Atlanta, GAPerfect location - needs updating badly

Let me start by saying the condo was very clean and for that I credit the management company. The management company also gets cudos for an efficent check-in process even with an overflow of arriving guests.
The good: location - literally steps from the ocean access point. And the beach was fantastic - not too crowded so there was plenty of space to spread out. Condo is also located right across the street from Oak Island Country Club - multiple local eateries and a Walmart within a short drive or even walk. Also the kitchen was well stocked with utensils, pots and pans.
The bad: the aC never got the unit below 81 degrees - hence the Walmart mention where we went and purchased two fans for the bedrooms. Adding ceiling fans to the bedrooms would be an easy and inexpensive upgrade. Very low water pressure in the 2nd bathroom shower and all the bathroom fixtures should be changed out. Dryer never really got our clothes completely dry - and we tried to limit the size of the loads. New coat of paint (with color) and caulking needed throughout. Would have been nice to get the WiFi password and a cable channel list at check-in as well. Most of these are fixes that could be done quickly and again inexpensively.
The more expensive wish list: a TV with a screen bigger than 21" in the bedroom would be nice - also one with a remote control. Cabinets need changing out in the bathrooms. And a bigger TV in the main room would also add a little.
And something out of the owners control - the pool area was terrible. We went there once and only for 10 minutes.
