Me & My family stayed here in February. This rental was awesome, so worth the money. It was put together really nicely, we were surprised, now we feel so spoiled, we wouldn't like any rental less than the standard of this rental at this affordable rent. Kids loved running down to the beach, didn't have to drive them to the beach. This place was absolutely quiet, it was not like what the previous guest reviewed, we were told by the Property Manager that the young tenants next door all moved out. Loved the location of this rental, so central to the grocery, restaurants, bars and the beach. We enjoyed riding our bikes on the boardwalk. The rental was equipped with everything we would need for our vacation, the kitchen was stocked with everything, all linens, towels and beach towels were provided, can't ask for anything better.We do come out every year to California, definitely would not be looking for another rental. Property Manager's service was excellent.

The property itself was lovely and worked well for a family of four, close to the beach and nicely appointed, but it is also very close to a loud street and noisy neighbors. Thanks goodness when we were there it wasn't warm, as there is no air conditioning and if you had to leave the windows open at night you wouldn't get any sleep!

For $250/night, we offer a very classy and modern and remodeled rental, we apologize that there were parties on the weekend in the neighborhood. We also do not advertise that we have AC in the rental and Balboa Peninsula homes are beach rentals and may need AC only 1-2 weeks out of the year. -

Our stay in Newport at the Balboa Gem was great! The accommodations in this 2 bedroom unit were fantastic. We loved how modernized it was. The updated appliances and furnishings allowed us to cook away from home with ease and relax in comfort after a great day at the beach.
Construction taking place in other units blocked the alley-way on a couple of days presenting only minor inconveniences of accessibility. Parking in Newport is always tough. Be sure to prepare any guests you have for this reality :)
We would certainly rent the Balboa Gem again! -

The place was very well renovated its location was the best, a few houses from the beach with only one quiet street between to get to the beach. when we traveled, the temperature dropped to around 60s during the day so it was cold at night (in march); the place even had a heater. supermarket and restaurants are in a walking distance away and seperate garage to park up to two cars. Also, the BBQ on the deck was very useful.
