There are 5 indipendent rooms; the price is per room. Some rooms have different prices due to size or luxury. ?

Just 2 minutes by scooter to Nai Harn beach, one of the most beautiful beaches on Phuket with incredible sunset views. ?

?The house is a quiet villa, in a very quiet place, with a family atmosphere, for quiet people!

In this property we do not want to host people that like to drink a lot, party, play loud music in the common areas or shout around the pool.??

The access to the shared spaces (swimming pool, large living room and kitchen) is allowed only to tenants of the 5 rooms, and to a couple of the guards... of the villa. ?

?The prices already include:??

Air conditioning, electricity, hot water, gas, parking, Wi-Fi internet.?

?These prices are promotional because the construction of the garden and the access road around the villa, which is currently temporarily unsurfaced, have to be completed.

??When the works are completed, prices will no longer be discounted, but those who book now will take advantage of this offer for the entire period booked.?

Additional notes from owner

The price is per room. Some rooms are more expensive.

If you want to book all 5 rooms, the price is 9.700 baht/day, 59.000 baht/week, 235.000 baht/month. 
Damage deposit: 45.000 baht.

The pool, the large living room and kitchen are shared with the villa manager and his wife. They stay in the 6th room (private).

If you smoke in the garden or balcony is better for me, but if you smoke inside consider to pay 2.000 baht for wash the curtains.



***Booking and Cancellation Policy***

BOOKING DEPOSIT:
to secures your booking, please send by bank transfer the 20% of the overall rate (not less then 9.000 thai baht or 320 USD or 230 EUR).
If you will decide to cancel the booking, if you warning me at least 45 days in advance from the check-in day, I will give you back all the Booking Deposit (excluding bank charges).
If you will decide to terminate the rent before the expiry of the contract, I will refund the Booking Deposit excluding 45 days after your advise, and excluding bank charges.

At the check-in, shall be paid by bank transfer or by cash in Thai Baht or foreign currency:
- the BALANCE:
< if you rent my property up to 90 days, this Balance is the 80% of the overall rate.
> if you rent for a longer period, at the check-in shall be paid 3 months, and monthly starting 2 months later.

- and the Damages Deposit of 9.000 baht that will be refunded on your departure - subject to no breakages, of course.

If you decide to terminate the rent before the expiry of the contract, I will refund all the amount of the Balance for the remaining period, excluding 21 days after your advise.
