This bright and airy 2 Bedroom/2 Bathroom lower unit is located just 2 houses from the beach! It has a great spacious outdoor patio with a gas BBQ, perfect for cooking for friends and family. It features a fireplace, ocean views, TV’s, dishwasher and private washer/dryer.
The master bedroom has a king bed and an adjoining bathroom with nice countertops and walk-in shower. The second bedroom has a queen bed with a nice mirrored closet, perfect for hanging clothes and storing shoes. There is a another full bathroom located outside of the second bedroom. The couch in the living room pulls out to be a queen sofa bed.

We really like this place. This was our second year and we look forward to next year. The first bedroom could use a overhead fan as we stayed during the hottest week of the year.

The home was beautiful very near the beach and Newport pier. It was very spacious and accommodated my family and day guest. As for the staff at Burr White they were fantastic!!! When I called with a maintenance issue they were very prompt in attending to our needs. On our final day I discovered my car battery was dead when I called the office to explain I would be late for check out not only did they understand but they sent maintenance over to give me a jump! Thank you Burr White Staff for making my vacations enjoyable from the booking to my stay.

Our vacation was perfect. The location of the rental was just a few steps from the beach. Neighbors were friendly. The rental unit was clean and completely furnished. We were pleasantly surprised as the pictures of the unit did not do the rental full justice. It is much roomier than we expected, especially the master bedroom and dining area.

The location was perfect for the beach and boardwalk access. The sofa needs a cleaning or replacement as it was stinky. The chairs in the main room also need replacement as the cushion was flat and very uncomfortable to sit in along with the wicker hand
rests. The bed in the small room can use replacement. The rest of the home was perfect. The neighbors on both sides of the home were a little loud with their talking and language for young kids was not the best. The stay was great and enjoyable and we had
a wonderful time. A gas BBQ and outdoor shower would be a great addition. Will do it again but would like a home on the boardwalk next time. -

We really enjoyed our stay at this house. The bedrooms were nice and one especially big. The washer and dryer was such a big plus. No oven though.

The family had another great vacation thanks to Burr White.
The house was perfect for the four of us with one of the best locations in Newport Beach. It's nice not being right on the beach - more privacy and lest noise. Walk out the front door and after a dozen or so steps you're on the sand. Great spot to walk to the only super market in the area and to take advantage of the restaurants in the area. There was a plumbing mishap during our stay - Burr White was quick to respond and all turned out well. -

Beautiful clean home, great location. Was worried about being downstairs of a duplex, and yes, my suspicion was right, sounded like a heard of elephants every morning between 6 & 7 and in the evening, they started sleeping in a little later as the week went on, but very nice family (families). Burr White was awesome to deal with, very nice and accommodating. Needed a couple things replaced but I believe the owners where going to be doing some work soon. Loved our week with family and friends!!!

Cook top needs replacing, it shocks you if you touch both sides. Second bedroom desperately needs a ceiling fan. Great location. Called BW to have broken garage remote fixed, but they never responded. Carpets were recently cleaned, but still wet when we got there.

Cleners were'nt very thorough. Dirty blankets and sheets were left in the closet under the stairs. No blankets for the beds just the comforter. Patio area was not hosed down or clean (I hosed patio before we left for the next guests)
These issues were'nt major but worth mentioning.

This rental was definitely an upgrade from the property that we have rented the previous 5 years! The master bedroom is huge and there is tons of space for all of the family's "stuff". There was a big screen T.V. in the master bedroom that would have definitely been more useful in the living room area. There was only a small one in the living room and it was mounted to the ceiling and didn't have hook-ups for a portable DVD player, so movies couldn't be watched in there in the evenings. That was the only downside of the property. Overall, it was the best stay yet!

Website should detail that there is no oven in this unit. To be honest, it wouldn't take much to put an oven in this unit and it really should be done to make it a viable summer rental option.
With the current economic conditions, we will be interested to see what type of deals are available through Burr White for summer 2009. -

I feel the only problem was that there were no trash bags readily available and the kitchen sponges were dingy. The Master Bath shower could use some new tile. Other than that it was a nice place to stay at.

The unit was much cleaner this year. New blinds (old ones were broken) made looking out the windows so much nicer! Also, having sheets and towels were great! The stove in our unit can barely boil water. All in all this year's experience was the best out of the three years we have been at the unit. BW is responsible for that. Thanks!
However, we were missing a small few things.
- door mats (would help keep sand out)
- garbage bags
- mop
- welcome kit with dishwashing detergent (maybe you don't give those out any more)
Earlier this year we had told Burr White that the blinds were filthy and broken. Thank you for getting that corrected!!! Great customer service!!!
We have a suggestion regarding rollovers. I am sure we are not the only family who wants to take a year off from vacationing in NB and using the same rental. It has taken three years to find the perfect rental for our family and we don't want to give it up. I think it would be great customer service if BW offered a "skip a year" option.
Perhaps the renters who are skipping a year could pay BW one night's rental price. In return BW would hold the property one year and the same week.
For example we are considering not renting our "usual" house in 2009, but want to come back in 2010. We happen to have another expensive vacation planned. BW could rent the unit to someone else in 2009, stipulating it can not be rolled over in 2010. We would pay BW one nights rent, $345 (approx) to hold the unit for us in 2010. Great income for BW without alot of work.

There were cockroaches inside the house. We found a hole outside where the water heater was stored that lead inside of the house. The trash is stored outside of this area. It took several days before an exterminator came in. I was worried that the roaches would get into my personal items. There was also a leak from the toilet above onto the bed in the master bedroom. The carpet in the bedroom was dirty, I had toddlers. I was very dissatisfied with stay, and though we have stayed with you for years will not be booking a reservation with you again.

PARKING: Daytime parking near the unit for our family and friends was sometimes difficult.
CONDITION CHECK LIST NEEDED: I recommend that upon rental, you provide a facility-condition “check list” (like when you rent a car) identifying conditions.
CONDITIONS WE FOUND: A smoke alarm missing in the master bedroom; a blind-adjust rod missing from front window; spots on carpet in master bedroom; water spots on hallway carpet; no ice trays; no can opener; no fly swatter; no dust pan; loose towel-rod in master bathroom; loose hinge under kitchen sink; missing side-table knob (knob was in drawer); inoperable coffee maker. We had to stop the Time-Warner guy from turning off TV service (nobody told Time-Warner we were renting the unit). NOTE 1: These conditions were annoying in light of the rent we were paying AND the possible forfeit of our deposit to remedy these undocumented preconditions after
we checked out. NOTE 2: A maintenance person delivered a can opener …but he was unable
to find any ice trays in Newport Beach. -

This place could be a 5 star. There are some issues that are overlooked by Burr White. Overall, the rental is great. We have been there for two years now. And feel as though this is the best place for our family. We are very close to the beach and walking distance to the pier. We ride our bikes to the funzone every night.
However, for the past two years, the place is not very clean. Both years we have stayed there we have asked to have the windows and blinds clean. Nobody ever showed up to clean. Some of the blinds have not worked either of the years we were there.
