Enjoy the relaxed feel of Florida away from the hustle and bustle of traffic and crowds. This is the way a vacation is supposed to be. Sunset House Upstairs has an unobstructed view of the Gulf and is steps away from the most beautiful sugar sand beach anywhere. The beach is very safe for families. My family and I enjoyed our stay here in the sunset beach house(upstairs).The kitchen was stocked with everything we needed to enjoy are stay.Plenty of towels, even though I always bring my own, and the owners even made sure if you had kids, there would be beach toys and etc in the garage. Very glad there was a washer and dryer to access in the garage area. The home was very clean and made me feel comfortable to call my future vacation home once again. The location was perfect, sunrise and sunset was breathtaking, we got to see dolphins swim by on a few occasions, and we happened to be down at the beach on one of the occasions. Got awesome pics too btw :) What I liked best about the place was the location, what I liked least about the place was the mosquitos, they looked like they flew right off the syfy channel...huge to say the least, so bring lots of bug spray folks! The people in all the shops and resturants in Mexico Beach were absolutely welcoming, they know how to show you what southern hospitality is all about. If you are looking for a place to bring your family for vacation,then Mexico Beach is the place. Oh, and if you want to bring your dog, then this is the beach house for you. We got to bring our dog, which some of the other places would not allow pets. Hope this helps you decide. My husband and I was right where you are now, not knowing where to take your family to for vacation, trust me, this is the place. God Bless!

This place is amazing, sunsets and the beach is literally across the street and great access. Also the beach is almost empty and just amazing. The amenities at the home and furnishings are wonderful. The pool although not heated was great. Cant say enough good things about our stay.

Our experience was 95% positive. Our party of four (2 adult couples) enjoyed staying at the nicely decorated and comfortable upstairs apartment within a short walking distance (basically across the road!) from a squeaky clean, white sandy beach. It was nice to have a well equipped kitchen, but you must bring everything in the way of condiments, salt & pepper, spices, etc. besides your food. The closest grocery store is in Port St. Joe. The small kitchen pub table was a little tight for dining, but it fits for the size of kitchen. If you need more room, there is a larger table on the outside deck. Enjoyed sitting on the large deck at night in adirondack style chairs. Plenty of seating. At the end of the day, we enjoyed swimming in the pool, which was very clean.
The rental managers were friendly and professional. Didn't have to really contact them about any problems other than a missed trash pickup.
Only negative I can think of is the slippery staircase. It would be helpful to have treads put on the steps.
As for Mexico Beach, it is great for relaxation and walking, but there aren't too many things to do other than that. Nice concert at Sunset Beach though. -

We enjoyed our stay. We ended having to leave early because my Dad got very sick and died. I had hoped to get a refund on the days we we did not use since we had to leave because of a death in the family. We left on Thursday and had reservations until Sat.

This unit is nicely decorated and has a great deck. The pool is refreshing and just a very short walk to beach. Lots of windows and has a great view. Steps are easy to negotiate.

This is an older property which has been refurbished. Nice views of the beach and water. The unit does not have a dishwasher or a washer dryer. No garbage disposal.
I have stayed in many rentals but I have never stayed in a place where there were no coffee filters, no olive oil,no nothing from a spice standpoint to cook with except for a salt and pepper shaker. The barest kitchen I have ever seen.

We stayed at Sunset House Upstairs for a month
and have booked to go back next year
It was clean and comfortable.
Kitchen was very well stocked with eveything you could think of.
Kitchen table a little small for 4 people but okay for 2.
It was great to have a grill on the deck.
It is about a 7 minute walk to the next time zone and to the beach where we could take the dog. This was good for us.
The location is good for golfers there are 2 coarses that are within 30 minutes drive and 1 under 1 hour away.

If you are looking for night life and exictment , then this area is not for you. For rest and relaxing and the most beautiful scenry in the world, this cannot be matched. No night life but the area has plenty of small mom and pop eating places that were more than fine. We enjoyed ojr stay

Location was great, easy to find. We stayed on upper level and the view from the balcony was fantastic! Inside was decorated very nice and included about anything you needed from coffee pot to wi-fi and about everything in-between. Would definitely stay here again.

We love Sunset House (Upstairs). We love working the staff at Forgotten Coast. Because we fly in from Texas, it's great that linens,etc are provided. I sing the praises of Forgotten Coast rental to all my friends and co workers.

We had a wonderful time at the Sunset House Upstairs! The property was very clean and fairly well maintained. We had two families with small children staying in this unit and it was perfect. The eating area was a little small, but there is a larger outdoor dining table that was perfect to eat supper while watching the most beautiful sunsets. The a/C works great! The private pool and beach access are also wonderful. The only negative thing is the noise from Highway 98 in front of the house and having to cross the busy road to get to the beach. Overall, this was a great place for a family to enjoy a low-key beach vacation. We hope to be back again and again!

Awesome view of the gulf and some of the best sunsets I have ever seen. Could use a ceiling fan in the kitchen or solar screens on the sliding door as it does get quite warm as the day progresses. Living room furniture is old and not very comfortable but the mattresses on the beds are very nice. Otherwise it is a well maintained property and we would most definitely stay at Sunset House again.

The house was clean and well kept. The best part about the house is the wide open deck looking out to the Gulf while sipping on morning coffee and evening Bbq's grilling up some steaks and chicken. We also loved that there was a pool; it was nice and refreshing. This was a treat after a long day at the beach. There are lots of things to do in the area also. We fished right on beach, drove out to St. Joe State Park where the sand dunes were built up along the beach. We had reserved a pantoon boat one day but unfortunately, had to cancel due to bad weather taht day. We also did some dining out at Toucans which the food was pretty good, but the veiw from the upper deck of the restaurant was even better. It provided a gorgeous view of the sunset in the west over the Gulf. This was a memorable trip.

I rented this home with my husband and four children ages 17, 15 and two 12 year olds. I was devistated when we arrived to learn that there is only one TV in the home. After a day of enjoying the beach I have four exhausted childred and they are expected to agree on something to watch. Yeah right. My only other issue with the home was the master bed was very cheap and uncomfortable. My husband joked that we would be more comfortable sleeping on the deck and we probably would have been. Now the house had great things too. Having a pool was wonderful. The view was absolutely breathtaking and this house was by far the most economical rental that I found. The home was clean when we arrived and the rental company was very nice. It is also very convenient to shopping and dining but is far enough away that the beach is less crowded. About a mile from Toucans. Would we stay there again? Yes but we would have an air matress and portable Tv's. If this home had a larger more comfortable master bed and two additional Tv's in the bedrooms it would be 5 stars all around.

We came to Mexico Beach as a central spot to venture out with our motorcyce to see the surrounding beach parks along the coast line. The location is perfect for that, the parks are spectacular, mile after mile of untouched beach drives. The restuarants in the area were the best. I recommend Killer Seafood and Provisions, really good. The beach house was perfect accomadation to return home to. Very roomy, spotless, with all the ammenities you need. We were lucky to have a very friendly nieghbor sharing the house below us. The sound of the waves at the end of the day always ended the perfect days with sound sleep

We had a wonderful stay at the Sunset House Upstairs. We were checked in by friendly competent staff who were more than happy to direct us to local shops we were looking for.
Sunset House had a warm inviting feeling. We especially enjoyed the private pool in our backyard. The house certainly lives up to its name. We enjoyed views of amazing sunsets right from our huge balcony. We were able to take pictures that belonged on postcards. :-) I was happy I remembered to bring my personal chef(husband) who grilled some great steaks on the provided gas grill.
We will definitely stay again.

Had a great time at the top floor of the Sunset house this summer. The house has a wonderful deck overlooking the ocean, and although across the road from the beach, there are no houses or buildings to block your view. It is a very short walk to the dune crossover to a beach that less than dozen people will be in sight of you even during peak summer.
The house was very comfortable with wonderful mattresses on the beds. Has a garage and it's own pool!
Hard to find all these features at this price anywhere! -

The Sunset House Upstairs was clean, comfortable and directly across the street from the beach. There was a small pool in the fenced back yard which we enjoyed very much. The front balcony was large with comfortable chairs for catching the sea breeze and the beautiful afternoon sunsets. The town itself offered a very genuine small town environment; everyone was friendly and it was a very pleasant vacation.

I emailed Forgotten Coast with questions & someone immediately called back with recommendations. We settled on Sunset House in Mexico Beach with my husband, kids and me staying upstairs, and friends downstairs.
We thought we’d be arriving late, so they gave us the garage codes. But we were ahead of schedule, and when we were close, they called & offered to stay open late. We stopped by the office to get the keys and info about the house and area.
The house was older with outdated furnishings, but spacious, clean & uncluttered. The upstairs has an enormous deck with a grill, table and lots of chairs. There were plenty of linens, and an inflatable mattress. The kitchen had more cooking and serving tools than we could ever use. It only had a small table, but it was perfect for us. The pool was in great shape, and the fence around it was new. We noticed some dog poo in the yard, which the rental company immediately fixed. They also came by at least twice to check the pool. We had a decent wireless internet connection, and the washer & dryer kept us from over-packing.
The location was quiet and there were very few people. We felt like we had the beach to ourselves. It was gorgeous, clean, and crawling with crabs at night, which was fun. There were no beach chairs or tents provided. There were a few stores & fish markets. We ate at Killers (very small, and so-so food) and Toucans (a roomier tourist attraction, fun for the kids with so-so food). The best meal was the one we made ourselves with local seafood.
We drove into Panama City Beach for an awesome Sea Dragon Pirate cruise. We also drove to Cape San Blas which was gorgeous! We could have spent all day on the calm, quiet beach at St. Joseph Peninsula State Park, finding shells and all sorts of creatures.
I will definitely be back, and would even stay in the same house. I’ve already recommended the town and home to others. -

The area is beautiful. The house was great. The beds were hard. There are some areas that need repaired for instance there is no light in the laundry area and the door leading to that area from the garage did not shut well. It would have been nice to have the hot tub working but I understand why it was not connected. Overall the experience was terrific. I would do it again, hopefully soon.

We had a mini family reunion with my brother, my sister, their spouses and college age children. Everyone slept comfortably. The kitchens were well equipped for cooking and there was a good grill. Loved lounging on the deck watching the sunset on the gulf and the easy access to the beach. Made full use of the swimming pool. The friendly lady who cleaned the condo knew the area and was able to help us find a good hang out bar down the beach (Regan's). Lovely vacation!
