This newly constructed lower unit is great for the whole family! It features a large outdoor patio, new furnishings, stainless steel appliances and flat screen TV.
The living room has two leather couches, ottoman and mounted flat screen TV. There is seating for four at the kitchen counter. The kitchen has stainless steel appliances, dishwasher, dual sink, built in microwave and plenty of cabinet and counter space for storing and preparing food.

Overall, very good and would use Burr White and same location. Broken fans in the bedrooms were not a problem because it was cool at night - but would be a problem if initial weather reports were accurate.

Pros:
The overall stay was good. Three couples fit comfortably. Great location near the grocery store and beach. The patio and common area were spacious, connected to an updated kitchen, fully stocked with dinnerware and cooking utinsels. Nice Neighbors.
Cons:
No air conditioning so the two smaller rooms were pretty hot at night. There was a lot of sand on the ground so if you walked barefoot, your feet turned black. The water in the shower of the master bedroom got cooler if the other shower was running at the same time.
Finally, we missed our appointment time to pick up the keys at the office on a Sunday, which is by appointment only. When we got to the office, no one was there and it took over an hour to get a hold of someone who could tell us where the keys were. As far as the heat goes, we always suggest keeping the windows open for as long as possible during the day, and if you're around and awake to keep it open to keep a draft going. The cool ocean air should help keep the temperature down. We apologize for the inconvenient check-in, there should have been someone there to check you in. Great location. Property was not spotless but we dealt with it. Has all the amenities that you would need. Would maybe try the upstairs unit next time or something on the sand.

Suggestions: include location of close grocer store, would have given general condition a 5 if there was toilet paper.

We were very happy and would definitely repeat the experience. We were 4 women busy each day seeing the sites (Disneyland, etc) but it was nice to have our breakfasts in this comfortable environment. And to sit and visit in the evenings. The furnishings were good quality, the 2 bathrooms updated and efficient. The kitchen area (also new) had everything we needed. Everything was clean and it was perfect for what we wanted and needed. We even met our neighbors, who were great, too, and recommended a wonderful place to have dinner, Mama D's.

We love Newport Beach and loved having a house by the beach for the week so overall we enjoyed our vacation. I do recommend renting a house if you are staying for more than a few days however I would not rent this unit nor work with Burr White again.
The rental page states it has 1 king bed and 2 queen beds, However, all rooms have queen beds. I had to call and ask where the linens/towels were as it was not explained to me when we check in nor were they in the rental when we arrived. We had to wait around for the delivery. The internet was not hooked up even though we were given an AP name and password. Also there are 4 super high def flat screen TVs (1 in each room) but the rental does not have cable nor did they receive any local channels- all we were left with was fuzz. We rented movies because we saw a DVD player, the TV in the front room did not even turn on. After a bit of all of us trying to figure it out, we noticed the entire side wall (the side with the stove, toaster, blender etc.) did not have electricity. We called 3 out of the 5 days of our vacation to the office for maintenance on one thing or another; all of the staff was very helpful to our issues but we should not have had to deal with any of it on our vacation plus after all that wasted time only the electrical issue was resolved.
We did write Burr White with our complaints and received this response “Thank you for taking the time to share your comments and experience at the property and with our service. We appreciate your comments and I will share this with management. Have a safe trip home.”
At this time and certainly after the response to our complaints, I would not recommend Burr White rental agency to any of my friends or family.
