Casa de Balboa is a Luxury Five Star Newport Beach vacation rentals property. If this is the first time renting a vacation home..don't fret. Our guests are used to the finest accommodations. Ssshhh! Have the BEST of both..the beautiful Newport Bay AND the Ocean!!

Casa de Balboa is located on Balboa Peninsula with ferry service to Balboa Island. The peninsula is primarily divided by one road, Balboa Boulevard, with a short block on either side with the ocean or bay.... You can see the lifeguard stands from both the bay and ocean beaches as well as the boardwalk from our ideal quiet family location.

Casa de Balboa consists of two buildings, Hibiscus, and Camelia on two side by side 45 and 50 foot lots.. totaling 95 feet of bay front. Each lot is nearly twice the width of a typical beach lot!! This affords a better interior flow (no bowling alley feel) and an unusually large amount of private outdoor space for each Casa.

Why vacation with another family unless it's your own?

The Casas are PRIVATE to one another. Entrances for each Casa are on opposite sides of the building. The large upper decks cover the first floor courtyards. You won't have fellow vacationers staring down at OR up at you!!

Views! Views! Views! Unlike many oceanfront properties (no view due to the width of the beach) you have amazing views day and night from each Casa indoors or out! Often times it's easier to put your toes in the ocean water from our location (even though we are bay beachfront) than from many oceanfront homes...due to navigating the width of the ocean beach!!

We have a premium location across from a beautiful large bay beach (Mother's Beach) which is reverse L shaped. We are located on the bottom part of the L jutting into the bay with views across Newport Bay of Fashion Island and Newport Coast. The view is particularly lovely at night with city and bay lights.

Watch the boats pass by from the comfort of your master bedroom, living room - and, of course, from your large private deck (furnished with the finest Kingsley Bate deep seat lounging cushioned furniture). The deck also affords front-row seating for the Fourth of July Boat Parade and the world-famous Newport Harbor Christmas Boat Parade.

In addition to our bay front location, the property is just one short block from the ocean boardwalk and pier. And it's within walking distance of many restaurants offering a variety of fare. Enjoy Mexican cuisine, seafood (including the famous Crab Cooker two blocks away), Italian, Sushi, and several fine dining restaurants such as Ocean Front and Arches at their two new locations. Great Mexican fare can be found at El Ranchito. There are many fine seafood restaurants as well.

Casa 229 is the NEWEST remodeled, gorgeously decorated, second-level, three-bedroom/two-bath duplex. The great room, dining room, and fully-appointed kitchen (including a professional stainless steel DCS range) are perfect for family entertaining. The property is 50 feet wide - affording a rather large lengthy travertine covered deck across the width of the property with Kingsley Bate Teak Lounging furniture (big comfy cushions), bar table, and stools.

This home was recently extensively renovated. The floors, including the master bedroom floor, are lovely Virginia Vintage maple hardwood planks hand distressed and scraped. The living room has a lovely sea grass rug atop the wood.

The kitchen has beautiful custom cabinets and granite counters. The decor is upscale beachy with a British Colonial/Tommy Bahama feel with slip-covered furniture and tons of beautiful artwork. It's painted in a soothing neutral palette - designed to enhance the lovely water view.

All bedrooms are efficient, with built-ins in the closets. To add more of a Caribbean feel, the window coverings are all lined Bamboo Roman shades. The master bedroom, twin room, and the great room have sliding doors (and French door great room) to the front deck with the best views in Newport Beach of the water, beach, islands, Fashion Island, and the mountain!

There are two new bathrooms beautifully done in limestone. One is private to the master bedroom.

Walk or bike to Balboa Island, Lido, and the Fun Center, located near the Pavilion. There are numerous places to rent bikes within a couple of blocks.

Bring your fishing poles! There is a small bay dock two doors away for fishing and loading/unloading of boat passengers. There are electric and motor boats for rent at the Pavilion and also at Lido Village. Kayaks and paddle boards are available for rent two blocks away next to the tot lot park with swings, slide, and jungle gym. Don't forget your tennis rackets too! Additional Location Information

LOCATION:

Casa de Balboa is perfectly located (shops and restaurants are
plentiful
and close by..no need to drive) in a quiet family area with the best
views
in Newport Beach.

We front a rather large reverse L shaped bay beach and are located on
the
bottom part of the L jutting into the bay. There are three properties.
We
own two side by side. There is a skinny little street that services the
properties that ends with a small dock for fishing and picking
up/dropping
off boat passengers. The water and sand are 30 feet away! Many guests
moniter their sleeping infant while sunning on the shore!

If standing in front you can see both bay and ocean lifeguard stands.
The
ocean water is the closest to the boardwalk where we are located and is
accessed using the crosswalk.

Our lots are not typical beach lots. They are on 45 and 50
foot wide lots (most lots are 25 or 30 feet wide) so you don't have
that
"bowling alley" feel..in addition it gives you significantly more
outdoor
space with front bay/beach facing courtyards and rear courtyards for
our
two bedrooms and large decks for our three bedrooms.

As we are situated on a turning basin all the sight-seeing boats,
wedding
boats, sailboat races, and boat parades (4th of July, and the famous
Christmas)turn
right in front! There are the most spectacular views day and night of
the
harbor, the islands, Newport Coast,
Fashion Island, and the mountains on a clear day.

For those with children, weekly summer programs are held at our beach,
such
as sailing, sailing/tennis combo, kayak, and swimming (Newport Beach
has
won water quality control awards. Our beach is tested each week).

Rates quoted are for 6 guests. Please add $75/wk per additional guest to 8 (children 3 and under no charge). Please add 10% hotel tax, $180 departure cleaning fee, and refundable security deposit of $750.

Daily rates... when available Sept through May.... are a 3 night minimum. For stays 5-6 nights please call/email for best rate.

Holiday rates may be higher please inquire. Rates subject to change until reserved.

  What a wonderful week we had! The accommodations exceeded our expectations and we are already talking about a return visit. It is open and airy. We entertained one evening and had 10 adults there and everyone kept commenting on how un-crowded it felt. The views are wonderful and the sea breeze, refreshing. There's always activity at the dock or on the water, so people watching is prime. It is definitely worth leasing.

  We have stayed at Casa Balboa a half a dozen times now. Until now, we have made 231 (main floor) our regular spot. This time, we decided to try upstairs. Well, I can tell you that we are now ruined for downstairs forever! Don't get me wrong, we love 231 and have had terrific experiences every visit...but my goodness, the view upstairs is breathtaking. Sunrise and sunset, looking out those big windows is an awe-inspiring experience, everyday. As usual, the place was spotlessly clean and was equipped with everything that we could possibly need. We made good use of the gourmet kitchen - we loved the extra space for dining as we had family over for some meals. The bathrooms are spacious and come with ample plush towels. The master bedroom is to die for. You have an amazing view as you lie in your giant, comfortable king sized bed. I shared with my 2 little ones and still had a ton of room! I especially appreciated all of the closet space with built in drawers. It is so nice to get everything out of the suitcase - it really makes it feel like home.
  
  We were blessed with gorgeous, sunny weather, so we were happy to have all the beach chairs, umbrella and kids toys to use. Our 2 kids (2& 4) affectionately refer to Casa De Balboa as their "California Home" - Thanks for being such a great part of our family's vacation.

  "We've stayed at Casa de Balboa before and will continue to stay there In the future. It's immaculately kept and the nicest place in Newport to rent for a great beach getaway. We spend three days on the beach and three days at local attractions such as Disneyland or the aquarium of the Pacific (in Longbeach) both times we've been - I would also recommend a great seafood dinner at the Crab Cooker - only three blocks away. If you've got small children, the beach right out the front door is perfect due to being on the harbor side of the peninsula and has no waves; if you want the big surf, walk less than 60 seconds across the street to the open Pacific. We love this place and Pam ensures that these are the best place in Newport. One last thing, if you love a beautiful sunrise over the harbor - this is the placet stay! "

  Wonderful Residence and Rental Experience

  We stayed in Casa #229 while attending our daughter's wedding. The accommodations were excellent and allowed several of our family members (our son and daughter-in-law and other daughter) to all be together in a home as opposed to several hotel rooms. Other family members rented one of the other units which really worked out well. The view was spectacular and visiting on the large patio was incredible and enjoyed by all who attended or visited with us while we were there!! We would recommend this location and will return if we're in the area in the future. Thanks!

  A Picture Perfect Retreat!

  Good morning! We are having a delightful time in your beautiful duplex. The decor and design is picture perfect just like in a magazine. You can see your personality in all the little touches that make a place home. We find ourselves not wanting to leave except for long walks and to see our grandchildren and their sports activities. Exploring the area will have to wait until another trip as our porch is to inviting. I also thought I would read all the books that I brought, but we just sit outside and talk or think...my brain seems to be moving with the slow glide of the boats in the harbor. We are jolted back to reality when we leave so we hurry home to our nest here. I was not very successful as a chef using a gas stove at first but have finally mastered it and baked 3 cakes to keep the kids supplied after school and football. I have a new incentive to stay very active so that I can climb the stairs for future visits. We would love to come when our grandchildren are out of school and coming to the island to surf and for football season...our pocketbooks may be challenged by the discovery of this great place! I must admit my 69 year old husband looked quite dashing in his white robe sitting on the lovely white couch reading a book as I scuffled around in my white slippers...you have thought of everything!   We stayed at Casa DEL Balboa in april 2009. It's a wonderful condo, everything you need is there and more. It's super clean, very comfortable, and gracious. The little beach across the street is good for kids and some sand play [it is not the bigger beach , but rather a little cove]. We enjoyed it as our home base for spring break, and would recommend it to anyone. We went there with our three kids and me pregnant.
