What Past Guests Are Saying
A Tuscan delight...
Wow! This "home away from home" was just that and then some! This is a beautiful property with modern conveniences, amazing views of the beautfiul Tuscan countryside, and fully liveable! It was easy to get to by train, cab, or bus! The owners did a fantastic job of attending to every detail! There was plenty of towels, blankets, bedding, and little extras just in case we forgot anything. The place was clean and neat and everything was in working order. I already have friends that want to book for next year! A lot of sight seeing was reasonably close and with a little planning we had wonderfully planned day trips for an entire week. I really enjoyed Florence, Siena, the Cinque Terre, and Voltera. The owners also recommended a pizza place in town and it was very good and because we mentioned where we were staying the restaurant owner took really good care of us. I will stay here again when I return to Italy!
Response from Max Conserva & John Bartlett - 05/11/2013
Elena, thank you for so many kind words. I'm so glad that you enjoyed yourselves so much. We've worked hard to make the place as accommodating as possible so your words mean a lot.

Great house in great little town in Italy
We stayed with a group of 10 people. The house had a great open floor plan and enough sleeping arrangements for everyone. The view was fantastic! We had wondeful stay, and would love to do it again.
Response from Max Conserva & John Bartlett - 05/11/2013
Michelle, we so glad to have you and the other girls. You are welcome back anytime!
" My sister and I stayed at Max's place for almost a week and thoroughly enjoyed our stay!! The house is beautiful and new- bright, spacious, clean and well decked-out. The view from the balcony is postcard perfect... Max is really such a stella bloke! So welcoming and kind-natured- and we felt completely comfortable in his place. He offered as much information as he could in terms of getting around, and places to see. Even before we arrived! He was even nice enough to take us for a couple day trips to the nearby towns of Volterra, Lucca and Cinque Terre (!!!). Amazing. We even shared some dinners and many coffee's ;) We were on foot and it was fairly easy to get from the train station to Max's house. Just make sure to grab a bus timetable from the bus station, as they don't come overly regularly. Alternatively catch a taxi- costs approx 18 euro from the station to the house. Trains to all the must-see spots (Pisa, Lucca, La Spezia etc..) run regularly. Be sure to visit the local pizza place just down the road too- the people who run it are awesome! True Italian hospitality and heart :) I recommend Max and John's house for anyone looking to check out the Tuscan country side. Thanks so much! Till next time... Mireille & Chantal x"
Response from Max Conserva & John Bartlett - 02/18/2013
Thank you for the kind words Mireille! You and your sister were awesome guests. It was a blast to have over and it was a pleasure showing you both around. I am so glad you guys enjoyed everything, it was a lot of pressure considering that it was your sisters birthday and all :). If I make it to Australia the beer is on me. Coopers of course.... :)

The place to stay while in Italia
The home is beautiful. The view is out of a romantic foreign film. You hear the birds chirp as you feel the sun and crisp air on your face while on the balcony of your room. This place is your home away from home with all the amenities you need to survive any trip. It is centrally located. With a quick taxi ride to the train station, you can visit Firenze (Florence), Pisa, Roma (Rome), Napoli (Naples), Venezia (Venice), and anywhere else. The local pizzeria around a few corners has the best hot chocolate and cappuccino. I have nothing but wonderful memories from Italy because this house was perfect.

Thank you for such nice comments Kim. I am honored that we could help to play such a central role on your vacation. I'm enthused by your description of the experience. You and your family are welcome back anytime.

Beautiful base for exploring Tuscany
This was a great place to stay. The room we stayed in was very comfortable, clean and spacious. This being the heart of Tuscany, there was no noise at night to keep us up. The view of the adjacent winery made me feel at ease and really took me into a relaxing state of mind for my vacation. I had never been to Italy before so it was nice to get away from it all, sit down with many bottles of Chianti wine and enjoy the Tuscan surroundings -- it was what I had imagined Tuscany would be like. This is a great place to make your home base as it was only a short carn ride away for us to get to Florence, and it was also a nice base to launch our visit to the surrounding cities (Pisa, Lucca, Cinque Terre, etc.), which were all a short drive away. The location was excellent since it is smack in the middle of all the must-see Tuscan sites. By the way, the food was delicious around here. I wish I had a little more time to visit all the local restaurants. Overall, this was an awesome place to stay for theTuscany portion of our Italian vacation. If this was a hotel room at one of those 4 or 5 star hotels, it probably would have cost over $300 a night, but the price was unbeatable. I would definitely come back here when I make my next tour of Europe. One piece of unsolicitated advice -- for this trip we did 3 days in Barcelona, 3 days here in Tuscany and 3 days in Rome. If I could do it over again, I would have done 4-5 days in Tuscany and cut out a day in Barcelona. I loved all the places but there is just too much to see in Tuscany that we didn't have time for. Awesome place.
Response from Max Conserva & John Bartlett - 10/17/2012
Clark, it was wonderful having you and your party as guests. Thank you for choosing our home. You are right, it is difficult to see Tuscany in a few days. With that being said, you are always welcome to come back!

The Best Place to Stay in Tuscany!
This house is simply amazing, and would highly recommend staying here if you're planning to tour around the different cities in Tuscany. It's close to all the major sightseeing destinations, and relatively easy to get to. My friends and I stayed here for three nights, and we were impressed by not only the sizes of the rooms (which included individual balconies with incredible views of the countryside), but the various other amenities as well (fully stocked kitchen with appliances, garage parking, laundry, etc.). The people we rented from were top notch also, very easy to correspond with, great hospitality, and made our stay feel like a dream vacation. We could not have asked for a better experience. A+++.
Response from Max Conserva & John Bartlett - 10/17/2012
I'm so glad that you had a great time with us. We do our best to make the best Tuscan experience possible. You and your friends are always welcome back. Hopefully we will see you again soon!
New Large House w/ Beautiful View in Tuscany
My family and I took a vacation that included London, Paris, and finally the Tuscany region of Italy.
We are all in agreement that the very best part of our vacation was staying in this lovely home in Tuscany. We will never again stay in a hotel in the Tuscany region. If you stay here once, you will clearly understand what I mean in terms of affordability, all amenities including a washer/dryer, convenience, location, and the personal renewal this charming home offers.
This beautiful home far surpasses anything you will see in the brochure. It is spacious and clean with every modern convenience. The views are breathtakingly Italian and the peaceful quiet of the countryside will restore you. I cannot tell you how happy we were with this home.
You will love the location. You are within a surprisingly short drive to anything you would like to do in the Tuscany region. Florence, Pisa, Lucca, San Gimignano, Volterra, the beach at Viareggio, and the wine region with its great wineries are all very short, easy day trips. Also, within a five minute drive there are two truly remarkable Italian restaurants, plus an excellent pizzeria, and local grocery stores to supply your kitchen with a full range of inexpensive, fresh Italian food and excellent wines.
Finally, there is Max and his wonderful family. Max anticipated our every need and on numerous occasions went above and beyond the call of duty to help us whenever we asked him! From the perspective of my family, we left Italy having secured a new, wonderful, life-long friend.
Response from Max Conserva & John Bartlett - 10/11/2012
I'm so happy that you and your family had such a wonderful time with us. I was more than happy to be there for you guys when you needed me. Frankly it was my pleasure. Wherever I am, my home is always open for you guys.
This place is great
This home provided us with a warm and wonderful stay while we toured around Tuscany. It is centrally located between Pisa and Florence with quick access to the bus line and a train station. We rented a car so we could tour Lucca, Sienna, Cortona and of course Florence.
With 3 bedrooms upstairs and a very large shared bath, the 6 of us felt very comfortable all on the 3rd floor. We travelled with 3 couples and we all agreed the queen size beds were very comfortable. The linens and bed covers were wonderful, with many types of pillows to choose from. There were loads of plush towels and bath items, should you forget anything.
The main floor opens up nicely onto 2 balconies where you can see the beautiful fields of poppies and scenery. You can also watch the train go by, although you can't hear it much at all. There is so much room where you can really spread out, do things together, or have alone time. The kitchen is well appointed with nice dishes, glassware and silverware, pots and pans, and whatever you needed for cooking and preparing meals. Condiments were provided so we did not have to shop for those. We made nice meals including breakfast, lunch and dinner and packed snacks to go on our day trips. The refrigerator is plenty large and there is also a pantry with extras. There is a second full bath on this level which helped when we returned home from a long drive.
There is a bottom floor with 2 more bedrooms, which we didn't use. But there is a clothing washer and dryer to refresh your wardrobe. It even includes translation on the dials into English so you can figure out how to do your laundry. Woo hoo. Incidentally, the owner thought ahead so much so that there are complete directions and instructions in a binder on the main floor for just about anything you could need or want!
We highly recommend this home as a wonderful location for your next vacation to Tuscany. We will most definitely return here another time.
Response from Max Conserva & John Bartlett - 10/11/2012
It was a pleasure having you and your party Jane, you are definitely welcome back anytime! And thank you for the comments on the instruction binder. It took a really long time to make :)

An incredible place to stay!
In april 2011, I took a three week European vacation with my best friend from college. Half of this trip was spent in Italy in which we stayed at this gorgeous vacation home in the heart of Tuscany. Needless to say this vacation was a trip of a lifetime and most of our fondest memories were spent in Italy.
This vacation home is extremely spacious, impeccably clean, and incredibly affordable. All the comforts of home are at your fingertips. The kitchen has all the equipment that you need to cook a delicious Italian dinner. The guest rooms have comfortable beds and spacious dressers. The bathrooms are fully stocked with towels and a hair dryer. There is even a wash room with a fully functioning washer and dryer.
Additionally, this home offers breathtaking views of the Italian countryside. I will never forget my first morning in Italy waking up and opening the windows of my room and looking at the gorgeous green hills. It was like something out of a movie.
The location of this vacation home is exceptionally convenient. It is centrally located amongst the Tuscan hilltop towns. It is only a short drive to Florence, Lucca, Volterra, and Pisa. Additionally, the train station is very near, making travels to other cities such as Rome quite simple. A fantastic little restaurant is within walking distance and offers some of the best pizza, pastries, sandwiches and hot chocolate that I have ever had.
This vacation home is truly the most perfect place to stay in all of Italy. I can only hope that in the near future I will get a second chance to stay here again.

Beautiful House with awesome View
My friends and I stayed here in late april/early May. The weather was perfect and we easily took the train to Florence, Lucca, Pisa and Rome from here.
The house itself is beautiful and fully stocked. No need to pack extras, there were umbrellas, travel books, and even a ceramic flat iron to calm my frizzy hair. The balcony is a great spot to relax and enjoy the view after a long day of sight seeing.
There is a quaint Italian restaurant a short walk away with great food. You can eat there or take it back to the house.
Just a short taxi or bus ride takes you to the train station where you can travel to any other Italian cities.
Love the house. Great location in Tuscany. We enjoyed relaxing at the house. We were able to do day trip to Florence and all the different sites. Great ammenities. Love the local Pizza place for dinner and coffee in the morning. Reading and playing games at night and enjoying the constant breeze.
Perfect Location to Experience Italy
This house is perfect for a group of people looking to visit as much of Italy as possible during their stay. It is a short taxi or bus ride to the local train station. From the train station it is very easy to get to major cities like Pisa, Florence, Rome, and Venice. There are other cities like Lucca, Cinque Terre, and Siena within about an hour train ride that are great for day trips away from the house. The house is in great condition and contains everything a traveler would want while away from home. It is nice to have a place to cook and do laundry during extended stays. The area is peaceful and there is a great pizza place in town within walking distance from the house. I highly recommend this place to anybody visiting Italy.
New York City
Better than advertised….
As nice as those photos are of the view from the house, they really do not come close to the real thing. I drank my morning coffee on the balcony every morning - that view really is something else. Having rented houses/apartments for past vacations, I'm pressed to remember one that was as well equipped and appointed as this one. It's clean, very spacious (party of 9), nicely furnished and had every amenity you can think of. The location was a great starting point for our day trips throughout Tuscany and it was perfect when you returned, totally spent from a day of touring. The owners, Max and John have done a great job in making this property a pleasure to stay in. And more importantly to me, they've succeeded in making the whole rental process as easy as can be.
And yes, the pizzeria down the street is well worth the visit.
Rancho Santa Margarita, CA
I stayed at this home almost four years ago. It was such a beautiful home and surroundings. It's everything you think of when you think of Italy just bigger and more beautiful! From sitting on the back terrance enjoying a glass of wine while watching the train pass by to the quaint pizza & espresso place with the friendliest people and delicious pizza and sandwiches just a 2 min. drive from the house. I plan on returning in the near future.
Spacious Home with a View
We were really impressed with this home. It was clean, comfortable, and spacious. The multi-level design allowed quiet privacy in one area so someone could relax and read a book, while at the same time others were watching TV or socializing upstairs in the great room. The home was well apportioned with everything we needed and it was a great bonus to have a washer and dryer during this part of our trip. The quiet town of Castel Del Bosco was charming and the people were friendly. From this location we were able to take easy day trips to Florence, Pisa, Lucca, Volterra, and the Cinque Terre. We would highly recommend this home to others.
