1. Arrivals and departures
Changeover day is generally flexible unless otherwise stated. We aim to keep bookings as close as possible, especially in high season. Arrivals are from 16.00 on the first day of the rental period and departures are by 11.00 (always time zone of Portugal) on the last day of the rental period. There may be some flexibility on arrival and departure times, which can be agreed accordingly in advance. Guests arriving at the property after 19.00 whom require meeting at the premises may be charged an additional 25 € and shall be advised of this on confirmation of the booking. If the customer wishes to leave before or after the date agreed in the booking, must to notify the agency. Departures before, we not return the money of the remaining stay. Departures later, the agency may deny the request in the event that dates in question are committed to other renter.
Bookings are temporary even though are agreed by e-mail or telephone, and be completely done after receiving a deposit of 30% of the full amount. The deposit must be transfered to our euro account within five working days. The transfer fees must be covered by the customer. After receiving the money, (website: hidden) will send to the customer a proof or a receipt.
3. Final payment
Payment of the full balance is required up in the check-in act in cash (euros) or by a bank transfer 2 weeks before the arrival.
The rates vary depending on the time of year and the duration of the stay, but always include all taxes and utilities. We offer special prices for long term rental during the autumn and winter (only from October to March). Linen and towels are always included in the rental price.
We have hired a multi-lingual customer support agency to make the handover of keys, cleaning and to take care of emergencies and practical problems (i.e. water/ electricity problems) without extra costs. We want to make sure that any such occurrences do not spoil your stay.
Additionally, the agency could offers some other services on demand of the customer, like arranging airport transfers, extra cleaning, laundry and more (not included on the rental fee).
Cancellations must be received by e-mail or by telephone. In the unhappy event that you have to cancel your reservation, we will make every effort to re-let the house. We only refund the reservation deposit if we successfully re-let the property. It is advisable to contract a holiday insurance to cover for this possibility.
Pets are welcome as long as they are well behaved. It may be required payment of 20 € per week or shorter stay. Shall be advised of this on confirmation of the booking.
The final cleaning of the property is included in the rental charge, however, we expect that all waste will be taken away including empty bottles. The property will be inspected prior to arrival and departure and all breakages must be reported immediately and refunded in full.
