This villa was everything we had expected and more. The 2 story condo was located on the top (4th) floor of the bldg. It was quiet within the building but the streets were quite loud with people late at night. The 4 bedrooms were comfortable and easily slept our group of 9. The bathrooms were a little awkward. One was in a bedroom with clear glass shower and toilet rooms so it was not very private since we had 3 kids sharing that bedroom. The second bathroom was in another bedroom. This bathroom was the only room that felt it needed remodeling. The paint was peeling and the bathroom smelled of odor. The third bathroom upstairs was very nice but just a bit of a walk since all the bedrooms are downstairs. However, none of this was really that big of a deal and we really enjoyed our stay. The furniture was comfortable although not super soft. It felt very Ikea. The kitchen was well stocked for cooking although the dishes and cups were kept in a cupboard that was completely outside of the kitchen and across the family room. Not very convenient but we didn't do a lot of cooking there anyway. The terrace was beautiful and had a great large table. The indoor dining had two tables which seated all of us just fine. The villa felt very clean and the bedding was clean and comfortable.
The location was just a short walk to downtown, the palace, parks, restaurants and much more. We read great reviews about the restaurant just below our villa and it turned out to be very delicious paella. Definitely eat there if you stay here. They even boxed it up so we could take it upstairs and eat in the comfort of our home. Although the food was a little pricey.
Overall, the location was great. The management company had originally told us we had to go to their office to pick up the keys. However, we would have had to take 3 taxis to fit all of us (to the office and then again to the villa) and it was raining so they agreed to meet us at the villa with the keys. I think they should do this for every customer because it's a pain to drag your luggage to an office and then to the villa. Plus costly if you're taking taxis to both places. That's the last thing you want to do when you arrive from a long commute. But they did meet us at the home and we appreciated it. When we had any issues, they responded very quickly.
I would recommend this home to anyone. It was a nice place and met all of our needs very nicely. -

This was by far the filthiest place I have ever been in. Stained linens, brocken toilet, brocken lamps(littereally shattered), floors so dirty that they turned your feet black, spatters of ??? on the walls. It was so fithy that I was nauseated. "Friendly Rentals" solution to the problem was to have a cleaning crew come in for 4 hour cleaning. This helped a bit but they truely need to shut it down and do some major repair and maintenance. Dispite their aggreement that the place was in terrible condition they refused to give me my money back or a discount. They never returned to fix several brocken pieces of furniture or remove the shattered lamp.

Upon arrival, only two of the three toilets were working and only one of the three showers. The drier did not work. The apartment was very dirty. It took two weeks out of a four week stay to rectify the problems. No garbage pails for exterior disposal. The lone TV never worked. For two of the four bedrooms, the exterior noise level is so bad that even ear plugs do not work. For the other two bedrooms, the noise from the ground flor restaurant is also bad. The first floor entry door to the apartment building is a cage that requires key entry both upon entry and exit. The owner complained about the water usage because we showered every day!
