Excellent public transport links to the city, a safe city swimming beach on Port Phillip Bay and Melbourne's famous sporting attractions. Just around the corner and within easy walking distance is the tranquil and historic St Vincent Gardens with an adventure playground and delightful walking paths.

      We enjoyed the location, it was easy to catch the tram downtown or anywhere else we wanted to go. The space was much larger then what you get in a hotel. There were lots of good restaurants within walking distance.

      We had a fabulous 3 night stay at Sweeny Cottage.

      I was very pleasantly surprised by the care and attention that had gone into the extra touches - lovely towels, bathroom products, robes, coffee etc. Everything we needed was in the cottage, Ray even organised a portacot for us to be delivered before we arrived.

      The location of the property is fabulous. 5 minutes walk to some excellent breakfast/ lunch spots as well as a brilliant pub.

      Ray was on hand during our stay for anything we needed which was very generous.

      I would be reluctant to stay anywhere else in Melbourne from now on!

      I had read the reviews on this Property so I was exited at the prospect of staying here...

      When I arrived at the property i waited a short while for the owner to arrive who was very polite and accommodating. The front of the property was un-kept and lots of leaves and dust were foremost to see upon arrival - the cleaners had obviously neglected this part of the property.

      When entering the house I found it smaller than I expected and the overall ambience was not quite up to the standard i had seen on the website...

      The carpet in both bedrooms had stains on it and it was very dusty underneath the bed, also the lighting in the bathroom was very dark and certainly in need of more light.

      The Ironing Board available is of the 'Table Top' Variety - the Iron itself needs replacing as it left an unsightly sticky mark on my clothing and didn't have a great ''power setting''... there is also no Dryer available so you need to use an outside line (weather prevailing)...

      The Kitchen is well enough equipped - but the outside BBQ is Compact and was left un-clean.

      When booking Boutique accommodation you do expect it to live up to what it say's on the Website - unfortunately for us ''it didn't''...

      I have visited Melbourne previously and paid less for accommodation that has a ''whole'' lot more to offer and within the CBD... This was disappointing and over priced...

      Sorry to write such a disappointing view for the owner - but It needed more attention to detail and there is definitely room for Improvement.

      Thank you for your feedback about your stay in January. We already have plans to replace all of the upstairs carpet which had been stained over the summer period. I have drawn your comments regarding the Weber BBQ, vacuuming under the beds and sweeping the front pavement of the cottage to the attention of our cleaners. I have examined the iron and ironing board and it appears to me to be now clean of any sticky marks. I don't quite understand where we fell short in your expectations from our website. We are independently assessed each year by AAA Tourism and two days ago achieved a rating of Luxury 4 1/2 stars. We have achieved this for the past six years. On our website we have layout plans of the cottage as well as its size in square metres. I am sorry that in your preparations for your visit you were under the impression that our cottage was larger than it was. Unfortunately your visit also coincided with our school holidays and Australian Tennis Championships. This is a peak time for accommodation in Melbourne and consequently tariffs are higher than at other times of the year. All of our prices/rates have remained unchanged for the past 4 years.

      We actively seek feedback from all our guests. Your comments are accepted and have refocussed our efforts to maintain the high standard we have set for ourselves and which is required by AAA Tourism.

      Fantastic stay

      We loved to stay in the Sweeny Cottage. Last minute, we had to find accommodation in Melbourne and we were more than happy to have found the Sweeny Cottage. When we arrived, Ray was there to welcome us, the fire was on and it already felt home to us. The property is just beautiful and absolutely perfectly located. All can perfectly be reached by either walking or taking the tram. The kitchen is fully equiped, nothing to be missed. It was a perfect stay and if we have the chance to travel again to Melbourne, we would definitely stay there again.

      Thank you for your comments. Our aim is for our Cottage to feel like a home during a stay. When guests arrive I quickly explain the features of the cottage and answer any of their questions about how the cottage is organised. I then leave for them to settle in but I'm only 10 minutes away should they need assistance.

      We were a family of 4 adults staying at Sweeny cottage and found it most comfortable. Ray was there to greet us and had the fire going which made it nice and cosy. The cottage was well equipped and had a very attractive interior. There was plenty of room for 4 adults. The location is excellent, minutes walk to great restaurants and boutiques in albert Park and South Melbourne. The convenience of the tram was great and we were in the city in minutes. We will definitely be staying here again.

      5 Stars all The Way!!

      Sweeny Cottage is a fantastic property. It is beautifully furnished, ideally situated in a lovely area of Melbourne close to shopping, quaint boutiques, charming cafe's, beach, public transportation...the list goes on and on. As a single woman travelling from Canada on my first trip to australia, I couldn't have received a warmer welcome. Upon my arrival I was warmly greeted by Ray who showed me around the lovely property and was also kind enough to drive me around the neighbourhood to point out everything from where to get groceries to where I can get the best burger...it's andrew's by the way! Ray's recommendation was spot on. I can honestly say Ray takes great care of his guests. During my 2 week stay he was kind enough to check in on me on a few occasions to make sure I had everything I needed and also during a particularly hot few days he checked in to make sure my air conditioning was working properly and I was managing ok. As a single woman travelling alone this was very important to me. I should also mention that my communication with Ray leading up to my trip was also first rate. I had many questions and Ray was very quick to respond and extremely helpful. He was kind enough to let me know what was happening in the city during my stay. I strongly recommend this property to anyone travelling to Melbourne. The city itself is absolutely beautiful...after spending a few weeks in this beautiful city it is no surprise to me that Melbourne was voted the world's most livable city in 2011. The people are so warm and welcoming. I'm already planning another trip back in 2013 and I plan on making Sweeny Cottage my home again. I did not have the pleasure of meeting Beth but Ray was a full on delight. Great city...Great property...Great people...2 thumbs way up for Sweeny Cottage!

      Ray & Beth Kirkwood really knew how to make us feel comfortable. They attended all our needs and more in the most professional and efficient way.
      Sweeny Cottage is beautifully furnished and equipped, with everything in its right place and size. Furthermore, it is close to everything! Albert Park, Trams, restaurants, grocery store, etc. It was easy to go everywhere!
      Melbourne must be the nicest city in the world. It feels "like a warm blanket", as Ray describes it. Its citizens know how to treat tourists in a respectful and friendly way.
