All reservations are on a first come, first serve basis only. .

All linens and towels are available Sept-May at no charge or you are welcome to bring your own. Memorial weekend through Labor Day weekend linens and towels are available to rent or you are welcome to bring your own.

On July 4th the peninsula is closed off to car and possible foot traffic from 12 noon, until 6 am the next morning.There are areas along Pacific Coast Hwy. where you can walk in to get onto the peninsula.Any parties which exceed the noise ordinance or incur a fine, will be charged to the renter and taken out of the damage deposit.

CHECK-IN / CHECK-OUT

Check-out time is 10 AM – promptly.

There will be a $50.00 charge for every hour or part thereof held over.

City of Newport Beach has enacted ordinances concerning parties, loud music, excessive noise and any general disturbance of the peace. Fines under this ordinance can range up to $8000.00 or more for police services. Fines imposed by the police or city for a disturbance will be charged to the guest, and may delay refund of security deposit until such bills are received. Valid disturbances reported or violation of this contract can result in immediate forfeiture of the premises upon demand. Newport Beach City curfew beach closes at 10:00 pm.

Guest agrees not to sublet unit or to permit unauthorized guests not a part of the original contract to reside at the premises without express permission.

The property owner retains the right to enter the premises with reasonable notice, during reasonable hours, to inspect or exhibit or repair the rental unit as required.

  Great spot in Newport Beach. So close to the beach. The unit was great and allowed the kids to have some space in their own room. Much better than renting two hotel rooms (and I'm in the hotel business!). Unit was very clean. Full kitchen if you feel like doing your own meals and saving some money. Bonus to have a garage as parking is limited. 20 minutes to Disneyland. We flew into lax but next time will fly into John Wayne airport.

  I loved Newport Beach in the winter!

  My family and I had this quaint and adorable place for 5 days in January and loved every minute of it. It was like we had our own private beach! Over the years I have rented a house during the summer, which is not only very crowded but very expensive. This will be a yearly vacation for us now. I was worried about it being cold but the weather was in the 70's and perfect. We enjoyed watching the sunset every night.
  My two granddaughters had a blast exploring the rocks, sand and sea and collected sea shells every day. There was plenty of room for all of us having the upstairs and downstairs units. I felt like we were in a fancy hotel with all the special touches and cute decor but also loved the homey feeling and comfortable cabin-like feel.
  Everything was close-by and the only day we took our cars out was to drive to Balboa. We could walk to stores and restaurants. Michelle was very attentive to our needs and called daily to see if we needed anything.
  I could not have had a more restful and lovely vacation. It was perfect!!

  Michelle was awesome to rent from. She made the whole process simple and smooth. She was pleasant to deal with and so neighborly. She welcomed my Family and I with just about open arms. Her gift basket was a fine touch. Her home had everything we needed and more. There's nothing like a BBQ in the winter. Michelle was attentive to our needs, we can't wait to come stay again. Everything is so close by, market, gas station, beach and restaurants. The factthat we had access to both garage spots was an added bonus.My daughter and her friends had the best time ever. We couldn't have had a better stay else where. My friend was eager to know how to rent the home herself.

  The house had everything we could want, and the manager encouraged us to let her know if we needed anything. We had a big dinner there, and she measured the oven before we got there, so that my daughter would not worry about the size being adequate. Checkout was the smoothest that I have seen in a rental house. It is great to be right next to the beach, and the kids said it was there best trip, because something was going on every minute.

  Loved walking into this beach home and having everything ready to go! Fully stocked kitchen allowed meal time with the family a real treat. Thoroughly enjoyed the big living room with the fire place. Such a quick easy walk to the beach.

  Sand, waves quiet enjoyable week at Newport Beach

  My family stayed 7 days at the house. The house was very comfortable. There was 6 adults and 2 kids. We had plenty of space to enjoy during our stay. A well stocked kitchen with all the essentials. All you need is food and your suitcase. We walked every morning or rode bikes. We so enjoyed the fact that we were seconds from beach and each day we sat on at the beach or outside and ate and drank wine on the porch just enjoying the scenery. We live in Riverside County and wanted something close and inexpensive. Michelle's price was very reasonable and she even offers discounts for return visitors. They were available to us even when we couldn't figure out the remote there they were showing us how to work the TV. I accidently packed and took the remote control for the fireplace home they came to my house to get it so the next guest's can use it. It was a great family week at the beach.

  We can't stop raving about the awesome time we had at this charming beach cottage. Having grown up in Newport Beach many moons ago, I remember the laid back coolness of the area with a special fondness and this lovely cottage brought back all those good memories. Though only the two of us stayed in the cottage, we still had a ball entertaining friends and family who came down to visit. There is plenty of room for 6-8 people inside and the two patios add to the space. The cottage is perfectly set up for company and it charmed the socks off of all of our 'local' friends. Though we didn't personally meet Michelle, the owner, she was so helpful and easily available for any questions or needs we may have had. We can't wait to visit again soon and will very likely make this an annual event.
