Studios are located in the historic Art Deco district, in the heart of South Beach (Washington Ave. and 8th St.), just two blocks from famous Ocean Drive and the beach, one block from the stores on Collins Avenue, and just steps from the nightclubs on Washington Avenue. Espanola Way and Lincoln Road at walking distance.
Parking NOT provided. There is a city parking garage on 7th Street between Washington and Collins Avenue. Get familiar with South Beach parking regulations to avoid having your car towed away.

Las habitaciones son cómodas y bien aseadas. Están equipadas con cocina, sus utensilios de cocina, toallas limpias, y hasta con implementos para utilizar en la playa (inflables, protector solar y demás). No es recomendable llegar tan tarde con niños por la cantidad de personas que transitan alrededor de la zona; no es peligroso pero no me gustó para mi hija de 6 años que sin embargo ya se encontraba más dormida que despierta por el viaje. Cabe destacar que el señor que nos recibió la noche del 20 de abril estaba malhumorado, nos atendió mal y fué incómodo el check in en esa ocasión. Muchas gracias estimado alberto por reservarnos la habitación en la noche de regreso del crucero!!!

Gracias por sus comentarios y sugerencias. South Beach es justamente un area mayormente para adultos durante la noche, pues es donde se encuentran ubicados los centros nocturnos. Hubieran estado mejor en nuestra casa de Miami, pero ustedes insistieron en quedarse en South Beach.
En cuanto a la persona que los atendio, cabe destacar que ustedes reservaron para cuatro personas y se aparecieron seis, provocando una situacion engorroza al no haber camas para todos. Afortunadamente el señor que los atendio pudo resolverles otro cuarto de otro dueño para que pudieran acomodarse todos (que pena que olvido mencionar esto ultimo en su comentario).

Coucou, c'etait une semaine genial, l'appartement est super bien place, nous reviendrons sans hesiter!! Il y a tout ce dont on a besoin dans ce studio et enplus les proprietaires sont attentionner et vous laisse de quoi grignoter et boire a votre arriver c'est genial!!!
Surtout je le recommande c'est vraiment un endroit superbe.

Tenia muchas dudas sobre este tipo de alquiler, los hoteles en miami estaban muy caros , pero me anime a reservar, muy buena desicion, cerca de la playa y de ocean drive, lo unico que no tenia parking, pero a una cuadra se podia aparcar.
en la esquina para desayunar esta el restaurant argentino manolo.
Tomas fue muy buen anfitrion, un departamento impecable con comida y bebestibles de cortesia a nuestra llegada.
Si volviera a miami sin duda me alojaria aca de nuevo. -

I felt very welcome in this studio of this owner. The location couldn't be better- in the heart of south beach! Steps away from tons of restaurants, the beach and a great night life. We stayed for New Years and that couldn't have been a better location. Tom and Luis welcomed us with a bottle of champagne, complimentary little snacks and candies and other little gifts. Definitely would stay again!!

Besides the great location, which every reviewer mentions, the staff and the owner, Tomas, will go out of their way to help you.
I made a mistake with my reservation and didn't check out! Tomas made sure I wasn't out on the street without a place to stay when next guest was checking in. What else is there to say?
Juices, chips, cookies, chocolates, filtered water, better than usual coffeemaker coffee and tea.
Beach towels, lounger, umbrella.
Also a patio overlooking Washington Street to enjoy.
It's a funky and fun place to stay. -

Our stay here was wonderful. Not only was it great value for your money, but Tomas even let us stay one night for free when Hurricane Sandy kept us from getting back to NY on time. Tomas was a very responsive host and the room was clean and accommodating. Absolutely recommend for anyone looking to save money and have a great location by the beach.

Everything was perfect and clean, the studio offers all the amenities you can dream of ... we truly appreciated every single day we spent in South Beach! So, if anybody is about to go to Miami Beach, well stay over the 329 studio because it will make your florida stayin more enjoyable and memorable!!!

Tout est dans le titre !!! Appartement super dans un immeuble art deco avec wifi frigo télé avec lecteur DVD et petite attention des bonbons et des gâteau pour vous accueillir . Très bien placé à deux blocs du front de mer donc vous pouvez profiter de l ambiance d océan drive sans en avoir les contraintes. Si vous êtes en voiture parking public payant à deux minutes à pied. Et j allais oublier à ce tarif là, ne cherchez pas ailleurs !!!

This was a great location in South Beach. I was in walking distance to Ocean Drive, the beach, shopping and the clubs. The best part was that I didn't have to pay and arm and a leg. I loved the fact that they supplied everything in the room from beach chairs, beach towels, sunblock and snacks and drinks. Will definitely stay here again in the future.

My boyfriend and I have stayed in sobe Studio (329) during this week and we only have good words about it. Everything told in previous reviews is totally true. The room is really confortable and has everything that you could need during your stay in Miami beach. We found many appetizers and drinks that were complimentary to our stay. The bed is very comfy and the kitchenette is really useful. The bathroom has also all that is necessary. You can even find strips and shaving cream. On the other hand, the studios are perfectly located, very close to Ocean Drive and the beach but avoiding the noise of Ocean Drive hotels. The zone is pretty safe too and the solarium is very useful to spend a nice time in the jacuzzi, have a romantic dinner or have some drinks. The weather there is very nice. And all for a very reasonable price. Thank you Tomas and Luis for such a great stay!

It is a very friendly apartment with many Miami Beach art Deco details. Nothing upscale, rather like what you would expect when visiting an old friend. Even more so as the hosts provided loads of little thoughtful extras, dvds of films that play in Miami, basic beach and toiletry supplies, some snacks and drinks in the fridge, popcorn to pop in the microwave, household supplies, etc. The apartment is clean although nothing is brand new. The location is supercentral, close to the beach and all the cafes/bars/restaurants. It lies in a perfectly walkable area, and it was relatively quiet from the street side. On the down side, as it is in a condo-hotel and the door is not very well isolated, your experience also depends upon your neighbors. Overall, I had a quiet stay but on one of the nights, a larger group was partying in the neighboring rooms and roaming the corridors till late. Having earplugs with you might be thus useful even if you have a not so light sleep.
The hosts are very friendly and are truly interested in helping you out, whatever your needs are. I truly liked my stay there and would go back next time as well. It is perfect for a romantic getaway but also good for sightseeing and single travelers. -

Our very clean, cozy and well decorated studio 329 was on the third floor overlooking the outside patio and we slept very well and heard no street noise in this room. The studio has en-suite bathroom, cable TV/DVD, radio/alarm clock, free Wi-Fi, ceiling fan, AC and a kitchenette with a microwave, coffee machine and a fridge full of drinks - even beer - we were very happy about it, felt like home and can't wait to come back!
In addition it's in a great location on Pennsylvania ave. (Washington ave. and 8th St.) in the historic art Deco district in South Beach just two blocks from the famous Ocean Drive and the beautiful beach. There is a city parking garage near by at Collins ave. and 7th St. for max. $20.00 daily. The owner Tomas was extremely helpful via email and the staff at the Royal Hotel were helpful and friendly, too. So we would not hesitate in recommending anyone coming to Miami to stay at his studios. We had a fantastic time here and thank Tomas and Luiz for providing such great accommodations and finishing our holiday so comfortably and great!

Unser gemütliches, hübsch dekoriertes, sehr sauberes Studio 329 befand sich im 3. Stock mit Blick auf die außenterrasse. Wir hörten so gut wie keinen Straßenlärm und konnten gut schlafen. Das Studio verfügt über ein Badezimmer, TV/DVD, Radiowecker, free Wi-Fi, Ventilator, Klimaanlage und eine Kitchenette mit Mikrowelle, Kaffeemaschine und einem gut gefüllten Kühlschrank - sogar gekühltes Bier war schon vorhanden. Wir freuten uns sehr darüber und fühlten uns gleich wie zu Hause!
Zudem befindet es sich in einer hervorragenden Lage in der Pennsylvania ave. (Washington ave. und 8th St) im art Deco Viertel in South Beach nur 2 Blöcke vom berühmten Ocean Drive und dem wunderschönen Strand entfernt. Gleich in der Nähe befindet sich auch ein Parkhaus in der 7th Street (Collins ave.) für maximal 20 $ täglich. Der Besitzer Tomas war sehr hilfsbereit und hat alle Emails und Fragen schnell beantwortet und auch das Hotelpersonal war immer freundlich un hilfsbereit. So können wir allen, die nach Miami Beach kommen, nur empfehlen die Royal SoBe Studios bei Tomas zu buchen - Preis/Leistung sind spitze! We stayed at the Royal sobe studio for a week in February and we really recommand this hotel. The room we had was really nice and clean with a confortable bed, we had a view on the little terrace where you can have your breakfast, it was very quiet. You have an oven if you want to cook your own food and a coffee maker with coffee, filters and sugar, which was really nice. The hotel is 5 mns only from Ocean Drive so you can enjoy all the animation without having to bear the crowds and the noise. The neighborhood is great, you have lots of restaurants and bars and a 7/11 just round the corner if you need to buy groceries to make your own cooking. We really enjoyed it, it's really great value for money!

We visited Miami Beach area after our cruise, which was fabulous, so this accomodation had a lot to live up to! Whilst the actual building is fairly old by the looks of it, Thomaz's condo was very comfortable,clean and tidy, with absolutely everything you could wish/need to have - even down to a frisbee to use on the beach!! Welcoming touches like beach towels, sun hats, a sun umberella, and even sun cream, made the visit something very different from what we have ever had before lol. These personal touches, such as the nibbles and orange juice, water and 2 beers in the fridge to welcome us were gratefully received. Thank you Tomaz and Luiz for finishing our holiday so comfortably.

We stayed at studio 220 from 29th October to 12th November and was pleasantly surprised. It is located right in the heart of everything. The studios are in the Royal Sobe Hotel and the people on reception are very nice, there is a computer in reception for guests to use free of charge. Studio was only small but had everything you needed and Tomas goes out of his way to make sure he supplies all the little extra's you may need. The huge beach towels came in very handy as they were a lot bigger than our own ones and saved us using our own ones. He supplies all the toiletries, including ear plugs which it seems most people have not had any problems with noise but the 2 weeks we stayed, there seemed to be some illegal nightclub going on at weekends in the building underneath which as the glazing is so thin did cause some disruption with our sleep and it felt like they were shouting and partying in our room but this did not spoil our time here. Tomas also supplies a fridge full of drinks and snacks which was really nice. We went on a 3 night cruise whilst in Miami and Tomas cleaned our room with fresh towels and also replenished the fridge and goodies which was also really nice of him. When we were looking to book our trip to Miami we had a nightmare trying to find a decent hotel for a good price as everywhere that was reasonably priced they reviews of a rat hole and I'm so glad that we eventually found this apartment as it was well worth the price, especially as Miami for us was an expensive place. We would not hesitate in recommending anyone coming to Miami to stay at his studios.

The rave reviews are telling the truth, this is a gem! We stayed in the third floor suite. It's tiny, but the space is used very well. Tomas keeps it immaculate, and he provided us with a generous supply of snacks and beverages. We've already recommended this suite to friends. :-) The value cannot be beat!
The location is great - a 5 minute walk to Ocean Drive, but away from the blaring music and crowds. Excellent gelato place around the corner in the same building, and a good asian place (Vietnamese +) a few doors down.

I stayed 8 days/7 nights and couldn't ask for a more pleasant, comfortable, home-away-from home place.
The Good
In SoBe, location is key and this place is perfect. Away from the crowds and noise by just a block or two. Shopping - 1 block; bars and clubs - 2 blocks. Restaurants - everywhere.
All-in-one kitchen - very cute! Since I stayed a full week, I was able to go food shopping - an easy walk to Whole Foods. A 7-11 around the corner. Local supermarket 3 blocks away. Saved lots-O'money having food/drinks in apt.
The apt was very clean, furnished kitschy deco-style - perfect for area. Bed and bedding sooo comfortable! My room, 329 was very quiet - no problems with noise at all.
The bathroom - perfect - spotless - great lighting, towels, shower - excellent.
I have a leg prob so sometimes I can't walk up many stairs so really appreciated the elevator. Also, besides WiFi in room, there's a computer for your use in the lobby.
Tomas leaves plenty of good cold drinks, coffee for coffee maker, tea, and snacks - free!!
The deck and hot tub - nice to eat breakfast there and plan your day.
I didn't try the hot tub, but it looked inviting.
The not So Good -
The hotel entrance and lobby were not what I expected - nothing wrong w/it, just not as historic looking as described. Needs some more decorating.
The walls in my apt reminded me of my old NYC apartment - sometimes it can look charmingly old, other times looks like it should be renovated. The yellow-green color (for me) after a night of partying was not a good color to wake-up to - LOL
So you see the minor things I didn't personally like did not make me think of not staying here again. Actually, it might be my go-to place in SoBe. For Value - it was excellent - A++
If I wanted to impress someone - this may not the place for you.
If you value location, cleanliness, comfort and great host - you will love staying here - YaY! -

Goodness, this place was completely astonishing. It was so close to the beach I assumed I wouldn't get much sleep for the partying on Collins, but despite its ideal location it was also incredibly peaceful in the evening--no traffic noise or nearby nightclubs--and the cozy room was well appointed with a microwave, refrigerator, and even snacks. I'd wholeheartedly recommend it to anyone looking for a room.

My one-week stay at the Royal Sobe was excellent overall. It was
refreshing to have such a comfortable stay without the usual
routinized impersonality and mechanical efficiency (and 5-star prices)
of the big chain hotels.
The touch of genuine hospitality came in the person of the manager,
Tomas, whose helpfulness went quite beyond his professional duties.
The room was reasonably well-appointed, clean, and comfortable. The
location was safe and very convenient, with abundant and varied public
transport, shopping, restaurants, cultural and entertainment
locations, and the ambience of reasonably well-maintained historical
neighborhoods.
I will gladly chose to stay here on my next visit. Very, very well-done, Tomas!

I stayed at Tomas Fernandez' 'Royal Studio' flat for one week in October 2011.
I had everything I needed in this comfortable studio appartment, with a bed that could set a ravenous amphetamine-eating mountain lion to sleep!
Five lazy steps away from the flat was an outside 'solarium' where one can dissolve in a hot tub with a mojito whilst contemplating the street life below.
The staff at The Royal Hotel were helpful and friendly, and once past them and onto the streets outside, you are immediately part of the Bohemian SoBe vibe: hipsters, bawlers, brawlers, blaggers and chiefs straddle Washington avenue giving the warm air added currency.
So many great eateries and drinkeries to hand, and South Beach just a spit away!
Tomas Fernandez was an excellent landlord who was helpful and attentive towards ensuring my comfortable stay.
All in all I would thoroughly recommend this studio flat to those who want to be where its at in Miami's South Beach! -

Nos encantó, lo primero a destacar es la buena situación que tiene, en pleno centro de South Beach y de la zona mas animada (Ocean Drive).
En cuanto al estudio, todo lo que puedo decir son cosas buenas, desde la buena limpieza hasta la cantidad de detalles que tiene. Hay una pequeña cocina con todo tipo de utensilios y además de forma gratuita tienes bebidas y varios snacks. La cama es grande y cómoda. En el armario puedes encontrar cualquier cosa para ir a la playa por si no vas equipado, hay toallas, cremas solares, sillas, sombrillas... Además hay una colección de varias pelis rodadas en Miami Beach, que puedes ver en una televisión plana con
dvd incorporado. En fín, un montón de detalles.
También dispone de caja fuerte, muy útil para dejar los objetos de valor cuando vayas a la playa.
En el estudio no hay servicio de limpieza diaria, pero se puede contratar, gracias a eso los precios de los estudios son tan buenos, asi que si vas a ir pocos días no te hace falta contratarlo.
A todo ésto hay que añadir que la atención de Tomás y Luis fue extraordinaria.

My hubby and I stayed here for a weekend trip to Miami. It's located close to South Beach, but located just a few streets away. The vacation rental is actually in a hotel, which really, does that matter? There were a few nice perks about the room: Dvds, snacks; beach blankets and accessories for you to use. The room was clean, and perfect if you're not planning on spending that much time in your room any way. Why would you - there's so much to do in Miami outside!

Thomas's unit was just as described and pictured . Although small it has all the features you need for a convenient stay in south beach . Short walk to swimming beach, outside spa on balcony ( that we more or less had to ourselves) room to sleep 3 ( but best for 2 and maybe one child) , and nearby shops. Only minor downside ( noted if I recall on website) is there is some sort of club underneath but we didn't hear it and it wasn't noticable on our visit. Thomas was great to meet . Unit is in an older art deco building - not like the five star art deco hotels nearby - but then neither is the price you pay ! Would suit young travellers or older couple( like us) for a short stay in a great part of Miami .

have a solid rating of 4 or better….We give him a 5 for 5!
My fiancé and I stayed here for a weeklong vacation before our cruise. I can't express how worried I was when I was looking for a place to stay. It was either a dump with bugs, or I was going to pay an arm and a leg to stay there. I was in tears, and ready to pull my hair out thinking our vacation was going to be ruined. Quite honestly I didn't expect much for the price we paid.
I spent weeks researching places to stay. You will not find a better place to stay for the price, as a matter a fact you won’t find a nicer place to stay even if you spend a lot of money. You can tell Tomas puts his own personal pride on the line in these condos therefore these rooms are clean & bug free! After a solid day of traveling it was so nice to be able to put our bags down, and have a snack and drink. These are in the room when you arrive, and are part of the charm Tomas has put into these rooms.
We were both pleasantly surprised, and pleased with our stay. We stayed in 2 different rooms while there. The first room was on the second floor, right next to the outside patio. This room has 2 beds. If you are staying in this room expect a lot of street noise, and music from the club. This is not a complaint because we knew it was going to be real noisy. We brought ear plugs, but to our surprise there were ear plugs in the bathroom for us to use. The windows in this room are very old, and so there is some wear and tear on them. Our second room was on the third floor overlooking the outside patio. I am not sure if it was because this room had newer, better insulated windows and a floor up, or if because the club wasn’t open while we stayed in this room, but we heard zero street noise in this room. Maybe it was a combination of everything. When we stay again we will ask for the 3rd floor room.
Finally these rooms are close to everything. The beach, the shopping, downtown Miami, the food!!!
Don’t forget to stop at Publix Grocery Store, or one of the local grocery stores, and fill up the small fridge that’s in your room. This will save you a ton of money as well.

p.s. in filling out this review it asks if we would recommend these rooms to certain groups. We said ‘not sure’ for travelers with disabilities. There is an elevator in the building, but if the power goes out there are only stairs. Also there are no hand rails to assist you. Thank you very much for your review and comments. I totally agree with you regarding people with disabilities (this is a beautiful Art Deco jewl from 1936, but lacks some of the moderm conveniences of brand new hotels). As a matter of fact, we have it posted in our "conditions" for SoBe Studios that it might not be suitable for handicap persons, persons who cannot climb some stairs, and for some children. We also mention the street noise and that it is not a good selection for people with light sleep. Fortunately this is not much of a problem for my South Beach guests since most are coming here for partying as well. Other than that, location is great and I try to make sure my guests will find all what they could need but forgot to bring along. Did you enjoy any of the DVDs of movies filmed in Miami?

I stayed at one of the South Beach apartments run and owned by the Miami Guest House. It's in a great location on Pensylvannia and 8th Street within a hotel, just 3 blocks from the beach and the art Deco district of Ocean Drive. Although it's 2 floors above a nightclub there was no noise at night. The reception staff were very friendly and efficient. The owner Tomas was extremely helpful via email prior to my arrival and quickly replied to emails during my time there.
The room is very clean and well decorated with lots of stylish pictures and fittings. There's a TV and a great collection of Dvds with the theme of Miami linking them all. There is also a microwave and coffee maker along with table and chairs, but you are also surrounded by lots of different restaurants and take a ways on Washington and Collins avenues.
It's also just a few blocks away from the Miami Beach Cinemateque which is one of the best cinemas that I've ever visited - an art Deco gem hidden away inside City Hall at 1130 Washington avenue.
I had a fantastic time and wouldn't hesitate to stay at this apartment again. -

you find everything you need in the Studio, even the beach towels and creams. we found also some snacks and something to drink in the fridge. -

This is a small studio but well worth the price. It's clean, quaint, and absolutely in the heart of South Beach. It's a short two blocks away from the beach and is surrounded by great restaurants and a bodega for all your needs. Tomas is completely hospitable and easily accessible for any questions or help you may need. My boyfriend and I stayed here for Ultra Music Festival weekend and therefore just needed a place to rest our heads as we were out and about every day that we were in Miami. It's perfect for just that. There's a patio on the second floor that is great for just overlooking Washington ave and throwing back a couple drinks. We will most definitely be coming back. I was born and raised in Miami, and am always excited to visit. I feel that Tomas as well as his establishment directly shows what a warm and welcoming place Miami is.

Tomas' studio was a great place to stay. From the beginning he was very professional in handling the reservation. His website was very up-to-date and the airport to SoBe travel tip was a welcome addition to our vacation!
The staff at the front desk was courteous and efficient with check-in. The main lobby area had a computer with internet access, and the building had free internet as well.
We immediately felt welcomed when we went into the room. Tomas had all of the great Miami movies on DVD, snacks all around and drinks in the mini-fridge! All of the creature comforts had been thought of and it made our stay excellent. We had all of the things needed for a late night snack and a bottle of wine. We had coffee for the morning, towels and an umbrella for the beach, a safe for our valuables and a great view of the solarium. The room was well-appointed in an art deco style and lots of cute things on the wall. The room was a perfect place to rest and relax after our day on the beach, which was only 2 blocks away.
The hotel is close to anywhere you would want to be in the SoBe area. However, we did not hear any noise from our unit at all. We really enjoyed our stay there and Tomas' unit certainly had all of the hospitality that you would expect from a B&B.; A perfect home in South Beach!!!Response from Tomas Fernandez - 04/11/2011

Si vous cherchez une adresse pas trop chère à Miami South Beach, réservez votre studio au Royal SoBe!L'entrée se fait par le Royal hotel, Tomas le propriétaire est à votre service pour toute aide durant votre séjour à Miami.Il possède 3 studios dans ce condo-hotel, tous équipés d'une kitchenette avec frigo rempli de boissons, café, thé et petits chocos , tout ceci gratuit!Il y a meme des serviettes de plage et un parasol dans votre placard pour la plage (qui se trouve à 5 minutes à pied).Un solarium est à votre disposition pour bronzer, boire un verre..Le lit est très confortable, le studio est très propre mais sachez que le ménage n'est pas compris dans votre location.Ocean Drive est à coté pour prendre votre petit-déjeuner à la terrasse d'un des nombreux cafés.Le bus pour vous emmener à Dowtown ou Lincoln Rd est à 5 minutes.Bref, je recommande cette adresse secrète pour passer un bon séjour sans vous ruiner à South Beach!J'y retournerai.Tomas est adorable et très disponible pour ses clients.

The South Beach Studio was a wonderful place to stay and at a great value. We took the 150 flyer bus and walked from there- buses were very convenient to take and day passes are a good price. We arrived before check-in and were able to leave our bags in the room. Tomas offered us advice on the sites to see around South Beach- very helpful. Best of all the room had Beach Towels and an Umbrella for us to borrow. The room was decorated perfectly for the location- modern and beach-themed, and the hotel's location was very well located for the beach. We had a little problem with the water pressure, but Tomas was working on that. To Note: the studio is inside another property, so it does not have a sign for "Miami Guest House" on the building- but the directions take care of that. I would recommend staying here to anyone.

We expected a nice place because that's what the photos showed, but the room was even better than our expectations. It has everything you need: a bathroom with gel, shampoo, towels, a hair dryier and so on. A mini kitchen with all sort of cooking utensils. Even towels and an umbrella for the beach. Moreover, we were surprised with complimentary chocolates and drink in the fridge.
Right next to our room there was a solarium. And the location was also very good.
We came here for the last two nights of our stay in Miami, and we wish we would have stayed there the whole time. I am going to come back to this place whenever I go to Miami again. -

We really enjoyed our staying, SoBe studios are fully equipped and really in the heart of SoBe, just had to walk 1 minute to get to the beach the shops and all the restaurants. This helps a lot in relaxing and having a pleasant vacation. Tomas is always ready to solve any needings and really friendly and professional.

I felt like when I was booking the trip that we would either have to pay a ton of money or stay in a dump. The better option was to stay at Tomas's studio at the Royal Hotel, which is great but not expensive.
Tomas and Luis go the extra mile to make sure that everything was taken care of. From helping us with our bags to giving my infant son a Christmas gift, they want you to be happy. The room is clean and the location in the art Deco district of South Beach is fantastic. Much better atmosphere than in the high rise area.
Only negative point was that the room was small - but I can't complain very much for the price that we paid. Since my son is so little, we were able to set him up in a playpen next to the bed, so if you have older children, it would be best to look elsewhere.

We stayed at the Royal SoBe for one night prior to a cruise vacation. Tomas & Luis promptly responded to my emails when making arrangements for the reservation.
Tomas & Luis were waiting for our call from the TriRail station and picked us up immediately. From there they brought us to South Beach, taking the time to give us a little driving tour down Ocean Drive...despite the bumper to bumper traffic that would have driven me crazy. They gave us suggestions on where to eat, where to shop and what to see during our short stay in South Beach.
The studio was more like our own little apartment, close enough to shops and sights, but far enough away that we weren't kept awake all night by the noise on Ocean Drive. The patio area and hot tub were under renovations during our stay, but we were too busy enjoying the area to care.
The room was clean and memorable, with the quirky art deco furniture looking like something right out of "Beetlejuice". The fridge was stocked with juices, water and the kitchenette had a coffee maker, microwave and a selection of oatmeal and mini muffins.
Check-out was easy in the morning and the front desk called us a cab to the port. A very different experience than staying in some 20 storey hotel ... and an amazing price for the area.

Tomas' studio in the Royal Hotel in South Beach is great. The studion is spacious with a marble floor, good bedding, small kitchenette and funky fittings. Tomas takes great pride in keeping the place spotless and even provided beer, juices, chocolates and other nibbles
The location is excellent, a short walk from the South Beach strip with the best shops and eating just around the corner. Despite being so close to the action we found that noise was not a problem.
The Royal Hotel is part of the art deco area of Miami and has been recently restored making it a good place to stay. Depending on who is on reception, the experience varied from average to excellent. Most times it was excellent. Wi fi is provided again adding to the studio.
For value for money, the studio cannot be beaten. We would stay here again in a heartbeat. Dont think of other more expensive places, Save your money for spending and stay at Tomas's studio in South Beach. -

Went down to Miami for a long weekend in October with a friend and we had a fantastic time.
The location of the Royal SoBe is fantastic, just a short walk to everything you need. Beach/Bars/Restaurants/Shopping. The front desk staff were extremely polite and helpful with any questions we had during our stay.
The room was perfect for 2 people with a fridge and microwave (this is rare in studios in SoBe) along with an in-room safe.
Tomas was helpful right from the begining of booking till the time we checked out. Offering suggestions/help with the SoBe area. Providing detials on getting to/from airport. Definitely exceeded our expectations. He even dropped off beach towels and an umbrella to our room on our first day to use for our stay.
I will definitely look to stay here again and book with Tomas on my next stay to South Beach! -

Just perfect to avoid the crowd and noise of Ocean Dr. but close enough to feel the spirit of it.
Safe neighborhood, lots of shops, bars and restaurants across the street.
C Line bus to downtown Miami right on the corner.
I recommend this studio for singles or couples of all ages.
Furniture and kitchenette (with fridge and microwave) in very good condition. -

I stayed here with my fiancé over last weekend. Tomas was very friendly. We spoke for a few minutes and he was a very pleasant guy. He called even after we checked it to make sure everything was ok. This studio was perfect for myself and my best friend. It is conveniently located only two blocks from the strip in South Beach. There was street parking and a garage close by with excellent rates. The owner, Mr. Fernandez, was very helpful, always in communication and very sweet and hospitable. We will definitely be renting again from Mr.Fernandez for our next trip to South Beach. Thank you!

Tomas and luis' new place is at great location at affordable price. It's very close to the Lummus park and beaches. If interested in beach volley, this is a good place. Tomas is a nice host that takes care of everything you can think of. There was even some sun lotion in case we had forgotten to bring our own.
Only downside is that the place can be a bit noisy at night time, but the noise is easily blocked with a pair of earplugs. -

This hotel offers a nice room for an excellent price at an almost perfect location (2-3 minutes to Ocean Drive and the Miami South beach), only a few minutes to several bars, restaurants.
The room was not too small and even had a kitchenette. The bed was ok, but don't expect a superior soft mattress. Although the hotel was directly at a club, it was not too loud in the room, but people with a light sleep might get a problem; and there was a frequently used street nearby.
This is not a real hotel but a condo which is rent by the owner of the room. Nevertheless, he was very helpful (and so was the reception) and made this stay a pleasant surprise.
The only 'bad' thing for me was that there was no free parking and you had to stay at the expensive parking lots around (which are sometimes full). -

We loved so many things about this property. The owner picked us up from the airport and even gave us a drive by tour of South Beach to help us familiarise ourselves. The studio is spacious, clean and the owner has truly though about every detail. There are spare beach towles, umbrella and even sunscreen in case you forgot your own. That's just some of the thoughful touches. The location is great, right in the middle of South Beach, close walk to everywhere you'd want to go to. This of course means that it is not a quiet area as South Beach comes to life in the late hours of the night. We could hear people partying, but it did not bother us as we didnt come to Miami to sleep. You will love this place, great value.
