What was once a historical beach cottage has been transformed into a classy and upscale modern marvel - completely rebuilt and re-styled from top to bottom in 2011. The historic heritage of the original home shines through in many of the details, while the remodel also incorporates the finest-quality materials and workmanship. Exquisite custom fixtures and luxurious state-of-the-art modern conveniences can be found throughout. Designed around a unique multi-level floor plan, this charming vacation cottage offers... 4 bedrooms and 2-1/4 bathrooms. The Craftsman-style bungalow is an impressive 2,350 square feet and presents an elegant beach hideaway. Splendid accommodations for a family or group of 6-8. Brand new contemporary furnishings help make this bungalow-style residence a welcoming and comfortable home base for a fabulous beach vacation.

Bedrooms – three bedrooms are located on the main floor – each one featuring Antiquerra custom stone flooring and complimentary wall finishes in neutral tones. Two of the main floor bedrooms feature twin-sized day beds while the third "bunk room" has two sets of contemporary-styled bunk beds. Vaulted wood beam ceilings, skylights and track lighting are found throughout the lower floor bedrooms along with wainscoting and wood mouldings that accentuate the rooms. The bunk room has a generously-sized closet with sliding mirrored wardrobe doors and custom-built organizers. The upper floor bedroom is light and bright, featuring mahogany red oak flooring, a ceiling fan and recessed can lights. A lovely queen-sized bed is the focal point of the upstairs bedroom and features fine luxury linens.

Bathrooms – The Jack & Jill main floor bathroom allows convenient access from both sides and showcases beautiful imported tile work and state-of-the-art brushed nickel plumbing fixtures. A natural rainfall shower head lends a luxurious spa feel, along with upscale wall finishes, beautiful lighting and luxurious towels. The Balboa Bungalow’s unique floor plan also incorporates a third sink, plus mirror and storage cabinet in one of the lower-floor bedrooms to provide additional vanity space. A full bathroom is also located upstairs. It features a dual-flush Toto toilet, re-finished vintage soaking tub and custom imported tile.

Gourmet Kitchen – Situated upstairs, the kitchen boasts beautiful and durable Cesarstone counters and a custom tile back splash. Top-of–the-line cabinetry fitted with specialty knobs and drawer pulls features an antiqued finish that perfectly complements the dark mahogany wood floor. Modern stainless steel Kitchen Aid appliances and recessed overhead lighting complete the space and provide a luxurious area for preparing meals. Elegant dishes, flatware and serving pieces are also included. The adjacent dining area has a contemporary 4-seat dining table and flows directly into the living/family room for entertaining convenience.

Upstairs Living/Family Room - Adjacent to the kitchen and dining area, this warm and comfortable space is surrounded by crown mouldings, enhanced baseboards and a built-in book shelf. A large Flat Screen TV and comfortable sectional pull-out sofa provide a perfect spot for relaxing. Sliding doors open onto a large balcony that welcomes the ocean breezes and provides outdoor seating as well as a barbecue area.

Main Floor Living Room – Upon entering the charming Balboa Bungalow, guests are greeted with a light and bright living area complete with custom-tiled fireplace, built-in bookshelves and a Flat Screen TV. The vaulted ceiling with wood beadboard trim conveys a craftsman-style feel, as do the custom lighting fixtures and wall finishes. The Antiquerra stone floor keeps the cottage cool and provides the ideal beach house flooring choice.

Computer Nook & Sitting Area – A convenient computer workstation, is just off the Living Room. Complimentary wireless internet access allows guests to attend to work, or surf the net during their stay. This area can also provide a quiet respite for reading, video gaming or any other leisure activity.

Laundry Room - Featuring brand new HE washer and dryer, this area is on the main level and provides ample space for attending to laundry needs. A handy Kohler sink is in the laundry area as well.

Front Courtyard Area – Just outside the front door is a lovely tiled courtyard which provides additional space for outdoor enjoyment. A large storage closet is located in the breezeway, perfect for accommodating beach chairs and accessories. The sideyard also features an outdoor shower with warm water for post-beach rinse offs.

The Upscale Balboa Bungalow is located just a half-block off the beach, in the highly desirable upper Balboa peninsula-area. Even in the height of summer, the home is easy to get to and away from the traffic congestion that occurs further up on the peninsula. Just 3 houses away from the sand, a short stroll down 39th street brings you to the golden sands of Newport Beach and the famed Newport Beach Boardwalk. Exciting dining establishments and shopping are conveniently located nearby, as well as 38th Street Park which has a playground and basketball courts. Balboa Ferry and Fun Zone are nearby as well as world-class golf courses, spas and shopping.

  rented this for a 3 night stay through the weekend for my moms 70th bday. She loved it. Really felt like home. Beautiful home and furnished very nicely. The bunk room was awesome. the kids really loved it. My mom didn't want to leave and now when she looks at pictures she misses it much. Would highly recommend.

  This truly was one of the greatest rental properties I have ever had the pleasure of being in. This is the back house of a nice overall unit, and at first I was a hoping it was the front house. But once I got inside I was so impressed. There was 2 living room spaces and a great kitchen to use. the balcony was also very roomy and because we were in the back house, we had tons of privacy. The beach was a few steps away and our whole experience was awesome. The only thing I would have changed would be to make some or the day beds a little bigger, other than that, it was great.

  If you know Newport you know you can't expect every beach rental to be 1st class... that said, this one exceeded all of our expectations with great furnishings, an excellent kitchen and an awesome location(20 yard walk to the beach).

  A group of girlfriends and I shared the bungalow for a long weekend and had an absolute blast. We were visiting from all over the U.S. and really enjoyed the versatile space in this rental. Great location to the beach- only steps away and a short walk/bikeride to the Newport Beach Pier. Also conveniently located central between Huntington Beach and Balboa Island. My only recommendation would be to have small cars for the tight turns to get into the driveway and garage from the road.

  This is a great beach house and everything was exactly how it was represented by the owner. The house has great beach access (literally a one minute walk) and is finished to a very high quality level (to give you perspective I'm normally a Four Seasons / St. Regis type of customer). Owner was very responsive, made things very easy, and returned my full security deposit very quickly.
