HOUSE MANUAL
This is our family home, and we ask that you treat the premise with respect.
RULES
For fire hazard and health safety; firearms, fireworks, or illegal drugs are not allowed on premise. No underage drinking. We value and respect our neighbors and want to maintain a good relationship with them; therefore, we ask you to please be respectful and keep noise to a reasonable level. 6 person maximum overnight occupancy strictly enforced. Please be honest about your family/groups size when booking. Premise has 1 queen beds in the master bedroom, 2 twin beds in the guest bedroom, 1 queen airbed, and 1 full size sofa bed located in the outdoor living space. Please do not smoke inside the house. Smoking outside is permitted. Please use ashtrays provided to prevent any fire hazards. You must be 25 years or older to book a reservation. We request at least a 5 day notice from the time you make your "book now" request to the time you are planning your stay. The host is flexible, and may be able to accept a booking request with less than 5 days notice, but it is up to the discretion of the host. Our neighbors have a copy of these rental rules and have been instructed to notify host should they notice any blatant violations.
OCCUPANCY
6 Person max. sleeping occupancy strictly enforced. The premise offers 3 real beds, 1 airbed, and 1 sofa bed; 1 queen in the master bedroom, 2 twins in the guest bedroom, 1 queen size airbed, and 1 full size sofa bed located in the outdoor living space.
PETS
We are pet lovers, and have a pet friendly policy. For the safety of the neighborhood children all pets and dog breeds must be approved by the host. The yard is small and may not be appropriate for large dogs. The premise is best suited for 1 medium >25lbs, or 2 small dogs (combined weight of no greater than 35lbs). However, the host is flexible, and dogs not meeting these guidelines may be approved by host depending on breed. If your dog is known to bark while you are away, we ask that you take your dog with you anytime you leave the premise. We prefer that your pets sleep on the floor, however, we understand that some pets are socialized to sleep on the couch or beds. If this is the case with your pet, please be diligent and put down a sheet or light blanket over the furniture in which your pet has taken a preference to.
SCOOTER
There is one pet that remains a permanent fixture to the premise. He's a 60 pound African tortoise, named Scooter. He occupies an enclosure on the North side yard. He does not require any care. However, he greatly appreciates treats. He is a great composter, and eats mostly fruits and some vegetables. His favorites are apple & pear cores (no seeds), melon rinds, strawberry tops, broccoli stems, fruit skins, and any parts of lettuce. He dose not like any bitter, tart, or spicy fruits or vegetables like kale, collard greens, mustard greens, herbs, radish tops, onions, garlic, or citrus peels. Please do not feed him any seeds or pits. Before you throw out your salad clippings and fruit skins, give scooter a chance to see if he wants them. For your safety, please do not hand feed Scooter, or get to close. He is 60 lbs. and can not see well. If he steps on your foot it will hurt!
Note: If any of the member in your party have pet allergies or has a sever phobia to reptiles, then this rental may not be suitable for your vacation.
CHECK IN
Arrival time is 4pm and departure time is 12pm (noon). The host may be flexible with these times depending on availability and cleaning between guest(s). Please ask host ahead of time if you want to change your arrival or departure times. The host will make the effort to meet the booking guest at the premise when they arrive. Upon arrival, booking guest will be required to sign a liability waiver form.
CHECK OUT
Departure is self checkout, as a courtesy, we ask our guests to put all the dirty linens and towels outside next to the washing machine, close all the windows, turn off all lights / appliances / heater, leave the keys in a designated area, and lock the doors as you leave.
SELF CHECK IN
On the occasion that the host is unable to meet the guest at the premise upon arrival. Host will set up self-check-in for the guests. Host will e-mail a copy of the Liability Waiver. Guest will be required to sign and return the waiver via e-mail or fax. Once the Waiver is signed by the guest and returned, then the host will let the guest know how to obtain the keys for self-check-in.
LIMITED MOBILITY GUESTS
This residence is not recommended for the severely handicap, and dose not meet the standards set by ADA. This residence is not equipped with any handicap equipment, and those with limited mobility are encourage to bring their own. Please let the host know if any of the guest will need special accommodations for limited mobility.
CHILDREN
The premise is a single family home, but by no means is it infant, toddler, or child proof. For your children's safety, children need to be supervised by an adult at all times while on premise. This family home is more appropriate for children 4 years and older. There are no installed safety equipment for infants or toddlers like outlet covers, furniture pads, safety gates, cupboard locks or bed railings.
AMENITIES INFORMATION
The premise is equipped with high speed DSL WIFI internet. TV (local channels only, no cable) & DVD player, microwave, coffee maker & grinder, and other small appliances. If you have any special request for kitchen wares, please ask host to see if what you're needing is available. Linens and towels are provide; two sets of sheets for all the beds, 6 bath towels, and 6 beach towels. Paper towels, toilet paper, dish soap and laundry soap is also provided.
PARKING
There is ample free public parking spaces on the Street. Street Sweeping is on the FIRST and THIRD Monday of the month. West side (our side) 10am – 12noon, and the East side 8am – 10am. If you are parked on the street at those times and the sweeper passes, you will be ticketed. When the sweeper has passed, it is okay to park again.
CLEANING FEE
In order to keep the cleaning fee low, we ask that you please maintain tidiness within the premise. The cleaning fee covers basic cleaning services and laundry services. Should the premise need additional deep cleaning guests may be held responsible for the additional cost. Be aware that the sugar ants come out in the summer. We do our best to deter the ants with traps and exterior sprays. To deter the ants please do not leave uncovered food out overnight, and take the trash out daily.
PROPERTY DAMAGE
Please report any property damage to the host. We understand that accidents happen. Guests may be held responsible for any damage caused by blatant abuse of property or any damage caused by pets. The property will be inspected within 48 hours after the departure of the guests.
SAFETY
Please use care when using the fireplace. The premise is equipped with a forced air heating system as the primary heating source. Please bring your own wood if you would like to use the fireplace for ambiance. The premise is equipped with 2 smoke detectors near the bed rooms, and one fire extinguisher located in the kitchen. In the case of an emergency please contact emergency services by calling 911, and also contact the host. Should you notice any plumbing leaks please use the local shut-off valve located in close proximity to the leak either a sink or a toilet. Should the leak be sever please shut off the main water to the premise located in the green box on the West side of the detached garage. Any water leaks please notify host, so that maintenance can be notified to fix the leak. The stove, water heater, forced air heating system, and dryer are fueled by gas. Should you suspect a gas leak please contact the host. If you encounter any electrical problems with the property, please contact the host.
LIABILITY
Surfboards on display are for decorative purposes only. Please do not use them. Surfboard and boogie board rentals are available near the beach, please see guide book. The Bikes on the North side yard belong to the tenets in the rear guests cottage. Please do not use them. Please see our guide book for the closest bike rentals. Upon request, we may be able to provide some basic fishing supplies.
KEYS
Keys are provided for front and back doors. If you get locked out call the owner for instructions. Please do not break a window unless for a life threatening emergency. Neighbors directly across the street or next door to the North will help you call and have information to help you.
APPLIANCE OPERATIONS
For any instructions on how to use the heater, TV / DVD, stove, washer & Dryer, Propane BBQ etc..... Please contact the host. Please make a note, there is no dishwasher on the premise. The water heater is tank-less, and sometimes it takes longer for the kitchen sink water to warm up since the hot water has to travel a longer distance. Should guest(s) want to use the fireplace, they are responsible for providing their own wood. Feel free to use any food, cooking ingredients, spices, and condiments available on the premise (check expiration dates).
WIFI INFORMATION
The premise is equipped with high speed DSL WIFI internet.
