We brought a group of handicapped children to Florida and rented 4 Condos and 5 parking spaces. We used 3 of the parking spaces for cars and put a small trailer in one of the remaining spots. The trailer fit easily within the designated parking space and had over 6 feet of unused space in front of the designated space. As a courtesy, I asked the guest in the space next to me if the trailer was a problem and he said "absolutely not". Later that afternoon, I got a call saying I had to move my trailer because one of the residents complained (apparently he had a previous dispute with another condo owner). I explained that we were a nonprofit working with handicapped children (as noted on the trailer) and I could move it in the morning. I was told that if I didn't move it immediately, it would be towed away. Nice! When I explained that this requirement wasn't listed in the contract they agreed and also said it also wasn't even listed in the condo bylaws. Felt like I was reliving a Seinfeld episode.

Great location. Everything you need is nearby. Had a few minor things that needed to be fixed and the management was there immediately. Not a fan of the Palmetto roaches,but,we were told it's Florida.

The six of us - wives and husbands - thoroughly enjoyed our stay at Las Brisas. Needless to say, the 14 days of sunny and warm weather in mid-January was a real bonus. The condo unit met our needs very nicely. The location is convenient for shopping needs and for visits to Tampa and St. Petersburg as well as surrounding communities. Pool was warm and inviting. (A minor quibble: You might want to check on the main patio door; it probably needs some WD40 as it was a little difficult to open and close.) Overall, staying at Las Brisas and Madeira Beach was a wise and very satisfying choice!

This was my second stay at Las Brisas, first time in #306. This spot is perfect for our diverse group: one grandma, two sets of parents, one 24-year-old kid and two pre-teens. On the beach, with a pool, two parking spaces, close enough to Orlando for a day trip, close enough to touristy John's Pass/Clearwater/St. Pete's ... yet also great for doing nothing but hanging out all day. Grocery store, ice cream, liquor store, dollar store, pharmacy all within 5 minute walk. What more could you ask for?

Great place to take your family. Location perfect. The people who own their condos are very nice and respectful an seem very sincere. The people who have rented units there for a week or two seem not to follow the same rules set forth by management because there is nobody to enforce it. Being a Canadian, in tradition we don`t complain unless asked. I didn`t make a call about certain people because it didn`t directly affect me or my family. Management should call each new occupancy they have scheduled in upon arrival. Greet them and asked if accomodations were fine and the usual address to confirm all the above. My thoughts are minor and should not discourage anyone from renting this family friendly enviroment. My total rating is 4.5 out of 5. P.S. Make sure nobody tries to screw you for your parking spot(s). Especially one in the shade.

d nThe bed linens and towels were thin and worn. The main patio door was so hard to open, my husband was the only one who could close it all the way. There was not one throw rug in the place. Great location and beach.

First time stay in Madeira Beach, with many years previously in Treasure Island. Las Brisas 306 was a pretty great place - good layout, enough room for 6 adults, enough kitchen equipment for a good home cooked meal one night, beach very close, dining/living room furniture great, beds fine. Property Management staff were great to work with before and during stay. Cleaning staff left wet bedding and towels in washer upon arrival. Washer/dryer older, but functional. Would likely return for another visit to Las Brisas 306.

Housekeeping doesn't use the washer/dryer, they bring in all clean linens and remove the dirty linens after every tenancy, perhaps they were left in there by the last occupants

The location was perfect, unit was very nice and well equipped.
No internet connection even after helpful staff supplied power adapter for DSL modem...and there is no working grill. Please tell owner about internet problem.

Overall it was nice. We love the location and that it is beachfront and also has a pool. The condo building is older and could use updates, such as the elevator which is very slow. The condo unit itself has nice updates and it looks nice inside. It could use a new dryer and washer. But overall it was sufficient for our needs and we would stay there again.

Very nice unit. Very clean and updated. Bed was a little on the soft side but that is just personal preference. Overall, great vacation spot, lots of things to do, and a beautiful beach to go along with it. We will be back!

Amazing view of the beach. Dolphins swam by the beach every day! We also saw a group of stingrays. Beautiful, quiet beach. The pool was clean and never busy. Lots of chairs at the pool. Property is within walking distance to grocery store. It is on a busy street so it can be noisy for the two bedrooms that face the street. Property was clean and comfortable. Lots of space for the 6 of us. Supplies are extremely limited - hardly enough soap to do a full load of laundry. Overall, we were very happy with the property and we would stay there again.

Overall the unit was very nice. Could use additional bath towels and washcloths. Had to purdhase some. Was not happy that the AC was locked out at 72 degrees for the lowest temperature. It should at least go to 68.

We had a wonderful vacation at Las Brisas #306 with Waterfront Realty. Waterfront made the whole reservation process a breeze. The unit was fantastic! he only downside to the week was a somewhat uncomfortable master bed and linens. Everything else in the condo was perfect, 2 large tv's, excellent appliances, snad toys and beach chairs, great kitchen, and a spectactular view. We will be back!

We spent a great week at this condo. We loved sitting on the balcony overlooking dolphins in the Gulf. The unit layout is great. Kitchen was well stocked with dishes and cookware. We would definitely visit again if in the area and would recommend this condo to others.

Las Brisas 306 was a very nice unit. Lots of updates.
One downside for us was the air conditioning did not go below 72 degrees. We don't keep our house above 68 winter or summer so it was a bit warm especially for sleeping at night. The refrigerator did not work the best. Ice would build up and you needed to wipe up melted water from the bottom on a daily basis. I don't think the door sealed correctly.
We had painting being done on the balcony side of the building and also maintenance being done on the building next store. Drilling going on all day while at the pool and beach. Not the owner's fault. When booking, you may want to ask if any maintenance being done during your stay.
Some of the patio furniture broken. A table with some sling back chairs would be nice to be able to eat on the patio and are more comfortable than plastic chairs.
Otherwise a very nice condo unit. -

This was our second trip to this condo building. The condo was very clean and quiet and fit five adults comfortably in three bedrooms (there was room for one more adult). The beach was also very clean and quiet and great for adults and kids alike.

Las Brisas is a great place to stay, to relax and enjoy the sun. However don't leave things like beach chairs and sand toys unattended on the beach. We had all our stuff stolen right off the beach, so bring it up if you are going to be away from it.
