The downstairs unit has fantastic ocean views from its large floor to ceiling windows where you can enjoy your morning coffee while watching the sunrise or a glass of wine at sunset. This unit has an open floor plan where the living room, kitchen and dining area are adjoining and make it easy to have conversations. You can easily step out to the large patio on the boardwalk equipped with a table and chairs to BBQ and relax in the sun. Thank you for your comments. We sent a plumber to check the water flow at the sink in the hall bathroom, this issue is resolved. The carpets have been cleaned and the owners will replace the door mat. The electric plug next to the sofa has been replaced. We and the property owners appreciate your feedback. We have a family vacation. Four generations, from my 94 year old mother to my 5 year old nephew. It is a wonderful time, rekindling memories from our childhood, when we vacationed in Newport Beach. Loved every minute.

My 14 year old son is currently battling a rare form of cancer and his big dream has always been a beach house for himself and a few friends! I rented it for his birthday weekend and it was absoltely perfect- more than I could have ever dreamed. The location was great and the view took our breath away the minute we walked in the door. The kids scootered from pier to pier and had so much to do and the house was comfy and complete with every single thing we needed- including a pizza cutter and a wine opener! The house was actually cute (I am a Montage/Ritz Carlton kinda person) and well-decorated,yet casual enough where I wasn't stressing over having us all walk in from the beach. Honetly, I don't think the pictures do it justice. The whole place just had a great vibe to it and it was an amazing memory for my son and his friends.

Our stay at Newport Beach was wonderful! It was a great time to visit the 1st week of March, not crowded at all. The beach house was in a great location, not far from OC airport, Long Beach, Balboa Island. It was very clean and comfy, enjoyed sitting on the patio also. Jane was very helpful, finding us such a great place to vacation and relax!

This place has very thin walls. When the people came home that are on the top floor and sounded like they were with us in our bedroom. The same was true with when the neighbors came home. You could hear everything.

This was our first visit to this property. We rent the upstairs for two weeks and the bottom unit for the last week. My 92 year old mother comes with us, my two sisters and me. It is a great vacation. with the whole family, upstairs and downstairs. We have been doing the family beach vacation for 21 years, and the young kids don't remember not doing it. It was a great time and we will continue to do it as long as we can Thanks.

We had such a great vacation!! The only problems I could see needing improvement would be (1) the patio table was missing a leg, therefore pretty unstable (2) The carpets were pretty dirty, walking around barefoot could result in black feet! Overall the property was great, accomodated our needs and we would definitely stay here again...probably next year!!

We had a blast. Great location, great weather. The house has everything you need (dishes, towels, sheets, etc...) to get going. Grocery store is right up the street. Burr White was easy to deal with, very little interaction at all with them, paid the money, got the keys and we were on our way. Keep in mind folks this is a "Beach House", so it is not spotlessly clean. The carpets especially were pretty dirty, but what do you expect from all of the sand and daily traffic. Other than that it is a very basic, roomy beach house in a great location that was very quite for where we were. I would definately recommend it and may do the trip again in a few years!

Great place to enjoy the sand and surf! Close proximity to piers and eateries, and small amusement park. Great, large patio with room for bikes, beach gear, BBQ'ing, etc. Washer/dryer inside. Carport. Large master bedroom. Family room has queen pull-out Murphy bed, (making almost 4 b/r.) Rustic bathrooms, tubs, and kitchen cabinetry.

This was our first beach rental. The location of this property was perfect - close to Newport Pier and shops and restaurants. The beach area right in front of the house was perfect for little ones to play - level, soft sand, and shallow for a good distance out. The house was layed out well for a family with the bedrooms and bathrooms in the rear. The beach views from the house were fantastic. The house was clean when we arrived and had all the necessities in the kitchen. Our only disappointment was that the house is really showing its age - there was rust and mold in the bathrooms and the cupboards in the kitchen and bathrooms need some attention - there is old, dirty shelf paper that appears has been there since the house was built. The window coverings were broken in most rooms and the closet door in the master bedroom would not slide. For what is being charged, the house could use some updating.

Last year the beach house family room had a strong urine ( pet) odor. The carpet was very dirty, and we didn't like our grandbaby crawling on it. We had to use furniture covers because of the odor and condition of the sofa and chairs. Our umbrella from the patio table was no longer there, and no charcoal for the grill. ( This was previously provided.) We LOVE the location, therefore we continue to stay there, in spite of the above things. We wouldn't recommend it because the price goes up and the interior quality deteriorates. The bathroom tubs need some attention, as well.
