NB: Christmas and Easter weeks are considered high season:
A security deposit is required at your arrival and is completely reimbursed at your departure in case no damages occurred.
The price includes: Cold and warm water, gas for the kitchen, electricity, wifi internet access,1 set of linen and towels, initial and final cleaning.
Extra costs are extra set og linen and towels (15 Euro each) and heating (for winter season).
Don't hesitate to contact me when you feel these rates are too high or too low for you or when the dates look like booked in this calendar.. I might have an alternative for you!!!
If you are a big group we can also rent you our beautiful dependance Sassicaia situated just in front of the main house, with the double bedroom, the private bathroom, the small living-room with lovable fully equipped kitchen and private garden..

Thanks Patrizia & Monica for the bella casa and hospitality. There is no better and we are grateful. The cottage has castle qualities, yet practical while offering breath-taking scenery, quiet peacefulness, and a relaxing rest like no other. We were 3 sisters with our mom--each with our own bedroom--plenty of space, yet cozy together time. We loved the banquette dining space, our little coffee maker and the walks (runs) in the morning. We saw deer, goats, chickens, and local residents on our adventures. All lovely, Gracia!

An amazing experience in a beautiful setting...Patrizia met my wife and me, our daughter and her partner in Lucca and we followed her to "paradise". Patrizia and Renzo showed us around the property, made us coffee and were so friendly and welcoming.
Casa Patrizia is a charming, rustic stone farmhouse - so clean, comfortable and full of character. The farmhouse grounds are very well kept, with beautiful rose bushes, fruit trees and a relaxing outdoor area. The views of the Tuscan hills are stunning and the experience of looking at the full moon from the upstairs bedroom is something we will never forget! :)
The surrounding areas have much to offer visitors and the scenery so magnificent that it often takes your breath away!
The local bar is a must to visit. The food is fantastic! Thanks for your recommendation and for your company at dinner, Patrizia and Renzo.
So thankyou both for the amazing days at your farmhouse. We hope to visit again very soon!

We enjoyed four nights at Casa Patrizia as a group of five friends. The house is a lovely old (but restored and well-maintained) farmhouse in a small borgo near the village of San Cassiano. Just note that there are some steep stairs in the house to get up to the bedrooms.
It is quite secluded, which was perfect for us, and incredibly peaceful with the mountains rising up behind the house, and beautiful views from the front.
Patrizia met us in Lucca and guided us to the house, which was great. She gave a great welcome, made us coffee, showed us everything we needed, and was wonderfully friendly.
The village of San Cassiano is walking distance (at least 20 minutes!), and has a great little restaurant. A bit tricky to find, on the right hand side as you come through the second part of the village. Bagni di Lucca is good for grocery shopping.
The house was very clean, comfortable, kitchen was fine for us, and overall we just really enjoyed our stay!

We spend 3 weeks in casa Patrizia with 6 teenagers and we loved it. We rented Cassicaia as well (for the parents) whilst Casa Patrizia was left to the kids. We enjoyed the garden with the pool and the view towards Mount Prato Fiorito. Patrizia and Renzo were very friendly and helpful. We did some hillwalking nad made many trips to the beach at Viareggio, lucca/Firenze etc.
We found the holiday extremely relaxing. -

From the moment we met Patrizia and her family, we knew that we were in good hands. The welcome was warm and genuine. The house was everything we wanted with the added bonus of a plunge pool, which was an immediate hit with our two children (6&8 yrs). It took just 10 mins from arriving for them to be in the pool! The area offers tranquillity away from the hub of the valley. S.Cassiano, the nearest village has two bars, one of has the best home cooked food. This house and its location, is something for someone who wants the choice of either staying at home and soaking up the atmosphere, or doing down into the valley and discovering the delights of the region. We will definitely be back.

A memorable experience in one of the most beautiful settings in the world with a stunning panorama across the beautiful mountains of Nothern Tuscany.
The grounds at Casa Patrizia are lush yet well manicured, and you should expect to see some wildlife like deer(bambis) and porcupines.
We were all amazed by the setting which is far more dramatic than the photos on the website would lead you to believe. The old farmhouse is rustic and beautiful.
The area is extremely friendly, and charming local Trattoria's are close by.
Patrizia and Renzo went out of their way to ensure we had a a wonderful visit. I can't say enough good things about them or the Casa Patrizia.

Everything about Casa Patrizia is magical. You feel like you have entered another century. From the beautiful wooden door and window shutters to the rose garden and hilly landscape in the backyard, you have your own private Tuscan villa. We enjoyed walks in the forest, views of the sunrise and sunset and lounging in sun in the afternoon. The quaint restaurants along the way served some of the best meals we had while in Italy.
Casa Patrizia had all of the accomodations we wanted. 2 bathrooms, a wonderful kitchen, comfortable living room, laundry room, outdoor dining table and lounge chairs. The entire home is decorated beautifully. We loved our stay there and would definitely go back. We highly recommned renting a motorcycle, as the drive is so beautiful with winding roads, creeks, flowers and wild cherry trees. -

In September 2010 we - four adults, age 40-60 - spent a pleasant week in Casa Patrizia. The landlady, a very friendly and open-minded, cosmopolitan person, who speaks fluently English, German, Norwegian and of course, Italian gave us a warm welcome and a good introduction to the house.
The Cottage and the Dependence both are in an excellent condition with many appealing details, offering private atmosphere and inviting to a relaxing and quiet holiday. From the cottage you enjoy a picturesque view onto the hilly forests of the Northern Toscana. The Casa is situated in a group of cottages 2 km from the next village, remote of traffic, surrounded by nature.
The area is good for hiking tours in the surrounding highland. It is also worth visiting the typical villages of the Lima Valley. A one day tour to the fascinating historical city of Lucca is a real must. Altogether we felt very comfortable from the very beginning and would love to come back another time.
