The Royal Luxembourg Apartment is truly the place to stay while visiting Nice. The apartment is spacious and beautiful. The location is SUPERB!
Large three bedroom apartment on the second floor with 110 square metre living space. With two terraces, swimming pool and a sunbathing terrace on the top floor. Underground garage box. The apartment is situated in the absolute hot spot of Nice on the boulevard 'Promenade Des Anglais' and located between the famous hotels 'Palais de la Mediterranean' and hotel 'Meridien'. We (husband + my sister) stayed here for 8 nights early in June this year. The location could not be better: fantastic view, sea and beach across the road, close to shops, restaurants, buses, etc, and a very helpful Tourist Office virtually next door. The apartment is quite spacious and well equipped, and most things worked - apart from the TV, which was a tad temperamental. And it was really lovely to eat out on the spacious balcony which overlooked the Promenade and the sea. The decor is traditional, a little dark and a little tired, but that is a personal comment since we tend to like white and light. However, in the very dark common hall outside the lift water seepage from the floor above had badly stained the ceiling in two places, which created a very depressing first impression. The bedrooms were at the back, which was nice and quiet, but the arrangement of the building was such that the back was effectively at ground level, so you could not safely open the windows during the night, nor wake up to sunshine in the morning. Although we didn’t use the swimming pool we did go up to see it, and it looked very inviting, with a stunning rooftop view over Nice. However, what really spoilt what should have been a glowing review were small meannesses: no welcome pack (I'm not talking about a hamper - just a starter pack of a few euros worth of milk, mineral water, tea, coffee, bread, a bit of fruit); 2 small, cheap bath towels for the double bedroom, not the most comfortable of beds, and just one lot of cheap bedlinen for 8 nights. Considering that everything was charged for (from a fee of 3% for the use of a credit card, to a pretty hefty sum for a final clean as well as another charge for washing the bedlinen, and a serious deposit) a little touch of generosity in terms of a modest welcome pack, and some decent towels and bedlinen, would have been a nice gesture.

Wir haben hier im September 2 Wochen Urlaub mit unserer Tochter (15Jahre)verbracht. Wir haben uns in diesem apartment sehr wohl gefühlt. Das apartment ist zweckmäßig ausgestattet und bietet z.B. durch die vorhandene Waschmaschine etc. einige Vorteile. Besonders zu erwähnen ist der fantastische ausblick von der Terrasse. Hier hat man zu jeder Tageszeit, Sonne und Meer. Das apartment liegt sehr zentral, so kann man die touristischen Einkaufsziele, Restaurants und die altstadt in wenigen Minuten zu Fuß erreichen. Als einziger Nachteil ist der permanent fließende Verkehr auf der Hauptstraße, direkt vor der Terrasse, zu erwähnen. Trotzdem ist das apartment sehr empfehlenswert.

Fantastic location with spectacular views across the Med and coast line.
Great for "people watching" from the balcony on an evening, as a relaxed way of life just passes by.
The apartment was clean comfortable and very well appointed, well within easy walking distance of some fantastic history, sites and shopping.
