someone
Who is never pleased otherwise why would you continue to go back if u didn't like ot there. We stayed with out family and kids and have nothing but great things to say. Staff has always been helpful and friendly and the properties are all beautiful, especially this one. We will definitely come back -

We have rented this house 4 times over the past few years. The location is great which kept us coming back despite the issues we encountered with each visit. On the surface the house looks amazing, and it's easy to be wowed by the location and view. Keep in mind that renters pay a $100 cleaning deposit, and are required to strip only the bedding that was used during your stay, start a load of towels in the washer, take out all of the trash, and do all of the dishes, and it is warned that there will be an extra cleaning charge for excess of dirtiness, sand, etc. which means you also have to sweep the floors, and clean just about everything lest they feel like charging you extra for a speck of sand in a house that is located on the beach.
Let's cut to the chase:
on our first visit, the house was dirty, counter-tops had food stuck to them, the kitchen floor was sticky with red punch, the dishes were dirty as was the cabinets that contained them, and the towels in the top floor bathroom looked used. Our first day of vacation was spent moping floors, cleaning and doing laundry. Also the ancient and very filthy refrigerator was on it's 'last leg' and despite adjusting it to it's coolest setting, we still had to fill it with bags of ice to keep our food cold. When we informed management, they simply said that they would inspect the refrigerator. No apology, nothing.
On our second visit, we were dismayed to find the same old dirty refrigerator that still would not keep food cold, as well as dirty counters and floor; And now, the oven range cal-rods were not heating properly. We also found that the bed sheets had not been washed on one of the beds (it was grossly obvious that people had slept and ate in the bed but not bothered to change the sheets), so once again our first day of vacation was spent cleaning and doing laundry. When we once again informed management, they said that they 'have been getting complaints about the refrigerator so it might be time to get a new one, but the stove was probably fine'. No acknowledgement of any of the other issues.
On our third visit, we brought our own bedding. But as soon as we walked in the door we knew the house was going to need extra cleaning when we were met with long hairs, dust, sand, and food crumbs all about the floors. The cooking utensils had been put back unwashed with food stuck to them. We were happy to see that they did finally replace the refrigerator (but not the stove). Once again management did not offer an apology, only an excuse: they said that 'the housekeeper had to babysit an 11 year old niece at the last minute and so took the child to all of her cleaning jobs that day and put her to work sweeping and cleaning, and obviously being a child she didn't do that good of a job'. But they did offer us an early check-in or late check-out on our next visit in compensation for the cleaning we had to do.
I knew when making reservations for our fourth visit that we would from here on out look for another rental company. I had made the reservation online. But their system didn't, nor the email confirmation, inform me of the amount of the one nights deposit, whether it is the higher or lower rate. So I immediately called their office to ask. I talked with a man who twice assured me that the one nights deposit is 'always the lower night rate'. I specifically asked him if he was sure, explaining that I had to transfer the funds into that particular bank account to cover the deposit. He said he was completely sure. So a few days later, they run the charge through my bank for the higher amount, a $75 dollar difference. While the charge was pending I had to move extra money over to cover it. if I had not had the extra funds in that account, I would have incurred an overdraft fee. I called management to inquire as to why the higher amount was charged. It was amazing and bizarre at the same time: The woman on the phone said that the man I had talked to was misinformed, that they always charge the higher amount, and that he was "only an office assistant and not authorized to give out that information". Not one single apology. Not one. I took the opportunity to let her know who I was from our previous stays/issues. The woman on the phone actually just gave the excuse for her office assistant and and then asked if there was anything thing else she could help me understand. When I said no, she hung up. A few days before our visit, I realized that management had not sent us the rental contract, nor the key code to get into the house. When I called them to inquire, the woman said that they did email it to me months ago, but that because I have a Hotmail account, their email attachments never go through when it is a Hotmail address. Since they knew that, why didn't they state that months ago when I made the reservation? Since they knew that, why didn't they just send it in the body of the email instead of an attachment? Why would a rental company not keep tabs on unsigned contracts? or call me to ask as to why I had not signed the contract yet? On to the actual visit: we were happy to see that the stove was finally replaced. The dishes in the cupboards were not washed, they looked to have been rinsed off and put back in the cupboard as there was wet, fresh, food on them. The cupboards and silverware tray were filthy. The middle floor bedroom had used dirty sheets. The kitchen floor looked like it has not seen a mop in about a year. Once again, our first day of vacation was spent cleaning and doing laundry. We cleaned the kitchen cupboards, we washed all of the dishes, we hand washed the silverware tray, we cleaned the kitchen counters, we cleaned the kitchen floor, we went ahead and washed all of the bedding and towels. Oh, and did they allow us to check-in early or check out late as per their promise from our last visit? No. They apparently had no record of it.
Upon checkout we re-cleaned everything again, including sweeping the entire house and the deck and deck stairs. And to think we paid a cleaning deposit!
Management takes no responsibility for their errors. They apparently do not know the words 'We are sorry'. I never once asked for discount, or a refund, as I would have been happy with just an apology.
They charge a cleaning deposit, but you the guest have to do most of the cleaning.
They require the departing guest to strip the bedding of all 'used' beds, but this means they are relying on the follow-through of strangers - if a bed is re-made it's obviously assumed that no one slept in it, but as our past experiences have shown, used/dirty beds were re-made by guests and left that way by housekeeping who couldn't be bothered to actually check to see if the made bed was truly unused. Same for the bath towels.
Not every guest has the same level of cleanliness, or makes allowances for time to clean things properly. If a guest has no problem simply rinsing, not washing, their own dishes off at home, do you think they will do differently when they are in a rush to meet checkout time at a vacation rental, where they have already paid a cleaning deposit? No. At some point a guest is going to simply quickly rinse or barely wash the dishes and stack them in the cupboards for the next guest. As we have already experienced, 4 times now.
Would I like my money back? Yes, I would. Will that ever happen. Not likely, as a-1 Beach Rentals has not once ever offered even an apology, only excuses, so a refund of any kind would be beyond their comprehension of good customer service. -

The location of this home is amazing. The view from the deck is awesome, we could have sat and looked at the ocean all day. The home was beautiful and clean. There were plenty of rooms for everyone and we all had a great time. We would definitely rent this house again.

We loved the views from the deck. The staff was very friendly and helpful. The kids loved the game room in the basement, and spent several hours playing down there. There was room for the adults to relax and for the kids to play. Loved it!!!

This was our fifth stay @ Pirates Lookout, and as always, it was everything we were hoping for and then some! Truly a home away from home, and a place where a couple or a group, either one, can go to relax, reconnect and enjoy God's amazing creation...the vast, and beautiful ocean!

My best friend since 5th grade (class of 2000) got engaged to an awesome girl. So, I rented this house for the weekend and invited a few couples to hang out, relax, have fun, and celebrate. I cooked a stew all day from scratch. The kitchen was well equipped. We played ping pong, walked on the beach, took some great photos of a time we'll never forget.

Ten of us, my husband, myself, our children and grandchildren, spent a wonderful labor day weekend at Pirate's Lookout. It was the perfect house to accommodate all of us. Lots of steps to the beach but well worth it. The view from the deck was amazing. The property was clean, well stocked and very comfortable. We enjoyed the hot tub very much. A fire pit in the side yard would make it absolutely perfect(then those of us over 60 wouldn't have to trudge the stairs). It is truly a charming, well cared for house and perfect for family or friends!

The deck was large and the view was amazing. The house was comfortable and clean. The only drawback was the 100+ steps to the beach and the ladder at the bottom of them. It made beach access next to impossible for one of the older members of our family.
