Rental Rates:
•Rates may not reflect discounts, specials or promotions. If applicable, rates will be adjusted at time of booking.
•Rates are based upon minimum occupancy. Rent of $25 per person per night is added on up to maximum occupancy for the home.
•Rates are subject to change without notice. Rates may increase if minimum night stay requirements are not met.
•Additional charges include pet rent of $25 per night, $35 reservation fee per reservation, $30 Security Deposit Protection Fee, 7% lodging tax or Trip Cancellation Insurance.
Minimum Night Stay Requirements:
•Minimum 2-night stay required most of the year, with the following exceptions:
•3-night minimum stay during Holiday Weekends & Spring Break
•4-night minimum stay during Thanksgiving Weekend and Summer Vacation
•5-Night minimum stay during Christmas Vacation
Pet Rent:
Over 80% of our homes allow pets. If you wish to travel with your pet, Mt Hood Vacation Rentals must be informed in advance. Your pet(s) must be registered with us and may only come along if you are staying in a pet-friendly home. Otherwise please leave your pets at home. We welcome dogs only, all other pets may be considered on a case-by-case basis. We charge $25 pet rent per night for the privilege of bringing your pet along.
NO Security Deposits:
We do not charge our guests a security deposit unless you choose to decline the Security Deposit Protection Plan which covers unintentional damages to the interior of the vacation rental home. However, we do expect that you to treat the home you stay in with respect and leave it in a condition similar to how you found it. If there are any problems caused by your negligence upon check-out which are not covered by the Security Deposit Protection Plan, your current VISA, MasterCard, Discover or American Express will be retained until after departure and may be used to cover the costs of: additional rent for occupants not listed on the reservation, damages, replacement of missing items, cleaning beyond normal expectations or any other expenses incurred by the renter.
NO Cleaning Fees:
We do not charge a cleaning fee to our guests. However, we will charge you for additional cleaning after departure if cleaning beyond normal expectations is required.
Lodging Taxes:
There will be a 6% County Room Tax and 1% State Lodging Tax calculated & charged on the total rental rate.
Trip Cancellation Insurance:
Mt Hood Vacation Rentals offers CSA travel cancellation/interruption insurance to every guest. CSA is authorized by the Oregon Department of Insurance. Once your payment becomes non-refundable, you may be able to receive a refund of rent and tax if you have purchased the insurance. For questions concerning the travel insurance, please call CSA directly at 1-866-298-6846. The insurance premium is non-refundable and non-transferable.
Cancellations:
Upon receipt of payment, it becomes non-refundable. If you need to cancel and have not purchased the Trip Cancellation Insurance, there will be no refunds. Policies and rates are subject to change without notice. There will be no refunds due to acts of God, nature, weather or weather-related situations, mechanical or electrical failure, ski or golf conditions, power failures or family feuds unless specifically covered by CSA Trip Cancellation Insurance.
Changes:
Prior to your payment due date, there is no charge to change your reservation. Once your payment has become non-refundable, there are no changes allowed.

Surprising how many people were able to fit in this unit. We had almost 10 in our group. Staff is great and accommodating.
Lots of sleeping areas -- comfy, warm and clean. Living/dining/kitchen area a little small to comfortably accommodate the number of people this unit can sleep. But a for a 2-night trip, that works fine for us.
Several issues - broken door locks and unusable washer and dryer. Unit is very dated and rather tired, especially carpet and couches. Needs a facelift, for sure. -

We enojoyed reading during the rainstorm in this coozy cabin. The kids had plenty of room to hang out. This is our third visit to this cabin and we continue to enjoy its location and convenience to skiing, snow shoe and cross country trials. This is a magical spot.

Location was amazing, but the condition of the property was poor. The down stairs bathroom sink leaked water and it sounded like the person above you was going to fall through the ceiling when they walked. I moved to a bunk bed upstairs for the second night to avoid the mess in the downstairs bathroom and noise. Management then harassed me about not paying for extra guests due to using multiple beds and my credit card was charged an additional $86. So be fair warned….pick a bed and stick with it because you are apparently charged for every item you use in the rental home. I thought $250 dollars a night might at least get you a rental in fair condition, but I was wrong. I will not rent from this company again, but Government Camp and the condo location was superb! There are plenty of other great resort and Government Camp now with comparable prices and in much better condition.

We found the Edelweiss an oddly shaped space. It suited our needs, but given the overall square footage, we found the kitchen/living/dining area a bit cramped.

Out side area look like bums had been living there . I can tell you one thing you could come to Mesa AZ In our winter peak time and find much better comenndations for that amount money .

Mostly we enjoyed the stay.
The cleanliness of the unit was questionable. One look under the beds and one can see that the last time there was a vacumn there was in the last century.
There was also some hard, late night partying going on with other residents. I had to speak with them about our diametrically opposed schedules. But that part is not your fault. And no one was badly injured in the ensuing melee. -

The stay was pleasent but there were condoms in a bedroom drawer that my daughter got into. When I notified them about that they were in denial they were stating that they found nothing so in a sense I was lying! That is unprofessional and offensive. My daughter seemed to have some infection which I can't say for sure what it is until she goes to the family doctor. Will be in touch.

Nice place. I enjoyed it. But there were some minor things that should have been taken care of prior to our arrival such as NO lights working and chair broken. These were promptly repaired but calls had to be made to take care of that could have otherwise been avoided had the unit been inspected prior to our arrival. Other than that, we all enjoyed ourselves.

There are lots of tall trees all around the condo complex, so not as much sunlight will come in. And you stayed in Government Camp in the middle of summer, when the ski and snowboard camps are at their busiest. If you are young and energetic and love snow sports, the buzz is for you. But if you prefer a quieter vacation, we recommend staying in the lower villages of Rhododendron, Zigzag, Welches or Brightwood.

Overall the property was quite satisfactory. It was well eqquipped with very usable and plentiful ad good linens. On the first daywe had a problem with the upstairs bathroom drain being partially plugged so that the tub did not drain during a shower. One my sons unplugged the drain primarily hair, so the ladies would take a shower without standing in water. Someone should check this drain periodically. To me the overall price seemed a little steep for the quality of the accomadations, but I am not familiar with equivalent facilities or newer faciltries and the price range of such facilitie. We had an enjoyable family stay.

I would probably not recommend this property do to the fact it was fairly pricey and yet other than the fact there was snow out side there was no reason. It was decent but not nice. Reading the folder, everything is a $25 charge. The warning about the poor plumbing and then the threat of a $25 minimum charge if you can't get it to work is lame. Someones car alarm was perpetually going off through the evening. Not the end of the world. Out of concern I called the after hours number left a message and received a call back in which the woman seemed nice enough. Yet in her greeting I was told. "Even though this isn't an emergency I decided to call you back." I don't even remember what exactly we paid. I think it was to the tune of $279 dollars a night. For a mediocre apartment at best except with an overtone of doing anything out of line earns you a $25 dollar min. fine.
In the end, it served a purpose with nothing exceptional to speak of. -

The property is excellent - lovely fluffy towels, plenty of good quality pillows. Dishes, bowls and utensils are plentiful. Location is excellent with a short walk to Government Camp facilities and an easy stroll to Ski Bowl. We will be back.

We loved the condo and the location was perfect. We towed our kids on a sled everywhere! Having small kids, they played in all 3 bunk beds on the 2nd floor. We were then charged an additional cleaning fee of $150 to make the additional beds, even though they weren't used. The property management company was very inflexible on this point. I understand extra cleaning for extra cleaning, but that was equivalent to $50/bed. I can't imagine they are paying their cleaning crew that much.

While I appreciate the customer service, the condo was not worth that price. It was difficult to locate light switches and the ground floor toilet made noise 24 hours...enough to keep people awake through the nite.

We really liked our lodging... the only slight inconveniences were 1) we had to drive 10 miles past to pick up our key, and 2) it was very difficult finding our suite in the dark as the numbers were spotty. Otherwise nice service and nice place!

We couldn't reach anyone at the office to announce we would arrive later, because there was only a 800-number on the papers we received. Later, the office people recognized this was indeed the management's fault. Still, we managed to arrive at 6 pm, but the office was already closed and again we were not able to reach anyone. Even the owner of the opposite gasstation tried to reach someone she knew, but it didn't work. We were therefore forced to book 2 rooms in the nearby resort. When we claimed back the first night, your office clerck was very impolite and refused. Thus we paid the full rental sum, although it was clear we tried to follow all your procedures! I often plan itineraries in the States for friends and family and friends of family and you can surely unerstand your properties will never be offered in future travels of ourselves and the people I book for!

Actually our employees received all calls from the guest and they returned over 1/2 dozen phone calls between about 4-8 PM. We are not sure why they did not get the phone calls.
