It was a great location, loved the 2 car garage and no one above us. The kitchen left a lot to be desired. I think that if it sleeps 7, there needs to be at least 7 place settings (dishes, silverware, cups) There is one disgusting fry pan and one pot to cook with. One broken can opener. If it sleeps 7 it should seat 7 in the living room. One broken sofa that can sit 3 uncomfortably and 2 uncomfortable wicker chairs = 5 places to sit. The portable fans were filthy. When you turned them on strings of dust/lint blew out. One of the screen frames on a breakfast nook window was broken. Not really sure why the big front window isn't screened; would have made a beautiful breeze. I own a rental property, and I know it's the little things that bring guest back year after year. Some easy fixes would make this rental property great.

Love this house. Very private and plenty of room for my family. Kitchen could use a few more pots and pans. Overall had a great time can't wait to go back next year.

I rented this house 3 years back so I knew what to expected in regards to the furniture. I took several large blankets to cover the overuse and dirty couch. The amenities in the kitchen were very limited, but I knew this going into the rental. Toaster did not work, cable went out during the stay, apparently the bill had not been paid! The cleanliness of the house was very poor, top of refrigerate covered is old cracker crumbs, food smears on the kitchen floor, dirty kitchen rug. Plenty of linens for the bathrooms, but only one kitchen towel and no kitchen washcloths. I have rented beach rentals for over 5 years and normally there are residuals of paper towels, bathroom tissue paper, salt pepper, trash bags, etc..... This location had none of these items. The location is great and with creative parking you can accommodate 4 autos. Local neighbors are great and friendly.

Thanks for the review, Holly. The owner of 118 40th takes great pride in presenting a nice house and has taken these comments very seriously. The house started with many kitchen towels; people often put these in the dirty white linen pile on departure day instead of laundering them at the house as they should be. Alas, they are then gone forever. Guests for summer 2013 will find new kitchen items and cookware, a nice new patio set and everything in good working order. We are perplexed about the sofa comment; it is two years new but you can be assured the slip covers have been dry cleaned and the sofa will be replaced if necessary. We hope to see you again and before three more years passes!

Our stay on 40th St. was awesome. The location is fabulous and the house easily accommodated 6 adults and 3 small children. The patio is great and perfect for enjoying the gorgeous weather...what more could you want?

There were a few things that were not right such as the fridge, the oven. the cleaning.Limited lighting in the front room. not as clean as it should have been. workman was great

We have had good experiences with our previous three rentals. I completed a written evaluation that I submitted upon check out. When we arrived, te property was still being cleaned. We had to wait another hour to get in. The side garage door was not keyed to he rest of the house which caused us to lock our car in the garage and had to call the maintenance number to help. The TV did not work and one shower floor was still dirty. That drain was Plugged and had to call maintenance for that as well. Once everything was fixed, the only complaint we had was the icky couch. Fortunately the weather was great.

I am still suffering from post-vacation syndrome! My family and friends loved 118 40th Street. We have vacationed for 10+ summers in Newport and we love working with Burr White. 118 40th was spacious, clean and very comfortable. The beach is a 30-second
walk and is very nice between lifeguard stands 36 - 40. I totally recommend it. -

We had a fantastic time at this perfectly located sparkling clean property. The property however, is due for a bit of an overhaul. During the time we were there we had cable and internet difficulties, fridge was not sealing, plumbing blocked twice and sofa bed need replacing. We are grateful that the Property manager was very accomodating and prompty attended to the issues. Overall, we were very happy with the service.

Thank you for the great review and noting that the house is sparkling clean. We are so happy you had a great stay. The cable and internet issues were related to a cable company error and while a terrible nuisance, not related to property condition. The two other issues related to the refrigerator and sofa were resolved to the satisfaction of all. The rest of the house stands proudly clean and well-maintained (including comfortable beds, nice fixtures and lovely wood floors) throughout the inevitable, but rare inconviniences that may arise. After a complete inspection, we think the property condition rating for this review is low given the temporary nature of the propblems, and prior reviews and a subsequent review support that opinion. Thanks again and we hope you come up from Down Under to visit us again!

The house is very simply furnished. It was clean. There is an apartment on the same property which created noise problems for us. We were very happy to have 2 garages plus the area in front of the garages for parking but they are tough to get in and out of. The wifi is very slow even when sitting 3 feet away. However, the location of the house was great for us and the weather was fabulous. Next time, we'll get a single house on a lot and beachfront.

This is my 3rd year of renting in Newport Beach for a week in the summer, so I knew what I could expect from the home. The house has a great location, quite street and fairly decent stocked kitchen in regards to cooking items. However the cleanliness of the home was below my standards, so I spent an hour cleaning. I would of like cleaning products provided with the home (409 spray, dishwasher soap). The rooms are good size and the large patio is great for social and/or dinner time. Overall I enjoyed the house!

The house was perfect for us. The only thing that I have issue with is when paying 195.00 for cleaning and linens, I feel the place should be pristine. I called and the housekeepers came back immediately and we appreciated that.
The staff at the office were helpful and professional, the location is perfect. -

The air inside the unit had a natural gas smell upon arrival. I contacted the agency immedaitly and they tried to send someone. However It was never corrected. It turned out through some looking around the stove had a pilot light out on one burner. I lit the pilot for that burner and we did not have any other issues. We lived with that smell for three days. We love the beach and we would probably rent there again or at least through this company but you have to know the rentals there take a huge beating they are rented constantly during off season to College and summer to visitors and unless you get into 4k and up expect used sofas furniture etc.
