    No fixed changeover days. Minimum stays may be reduced to available days where these are less . 25% deposit payable within 5 days of booking. 100% of rental fee and a refundable security deposit of GBP200 is payable 6 weeks before rental period starts. The security deposit less any loss or breakage costs will be refunded within two weeks of the end of the rental period.
    Cancellation policy: A full refund of deposit will be given, providing at least 42 days notice is given prior to the intended start of the rental period. If you cancel less than 6 weeks prior to your arrival we will only refund the nights that we will be able to re-let your apartment. Rest assured that we will do our utmost to re-sell the accommodation. Please note that all cancellations must be received in writing/ email. We advise all our guests to take out travel insurance.
    Payment by credit card via PayPal will incur a 4% charge, refund is made free of charge. Cheques and Bankers drafts in Stering and electronic bank transfers are also acceptable, refund incurs a charge of £25.
    EXTRA PERSON - it is possible to sleep a 6th person on a foldaway in the lounge. However you must request this in advance and there is a £10 per night extra charge for this (to cover extra linen, laundry and wear & tear.
    CHRISTMAS, BOXING and NEW YEARS DAY Arrivals and departures are unfortunately not possible.
    THE PRICE includes gas, electricity, bed linen and towels. Tax is included. Tea, coffee, fresh milk and sugar are in the apartment when you arrive.
    ACCESS can be gained to the apartment after 2.30 pm on the first day of your stay. If you plan to arrive earlier, please let us know and if the property is ready, you will be able to move in at an earlier time.
    DEPARTURE, please leave before 11am. This can sometimes be extended by arrangement.

      This is a very nice apartment close to Paddington station, so it is very easy to get the center with the underground. The place is excellent and very much reccomended to a family with young children. The house if full of cds, toys, there is a small garden and the owners are very much kind and available. The kitchen and all the rest are full equipped. The cost is relatively low for London and the quality of the apartment. If I will be again in London with my family I know now where I go.

      We stayed at the Bayswater Garden apartment for three nights in mid-October, 2012. There were six of us, and the apartment provided adequate space for our needs. The owners, Fred and Iris, met us when we arrived and were eager to answer all of our questions and ensure that we were very comfortable. The apartment was the best outfitted accommodation of any rental property we have experienced. The location was excellent for exploring all of London. Grocery stores, restaurants, and shopping were close at hand. We highly recommend this accommodation.

      We had a wonderful stay in Fred and Iris' apartment. They are knowledgeable and helpful and the apartment is full of useful information about what to do in London. Fred even dropped my parents at Euston for their return trip - fantastic service. The apartment is extremely well equipped, with everything that you could possibly need. The apartment was very clean and tidy and we were impressed by the decor and how 'homely' it felt. It is also relatively quiet, considering its central location. The stairs down to the apartment are tricky, but as long as you are aware of this, it is fine. We stayed with a 2 year old and as long as they are carried you can manage. The apartment is particularly good for children - being a basement flat there are no internal stairs and it was very safe. Convenient for Paddington, in a good location for restaurants in Bayswater, just a 3 minute taxi journey. We would not hesitate to stay here again.

      Best place to stay in London!!

      We arrived by hire car and Fred greeted us with a warm welcome, even offering to go with my husband to return the hire car. The apartment is absolutely wonderful with all the comforts of home plus more..We have never stayed in a holiday apartment with so much to offer. Unless you stay you would never believe it.. The owners have thought of absolutely everything. I can highly recommend this to families staying in London. I don't think you would find anywhere better to stay.
      There are 3 bedrooms, the main with an ensuite and very comfortable beds.
      The lounge area is also comfortable with a large range of dvd's, books, games and music.
      The kitchen is fully equipped and their is no need to eat out if you don't want to. The local restaurants serve great meals also.
      The bus pulls up just across the road and takes you on a short trip directly into Central London for shopping and Theatre and visiting other sites. We also caught the boat just around the corner at Little Venice and got dropped off at Camden Market- this is a great way to visit the market.
      Highly Recommended and after staying in other accommodation in London on previous visits we would not stay anywhere else but here.

      We Felt at Home the Moment We arrived

      Were greeted by Fred and Iris on arrival, and immediately felt at home.
      The apartment catered for every need, from kids games to Oyster cards to kitchen blenders. We did net need for anything. Unsure about anything , it was covered in the guests manual, I did have a question on the Wifi, called Fred he referred me the appropriate page in the manual all OK. The apartment fitted 6 adults comfortably and is a good size compared to most London apartments.The courtyard was a winner, quiet, private and pretty, ideal for enjoying a nice glass of wine. Overall we had a great time at 120a, and will stay again when in London next. Highly recommended. Cheers.

      This apartment is wonderful! It has all the comforts of home and is very well appointed. My family was so comfortable in this apartment that we really did not want to leave! If you are reading this review and are in the process of searching to find an apartment in London search no further! I rate this apartment 11 out of 10!

      Fred and Iris were very helpful getting us situated. We arrived a little early and the since the apartment was still being cleaned Fred insisted that rather than give us directions to a restaurant he walk us there! They spent a lot of time telling where to go, what to see, what restaurants to eat at etc.

      There were four of us staying in the apartment. It was very spacious and very comfortable. A really great find! A great living area, bedrooms, bath rooms and kitchen located in a great area that has great access to the Tube.

      The entire experience was wonderful.

      I only worry I have is next time I go to London Fred's apartment will be already booked and I will have to undertake the laborious search on home-away to find another apartment. I can't image finding another apartment (and owners - Fred and Iris) that would deliver such a wonderful experience! Thanks Fred and Iris!

      We stayed at this wonderful flat with our two college-age daughters during the Olympics and could not have picked better accommodations. All the positive reviews are "spot on." Rather than repeat them -for the umpteenth time- I'll mention some of the little extra touches we appreciated:
      --Huge flat screen tv in the living room, plus a nice smaller one in the master bedroom
      --Free phone calls to the U.S. and other countries
      --Good wifi for our technology-loving family
      --"Like-new" kitchen appliances
      --Everything you might need is in the apartment. And I mean everything! From "To Go" menus, first aid supplies,
      and laundry detergent to electrical adapters and food staples, i.e. sugar, tea, coffee, milk, cereal, eggs and more.
      --Easy access to Paddington -so helpful during the Olympics
      --Within walking distance to restaurants in Bayswater and Notting Hill
      --Cleanliness of the flat
      --Luggage storage available after check-out time to accommodate our late flight home

      The owners, Fred and Iris, deserve a special mention. They are ideal property owners. Hospitable, organized (They've compiled a huge notebook for renters with practical information on the flat, plus general London tourist information.), immediately accessible by phone and/or email. Wow! I was really impressed by both their professionalism and personal warmth.

      One caveat: Because stairs down to the flat are steep and uneven, mobility-challenged travelers may find access difficult. We had no problem at all.

      So, yes, we'd definitely stay at Fred and Iris' place again...I just hope it's soon!

      Home away from home

      This apartment was recommended to us by friends who had stayed here previously and it is a 'home away from home'. We had our adult daughter staying with us and were pleased to have separate bathroom facilities. The kitchen is fully equipped with modern appliances. It is a treat to have a quiet courtyard in which to sit in central London. Service is excellent with detailed notes for everything including nearby recommended restaurants. Fred met us on our arrival at nearby Paddington station and guided us to the apartment. With roadworks and blocked off roads the walk to the station was further thsn it would normally have been. The stairs leading down to this basement apartment would not be suitable for anyone who has difficulty negotiating narrow, uneven stairs. We would have no hesitation in staying here again or recommending this apartment to family and friends.

      Peaceful retreat in a busy city!

      Loved our stay in this well appointed apartment. We were a family of 5 and the apartment was huge! Plenty of room for our teenagers to each have their own space. The owners were so helpful from the time I made the booking until we sadly had to leave! We were met at the apartment and shown all the workings, as well as things to do in the area, trains, buses etc. They went out of their way to assist us and amenities in the apartment were second to none. The location is in an excellent area, walking distance from Paddington train station which is a main line, buses are nearby if you wished to use. Overall a wonderful experience and we would not hesitate to stay here again and recommend it to others travelling to London. The only negative would be if someone was aged or in a wheelchair as there are probably a dozen steps to descend to the apartment. The thing that really made it extra special was Fred and Iris's thoughtfulness, supplies in the apartment, food in the fridge to get us started, Oyster cards for train travel...all the little things that tired travellers didn't need to worry about. Thank you for making our stay in London memorable.

      7 of us stayed for 5days at this lovely, superbly clean and spacious apartment in the heart of London. Been to London many times, but this is the best experience so far as compared to staying in those expensive and space limited hotels in London. Value for money indeed. Loads of space for all 7 of us plus our luggages:):):)Looked slight rundown from the outside, but was relieved as the newly-refurbished apartment with such modern touch was really amazing. Location wise was really awesome (minus the bus diversions so we had to walk a bit to the bus stop; used to be right in front of the apartment). Will definitely recommend this place especially for family & it'll definitely be our accommodation the enxt time we re-visit London:)

      A wonderful place to feel at home

      We stayed here for a week in December. Everything about the flat was as advertised. It was very comfortable, easy to feel right at home in. The location, for us, was just perfect. We love riding the trains and buses and didn't mind being a little "out of the main loop". We had hoped to have our family join us, but unfortunately that didn't happen. We would definitely stay here again. In fact, we tried to book it for a week in June, but it was already booked. It will stay on our lists of places to stay. One wonderful perk - a computer and a printer which was invaluable as we had to reschedule flights etc. quickly.

      Convenient apartment in London.

      We spent 10 nights at this apartment, encapsulating Christmas and New Year, and it was brilliant. This included cooking and eating Christmas dinner for 6.
      The apartment is below street level, necessitating navigation of some steep stairs with a sharp turn; not unusual for London apartments. Fred's directions and instructions were effective, and we had no trouble finding it or getting in. We caught the tube from Heathrow to (and from) Paddington, with luggage, and all was fine in that regard.
      Shops and restaurants are nearby, as is Hyde Park if you fancy a walk or a jog. Public transport - double-decker buses as well as Paddington Station for trains and the underground - were near-by.
      The apartment, inside, is well appointed and modern, with stainless steel cooking arrangements (hot plates, oven, extractive hood, dishwasher, etc), large fridge/freezer with ice-maker, and all the cutlery, crockery, glasses and pots and pans you need. There's a big screen TV, DVD and even remote controlled lamps in the lounge, a lap-top and printer for guest use, and Wi-Fi through-out. We did loads of (clothes) washing while we were there. The kitchen has a surprising amount of food and drink available (replace what you use), as well as toiletries in the bathroom. It was warm in the apartment.
      Despite being below street level, there's a little garden at the back, and the bedrooms look on to it. We even had a visit from a kestrel or falcon that had caught another bird and was merrily devouring it outside our window.
      There are other useful touches, such as oyster cards for public transport (please replace), umbrellas, shopping baskets, and maps, as well as pages of information and tips from Fred and Iris. There were even some Christmas decorations. Fred & Iris were overseas themselves when we were there, but kept in contact to make sure that all was okay whilst we were there.
      All in all, the apartment suited us well.

      Lovely flat in London

      We had a wonderful 3 night stay in late Thanksgiving. The apartment is absolutely beautiful. We were 4 adults and 2 young children. The stairs are a bit steep, but we just took them slowly. Two members of our party were older (79 and 65) and they had no real difficulty navigating. The arrangement of the place is just perfect, and the furnishings are lovely. It's very nice to have a few eggs, bread, coffee, and wine provided. You just buy replacements as necessary. We would definitely recommend this place to others staying in London.

      Location and Quality

      A majority of reviews have focused on the apartment and the McLeod's. I assure you that both live up to the reviews, they are a great couple willing to share a ton of valuable information and the apartment itself, is beautiful, spacious and well maintained.

      However, what most reviews don't comment on is the location. The apartment is extremely well located, with Paddington just over one block away, but also three major bus lines that will take you to basically everything tourist related in London less than 1/2 block from the front door. All three lines either run or 24 hours so, the apartment is easily reached at all hours of the day. Armed with an Oyster card, which Fred and Iris provide, you can scour the City from here.

      In addition, the taxi rank at Paddington is one of the busiest in the City and there are a multitude of bus lines and tube stops within a short distance. You can practically get to anywhere in the UK and really with the ease of getting to Heathrow, anywhere in the world easily from the flat.

      In summary, very pleased with the apartment, the McLeods and the location, we highly recommend it.

      Great apartment - fab location, exceeded expectations

      We were a group of 4 females - 2 adults travelling with 2 teenagers aged 17 wanting a comfy, well located apartment for our 4 night stopover in London. How glad we were that we chose this apartment to stay at! The photos were good, however when we first walked into the apartment, it exceeded our expections!

      Great, quiet location in Bayswater, felt very secure and only a few minutes walk to Paddington Station/Underground and close to Hyde Park, Notting Hill, Little Venice. The apartment had a spacious kitchen and lounge area - what a relief it was to come "home" to this base after the end of some long days sightseeing and be able to put our feet up in such comfort!

      Fred and Iris had thought of absolutely everything that you could possibly want or need to make your stay comfortable, just to mention a few things: hairdryers, straighteners, even bandaids and pantry essentials! They even thought of a shopping trolley to make the visit to the local supermarket for supplies just a few blocks around the corner much easier!

      Fred and Iris went to a lot of trouble to give us excellent information on what was around the area, tips on where to eat, where to shop, how to get around - there were quite a few dining options just in the surrounding streets if you wanted to eat out. As the kitchen was so well equipped, we prepared a good cooked breakfast daily before starting out and only ate out one night at one of the nearby Greek restaurants as we were happy to prepare dinners to eat in the apartment on the other nights.

      Negatives? Only that we weren't able to stay a few extra nights and explore the area a bit more - must try out that pub lunch that Fred recommended on our next visit! Only other thing is that being a basement apartment, navigating the steps with big suitcases could of been a bit difficult but Fred was there to even help us with these on our arrival and departure.

      Would highly recommend for families or couples travelling together.

      "An amazing Rental"

      Westbourne Terrace was even more than we expected.
      On arrival we were warmly greeted by Fred and Iris who efficiently and proudly gave us a tour of their jewel of a flat that had just about everything... even the immediate basics in the fridge to give one a good start to the next day.
      The flat was spotlessand all of the cupboards were neat and organized.
      The weather was superb during our stay and we enjoyed the gorgeous little terrace.
      Eight days at Westbourne was magical .. it even came with a porta crib which allowed our little grandson to come for the occassional sleepover.
      Fred and Iris you are amazing and it couldn't get better than this.
      Looking forward to our next stay.

      A home away from home

      Our stay started with a warm welcome from Fred who met us at Paddington Station and walked us to the apartment which was only 5 minutes away. Everything you could wish for was provided - food, milk, toiletries, Internet, telephone - even oyster cards. The apartment was clean, roomy, comfortable and in a great location. We were only 5 minutes from Paddington Station, 10 minutes from Hyde Park and only a few minutes from a large variety of shops and restaurants. It was wonderful to come 'home' at the end of the day, make a cup of tea and sit in the pretty courtyard. We were a party of 5 adults and 1 teenager and it was wonderful to have so much space. I would highly
      recommend this accommodation to anyone travelling to London - especially if you are a family group. Thank you Fred and Iris for making our stay such a wonderful one!

      Lovely, well-located apartment

      The McLeods' apartment is a lovely, spacious 3 bedroom that makes a wonderful base for visiting London. It is well located near several Underground stops and Paddington Station & is walking distance to good restaurants and two markets. The kitchen and baths are modern, the beds are comfortable and all 3 bedrooms enjoy views of a charming enclosed garden and sitting area. It is perfect for families or couples or friends traveling together--the rooms are quite private. Though near a busy street, it is blessedly quiet and makes a great place to return after a day of sightseeing. It is a pleasure to have ample room to visit, relax or cook, if you wish. As an added bonus, you can start your day with a walk or run in Hyde Park, which is just down the street. You also have use of a computer and printer, which is handy. There is a rather steep set of stairs to enter the apartment, so it would not be suitable for someone with physical disabilities--but my 80 year old father did just fine.

      We stayed 5 days in London at Fred and Iris' apt. and have nothing but great things to say about this property and its owners.

      Starting with pre-planning and booking, Fred was very diligent in communicating all major details about location, terms and conditions of the booking contract, etc. No hidden fees, no fine print/no surprises.

      The apartment itself was exactly as described. It is a fully functional flat, well-stocked with cereal, some drinks, bread, coffee, tea, etc, so you don't have to run to a supermarket to buy basic items upon arrival. The only condition is that you replace what you consume as a courtesy for future guests. There is also a laptop with broadband internet connection, a color printer and a strong, wi-fi signal (free but password-protected - Ask Fred for the Ssid and password)which is extremely convenient to check your email, etc via smartphone without incurring in data roaming fees.

      Location is another winner. Very close to the Paddington tube station, you are within 10 minutes of any attraction on central London. There are many restaurants plus cheap souvenir places in the Queensway area which is only 4 blocks away from the apartment. There is a Tesco express in Paddington for your grocery needs. Whatever it is that you need, just ask Fred and he will point you in the right direction and it will be close to his apartment.

      Fred and Iris are simply fantastic to deal with and in constant communication and support before and during the trip. They enjoy traveling and have a good appreciation of what is what people look for during they stays away from home and they have made sure to fill those needs in their apartment.

      I would highly recommend Fred and Iris' apartment to anyone except for those who depend on wheelchairs for mobility as there are 15-20 steps to get to the apartment

      We thoroughly enjoyed our stay in London in no small part due to the convenience of this property. Located very close to Paddington station with easy access to the underground and surface rail lines made this the perfect jumping off point for our daily London and environs explorations. Within walking distance are some terrific places to eat but we were really impressed by the well-equipped kitchen that allowed us to cook our own meals with ease if we wished. A clear set of instructions are provided to get the most out of the amenities in the property including wi-fi, laundry, satellite TV, international calling, etc. Helpful directions to local eateries and groceries are also included. The check-in was easy and we arrived to a very clean, well-appointed property. Fred called us himself to ensure we had no problems settling in. The stairs down into the property are quite steep and you have to be a bit careful hauling full suitcases down. However, the basement location also made it a very quiet, cool place to stay and gave access into a great little courtyard for morning coffee and breakfast. Overall, we had a terrific experience and will definitely try to book it again when we are back in London.

      We recently had a wonderful stay at this spacious flat. The owners took the time to meet us at the train station and orient us to the area. Conveniently located close to several tube stations and supermarkets within 10 minutes walking. Also within walking distance from Kensington Gardens and Hyde Park. We enjoyed sitting out on the back terrace - a luxury in this area. Flat was well stocked with all supplies necessary (toiletries, food items) plus many more extras! We would certainly recommend to couples and families, we have 3 children, ages 6, 8 and 16 and everything worked out very well for us.

      This flat is located very close to Paddington Station with numerous local amenities. The apt itself is beautifully refurbished and well stocked with the necessary supplies to start your vacation. The owner was a pleasrue to deal with. Stairs down to the flat may inconvenience those with mobility problems, but otherwise I would recommend the apt without reservation.

      We where traveling with my husband's parents for a 50th anniversary trip. The flat is very clean and comfortable. The patio/garden looks nice but too cool during our visit. It has all the amenities of home including hair dryer and flat iron. There is an approximately 1/2 mile walk to the tube but is a very nice stroll. It is a tube's ride away from all the sites and Fred even had "oyster cards" which we were able to utilize and leave for the next visitors. Our only wishes would be a map showing where the larger grocery store is situated or a list of names for a few restaurants. It would not be suitable for people with mobility challenges since there is a very steep/curved staircase to reach the apartment.

      There are no words to describe how wonderful it is the apartment. Beginning with the situation, 2 minutes Padington station by train and two subway lines, a short walk away from Hyde Park, in defining a great location.

      About the apartment: clean, comfortable, all the positive adjectives are applicable. It's beautiful. It has everything you have in your home. You feel like you're at home, with all your belongings. Incredible!

      In the fridge you have what it for breakfast and the kitchen is ready to cook whatever you want.

      The owner, Fred, is very friendly. At all times have been available if we needed anything.

      Fred, we congratulate you very much for the apartment so wonderful that you have. We recommend the apartment to anyone who wants to spend a few days in London with the feeling of being at home.

      This is a great flat and exceeded all expectations.

      The flat was clean, well maintained and stocked with some basic grocery items (a nice touch). A family of 6 (2a4C) stayed over winter and had no problems with central heating or hot water.

      The flat is just a few easy minutes walk from Paddington tube and rail station which is very handy when catching the train from Heathrow airport and then throughout your stay whilst using the tube.

      The flat is also close to the Kensington gardens which is great to have a play/run/exercise.

      There is two small grocery stores at Paddington station where you can purchase most food items that can be prepared at the flat, the flat has a oven, cooktop and microwave with plenty of utensils.

      The flat also has a washer and dryer which is very handy.

      All emails from the owners were quick in response and provided all relevant details and information on the flat. We had no problems with the return of the security deposit.

      There a few narrow stairs to gain entry to the flat so it might not suit people unable to use stairs?

      I would strongly recommend this flat for staying in London!

      If you are looking for an apartment in London as a base for your stay then look no further!!! I would highly recommend this apartment to anyone.

      We recently spent 3 nights (not enough) in the apartment with our 2 girls aged 13 and 11 and had a fantastic time.

      It is located in a beautiful street a couple of minutes from Paddington station. It is so easy to get from here to all tourists attractions either by foot or transport.

      What you see in the pictures of the apartment is what you get. It is large, clean and modern but is also a very warm and comfortable apartment. One of the best things is the way Fred and Iris run the apartment. They provide you with some basics on the first day such as milk, bread, orange juice and eggs etc. They have also stocked the kitchen with other items which you can use. Brilliant!

      The comunication and instructions prior to our arrival were fantastic. Fred met us at the apartment when we arrived and showed us how everything worked. He provided Oyster cards and information about great restaurants and places to go. He really made us feel at home. We wanted for nothing.

      Will definitely stay here again next time we visit London. Thanks Fred and Iris for your hospitatlity.

      From the title, you can see that we had a variety of needs! This amazing 3 bedroomed, 2 bathroomed immaculate flat 3 minutes walk from Paddington station was the ideal place for us to stay!
      The appartment was spotless, and when Fred and Iris greeted us they gave us so much useful information (number 15 bus!!) and suggestions about things to do in the area, around London which would suit our needs. The flat was a perfect place for both our toddler and grandmother to relax in and there was plenty of space for us all. Naturally, we had lots of questions about the booking, which Fred responded to immediately and with good advice about parking etc...
      So whatever the composition of your group, if you want a small piece of luxury for the same price of a below average hotel... investigate this flat further

      I spent 3 days with my parents and 2 sisters in this apartment. It was so great time.. This apartment has Everthing to make our stay comfortable. I could feel owner's consideration for visiters very well.

      1. the location

      Very easy to take buses for main places of London. No23 bus directly took us to oxford street-picadilly circus-traffalga square. There were another useful buses. Paddington tube station was also close, so it was really easy to go to the Heathrow airport.

      2. the apartment

      actually, I was very tired when I arrive there, because some of the tube line was closed and I didn't know that. so I transfered subway line and took the bus. But I was reenergized by getting a warm welcome from Ellie, seeing clean, well decorated and perfectly equiped spaces. My family was happy to find this apartment.

      I would recommand this apartment to everyone, especially travellers with family.

      Our family just returned from a wonderful week in London. We truly enjoyed staying in Fred and Iris's Westbourne Terrace flat. The apartment pictures and amenities were exactly as advertised, no unexpected surprises, only pleasant ones! And they started with Fred waiting on our taxi as we arrived from the airport. We travelled with our three teenage children so being able to cook, make coffee or watch movies (there are 200+ titles to choose from) made each day so much more enjoyable. We may never stay in a hotel again! The proximity to Paddington Station was great for getting around London. And with Hyde Park just down the street, the boys even got in a little soccer! Fred and Iris truly have thought of everything to make your visit comfortable and effortless.

      The apartment was spacious , beautifully decorated and spotlessly clean. The owners , Fred and Iris, were on hand when we arrived to show us round the apartment and provide welcome hints and informaton on where to go and how to travel . Unlike other apartments I have rented, all essentials ( basic groceries, shower gel, shampoo etc) were provided , even Oyster cards were available to use on the local transport. Apart from the steep stairs, which the advert warns you about, I could not fault this apartment. Very close to Paddington, so easy to travel to all the tourist attractions. Fred and Iris were friendly, helpful, professional and a joy to deal with. I would recommend a stay here to anyone.

      This apartment was roomy, modern, clean, and had all the amenities, including fully equipped kitchen, satellite TV, and computer w/ internet. It was perfect for us and our two young adult sons. The friendly and accommodating owners were there to greet us and provide information on London. They stocked foods like jelly, coffee, and margarine, and had even bought milk, juice and eggs. The flat was a very good value. Location was great - two blocks from Paddington Station, and within walking distant of Hyde Park. We have recommended this apartment and would absolutely stay there again. The only limitation for some would be that the apartment is a lower flat with stairs.

      The service provided by Fred and Iris was fantastic. Fred's assistance in directing us to the house, leading us to Heathrow to drop off our rental car and then driving us back to the suite with a tour thrown in was beyond our expectations. The advice we received from Fred and Iris regarding our sightseeing was very helpful. We also received a very thorough orientation to the suite and its amenities.

      The suite is beautifully decorated and very clean and spacious. It has all the appliances, including a clothes drier (a rarity in our experience in the UK). The little plant-lined patio gives the opportunity to enjoy fresh air in privacy and comfort. We made use of the extensive CD collection as well as the TV and DVD player. Towels and bedding are plentiful, and the kitchen is stocked with many of the basic food items required.

      The appartment is two blocks from Paddington Station , very well located for taking in the city's sights. Fred and Iris have supplied oyster cards which saved us the start up fee for economical use of the city transit system.

      There is a very good grocery store (Waitrose) a few blocks away and the suite is equipped with a cart for hauling the groceries home.

      The single beds are probably more suitable for children than for adults.

      Iris und Fred McLeod sind sehr nette, hilfsbereite und großzügige Vermieter. In ihrer überaus komfortablen Wohnung haben wir (zwei Ehepaare mit je einem Jugendlichen) 4 angenehme Tage verbracht. Die Wohnung ist so geräumig, dass wir sechs Personen uns nicht auf die Füße getreten haben. Die Einrichtung lässt keine Wünsche offen, lediglich eine Kaffee- maschine fehlt, ein Filter ist jedoch vorhanden.
      Auch PC mit Internet, WLAN,Großbild-TV und Festnetz stehen zur freien Verfügung. Bequeme Betten und die ruhige Lage garantieren einen guten Nachtschlaf. Dennoch liegt die Wohnung nur wenige Minuten vom Paddington-Bahnhof, div. Geschäften und Restaurants entfernt. Wir würden jederzeit wieder bei Iris und Fred McLeod buchen.

      A clean and high standard living close to the central of London. It was easy to find the way to everything you want to see in London. Take the bus 15 towards Blackwall from Paddigton station (2 minute walk from the apartement) and you will have a good start to your trip. From the pus you will see Marble arch, Oxford street, Piccadilly circus, Trafalgar square, The Tower of London, Tower Bridge etc. Recommended!! Fred and Iris who own´s the apartement were really helpful and nice. We were 5 adults and 2 kids (4y and 1,5 y) and it was enough room for all of ous.       emails to the good bye at the end we have truly
      felt welcome.
      Thank you for meeting us at the apartment on the
      very cold first night we landed in London and for
      taking the time out of your life to spend that time
      with us.
      The apartment had everything we needed to make it
      feel like home and it was a blessing to have
      something in the fridge for the kids breakfast in
      the morning.
      It was lovely to come home after a cold day sight
      seeing and I always looked forward to that !!
      Thanks to Fred telling us what bus to catch made
      travelling all over London a breeze (with 4 kids)
      And for the great advise on what to do with the
      kids !
      Being within walking distance to the Paddington
      Station made every bit the difference to our stay
      and even just being a short walk to Hyde Park made
      for a lovely outing with the family when sight
      seeing got to much....

      We will always treasure our time in London and it
      all comes down to having a great place to stay.

      Fred and Iris were worried about the front stairs
      but under adult guide this isn't a problem for
      little people.

      We have told every body we know who travel about it
      and hope to hear some more wonderful stories.

      We have just spent 3 nights staying in this fabulous apartment and wished it was more. We were greeted by Fred who being a very organised person had everything in the apartment we could possibly need. Including oyster cards,timetables, restaurant guides, bread, butter, jam and eggs in the fridge.
      Also supplied were all cleaning products one could possibly want.
      The apartment had free internet,phone and foxtel.

      We used the apartment over a weekend in February to celebrate my father's 60th birthday - six people in total.

      Fred and Iris were there to meet us and provided a lot of very helpful information about the apartment and local area (and further afield). There are also lots of guide books at the apartment.

      The apartment itself is furnished to a very high standard and is huge! The lounge and kitchen are good sizes, as are the bedrooms. There is also a nice dining area which we used a lot. The third bedroom, (which has a single bed) can also accommodate a 'put up' bed, meaning that 6 people can stay here in comfort.

      The apartment was well-stocked with milk, tea and coffee when we arrived, and had all the things you needed to make yourself feel at home (the kitchen in particular was well stocked with cutlery, crockery and cooking utensils) - it really is a home from home, and even has a laptop connected to broadband internet, printer, dvd player and huge plasma TV which came in useful!

      The apartment is a 3 minute walk from Paddington station - 10 min walk and you're in Hyde Park. A leisurely stroll to Buckingham Palace (via Hyde park) took us around 45 mins, and 30 mins you can be in the heart of Knightsbridge.

      The tube at Paddington is only 5 mins away. There are local supermarkets, (Waitrose) takeways and restaurants within a 5 min walk and it was a real added bonus being able to eat in some nights after a lot of walking in London!

      I can't rate this place highly enough - I'm so glad we chose this option as opposed to a hotel (and other apartments we'd looked at) - it does work out a lot cheaper and you have the added bonus of feeling like you are at home, rather than in a bland hotel. The location also makes this an excellent place - close enough to get to all the major attractions of London, far enough out of the city centre so that you can relax.

      They were away themselves on holiday but as soon as we stepped foot into the flat we received a call from Fred to ask after us, then another call in 10 minutes to give us a phone guided tour.

      It is a stunningly beautiful flat, the photos are accurate and it has the feel of someone's much loved home without the feeling of it being too well used. It is in pristine condition and decorated in luxurious style.
      Everything you would want for your stay is there from a superbly convenient position close to transport and convenience shopping to wireless internet but also a desktop computer and printer; free phone calls to many countries; toiletries; well instructions; well stocked kitchen with condiments and even cereal; making a meal was easy with lots of cooking implements and pots (even a rice cooker for an evening when we wanted a very simple meal!) adjustable heating; 2 bathrooms; books and an amazing array of DVDs and so much more that space would probably not allow me to enumerate!

      We always try book premium accomodation when we travel and we unanimously have rated this self-catering accomodation as the best we have ever booked in terms of location, convenience, amenity, cleanliness and comfort.

      We were able to stretch out a little (one bed each as we requested the spare bed) after being squashed into hotel rooms during previous stops on our itinerary and there is plenty of room to move about. We did not use the courtyard as it was too cold in London at this time.

      Fred has been charming at all stages of communication and never once did I have any concerns. He also introduced us to Lucas who organised our transport from Heathrow. What a team!

      What a Find!

      We've just returned from a six night stay in this immaculate property, and can unequivocally recommend it. Our trip was business for my husband, combined with a little sightseeing with me, so this apartment was perfect for our needs. The location is ideal, being near Paddington - you can take the Heathrow express and be at the apartment in about a half hour from Heathrow, then day tour using the tube and rail system. There are three nicely furnished bedrooms and although it was just my husband and myself, this flat could easily accommodate a larger family. I was impressed with the quality of the finishes and the fact that everything is in a fine state of repair. I have stayed at many rentals sourced over the internet, and have experienced how a place can look different in person compared to the pictures provided. The pictures DO give you a very good indication of what this unit looks like - (yes the kitchen actually shines like that). It was great to be able to do a load or two of wash and carry a lighter suitcase. Nice modern marble bathrooms, plenty of hot water and good water pressure. My husband said, "What a find!" - we spent less than we would have at many hotels, and enjoyed many times the space and facilities we would have had in a hotel room.

      Fred and Iris are as described in earlier reviews, very charming hosts and very helpful about answering any questions or concerns. Fred even contacted me from Australia, where he was visiting, to answer a question about the wireless internet.

      We had dinner at several local restaurants, 1/2 mile or less and very walkable from the flat:
      Le Cafe Francais - "Affordable luxury gourmet" - by Whitely's - delicious meal in a lovely dining room.
      Spice of India - on Bathurst St. - good Indian and good value
      Tiroler Hut - Austrian food with live music, downstairs on Westbourne Grove near Whitely's. A little loud, but tasty and an adventure.

      Directions to the apartment, instructions on facitlites, equipment, etc. & security were faultless. We really appreciated the sms welcoming us as well as follow up after our stay & the store of food & snacks provided.
      The apartment was in great condition, well appointed & had everything we needed for 4 adults & 2 children. The extensive DVD & CD library were really a great source of entertainment for us.
      Best for us was the location & the 'comfortableness' of the apartment.

      we loved our weekend in London and the stay in the apartment of Fred and Iris.
      Beautiful luxurious furnishing, close to Paddington Station. We really felt at home!
      Fred and Iris provided us with everything we needed. Breakfast in the fridge, coffee/tea. Even Oystercards were there to use.
      We would definitely go back there for another stay in London!

      Our family of 4 adults and 1 child stayed in this apartment for our first trip to Britain from Australia.We loved the space,the kitchen,the beautiful flowering courtyard and the outstanding proximity to public transport.We also loved the inner city feel of Bayswater/Paddington and the 5 minute walk to Hyde Park.Fred and Iris were so lovely and friendly,as well as helpful.The apartment was very clean and just as portrayed on the internet.The only thing we didn't like about this apartment was having to leave!!

      This apartment is modern and extremely well fitted out with every convenience you will need for your stay. This is the second mini break we have enjoyed there and the standard remains high.
      One of the best features is its location, with Little Venice a five minute walk away and Paddington Staion with its Underground, buses and taxis an even shorter distance. It is family run, which accounts for the attention to detail, and the owners, Fred and Iris made us very welcome and provided us with good information on where to go and what to see.
      One of the nice touches was that they provided local transport "Oyster" cards complete with £5 credit wich saves you the bother of having to find the machines. The idea is to leave them topped up with the same amount, ready for the next guests.
      Iris also provided us with a fridge full of the essentials and even a bottle of wine! Not the sort of thing thatyou get with commercially run properties.

      There are a number of good reasonably priced restaurants within easy walking distance. One night we had the first course in a Lebanese restaurant, main course in an Italian and finished with desert in the local pub!

      Another local pub, (whose name unfortunately escapes me but is a mere 3 minutes walk away!), The has one of the longest running Comedy News Reviews in London. It is held in an intimate venue above the main Pub and holds a maximum of about 50 people. The tickest are around a tenner, but make sure you book as it is very popular.

      All in all a fantastic place to stay in Central London. Roll on the next time!

      This is an excellent apartment in a great location - we loved it

      We stayed for four nights during the October half term break with our 3 kids aged 5, nearly 7 and 8.

      Fred and Iris are really professional and make everything clear from day 1. They couldn't be more helpful to us ... starting with Fred collecting us at the Platform at Paddington Station and taking us on the short walk to the flat continuing with providing us with the loan of two Oyster cards which are the only way to travel on the tube .... the kitchen was well stocked with food to get us started. Fred and Iris took plenty of time to show us around and also to advise us on where to go and what to do in London.

      The flat is clean modern and very well equipped with toys and books for the kids and a very impressive DVD colection which we availed of each evening! The computer with free access to Broadband internet access was great for booking tickets to the London Eye googling which tube was nearest to where, finding discount vouchers to restaurants etc. printing boarding pass for Aer Lingus.

      There are steepish steps down to the apartment but this was not a problem as our youngest was 5. We all loved the space and freedom as opposed to a hotel room and were within easy reach of the tube and central London.

      The ensuite bathroom is a wetroom and this was huge hit with us and our kids enjoyed nightly showers after a busy day exploring a great city to visit. Even helped to clear up the youngest's cough.

      If there are any issues Fred and Iris are easy to contact and very responsive.

      The apartment to us was excellent value for money and was a major part of our enjoyment of a great week in London.

      We would have no hesitation in recommending it to any potential visitors.

      Do not hesitate to choose this apartment.
      Very nice place to stay, Paddington station right around the corner and short distancies to nice restaurants, shopping and sights.
      The apartment itself was even better than described in the web page. Excellent equipment all around the apartment. You dont need to bring more than your clothes and shoes:)
      We can strongly recommend this to everybody. The ownwers are very nice people. And EVERYTHING was in perfect condition.

      Great location, like new, spacious, very clean and quiet apartment and so well equipped including pc with broadband, kitchen having all that is needed etc etc.

      The owners are very helpful and will provide a lot of information to help you to get a good start with your holiday in London.

      Only the stairs from the street to the apartment are not suitable for everybody.

      Our family of five really enjoyed staying in this apartment.
