Ashleigh is a fully modernized Victorian quality comfortable terraced house, which still retains much of its charm, character and some original features. The house, with two bedrooms which can sleep up to three is located in a quiet Cul-de-Sac with street parking, and is only fifteen minutes walk or a short bus ride from Lincoln City centre.

Ashleigh is located in Fairfield Street just off Monks Road in the East End of the City, upwind of the Abbey Grass Bowling Club and Childs Play Area. It’s a ideal quieter part of the City to unwind or visit the many local attractions nearby in the City or beyond in the countryside to include the Wolds, Vales, Fens and the hidden coastline such as Grimsby, the Humber estuary or the amusements of Skegness.
Popular walks from the house include the Victorian Arboretum less than 250 metres or walk along the towpath of the River Witham via the Viking Way to Cherry Willingham or in the opposite direction to the city centre or beyond to the Brayford Pool waterfront. If you are feeling extra energetic, why not walk to the uphill area of the city around the Cathedral and Castle quarters via Steep Hill and savour the local cuisine. There is much to enjoy in Lincoln and the surrounding countryside to suit all ages and interests.
Within 5 minutes walk from our house, you will find the main NHS Hospital, and a Health Centre also local shopping in Monks Road to include a Bakers, Newsagent, Butcher’s, Chemist’s, Fish & Chips, Chinese take-away and a Co-operative mini food supermarket open to a late hour.

Our prices include gas, electricity, wireless broadband, bed linen, pillows and towels and use of all the facilities listed on our website, brochures and inventory. The property will be thoroughly cleaned before your arrival and after your departure and we hope that all our guests will leave the property as clean as they would expect to find it.
1. Reservation and Deposit
Initial reservations can be made by either email, letter or telephone, but must be confirmed by the return of the signed Booking Form accompanied by a £100 holding deposit. During the High Season (May–Sept), bookings will normally only be accepted for complete weeks commencing Saturday and departing by 11.00 am Saturday although we will always try to accommodate other requirements if at all possible. .
2. Security Bond
Separate to the deposit, we also require a Security Bond of £150 (1-4 weeks) or £250
(4+ weeks) which will be held by Pinetree Property (the owners) against loss, damage, excessive use of the gas / electricity, tampering with any Broadband settings or any above average cleaning costs incurred. Maximum permitted average daily usage of Energy are 12 units of Electric and 10 units Gas (Oct-Mar) & 7 units of Electric and 5 units of Gas (Apr–Sept), which will provide average heating, cooking and lighting. This bond is due for payment by cheque or BACS (electronic transfer) no later than 6 weeks prior to the start date and will be refunded within two weeks after your departure in full (refer to Final Departure from the Property clause 17) and once the keys have been returned and received by Pinetree Property within the S.A.E. for UK guests or by our Caretaker for overseas guests providing everything is satisfactory and left as found.
If however costs are incurred above the level of this bond, we will invoice and expect payment by return otherwise debtors will be pursued through the UK legal system.
3. Balance of Payment
The balance of the total cost of the holiday accommodation is to be paid no later than 6 weeks prior to the arrival date. Where a booking is made less than 6 weeks of your arrival date, payment in full plus the Bond must accompany the booking form. Where the payment in full is not received by the correct date, the booking will be deemed cancelled and the cancellation charges as set out under the Cancellation clause below will apply.
4. Inventory & Meter Readings
An Inventory listing everything within Ashleigh will be left on the dining room table. The Principal Guest who signed the Booking Form who is solely responsible for all the other guests staying within the property should undertake a thorough room and content check of everything that is listed and also check the Gas & Electric Meter readings within the dining room alcove built in cupboard using a torch from the kitchen drawers. This reading will be slightly higher as the reading is done prior to your arrival. If there is a need to question the contents, condition or cleanliness, it is necessary to contact Pinetree Property by telephone within 24 hours of arrival (NOT by email), otherwise it will be taken as acceptance that everything is satisfactory.
All payments can be made by CHAPS ( electronic transfer ), free within UK, but may incur costs from abroad or Bank/Building Society Cheque, but please be sure to allow up to 7 days for cheque clearance. We do not have a facility to accept Credit or Debit Cards.
Should you need to cancel a confirmed booking, then following charges shall apply:
a). More than 8 weeks prior to your start date – deposit or full pre-paid amount.
( less £10 fee for foreign refunds).
b). 6 – 8 weeks prior to your start date – 45% of total rental cost.
c). 41 – 16 days prior to your start date – 65% of total rental cost.
d). 15 – 5 days prior to your start date – 90% of total rental cost.
e). Day due to start or failure of travel – 100% of total rental cost.
In all cases, every effort will be made to re let the property, and if we are successful, only the deposit will be forfeited. Cancellation fees are insurable, so always ensure that you have adequate insurance cover prior to your scheduled short break of longer period.
If through circumstances beyond our control, it is necessary for us to cancel (which would be wholly exceptional), then we will refund the initial booking fee or any other monies paid without interest or further compensation.
We accept no responsibility whatsoever and no payment or other compensation will be payable if cancellation or changes to the terms of booking are brought about or become necessary due to war or threat of war, riot, civil commotion, terrorist act, industrial dispute, natural disaster, adverse weather conditions or a nuclear incident. In addition we will not be held responsible for closure or congestion of airports, technical problems, changes or cancellation of public transport or services whether scheduled or charter.
The maximum number of persons permitted to sleep at Ashleigh is three adults or two adults and up to three children if one is a baby needing a cot & high chair There is a Studio Couch in the lounge for occasional use by a fourth adult or different sex child. Any excess above the stated amount would be a serious Breach of Contract and result in immediate termination of the contract, without compensation or any other payment.
The property will be available from 3pm on the date of arrival, preferably a Saturday and must be vacated by 11am on the day of departure. Pets are not permitted with the exception of Guide Dogs. While the property will be cleaned on departure, you are expected to treat the property with reasonable care and leave in a tidy and clean condition. Any excessive damage, breakages, excessive use of gas/electric or cleaning which results in extra costs, will be charged accordingly and deducted from the security bond.
9. Safety and Liability
We as the owners of the property, accept no liability or responsibility for any self inflicted injury whilst staying in our property. We provide a modern approved safety stair gate for use where young children are at risk. Our property is fitted with many safety features to include front and rear door mortise locks and PIR security lights, mains/battery smoke alarms, heat detectors and battery/mains emergency lighting over the hallway, landing and stairwell.
We also possess a current 5 year NICEIC (electric) and annual GAS SAFE certificates plus written safety approval from Lincolnshire Fire Service.
Our property is fully insured for holiday lets, but it is the hirer’s responsibility to take out any personal insurance to cover all aspects of their trip.
The completed and signed Booking Form constitutes a contract between the owners – Pinetree Property and the Principal Guest who signs the booking form on behalf of all the other guests which should be listed by name and age plus gender for children. A contract shall only exist once the completed booking form and Deposit is received by Pinetree Property (the owner).
12. Accuracy of Information
All information in this pack is accurate to the best of our knowledge and belief at the time of despatch. The closure of any facility or the withdrawal of any attractions, service or facility mentioned herein by reason of factors beyond our control, is not a matter for which we accept any responsibility.
13. Complaint and Dissatisfaction
In the unlikely event of a problem arising, it should be discussed personally with the owners of the property followed by details submitted in writing to the address printed at the top of page 1 of this document within 7 days of the termination of booking date. We will make every effort to resolve any dispute.
For UK guests, the property keys will be sent by post to arrive at least 7 days prior to the holiday start date (please notify if not received within 4 days prior). Guests from overseas will be met at the house by the caretaker for the handover of the keys. Upon departure from our property, for UK guests, please insert the keys in the small padded S.A.E. envelope provided, seal and post back to us at your earliest convenience and leave the signed Inventory on the dining room table for the attention of our Caretaker. Once the key is received by Pinetree Property or our Caretaker, providing the house is left as clean & tidy as found, with no damage, breakages excessive use of Gas & Electric services, the Bond will be fully refunded within two weeks. Should you unfortunately lose the keys, there is a spare set in a key safe opposite the front passage door on the back of the gate post. The combination for this safe is obtainable from the owners on 01903 879763 or Samu (Caretaker) 01522 539052 or Mob: 07952 847299. Key loss will incur a new key cutting cost which will be deducted from the security bond.
15. Personal Injury and Loss or Damage to Personal Property
Pinetree Property will not be liable for any personal injury, loss or damage to personal property (including motor vehicles) suffered by the guests except when such injury, loss or damage is caused by the negligence or fraudulent misrepresentation of Pinetree Property, its servants or agents.
16. Offensive Behaviour
Offensive or illegal behaviour and excessive noise will not be tolerated or accepted by our neighbours. If guests fail to comply with these rules, their Contract maybe terminated and they and their party will be asked to leave the property immediately and no refunds will be given.
17. Final Departure from the Property
The Principal Guest (who signed the Bookind Form) must re-check the Inventory in every room, garden and outhouse listing any damage and breakages (if any) that have occurred throughout the stay at Ashleigh (odd kitchen breakages of glassware & crockery will be accepted under normal wear and tear, but must be listed) and also be sure to leave the house as clean and tidy as when you found it the start of your stay. Finally, please be sure to lock the passage door and return key in S.A.E. provided for UK guests or deposit through the locked passage door letter box for foreign guests.
