As you enter the hallway, you will appreciate the practical layout of the living space. On your left are the 2 bed-rooms, the toilet and the bathroom. Within 3min by foot from the apartment, you will reach the famous beach boulevard, La Promenade des Anglais, where the HI Beach Club is located.
Along this stretch of the boulevard, you will discover the legendary Hotel Negresco & other monumental sea-front landmarks. A short stroll eastward will then take you to the atmospheric Nice old town, Le Vieux Nice, Castle Hill and Nice Marina.
Other nearby attractions easily reached by foot are the shopping streets - rue de France & Jean Medecin, Place Massena- the town square, museums like Musee des Beaux Arts, Palais Massena & Musee d'Art Moderne.

In order to secure a booking, we will require an initial non-refundable deposit of 20% of the agreed rental, followed by the balance in cash upon arrival.
A separate damage deposit ranging from Euro 100 to Eur 200 is required with the final payment.
This will be returned upon your departure provided no damage or loss has occurred in the fixtures and furnishings during the stay, the apartment is cleaned and the keys have been returned.
You will be met at the apartment on arrival and on departure. A cleaning charge of Eur 40 will be deducted from deposit to cover final cleaning. If the apartment is left spotlessly clean, the cleaning cost will be waived.

Family Larson met us on arrival and showed us around apartment and they also had provided us with some water in the fridge. The apartment was home from home with everything you needed including fridge, washing machine,cooker and microwave.Every utensil was available and it had a small balcony with table and chairs which was great to sit out and chill.Just down the street was the Promenada d' Anglais and a short walk to the Train Station. A 20 minute walk took you to the Old Town and Bus Station. The airport Bus(98) is outside the airport departure door and this takes 10 mins to bottom of gambetta street and a short walk up to apartment. There is a Bakery/cafe below the apartment with fantastic croissants and a supermarket on next corner selling all you need.
Unfortunately on our visit the Climatisation was not working but this was out of the control of the Owners of the apartment and they kindly made sure we had plenty of fans to cool us down as it was very hot. It was very warm sleeping but the climatisation was due to be fixed on 3rd september so should be no problems.Response from Family Larsen - 08/31/2012

Best location and parking too!
This apartment is fantastic with a location 2 streets behind the Negresco Hotel. Easy walk to the beach. The building is sleek, modern and very well maintained, with electronic security. The apartment has a really nice set up in the kitchen, nice looking tableware and very new applicances. We cooked a meal because the grocery store is directly across the street! There is a reserved parking space. Also a nice option: save the cleaning charges if you do-it-yourself. Great experience excellent value.

I cannot describe how brilliant our stay has been at this apartment! The location is amazing, you are within the walking distance of everything. Shops, beach, buses, train station, absolutely everything is at your doorstep which makes it so easy to explore Nice and the nearby towns. Mr and Mrs Larsen were really helpful and made our stay really comfortable, we can't thank them enough. It's really easy to reach the apartment from Nice airport. The apartment itself was spotless, spacious and had absolutely everything that we needed. Amazing!

Situé dans une résidence super sécurisante (même l'ascenseur à un digicode !), l'appartement de Madame et Monsieur Larsen est idéalement situé : à 10 minutes à pied de la Place Masséna et du vieux Nice, à 5 minutes de la rue de France où il y a tous les restaurants et à 3 minutes de la mer. Le quartier est un vrai quartier, vivant, où l'on ne trouve pas que des boutiques de vêtements... Je ne dirai jamais assez combien il est important de pouvoir aller chercher ses croissants à pied le matin ou une boite de conserve pour un repas du soir. Là, c'est possible.
L'appartement est très calme (situé côté cour et côté rue perpendiculaire au boulevard). Nous avions loué le garage et c'est un vrai bonheur que de ne pas avoir à se soucier de garer son auto à Nice !
L'appartement lui-même est clair, spacieux, décoré avec goût et bien entretenu. Il est doté de tous les équipements nécessaires hifi et ménagers sauf d'un lave-vaisselle (mais je n'en ai pas moi-même ...). La literie est bonne.
La Famille Larsen a tout prévu pour assurer un confort optimal à ses locataires au niveau pratique et au niveau des loisirs : un convecteur électrique est à disposition et nous l'avons apprécié compte tenu de la période exceptionnellement froide de notre séjour et d'un chauffage collectif peu performant ; des plans et cartes sont disponibles ; il y a une bibliothèque multilingue dans le séjour.
La possibilité de louer à la nuitée est vraiment un plus. Nous n'avions que 4 jours de libres et les locations sont pratiquement toutes à la semaine. Grâce à la Famille Larsen, nous avons pu venir fêter les 50 ans de mon époux sur la Riviera.
Nous sommes partagés entre l'envie de faire connaître ce bel appartement et celle de le tenir secret comme on garde secrète une perle rare.

I must say that I was pretty impressed by the size of the apartment, I didn't expect such a big living space. I particularly appreciate the separation between the bedrooms and the living rooms. The apartment is very quiet even if located in the heart of Nice. You can go everywhere by foot and enjoy easily the sunny "Promenade des anglais" as well as the nice shops and restaurants of the city.
Everything is made to make your stay great. The owner prepared for us all we can ask to enjoy the place. A guide to the city, made by the owners themselves is waiting and regularly updated so that nobody can miss the new trendy places to go.
We loved to stay in this apartment and will go back there as soon as possible !!! -

We were looking for a place to stay for a couple of days to escape the German winter time. Even though we only had a few days for our vacation we felt at home in this apartment right from the first minute. Located near the center of the city and just a few blocks away from the sea promenade it is great to explore the city. Everything is within walking distance. A super market and a bakery right across the street. Windows and balcony face a small quiet street. Good neighborhood. The apartment was clean and well equipped with everything needed. Enough space for a family with two kids. Since we felt so much at home we decided to return next spring.

I strongly recommend this apartment to everyone where I spent my fabulous holidays in Nice.
The apartment was well located in Center of Nice, very close to the beach (Promenade des anglais), Zone Pieton where we can find many restaurants and shops.
It was also easy to go out at night to Old town area. Only few minuets by walk along the promenade des anglais.
And there's two big supermarket near this apartment, so everything
was perfectly convenient =)
It was tastefully furnished with a well equipped kitchen. The kitchen was clean and beautiful. There's two big beds, were so comfy =)
Service was also excellent, all enquiries sorted honestly.
