Room with a View!
We spent a fabulous seven days at this apartment and felt at home from the moment we arrived. Ayala is the ultimate host, only a phone call away if needed and so knowledgeable and helpful. She has such a caring, friendly manner that we felt as if we had known her for years! The best part of this apartment is the superb private terrace with view of the Empire State Building. We had breakfast on the terrace each morning and could never get enough of the ESB; we also had drinks there each evening and loved seeing the changing colours at the top of the ESB, memories to treasure! The location of the apartment is superb, with the subway and deli's a stone's throw away. Because one hears of so many scams regarding accommodation in New York, it is reassuring to be certain that you are using a trusted site with a lovely owner and we would book again with Ayala in a heartbeat!
We visited New York for 9 nights in March & April 2014 and I can confidently say we found our home away from home! Everything about this place is perfect, it's cozy, clean and well looked after, in a perfect location with an amazing view of the Empire State Building.
A 30 second walk will take you to the subway (NQR line - in my opinion, the best line to take you to anywhere you need to go) and is central to absolutely everything you need, with a quick little walk to a 24 hour cafe/deli for all your grocery needs - or if you want to take a longer stroll, you have 5th avenue or Broadway on either side, making it easy to explore the city on foot.
But the best part was that most of the time we didn't want to leave the apartment - it was so comfortable, most nights we were happy to stay in, and when the weather was nicer we could sit out on the terrace and admire the beautiful view.
Ayala is so lovely! From the moment I sent my enquiry, she was so helpful, making the booking process very easy, and was so accommodating when we arrived from our flight at 10pm. It was a pleasure to meet her in person, she is an absolute sweetheart and is more than happy to share advice on the best things to do in the city - especially for first time visitors like us!
The apartment is located in a secure building (with elevator access, however, there is a narrow staircase that takes you up to the apartment - something to keep in mind if you have big suitcases or bad knees!) and we felt very safe staying here.
I would highly recommend staying here when visiting New York, and when I come back I won't even bother looking for a different place to stay. Once you meet ayala, it feels like you're renting the apartment from a friend. We can't wait to come back!!

We stayed here for a week in the beginning of November. It was our first time to New York and we were celebrating my husband's 50th b-day. The location was fantastic, the apartment is cozy and private and also as everyone mentions, has an incredible view of the Empire State Building. Would definately recommend.

This was probably the best rental we ever made. Excellent location with a great view, a very friendly and professional host. We had a perfect time in a perfect location in a great city.
The Penthouse is equipped with everything needed, from Internet to Nespresso-Machine. There were no missing items during our stay. Once again thank you for staying in yout apartment ayala.

A private oasis in the heart of NYC
Just spent the most incredible 10 days in New York, and staying in this unique little apartment made my holiday all the more amazing. It is like a tornado picked up a little beach house and dropped it atop a building in the middle of New York City. The location is perfect for getting around, and the views of course, are superb. The photos very accurately depict the apartment , but what you can't see in the pictures is how comfy the furnishings are and how impeccably clean and tidy everything is. Nor can you glean how warm and friendly the welcome will be when you arrive, how genuine and helpful ayala is, or how quickly you will feel right at home in this cosy little place. One of the reviewers complained that the water pressure in the shower was not very strong. This must have been a temporary problem as the shower was lovely and hot and the pressure strong. The only thing I could fault was that the towels, although soft and fluffy, were not very absorbent (too much fabric softener maybe?) so it was hard to dry off after a shower. I know that's a rather petty matter to raise, but in the interests of providing an accurate review, I thought I'd mention the only (tiny) negative point. I hope to return one day, and will definitely recommend this place to any of my friends or family who travel to New York. I will also wish them luck getting a booking!

This is my secret Manhattan spot that I love. Private, comfortable, the only problem with it is I get comfortable out on the deck and don't end up going out in the City!
Priceless view, fantastic trip - lovely apartment owner
This is the second time I have stayed in the apartment and it was just as good as I remembered. Ayala is a pleasure to deal with - very helpful and trustworthy. The view of the Empire State is truly special and makes you wake up every morning feeling excited to be in New York. If it's your first time in NYC the apartment is perfectly situated to see all the sights. If you're an experienced NYC traveller, you'll feel like you're in your own private oasis - good for pretending that you live in the city!

A dream come true!
This was the best NY visit of my life and this apartment was a large reason why. All my friends that visited from other states paid astronomical prices for their hotel rooms and had nothing but complaints about how much out of the way they were. Not only was this the most mindblowing close up view of the Empire State, Condé Nast and Bank of america building, but the inside is so cozy and the location is perfect! The skylight with the ESB is priceless! I want to buy this place!! Ayala is an absolute sweetheart. Always there when you need her. Can't wait until my return. You won't regret staying here...that's all I have to say...
"Very special place" - Best NY experience
This apartment is more like a cottage on top of a building! Positioned in such a way that you don't get a lot of street noise, this apartment is very easy to relax in and the huge private balcony is amazing.
The N & R trains are located on the corner which gives quick access to most parts of the city. There's a store on the corner (Cafe 28) that's open 24hr and is great for stocking up the apartment if you don't fancy eating out.
Even though it's in the middle of New York, this place feels like an oasis as it's totally isolated from all neighbours and the private terrace let's you relax while looking at the great view.
It was a pleasure to meet the owner, Ayala, who was very accommodating, even when we arrived around 11pm.
The next time we come to New York, this will be our first option for accommodation! Loved it!

perfect location in nyc
Ayala is a fantastic host!!! From the moment I contacted her she was quick to respond & put my mind at ease. She is a kind, sweet person which added to my stay in new York. I came to nyc to celebrate my 40th bday & I could not have picked a better location to stay. It was a little piece of heaven to come back to each nite. The view of the empire states building is incredible!!. I highly recommend this place to stay (unless Im there of course) I cant wait to return. Thank you so much ayala for everthing.
Fabulous midtown property at a great location!
Like many reviewers, I would rather not say anything as to keep this place our little secret. I have been to NYC many times, but this was my husband's first trip. I have never rented an apartment in the city and was hesitant at first. Ayala made me feel comfortable assuring me we would love the place, and she was right! It made us feel like we had our own little spot in the city for 5 nights. Ayala and my husband conspired before we got there, and she helped him surprise me with flowers, cheesecake, and champagne making our first anniversary very special. She made sure every detail of our stay was covered. We loved having an outside space to sit and enjoy the amazing view and great September weather. The location is perfect as you are right near the N and R trains on 28th Street, great shopping, and awesome food. We will definitely be back to this property!

Best trip ever
We stayed at this apartment for 5 nights and it was amazing. Such a fantastic location, right by the subway and great shops and restaurants near by. But the best thing about this apartment, apart from the extremely kind owner, is the view! If you are going to stay in New York, you may as well wake up to its most iconic building every morning. It feels like the Empire State Building was put there just for this place!
When we told people we had a 1000sq. Ft. Terrace in the middle of New York they couldn't believe it. The decor was really lovely and the kitchen was fully stocked with everything you would need.
I can not speak highly enough of this place and will definitely be making another visit.

Unique rooftop apartment
We stayed for 8 nights in July and our only regret was that we couldn't stay longer. The apartment is in a terrific location, literally steps from the nearest subway, and conveniently positioned between Broadway and 5th ave. There are plenty of nearby places to eat (try Ilili for Lebanese food - wonderful!) and a fantastic new supermarket very close by for stocking up on all the essentials.
Ayala could not be more helpful - waiting to meet us on arrival and helping carry our luggage to the apartment. Don't worry - there is a lift to the floor below the rooftop, so you only have one flight of stairs. She was full of suggestions, plus has left extensive notes and guidebooks in the apartment for guests to use.
The apartment itself is very well equipped with everything you will need - pots & pans, utensils, cutlery, plates, glases, (brand new) full size oven, microwave, large fridge/freezer etc, etc. The shower was spotlessly clean and had great water pressure and plenty of hot water. The weather was very warm when we stayed, so the airconditioner was also very welcome - a great little bolt-hole to come back to when tired after exploring this amazing city. The outdoor tables and chairs were also great for relaxing in the evening or over breakfast and gazing up at that view.
If you are looking for a great place to stay in the heart of the city that's far more personal than an annonymous hotel and is also great value, then look no further. We will certainly be back next time we're visiting NYC. Thanks ayala!
Our third stay here!
This was our third time staying in this apartment and we even rearranged our honeymoon plans to make sure we could stay here! The view is great, the apartment is great, Ayala the owner is great, it's just the perfect place to stay while in the city!
Ayala also told us about a new market on 6th ave., between 25th & 26th street called Fairways. If you want to pick up lots of groceries and fresh produce, this is the place to go. They also do lovely salads, prepared in front of you to your own specifications.
New York magic
Wow! What an amazing apartment. Even though I had seen photos of the view from the rooftop that first sight of the Empire State Building takes your breathe away. Ayala is a lovely young woman. Our plane was delayed and having called her from the airport nothing was too much trouble. She was waiting outside the building and greeted us like long lost family/friends. She helped us carry our luggage to the elevator and up the stairs to the rooftop. She was so welcoming, friendly and spent ages showing us through the apartment. She even helped me log my tablet onto the free wifi. The location of the apartment is superb. Everything is so close, subway on the corner, lots of landmarks within walking distance such as Times Square, Flatiron Building, Broadway and the Empire State Building. It was decorated trendy New York style, spotlessly clean, well appointed, but felt instantly like home. The private rooftop was great for an early morning coffee or a glass of wine at night enjoying the light show of the Empire State Building. Our daughter recommended this apartment to us and we now pass that on to someone else. We stayed there for one week and didn't want to leave, loved every minute. What a hidden gem this place is. Just to tell you how awesome this place is, this is not my first, and definitely not my last time staying here. Just imagine you own a beach bungalow along the eastern seaboard, and you were able to teleport it - along with yourself - on top of a NYC building with the jaw dropping close-up view of the most photographed landmark on the planet (as per a Cornell University study). My sister has a real estate license in both NY and FL, and told me she's been in 30 million dollar NYC penthouses that don't have half as good a view as this little rare find. The studio is cozy, with brand new stainless steel appliances, and a BBQ grill on the lovely spacious terrace. Ayala is one of the loveliest, most honest, funny and accommodating owners you will ever meet. I'm really reluctant to leave a review because it is harder and harder to rent this place as everyone is catching on to how unique it is! Ayala is just too amazing, so I have to spread the wealth. Perfect! (and legit!)
After reading all of the other reviews, I don't see much point in raving on about how awesome the apartment is, or how great it's location is, or how great it's owner is (she really is!), because it's all true and repeated numerous times in all the other reviews. Instead, I'd like to talk about legitimacy, which was my biggest concern when I went to book the place. There are a lot of scams in NY, and renting something in this fashion, over the internet, from thousands of miles away can be a tad stressful. And anyone can fake a review. In fact, when there are as many 5-star reviews as this place has, the alarm bells go off and one starts thinking "If it sounds too good to be true, it probably is." Well, I did my homework, basically by reviewing past reviewers to the point where I was comfortable that it was a legitimate rental, and not a scam to get my money. And now that I've spend 10 amazing days in this place, I can tell you, without a doubt, that this place is legit! You'll be glad you booked this place. It will make your holiday. It made ours.

The apartment was exactly as described and ayala was a wonderful host. She was already at the apartment when we arrived and was on time when it was our day to leave.
The apartment was very clean and comfortable. There were plenty of towels, etc. My boyfriend and I both felt 'at home' during our stay. We did not find the one flight of stairs up to the roof any problem at all.
I loved the location. It felt like we were truly in the heart of Manhattan. The subway is close (at the end of the block) and there are also several tour busses that leave from the nearby Empire State Building.
There is a little market/deli on the corner(open 24 hours)with just about anything you could want at reasonable prices; hot and cold prepared foods as well as staples such as bread, milk, cereal, fruit, etc. We also found a nearby dry cleaner who did our laundry for a small price per pound.
Beautiful Madison Square Park is just a couple of blocks away. I felt very safe in the area around the apartment. I spent some time alone in Madison Square Park in the early evening and noticed other women doing the same.
The patio of course was wonderful! It was a quiet, peaceful place to sit and relax after a busy day or to enjoy a morning coffee. Even if you go during a season where it may be too cold to sit outside, there is a skylight with a great view of the Empire State Building.
I hesitate to leave such a glowing review, but only for selfish reasons...I want to go back again soon and hope the apartment isn't booked when I can go. I feel so fortunate to have found this place and our experience in New York being such a good one. After staying there I could not imagine being stuffed into a hotel room.

Perfect place to discover the Big apple
We just stayed ten great days in this fabulous apartment. It was even cuter than displayed on the pictures. Everything was very clean and nicely decorated. The kitchen was small, but nonetheless provided us with everything we needed to be independent and have a self-made dinner on our amazing private terrace.
Ayala is a really special woman. She was very kind and overwhelmingly helpful. She even made it possible for us to have an early check-in at our arrival and to store our luggage somewhere safe on our last day.
For us the location of the apartment was just perfect. We reached everything in practically no time. The subway station is right around the corner, just like some shops. Even the Flatiron building is pretty close. (No more than 5 minutes on foot)
This is the perfect place to stay if you want to spend your city trip in a cozy apartment with a lot of privacy in the heart of the city that never sleeps.
Amazing apartment in great location
We had such an amazing time staying in this apartment. The apartment was perfect for what we needed and was very clean and tidy. The views from the balcony were magnificent and we enjoyed many breakfasts sitting out there. The apartment was in a great location so we were able to walk to lots of tourist attractions including Madison square garden, times square, rockafella centre, fifth ave, the flat iron building etc. Ayala was very friendly and accommodating, giving us many tips on the best places to eat etc. We would not hesitate in recommending this apartment to anyone visiting New York. It was a highlight of our trip to america.

Having just experienced this accommodation first hand, I can completely understand why previous reviews have been so positive. Ayala is brilliant to deal with - prompt at responding and completely open to answering any queries both prior to and during the stay. You can tell that she wants to ensure you have the best possible time in this amazing city.
I was a bit hesistant about needing to carry so much cash but understand that other payment options carry greater risks and the key/cash exchange went without a hitch even though we arrived late at night. Again, Ayala is all about making it work.

We agreed with everything that were mentioned by previous reviewers. The apartment is located in a wonderful, convenient location. Eataly is only a few minutes walk away. Subways are just around the corner.
The view from the terrace is great. Gives off a feel of a little cabin in the city. It was too cold for us to enjoy the terrace in March but just being able to walk out to your own rooftop terrace felt amazing.
It is nice to be able to cook or just warm up some food in the kitchen. We also really appreciated ayala has supplied the tea and coffee.
Ayala is very responsive to questions and concerns.

Feel like home in NYC - in the middle of Manhattan!
We stayed at the penthouse for 10 days on Easter 2013 and we could not have been happier with our choise! It is like a little cosy cottage on the roof of a building, you instanly feel like home. And the terrace is amazing with the views of ESB, which is much closer than you see in the pics. The weather was a bit too cold for us to enjoy the outside area fully so we hope to be back in the summer time.
Ayala is the best host and the apartment was clean and in a perfect condition when we arrived. We unpacked everything and just made ourselves at home:-)
Location is the best. You have everything on your doorstep; metro, 24/7 shop/cafe/liquorstore, really good restaurants, 230 Fifth - rooftop bar is around the corner etc. etc.You can walk almost everywhere.
Would highly recommend and will hopefully get a chance to return ourselves!

Pour un séjour de quelques jours fin janvier, nous nous sommes retrouvés perchés dans une véritable "maison sur le toît" face à l'Empire State Building, au coeur de NYC, avec pourtant l'impression d'être seuls au monde sur notre immense terrasse.
Quant à notre hôte ayala, adorable. A la fois serviable, fiable et disponible, mais pas du tout intrusive.
J'espère vraiment que ce petit paradis new-yorkais sera disponible lors de notre prochain séjour là-bas...
Without doubt this was the highlight of a fabulous vacation in New York. We originally looked for accommodation in Hotel but a friend convinced us to stay in a local apartment instead. What a brilliant bit of advice!
Everything worked out perfectly- From the initial enquiry through to arrival, the support from ayala was flawless. Everything was so prompt & professional.
Look no further if you're searching for special, clean, cozy & relaxing place. the only thing we needed was directions to the nearest liquor store so we could rush back & sit on the terrace with delicious bottle of wine & unbeatable views.

Great location, wonderful view, quiet, comfortable bed
We stayed a week here in January 2013. The apartment was lovely and warm and it was great to be so close to everything. We felt like native New Yorkers sharing the elevator each day with people who live and work in the building. The shower took some time and tweaking to achieve the right temperature, but otherwise we could not fault this little penthouse hideaway, which we hope to return to some day.
Fantastic location for a first time visit to Manhattan!
This was our first time staying in a private apartment instead of a hotel and I have to say I was very nervous because I had heard about people being scammed in situations like this before. I contacted ayala via email and she was extremely quick to respond. I asked her lots of questions and whether she could send me links to other sites where her apartment is listed so I could read all the reviews. I read every single review and was amazed at the fantastic feedback ayala and the apartment kept getting and it made me feel confident to go ahead and book.
Ayala and I kept in contact in the lead up to our trip which was fantastic. Unfortunately a few days before we were due to fly my husband damaged his passport and because of Christmas closures we were uncertain about when we would be able to receive the passport and fly. Ayala was very accommodating and patient as we ended up changing our flight twice. Ayala said it was no problem and that she would be available to give us the keys.
In the end we arrived just an hour before we were due to see the Radio City Christmas Spectacular. Ayala conducted the handover really quickly so we could race out the door to see our show on time. Ayala was really fantastic throughout the whole process.
In regards to the actual apartment we found being located in Midtown was fantastic. At first we were looking at Chelsea & Soho but now we are glad we chose Midtown because for a first time visit to New York as it is a great central location that you can easily walk either uptown or downtown from.
As previous reviews state the stairs are a bit steep but we stayed for 2 weeks so by time we had to carry our suitcases back down we had already forgotten how annoying carrying them up had been. The only other thing I would really say is that the shower pressure is not very strong but I seem to find that when we always travel so maybe australia just has really good water pressure.

- A very convenient location - within 3 minute walk to subway and 24 hour convenience store;
- A unique type of accommodation that could be described as romantic and very homely.Very comfortable bed! Nice decor.
- A beautiful view of the Empire state building.
- Host ayala is a very pleasant and helpful lady and is easily reachable if required during stay.
- Be aware that you will need to carry your luggage up/down one flight of fairly narrow steep steps to get to the penthouse but i did not find this too much of an issue.
- Would definitely rebook when i am back in NYC.

Best Thanksgiving ever!!!
I have been to NYC over 20 times in the past 15 years - and staying here was by far the coolest experience I have ever had. We were to meet ayala in the lobby of the building at 12:15 - our cab pulled up just about that time and before I could even get out myself, she was at the trunk of the car helping unload our luggage - quicker then any doorman I've ever seen. We rode the elevator up to the 10 floor and then took the stairs the final flight to the rooftop apartment. When we turned the corner to arrive on the terrace my breath was truly taken away. Straight ahead was a completely unobstructed view of the Empire State Building - it was so amazing that it took me several moments to get my head back down to see the beautiful terrace (did I mention it is a completely private terrace) that would be ours for the next 5 days. I was in love and felt right at home. The apartment itself was roomy, comfortable, clean and personal - stereo with hookup for my Iphone so I could listen to Pandora. There is a skylight in the living area and at night, the beautifully illuminated Empire State Building is right in the center - each evening I would pour myself a glass of wine (stemware, along with everything else, is in the pantry just waiting), sit in the easy chair marvel up at a sight that was nothing short of remarkable. I could go on and on and on about what a fabulous experience we had still doubt I would be able to fully explain how much fun we had staying here. Subway literally on the same block, 24 hour cafe on the same block, shopping and dining barely a block in any direction. Two parks/squares 5 minute walks away. And when it was time to leave (which I didn't want to do), Ayala was right there, deposit in her hand. Since our flight wasn't to leave for another 8 hours, she even allowed us to store our luggage until we were ready to head to the airport. Kind, helpful, generous, honest - Ayala was the perfect host and I doubt I will ever stay anywhere else.
New York during a hurricane!
We had a unique experience in New york having arrived the day before the hurricane. Ayala was wonderful making sure we were well prepared but as it turned out the apartment was rock solid!This apartment is a fabulous place to stay, considerably more relaxing and homely than staying in a hotel. It was great to be able to be self sufficient during the unexpected weather, there are shops within easy access. With views of the Empire State Building from the spacious terrace and easy access to all places were wanted to see the location was ideal. Ayala was an excellent host. We would certainly love to stay there again.
a magical place
I had a great time in this charming little house on a roof facing the Empire state building. There's everything you need there to spend a magical time and ayala is a great host. The area is the best and the city that never sleeps at your feet. One the greatest original place to stay in the city. I will definitely go back. A vue you'll never forget.

Location wise was perfect it was a nice walk to Times Square & a short cab ride to the Financial District of Wall Street & 9/11 memorial. We both would highly recommend staying at the apartment if you want the true NYC Experience.

Everything you will need for a great stay i NYC
What more can you ask for ? A sweet and helpfull host (Ayala), a cosy apartment with all you need, a nice big terrace with a fantastic view, a perfect location close to the Subway. No doubt that this apartment is a much better choice than hotels in the same area, the price is very reasonable. We highly recommend this place.
Fantastic apartment in NYC
We booked far in advance for this apartment, given all the positive comments online about this property. We were definitely more than pleased when we saw the place, as it was clean, very private (only residence on the top floor) and spacious. Visiting when it was warm was also a plus, as we were able to enjoy nights out on the terrace and the views of the Empire State. Ayala (the owner) was super friendly and was there to greet us on arrival.
We were warned by friends about booking an apartment in NYC, as they can often be fraudulent or not be as advertised. We must say that this property definitely met our expectations and that this is a genuine apartment listing. We looked through hundreds of listings for apartments in NYC before we decided on this one, so you can save yourself some time and just book this now (if it's still free for your travel date - it looks like the property is perpetually booked out months in advance!).
Overall, for the price that we paid for this apartment, it was an absolute bargain! The only thing to take note is that the property is best only for a couple able to walk up one steep flight of steps, but other than that, we would definitely recommend this place to anybody (and already have to our friends!). It is also very close to a metro station, which was convenient. The apartment is located in the wholesale district, so it is not the most touristy spot to be in, but you can easily take the subway to the main sights.
Our second time staying here...
...and it's just as amazing as the first time! We stayed here during one of the heatwave weeks but the aC in the apartment kept us cool and comfortable. I was actually ill for most of the time we were in NY but it was nice having the balcony to sit out on and the shops/pharmacies were all near by so i wasn't put out too much. The one thing i really like about the apartment is the seclusion you have. Walking around the hot/crazy city can make you feel very claustrophobic but you're able to come back to your own space where you're not bothered by anyone. Sitting on the terrace, reading a book, watching the Empire State Building light up as dusk falls, heaven!
And ayala is an absolute sweetheart! Lovely to talk to, very helpful, an absolutely superb person to deal with. We are already planning on returning next year as part of our honeymoon!

Second Time around
What can I say?! This is the second time in less than a year that I've rented this unique gem. Not a big deal, you say? Well, I live 45 minutes north of ayala's pad, and I'm already making plans to stay for another week this autumn. Coming here 11 months later was like visiting an old friend. As the world never stays the same, I felt as if I went back in time to revisit the same experience. Ayala is an absolute dream. Part of the allure of coming back, aside from all the other factors, is to see ayala's bright, warm and inviting smile. You don't find her unique personality just anywhere. I've rented homes, villas and apartments in 6 continents, but there's something truly special about this place. The Flatiron District is in the heart of it all, so if you want the 'true' New York experience - look no further. P. S. Almost forgot; best closeup view of NYC I've ever seen; and I grew up here...
Want to thank ayala so much for having us and always being there to help, she is very professional and anyone who stays there should feel comfortable knowing that your are going to stay in a fabulous apartment with an amazing host!! The view from the apartment is amazing and the location is in a great area in New York perfect for sightseeing!! Cozy NYC apartment in the heart of NYC
We stayed for 10 nights on our very first visit to NYC. Our flight was delayed by 2 hours, but communication with ayala was easy and she was able to change our meeting time at the apartment. We walked to the apartment from Penn Station which is a quick walk. Ayala met us and went over the basics and took our payment. She wants to make sure you have a great stay, and to call her for anything. We didn't have to call her. The place was great! The noise from the streets minimal at night and the bed is comfortable -the entire place is comfortable. The desk is filled with NYC tour books and ayala has compiled a "Best of" NYC sights that she recommends. She had recommended both Eataly and Shake Shack to us, both of which we ate at and were amazing.
The location of the apartment is very central. The 24 hour cafe on the corner is fantastic. After an entire day of walking, we could pop in there for some wine and beer and whatever we wanted to eat. The buffet is enormous and very good. The apartment is close to two main subway lines and the stations are literally down the street. We did walk from Times Square a few times back to the apartment and the walk is not far.
My absolute favorite part of our stay was watching the Empire State Building every night. Depending on the special event the building lights up wi different colors. Sitting on the terrace, looking up at the building was a surreal experience. One that I will have for the rest of my life.
Our flight to leave NYC was very early from Newark, so ayala made special arrangements with us to leave the keys and get back the damage deposit. She was so accommodating and all in all a very sweet person.

One of a Kind
Stayed here for a week in april and couldn't have been happier. I was after a unique location for my New York stay and this fit the bill perfectly - the perfect bachelorette pad. My only grievance is that I can't live there permanently! :)
The only place we'll stay in NYC
Imagine your good friend is out of town and you're house-sitting her great place in the city. That's what staying at ayala's place is like. The pictures and descriptions don't lie. After walking up the last set of stairs (yes, there is a narrow staircase to navigate after exiting the elevator. It's not too bad but be prepared if you plan on wearing high heels at any point, like I did) and seeing it in person, it was great to finally be in the place we had been anticipating for months and having it live up to all our expectations and more. Spacious living space and bedroom area with super comfy couches and bed. Kitchen had everything you'd need: Refrigerator, microwave/stove/oven, coffee maker, cooking utensils, pots/pans, plates and glasses. With a 24 hour cafe/market on the corner and Eataly within walking distance, this came in handy. And the private terrace with the breath-taking view of the Empire State Building is truly magical. Thanks to good weather, we had breakfast out there every morning.
Not only is the place itself great, the location is also perfect. It's Midtown so you're fairly equal walking distance to downtown, uptown, the west and east side. The N-R subway stops to uptown & downtown are right on the corner of Broadway & 28th and the 1 train is another couple of blocks from there on 7th. The Shake Shack, Eataly, Flatiron Building, Time Square, Grand Central Terminal and so many more great places are just minutes away on foot. With the subway stops so close, it makes every part of the city easily accessible.
And ayala is a dream! She's friendly, helpful and available to answer any questions you may have before your arrival and while you're there. You can definitely rent from her with confidence. We can't imagine staying anywhere else in NYC and will be planning our next trip around when her place is available because, honestly, it's the only place we'll stay.
Amazing little penthouse apartment!
Where to start, booking this apartment was so easy with ayala as was picking up the keys. We met ayala in the fouyer and she took us up to the penthouse.. the Stairs from level 10 to the level 11 penthouse are not fun with Suitcases but you only have to do it once and ayala was a great help getting them up there. As soon as we got to the roof top i was just blown away by the view, i think all i could say for the next hour was "wow, wow, wow" The apartment itsself was very homely and inviting with a nice african feel too it.
It had great romantic lighting and a comfy couch and bed. The apartment was very clean and in good conidition.
It was magical sitting outside on the balcony relaxing with a glass of wine, you cannot get sick of the view at all. The location was fantastic, especially for those who dont like be to in the heart of tourist central eg, times square. The area was very safe with plenty around , short walk to Madison Square Garden, Times Square, Empire state building and the Flatiron area. Subway is right on the corner and very easy to get everywhere, we walked basically everywhere as nothing was that far away.
There was a good little cafe/grocery store accross the road open 24 hours to purchase food and alcohol whenever you needed. I cannot praise this apartment and ayala enough, the whole experience was awesome start to finish and i would recommened this rental property to anyone in a heart beat, the photos speak for themselves. the view is amazing, te location is great and ayala is lovely to deal with.
We will definately be back one day!
Wonderful city 'cottage'
This apartment is nothing short of amazing and it was a pleasure to meet the owner, Ayala, who was so lovely, helpful and kind, even when we arrived 6 hours late due to travel delays. Beautiful large sized apartment, with a huge terrace and stunning views of the Empire State building from both inside and out. Lots of great stuff within walking distance, and the N & R trains are located on the corner which gives quick access to most parts of the city. There's a store/deli on the corner (Cafe 28) that's open 24hr and is great for stocking up the apartment if you don't fancy eating out. Truly a fabulous "cottage in the sky"! We stayed at ayala's wonderful little oasis in the city during fashion week. The apartment is roomy and the veranda and view is outstanding! The location was very central and easy to hop on the subway. The subway is two doors down. We loved the convenience and the privacy of this lovely little spot. The apartment is clean and comfortable. I was going to put 5 stars but I'll deduct a star for the flight of stairs you have to walk up to get to your amazing rooftop. It was great!

I just recently moved to us and as a present, my boyfriend planned a 4 day trip to NYC (from Jan 11th to Jan 15th). I didn't know where we were staying, the only information he gave me was that the apartment was located near the Empire State Building.
To my surprise, it wasn't just an apartment, but a cute penthouse, with an incredible view to one of New York City's most beautiful sights. Located at W 28th street and Broadway, we had access to the N and R subway lines less than a block away. We could simply hop on the train and get pretty much everywhere we wanted to (these two lines connects to major subway stations like Times Square, Port authority, Union Square).
The apartment itself was very well decorated (African theme), cozy, very clean and comfortable. We found everything we needed like kitchen gadgets, cleaning supplies.. Since everything was provided, we decided to do some grocery shopping and really enjoyed the experience of living (even if just for a few days) in a penthouse facing the Empire State Building.
I have absolutely no complaints about the apartment and we are definitely looking forward to going back there soon. Loved it!
Perfect New York stay
We stayed in the Midtown Penthouse from the 16th Dec - 21st Dec 2011 and found it to be the perfect choice.
We were welcomed late at night by ayala and she provided us with a great overview of the property and the location we were staying in. The Midtown Penthouse is so convenient, very close to the Subway and a walking distance to Times Square and all of the attractions.
The Penthouse apartment itself is very clean and tidy and extremely spacious for two people staying. The view from the terrace is amazing.
We will be returning to New York at some poiint in the future and will definitely look to stay at the same place again.

After hours of research and a few very questionable replies from other owners/ rental managers,
we were about to give up on spending the long Thanksgiving weekend in NYC. But thank god, we found ayala and her gem in midtown! The apartment is very nice and comfortable, with small but complete kitchen, fast Wifi and a stereo with ipod jack also nice to have. but the private terrace is amazing!!! After sightseeing and walking all day in the city, to come back and sit outside and admire the illuminated empire state building with a drink and listen to your music on the stereo, was pure heaven .

I couldn't recommend this apartment enough. The location can't be beaten with a 5 10 minute walk to Times Square, Flatiron district and more. The street is quiet and you can't hear much noise. Very close to Subway stations and food stores. The view from the rooftop terrace to the Empire State are unbelievable! Ayala was an absolute pleasure to deal with and I would have no hesitation in recommending this apartment.

This was my second time staying here. Ayala fixed it up a little nicer with new furniture. The view is spectacular and it is so private.I really love this place and I don't want to rave too much or it will be booked so much I'll never be able to stay!
Empire state of mind
My partner and I spent 13 nights in this great apartment. We were met by ayala upon our arrival to the building and she was very warm and amendable. She assisted us with getting our bags up to the top floor apartment, explained the lay of the land and helped us get settled. She left us with her contact details if we needed anything during our stay.
The apartment is represented very accurately by the online photos and description. The stairs to reach the apartment from the elevator are quite steep and narrow so be prepared for that. The elevator is a bit slow as well, but these are just minor points.
The apartment is nicely furnished and the living room was very spacious. The couch was very comfortable and there is a great size TV in the living room with a generous range of channels on offer. We have previously stayed in another furnished apartment on our last visit to NYC and can safely say that this apartment was far roomier and slightly less expensive (with a proper bed as opposed to a foldaway bed).
The WiFi in the apartment was an added bonus and it was super fast. We were able to check emails, use Facebook and jump on the internet via our iPhones which came in very handy for booking tickets to shows,looking up locations, directions, maps etc. It beats having to having to find an internet café.
The patio is a fantastic space and the view of the Empire State Building is spectacular especially at night when it's lit up. It was certainly a nice treat coming home to see that every evening.
Location of the building is great with a subway station on the R line literally metres from the entrance to the building. It's also within walking distance to the fabulous Flatiron and the Empire state buildings' among many other things (Make sure you pop into Eisenberg's Sandwich shop on 22nd and 5th for an egg cream and an awesome breakfast)
It's certainly a great & comfortable location to base yourself while you explore the great city of New York.

Large sized apartment, with a stunning view of the Empire State building and positioned in such a way that you don't get a lot of street noise. The N & R trains are located on the corner which gives quick access to most parts of the city. Even though it's in the middle of New York, this place feels like an oasis as it's totally isolated from all neighbours and the private terrace let's you relax while looking at the great view. This apartment is nothing short of amazing and it was a pleasure to meet the owner, Ayala, who was very accommodating, even when we arrived 4hours late due to travel delays.
One thing to be aware of is that the apartment is on the 11th floor but the elevator stops at 10. For anyone with mobility issues, the stairs could be a problem.
The next time we come to New York, this will be our first option for accommodation! Loved it!
Home away from home - but with amazing views!!
Upon first arriving at the building we were a little bit worried - the area is not as savoury as 5th ave or the West Village , but once up into the apartment I can only describe it as heaven!
My first impression was a bit like the Wizard of Oz - this little cottage that had been caught in a storm and just ended up on a roof. It is cozy and clean inside and really felt like home. But the real bonus was the amazing balcony with views to the Empire State building so close you feel like you could touch it! Having space in New York is a real rareity, so to be able to come in from the hustle and bustle and have our own little quite slice of New York 11 storeys up was just fantastic.
Ayala was the perfect host and very helpful with any questions we had.
Will definitley be staying here again and cant recommend it enough, loved it!
This apartment was simply amazing for the price. Excellent location and easy to walk to so many places but the subway is also at the end of the block. The apartment was clean and surprisingly larger than we expected. Ayala was so professional and accomodating - a dream to deal with. Do yourself a favour and stay here if you can. We're going to be booking in 12 months in advance.
Unique and amazing Experience
This place, and ayala, were both fabulous. Truly a unique place to to stay in NY. We were there for almost 3 weeks, and loved every minute of it. Yes, that view of the Empire is as good as it looks. Fabulous Rooftop apartment in Mid Town Manhattan
My wife and I were lucky to stay at ayala's apartment for 2 weeks over Xmas and New year.
After we arrived at JFK at 9pm, Ayala was nice enough to wait for us to arrive at the apmt quite late in the evening, and made sure we felt at home, and knew where everything was - from light switches, to the gas stove and tv controls.
The location is fantastic, in lower midtown, with a subway station (Q,R,N lines) less then 20 yards from the building. It was incredibly easy to get around, even if it meant a walk over to Madison and 32nd for the East side subway.
The apartment itself was very homely, with all the facilities that you'd need, from fully equipped kitchen, to functional bathroom (shower only), and heaters, cable TV and wireless internet.
We would have loved to take advantage of the huge patio, but close to two feet of snow that fell on boxing day made that a little tricky! We will definitely come back in warmer months to enjoy the incredible views of the Empire State Building.
The only things to consider are the fact that the apmt does feel lived-in - which is not a bad thing at all. So those who expect a fancy, modern interior fit-out should look elsewhere. And the stairs from the top floor to the rooftop can be a challenge if you have a number of heavy suitcases.
But we loved it, and will definitely return.

Home away from home
We stayed for 12 nights with our 17 year old son and it was the perfect place for us, much better than a hotel room, it was very cosy, we met up with some friends who were staying in a hotel, they didn't even have tea & coffee making facilities in their room, they were jealous when they saw our apartment and said that they wanted to stay there next time they visit New York. The subway station is very close and it's walking distance to lots of places too. The view of the Empire State building is spectacular, we looked forward to seeing what colour it was lit up each night. The patio is a luxury in Manhattan, it was a bit too cold for us to use it but it was lovely to look out on instead of just looking at another building. Ayala is the perfect hostess, she is very friendly and helpful and the other people that we met in the building were also very nice, I would definitely stay there again, it was very safe and secure.

We are traveling to NYC often and stayed in many places but this apartment by far has been our favorite.
Super central location. we walked everywhere and if needed the subway, it was just around the corner!

The terrace is amazing! unbelievable direct view to the Empire state building, much closer than in the photos.
Ayala is so nice and helpful, available for any questions. We arrived much later than expected, in the middle of the night and she was there with a smile to greet us. She told us many places to go and places to shop that we didn't find in the guidebooks.
Everything inside the apartment was perfect. very cosy and homey feeling, we felt right at home after a long day walking.
We think this is the best location in the city and best apartment! We will recommend it to all our friends.

Worth the wait!
I travelled with my son and we booked ayala's apartment for 4 nights. Our flight was delayed by storms and flooding at JFK so we didn't arrive until almost 2am. Despite this ayala waited for us, helped us with our luggage and took her time showing us the flat etc. Our first sight of the Empire State at night made our delays a fading memory - it is so much bigger and closer to the apartment than it looks in the pictures, and it fills the skylight in the flat. Bad weather stopped us using the terrace much but we sat out between showers. I guess we will just have to come back again when it is sunny! Thank you so much ayala for your kindness and I am so glad that I stumbled across your apartment on the internet. My only regret is that we couldn't stay there for longer.
Perfect Gem in the sky
I stayed here a night in august for my sister's bachelorette part. After a month of searching hotel rooms, I was extremely frustrated with how little space one gets for such high prices. Ayala's Penthouse was our perfect remedy!
The terrace and it's views are to die for! Nothing more special than sitting on your own private terrace drinking champagne with an un-interupted view of the Empire state building. Absolutely stunning! And the apt itself is quite spacious. There were 5 women and we all had plenty of room to sleep in the gorgeously decorated apartment. Photos don't do it justice. Perfectly clean linens and towels, and ayala has even provided free wireless. You cant get that at any hotel!
I highly recommend this fantastic place to anyone who's looking for a fabulous stay in NYC. Even if you can afford an extremely expensive hotel, it would be un-paralleled to the experience you'll have here!

The pictures say it all
When looking for a short term apartment in NY this is really the one! My boyfriend and i spent a week in the penthouse, it was absolutely beautiful! The pictures are an exact representation of what you'll find upon arrival. The view from the terrace is outstanding, too bad it was cold so we couldn't grill. The owner is absolutely fabulous, kind and very welcoming. Ayala was extremely accommodating with regards to check in/out time and was very helpful in local tips for dining places, local markets and clubs. Furthermore, she was always accessible when we had questions or needed directions. Perfect central location, we walked everywhere and if needed the subway, it was right around the corner. We would definitely stay here again, without hesitation! Thank you Ayala for creating part of our memories!
