House was not ready for rental. I was arriving late and paid to have beds made, they were not. Master bed room bed was very hard. Asked Resort Realty for a pad or replacement. They did nothing. Tv, phone and internet did not work. It took 2 days for internet/phone to be fixed and I had to wait around while the service man did the work. Never got TV service. Lamps were unplulgged and light bulbs burned out. Resort Reatly gave me bulbs but I had to arrange the furniture so lamps could plug in and change bulbs. Sliding door tracks were filled with blown sand and would not open. I had to vacuum them out. Vacuum was clogged so i had to unclog it first. Windows were dirty, no cleaning supplies, mop or boom in house. But wait, am i supposed to clean the house too? Two broken deck chairs on the deck. I had to carry them off. Bottom line is that its a good house but the house was not ready for rental and resort realty, while very nice folks, only did the minimum, never really tried to get things fixed, never respected the fact that i was not supposed to be the one fixing everything. They have not offered a refund either. Very dissapointing. I suggest insisting that Resort Realty confirm the house is ready for rental and that they give you access to actual reviews before you rent.

This house was in a great location if you want unobstructed oceanfront views. The kitchen was wonderful workspace with plenty of dishes, silverware, and cooking utensils and equipment. The furniture could have been a little more comfortable in the living area and the dining table should probably have a new finish on it. New carpeting would help as well, but it was clean, just a little warn. It was disappointing that there wasn't more furniture on the decks, but we made do. One of the chairs was broken and should have been thrown out. The house was extremely clean when we arrived. It would have been nice to have had the beds made. I think to charge $65 to have the beds made ahead of time is unnecessary. The beds should be made, especially when people travel 12 hours to get there. It should be included in the price of the rental. The location is about a 10 mile drive to the closest store or restaurant because this house is located in South Nags Head. But if you want a quiet, relaxing spot on the beach, this is the place. October was the perfect time to go. I would definitely recommend this house to anyone.

We really enjoyed this home and it's location. We thought the house was perfect and especially loved the enclosed outdoor shower on the same level as the lower bedrooms. We had fabulous views of the beach and ocean from the ocean front decks as well as inside the home and of course the observation deck gave us terrific 360 views of most of South Nags Head. We saw dolphins every day and a sea turtle nest was about 150 yards from the house! The beach had a few families sprinkled about every day, which meant we had plenty of beach space to play. The shells at this beach are great! Most of them were still in tact, which is something I have found hard to find on most of the east coast. We had no trouble with bugs (in mid august), which was a first for us during our trips to OBX. The house was clean, up to date, comfortable and the master bedroom on the 3rd floor was amazing. Parking is a little tight with only 2, maybe 3 spots if you squeeze in along the side. So if you have multiple families, you may want to keep that in mind. Resort Realty was quick to respond to us with any concerns we had. The beds were comfortable and most of the rooms had tv's and lots of electrical outlets. The stairs are a little steep for young children so bring your baby gates. This was our first time staying in South Nags Head and we were pleased with our stay. We would definitely recommend this house to anyone staying in South Nags Head. The only thing we wished the house had was an outdoor eating area.

We enjoyed our stay at the Phoenix, with great beach access! Nags Head has mostly everything you need and other communities such as Hatteras, Kill Devil Hills and Roanoke are worth the short drives. We had 90 degree sunny days and even survived tropical storm Beryl with around 8" rain on one day that was actually fun (rain is fun when you live in NM). Would return and see other sites we missed this time.

Phoenix is a nice house at a nice location but it needs some serious renovation and updating. The balcony railings, for example, for dangerously loose particularly on the upper level. You couldn't go there without fearing for your life. Overall, the paint on the outside is weathered and flaky, rusty nails are sticking out from the boards of the balconies. It was not enjoyable at all to be around the house (except on the beach). Inside, the mattresses of the two queen beds downstairs were extremely squeaky, actually unacceptably so. We complained about this at the beginning of the week to the resort realty staff but nothing happened. Also, the TVs in the bedrooms are hopelessly outdated, and even the one in the livingroom was a mystery to be operated (the smudgy piece of paper hardly provided any instructions). All in all, we had better places for less money in recent years. Unfortunately, we know this only now after having spent our vacation and our money there. In other words, the online pictures don't reveal the real deal. I suggest that resort realty should inspect their rental properties regularly for any discrepancies of this kind. That way your customers don't have to find out for you and do your job by writing lengthy reviews. We are not sure if we come back, even after all these years. Read more

Rest assured the issues you reported to our Maintenance Department were resolved and the individual homeowner(s) of the property were advised with suggestions. Exterior deck work and painting are on the homeowner’s priority list, along with purchasing new televisions. Both queen size mattresses on the ground level have been replaced since your vacation and all of us here at Resort Realty hope you will give us another opportunity as your vacation rental company of choice.

We enjoyed our stay at Phoenix which was a nice house with a great beach access. It was close enough to the activities we wanted to do which included Jet skis, kayaking, visiting Hatteras Lighthouse, and eating out several times. Yet it was not in a super conjested area. The house could have had a few touches that we have seen at other houses such a beach chairs and boogie boards left in handy places.

The Phoenix was a great house to stay at this year! There were a few minor problems that were fixed within a day. I was dissapointed though with the pictures of the house that were not accurate compared to the virtual tour. The house also did not have some of the small things such as a book to write about our week or comfy beach decor that normally is in our beach house which was disappointing. The house did have a great table for us all to gather around though which was great! The beach front location could not be beat and our family and friends loved!!! The decks were great for watching the dolphins swim up and down the coast during the day and watching the stars at night!

This was our third time to stay at Phoenix-we have fallen in love with this house-it has a great layout and is great for families. The house has been freshly painted outside, and looks so beautiful, and the access to the beach and the great views are wonderful. We hope to continue coming back to Phoenix.

The home was very spacious and "stocked" with necessities. The location was great, the beaches were clean and not crowded while we were there. The home was very nice, however could use some updating and minor cosmetic up-keeping. The sliding doors in the downstairs rooms allowed for water to come in and leave mold/dampness around the baseboards. The decking could use minor repairs (i.e. loose/broken boards, loose decking rails), and a fresh splash of paint. Other than these minor things, we would definitely consider staying again!

The house was ok at best. It needs a much needed paint job and parts of the deck seem unsafe. It is in a nice spot and close to the beach. There was also plenty of room for everyone to spread out. The kitchen was nice except for the fridge (you need a new one). We also had ant traps everywhere and saw several cockroaches. The place has wireless internet alright, you just have to pay for it. It was 45.00 for on week and didn't work very well. We also had to leave due to Hurricane Earl, but that wasn't anyone's fault obviously. We had trip insurance anyhow. We won't stay there again unless deck if fixed and bugs are gone.

This house has obviously been beat up by storms on the exterior. There are some minor maintenance issues which we mentioned on checkout, nothing to get excited about. We reserved it again for next year and hope it does not end up in the water and condemned by the building inspector like at least 8 other houses nearby. The new kitchen counter & appliances are great.

We love the OBX. First time there, not the last. From the pictures on the website, we were expecting a much better maintained place. It really looks dumpy from the outside, the inside was ok, just much more lower valued appointments than I expected. But, this is the first time we rented a beach house, so my expectations on what you get for $4k a week were maybe too high.

While the exterior of the house is in need of a good coat of paint and the deck wood is starting to rot, the inside was comfortable and as pictured in the rental ad. The upstairs bedroom and loft kept were warm even with air conditioner turned down to 70. Not sure why...maybe due to this being a 3-story home; maybe the air conditioner is simply too small or not efficient enough. Otherwise, everything was just fine and we had an extraordinarily good time!!

We loved this house. It was perfect for our family with small children. They could go to house while we stayed on the beach and we could always see them. The kitchen was newly renovated. It does need a few plastic gallon size pitchers for tea or other "beverages". Also, the downstairs bedroom with bunkbeds is ideal for kids but it did get stuffy. There is no ceiling fan in this bedroom. They complained about not having a tv in their room but that doesn't bother me. I am not complaining at all because this house is wonderful and I would definitely rent it again. One more suggestion would be for seating or deck furniture on the crow's nest. A beautiful view but no where to sit to enjoy it. Also, at night with the stars. It was awesome. We did love this house and our time at the beach.

We have stayed in the Phoenix for several yrs. The location in S. Nags Head is quiet & family-oriented. The beach has eroded, but there is enough in front of house to enjoy. House is large, airy, very well-furnished. 5 bedrooms, 3.5 bath, holds 10 people.
This year we had a new huge flat-screen tv w/ DVD player. There is DSL, which had broken cord but still worked. No wireless picked up this year.
You enter house by going up a flight of steps. The outside lights near the car did not work, so when we entered at night, we had no light at all. 1st floor has 4 br (1 full bed w/ full bath & tv; 1 full bed; 1 room w/ 2 twins & tv; 1 room w/ 2 twin bunks. The two full bedrooms open to the lower deck. There is another full bath on the first level. The tv in the twin bedroom has a DVD player, but the volume on the tv was broken and would not turn up loud enough to hear. The remote did not work even w/ new batteries.
The master bedroom is on top floor, a loft. It has a king bed w/ full bath. Last yr, we had a ceiling fan - it is now gone and it gets stuffy up there. There is a small sitting area on loft which opens to another great deck, which has steps to a fabulous crow's nest w/ panoramic view, see to sound.
The lower deck has sand-covered walkway to large beach-side deck w/ few pieces of furniture. Has an enclosed shower, very worn. No longer a clothesline on this deck. The decks are very worn and a carpenter came to make repairs to loose railings on top decks and loose floorboards. A middle deck, w/ furniture opens into great room. Clothesline on oceanfront screened porch. There were NO beach chairs or toys. No grill. LOTS of trash in yard.
Great room and kitchen on middle level (2nd floor) is very comfortable w/ ceiling fan. Dining table holds 10. Kitchen has new dishwasher & new coffee pot, new toaster, new microwave. Plenty of supplies. Only fire extinguisher found was empty, non-refillable. Half bath on 2nd level. Nicely furnished living area. 4 star

Wonderful three level home. Master bedroom and bath with small quiet room on top level. Mid level was well stocked kitchen, dining area, half bath, and living room with screened porch and deck. Lower level was four bedrooms, two baths, laundry area, deck and walkway to gazebo on the beach.

We love South Nags Head and have stayed in several homes in that area. This one has a wonderful floor plan, plenty of room for a large family great kitchen/dining/living room. Loved the oceanfront deck, the crows nest (we loved being able to see the Bodie Island lighthouse in both the daytime and nighttime), the outside access from the lower floor bedrooms. Very comfortable!! Not fancy or new, but that's what it made it so special to us--we have already put in our reservation for next year, and can hardly wait!!
