If you are looking for one of the best private property options in the Negril area, this is it! Booking and payment was easy, with no wasted time. The staff is great, with butler / housekeeper / caretaker all there to help with anything you need. The property itself is stunning, with likely the best view / cliffs / from any residence in Negril (and I have stayed at many, from the corporate to the ultra private). The home is very well kept and appointed well, with all needed to make for a fabulous stay. There were only 2 of us, but the home can easily accommodate 6 or more, with three separated sleeping areas. The "master" (although any sleeping room can be considered such), upstairs from the TV / Living Room is stunning. The view is one of the best in all Jamaica, with comfortable bed, oversize bathroom (with double vanity and Jacuzzi tub), and a good aC system (needed for the non winter months in Jamaica). Please note that the majority of the home is "open air" without the american style aC that many are accustomed too having, but there is also an adequate aC in the living room / TV area as well as in all bedrooms (a must for travelers in the spring / summer months). The included staff of 3 are very professional and courteous, and handle special requests very well. Well kept pool, cable TV, wireless internet, and a fully equipped kitchen make you feel at home. I have spent many a night on the West End road in Negril, and can truly say that this property is the best that I have visited. I am looking forward to my next visit, and thank anna (owner) as well as the complete staff for a great stay.

I stayed at Little Waters in December 2012 with my husband who has not visited Jamaica before, I have been several times and have stayed in various hotels over the years. We had a fabulous holiday in Little Waters, where we were treated to the most exceptional standards of service. The staff were extremely attentive and did everything within their power to ensure we had the holiday of a lifetime.
The villa is set in beautiful grounds with the most stunning sea views, it is quiet and secluded and ideal for a romantic break or just for a relaxing getaway.
The villa amenities were of the highest standards, the pool was clean and well maintained and just the right size for the villa. The master bedroom was spacious and luxurious with an ensuite to die for!
We stayed at the villa for a week and could barely tear ourselves away at the end of the holiday, we were pampered within an inch of our lives it was truely superb!
I would recommend Little Waters to anyone who wants to experience the holiday of a lifetime. -

My stay at Little Waters truly felt like being in a dream. The house and property are absolutely gorgeous. There are many different and beautiful spots to relax, from sunbathing on the pool deck to reading in the hammock overlooking the sea to swimming in the sea caves. For the adventurous, jumping off the cliffs into the sea was also fun. All of the staff are friendly and incredibly hospitable, and in particular Delkia is a fabulous cook. Don't miss her chicken in brown sauce, callalloo, or coconut cream pie. My friends and I enjoyed every waking hour of our time at Little Waters and look forward to a return visit.

As other reviewers have commented, the photos do not do the place justice. The property is beautiful and impeccably maintained by the fantastic staff. It walks the line of being elegant but also comfortable. The view of the ocean, perfect for watching the sunset, are not to be missed. While the house itself is the main attraction, there is no question that the staff make the place what it is. The professionalism, courtesy and commitment to excellence was matched with warmth and good humor. I could not recommend the place highly enough; you will definitely have a vacation to remember.

We stayed here for 5 nights and have zerp complaints. Little waters has the most accommodating staff, beautiful decor and essentially everything you could want from Jamaican vacation on a very versatile property. You could have a family holiday here or host a large group for a wedding or other event. You never have to leave the property if you don't want to, but if you do the staff will make arrangements for you. Very easy.
The beautiful, private cliffs offer an opportunity for the adventurous to jump into a very private swim cove. For the more timid there are two sets of stairs that lead down to the water so that you can lower yourself into the water.
No complaints. No problems. Unforgettable experience. -

Epic, it is the only way to describe the outstanding vacation we experienced at Little Waters Villa July 5th – 12th. The property is beautiful, comfortable and even more spectacular than any photos can provide. We have been visiting Negril for over 25 and have enjoyed many of the outstanding properties on both the Beach and the West End and without a doubt we have found our new home. Delkia, the house Concierge and Personal Chef has more talent and personality than one could ever imagine or expect, make sure you have her prepare Jerk Snapper for dinner and Banana Pancakes for breakfast at least once. In addition, Annetta (housekeeper) and Loy(gardener) are great people who truly care that you enjoy yourself while experiencing Little Waters. Whether you are sitting on the comfy chairs on the balcony, the couch on the pool deck, hanging down on the lower ocean front stone decks or just floating in the luxurious pool, you can’t go wrong with this special place.

This is without a doubt the most beautiful and private property I have ever stayed at in Jamaica. That is saying a lot as I have been to Jamaica 60 times. I will never stay anywhere else again. I am a stressed out broker most of the year, so it takes a nice place with peace, and quite, to recharge my batteries.
The owner anna was very accommodating to every need we had. Delkia is an amazing chef who can cook anything jamaican you want, she even spent the week looking for ackee and snapper as they are my favorites, heck she even sent me home with a pound or two of ackee. ssshhh don't tell customs lol. Annetta our house cleaner is amazing and efficient. By the time we woke all our beer bottles were gone, and the house looked like it did when we arrived. Lloy is the security guard who is very nice and also a local artist who makes things with broken glass ask him to make you something when you stay.
If you want real Jamaica without screaming kids, and tourists, go here, you haven't stayed in Jamaica, till you stay here!
I almost forgot the snorkeling, private caves, and sunsets here are amazing. I was literally a 5 min walk through a cave to swimming and snorkeling with blue tangs, corals, and the occasional wrasse fish! Just amazing! So go have a red stripe, and relax I know we did!!

My husband and I were able to get away for a weekend and wanted to stay on the North coast of Jamaica in Negril. There are not many private villas in Negril but we knew this villa had just completed construction and wanted to check it out.
It was just beautiful. The house is so clean and new. The furnishings are contemporary but with the comfortable feel of Island living. There is an amazing view of the blue Caribbean Sea from every room in the house. The breeze is delicous and cool. The bed linens are luxurious and so soft. And, the air conditiion in each bedroom is super cold!
The villa has a private butler / chef. The service is impecable. On arrival she welcomed us with fresh fruit juice and upon request, brought us tea service for two. She chilled our wine and served us a delicious cheese, cracker and fruit platter for a late evening meal. On day two of our stay, and after a jaunt around the town, we arrived back to a spa bubble bath complete with flower petals leading the way from the door to the bathtub.
The weekend was like a second honeymoon for us. It is definitely a place to reconnect with your loved one. The house is romantic and so is the setting. I would recommend this villa for adults and families with older children. -

I stayed in Little Waters for 10 days and it was a dream. Little Waters is situated on the quiet West End of Negril, and was a wonderful escape for me and my boyfriend. The house looks exactly like the pictures--I felt like I was on the movie set of The Holiday.
The owners and staff of Little Waters are extremely professional and attentive from the time of booking inquiry to check out.
Little Waters comes with a butler--who also serves as your chef (it is a fully staffed house). The butler/chef is an extremely talented cook. Ingredients were fresh, finished dishes were beautifully presented and very sophisticated. Chicken, mutton, shrimp, lobster, fresh fish, and vegetables melted in my mouth.
The butler/chef is intuitive to your needs and is one of the best parts of Little Waters. If I owned a business in Negril, I would move mountains to put her in charge of my company. She made our week so special and she is a rare and talented individual. I am an extremely picky person--and I trused her with everything.
As mentioned, the house itself is well represented in the photos. It is nicely built, beautifully decorated, and incredibly luxurious. I felt so spoiled-- and sat overlooking the ocean, drinking my coffee every morning, grateful to be experiencing such luxury.
This is a quiet end of Negril but it is easy to get to all tourist attractions and to experience the best Negril has to offer.

When i think of Little Waters, i think of the uninterrupted view of the ocean from just about any room in this very comfortable villa. It gave meas a sense of being totally secluded but equipped with all my creature comforts.
It is the perfect spot for relaxation- such a beautiful setting. -

I had the pleasure of taking my wife on our 10TH wedding anniversary to little waters on the cliff, A private luxury villa on one acre of property in Negril west end. Simply put, it is class personified.From the moment you enter to the moment you leave is an experience never to be forgotten.The staff is incredible and they cater to your every need, the beauty is they appear and Dis-appear like magic so your privacy is never invaded. The choice of meals and meal times are entirely up to you and the chef is first class.The bed rooms and bath rooms are to die for,can you imagine watching the sunset from your balcony? I had to beg my wife to leave .
