Full size and single sleeper sofas in the living room with 36" flat screen TV and a peek-a-boo view of the bay. Secure high speed WiFi throughout rental and patio! Sleeps 4 people comfortably, 6... people will be very close quarters.

Access to fenced Front patio with gas barbeque.

This is an upstairs unit approx. 700sq. ft. which sleeps 2-4 comfortably. Six people will be very cozy! Access to fenced front patio with a GAS BARBECUE, a redwood deck, patio table and comfortable seating, under the shade of a enchanting 20 ft. Banyan tree or soak up the California SUNSHINE!

Patio may be shared with lower unit if occupied, but front patio table, chairs and barbeque are reserved for the upper unit!

GARAGE SIZE is 90"W X 192"L X 82"H.

Vehicles over the garage size dimensions have access to park on the street. One parking space per unit in a shared garage.

All reservations are on a first come, first serve basis only. The reservations are not secured until deposit or payment is received and/or checks have cleared.

All linens and towels are available Sept-May at no charge or you are welcome to bring your own.request

Memorial weekend through Labor Day weekend linens and towels are available to rent or you are welcome to bring your own.

There is a 6 guest maximum at all times.

On July 4th the peninsula is closed off to car and possible foot traffic from 12 noon, until 6 am the next morning.Any parties which exceed the noise ordinance or incur a fine, will be charged to the renter and taken out of the damage deposit.

CHECK-IN / CHECK-OUT

Check-out time is 10 AM – promptly.

Guest agrees to vacate premises by 10 AM or other checkout time designated on the contract. There will be a $50.00 charge for every hour or part thereof held over.

The City of Newport Beach has enacted ordinances concerning parties, loud music, excessive noise and any general disturbance of the peace. Fines under this ordinance can range up to $500.00 or more for police services.Fines imposed by the police or city for a disturbance will be charged to the guest,and may delay refund of security deposit until such bills are received.Valid disturbances reported or violation of this contract can result in immediate forfeiture of the premises upon demand. Newport Beach City curfew will close the beach at 10:00 pm.

Guest agrees not to sublet unit or to permit unauthorized guests not a part of the original contract to reside at the premises without express permission.

The property owner retains the right to enter the premises with reasonable notice, during reasonable hours, to inspect or exhibit or repair the rental unit as required.

  Coming from a seasoned renter of beach homes in Newport Beach, Ca, this is one of the best homes available in the area!! We were within walking distance of restaurants (I recommend Mario's), Circle K, various other stores, and of course: the beach :-) (don't get the calamari at The alley though).
  The unit can get warm but they have an air conditioning unit in the living room area and the master bedroom that are both very effective. I would recommend a fan or another air conditioning unit in the 2nd bedroom since the airflow doesn't really reach the 2nd bedroom (my only feedback to improve the unit).
  The garage is large enough for a Chevy astro Van although it is a tight squeeze.
  I would definitely stay at this unit in the future and have recommended this unit to friends and family already. Two thumbs up!! :-)

  Thanks so much for all the great suggestions. We had a great dinner at the Japanese restaurant across the street. We took the bikes and road to Balboa Island. Wow! There were a lot of people on the beach, on the walk and the houses had tons of people. Great fun!
  Monday, we walked to the ferry across to Balboa Island. It's about 6 miles total. Had dinner at Ciao's, fresh pasta, yumm.
  The beach was great and we saw dolphins both days. Wish we could've stayed longer.
  
  Thanks again for everything and the "Welcome" basket goodies. They were great for the beach.
  
  We hope to be back again soon!

  Our stay in Newport Beach was great. The accomadations were very clean and close to the beach. Our family of 6 was a bit tight in the condo, but we made do. I would recommend this property to anyone wanting to be close to the beach. We drove from lax airport which was a over 2 hours to go 40 miles. Traffic was horrible, but once we arrived it was a beautiful area to vacation

  Newport Beach - cozy condo beach getaway

  My husband and I traveled from Michigan to visit family nearby and wanted to stay near the beach. We found this listing via tripadvisor/flipkey and based on the good reviews, we opted to stay here instead of a hotel. It was a great decision.
  
  The location was excellent-walking distance from the beach, quiet area and just a 10 minute bike ride to some great little shops, dining and night life. We saw dolphins, sea-lions and so many sea critters almost on a daily basis - and it was all within a short walk from the condo.
  
  The upper condo was well maintained, clean and everything we could have possibly needed was there - Michelle was very gracious and helpful and checked in to make sure we had everything we needed. There was also a nice gift basket upon our arrival.
  
  We truly didn't have to worry about bringing anything-she had provided bikes, towels, chairs, boogie boards, kitchen items & utensils, washer/dryer, - everything! Wi-fi access was also there.
  
  The rooms and garage were on the smaller side, however, the amenities and location far outweigh these factors. The master bedroom had a very comfortable mattress and it was also nice not to have to worry about finding a parking spot.
  
  Based on our experience, we look forward to re-visiting California and staying here again.

  steps to the beach! Great restaurants and the pier was a 5 min walk away, or ride the bikes provided. full kitchen so we were able to eat in some nights too. the place is super clean and had everything we needed. traveled with 2 teenagers and they had a blast as well.

  We stayed at this beach house for an extended weekend and had a great time. The short walk to the beach is far enough away from the pier and bars to keep the beach less crowded and clean, but close enough to ride the bicycles over and grab something to eat. The unit was clean and comfortable enough. We opted to take our own bedding instead of renting bedding and towels, which meant more work for me when we got home, but that was okay. Overall, we will certainly stay there again. Recommend taking a foam mattress topper as the beds are quite firm. Can't beat the value!

  We counted 175 steps to the beach! Loved that and the kids loved the body boards we got to use. Very nice to be able to have use of grill and washer and dryer too.
  The place is quite small, but we were prepared for that. The garage parking is nice, but a very tight squeeze for our minivan. It always took us quite a while to get it just right.
