We had an amazing condo. Everything was so clean and beautifully decorated. We were there for a wedding and spring break and we had almost the whole complex to ourselves. Hot tub felt wonderful! Would highly recommend this property and the staff at Forgotten Coast was so friendly and helpful.

The condo itself nice and spacious. Decoration was pretty. No complaints at all. But the beach was ugly- brown water. We only spent 2 nights at the condo after paying for 7 nights. Kids wanted to go a beach with clear crisp water so we ended going to Destin and spent the rest of our vacation days there

Management team was polite and helpful. They stayed a few minutes late to get me a key when I was held up by traffic. The property was clean and well appointed and the location was great. The furnishings were great. We had no issues at all and would consider coming back. Resturaunts were overpriced and the food was lacking. Grocery store was convenient but pricey.

We spent Thanksgiving at Mexico Beach. The condo was beautiful and staff made arrangements for us to get in at a very late hour. We were within walking distance of shopping and restaurants and had beach access directly across the street from the condo.

The condo was very nice and clean. The balcony was huge and provided a beautiful view of the ocean. The decor was top notch. It really felt like home. We love this location because we can cycle for miles, and everyone is generally respectful on the roads. You're also only 30 minutes from Panama City or from appalachicola, so even though MX Beach is quiet, you're not far from the action, if you want it. The beaches in MX Beach are not crowded at all, so it is a great place to relax. Condo had free WiFi too, so you can stay connected. We really liked this particular condo and will likely stay again.

Rental staff was excellent. Got me checked in early due to a miscalculation on my part. The condo is well worth the money!! The pictures do not do it justice!! Well furnished, clean and great extras!! Right across the street from the beach! Walking distance to Toucans and shopping. I will definitely be coming back!!

Beautiful condo. Very clean and very comfortable! Perfect location, just steps to the beach and in walking distance to Toucans. This is the 3rd condo we have stayed in at The Club and have never been disappointed. Best place to stay on the beach!

We rented in Mexico Beach since it was the closest to our son who is stationed at Tyndall aFB. It was the perfect location, peaceful, relaxing, and the staff at Forgotten Coast was friendly and helpful while deciding which place to rent and once we arrived.

We like Mexico Beach for the beach, but dining out options are limited. One needs to drive into Port St. Joe to get the better restaurant options such as Provisions and Joe Mama's Pizza. Place was nice and clean but we could have used more towels. Had to run loads of laundry in order to have clean towels from day to day. Condos at Windmark Beach are a much better value for the price.

This unit was just as promised. The photos don't do it justice. It's actually larger than I had thought it was from looking at the pictures. Very spacious and comfortable plenty of closet and storage space. The bed in the MBR was so comfortable, slept very good every night. The balcony was very nice, nice view of the sunset every evening. Loved going out there every night and looking at the stars and moon and listening to the waves. The pool and hot tub were clean very nice. Getting to the beach was no problem, traffic was not heavy at all on Hwy. 98. Would definitely stay in 3P again.

When I opened the door of the large condo I knew we were in for a fabulous weekend. Wood floors, granite countertops, comfortably expansive master bedroom/bath, plush furniture and a view to die for. The condo complex has a private pool and a hot tub...both sparkling clean and refreshing. An elevator and large, easy to roll "wagons" made loading in and out a breeze. Did I mention the covered parking underneath?
It couldn't have been easier. The rental office, grocery store and several great restaurants were within walking distance of the condo. Beach access was right in front. I don't think I got in my car once from the time I arrived until the time I left. Everyone we met was friendly and welcoming and we felt more like locals than tourists. Mexico Beach is a really great town!
Clearly the property management along with the owner of this condo work hard to ensure your stay is comfy, relaxing, and memorable. -

We were worried about the Gulf oil spill and thought of canceling, but we lucked out and had another beautiful Mexico Beach vacation over the Fourth. This was our second stay at the Club 3-P and we loved it again! It's very comfortable and convenient to the beach. Just wish the pool area would stay open until 11:00; closing the hot tub at 10 pm seems really early - especially on a holiday like the Fourth. All in all, another great vacation.

The employees at Forgotten Coast Property Management were extremely helpful and wonderful to deal with. The property was absolutely as described! We actually had more towels and paper products than we expected. We will absolulety stay again!!! Please do not hesitate to use Forgotten Coast Property Management...you will not be disappointed. The only complaint we have...if you call it a complaint...the pool at the property did not open until 10am. I understand the reasoning behind it but I love to lay by the pool really early in the morning.

The service at the rental office was great, we were actually early to arrive but were able to go ahead and get into the home. It was beautiful and VERY CLEAN!! The home had all the space we needed and more! The pool and hot tub were wonderful!! Our kids really enjoyed them. If we are able to rent a home again next summer we would like to get a home on the front of the building so that we can look out onto the ocean!! We were very excited to get the home on very short notice and were very pleased with our vacation.

The condo was very nice but the view was not as promised- and the hot tub was out of order the entire time and while we were vacationing some one decided it was the right time to pressure wash the building and the pool area while we were in the pool- Had to move our belongings to another place to accomodate the people doing the pressure washing.
Did meet some very nice people and overall did enjoy ourselves. -

The property itself was quite nice, but we really did not enjoy our stay.
First, we were basically the only people there. That made it very uncomfortable and we became quite concerned about our safety. Being alone in a large complex like that with no security guard, gate, etc. is very disconcerting.
Second, the elevator broke while we were there, so it was annoying having to climb the stairs for a day or so. Plus, we were very unsure about using it after that.
Finally, the bed was terrible. I actually complained about the bed, but was mocked by the management. We left a day early, and I was hoping that because of the elevator, the bed, etc., that they might credit me for that extra day, but no such luck. I know there was no obligation to do so, but it would have at least left me with a bit more of a positive experience.
I'm giving it 3stars because it is a very nice property with potential, but until there is a higher occupancy rate, I cant recommend this property to anyone.
