It is a traditional cave house of Oia, Santorini, built on the Caldera cliff with a spectacular 180 degrees view of the caldera, volcano, Thirassia island, Aspronissi. The small villa is consisted of two apartments each one with fully equipped kitchen, a bedroom, a WC, shower or bath and veranda and a small studio with a bedroom, a WC, shower and a veranda. The villa is located in the heart of the traditional settlement of Oia. Only 5 minutes walking distance from the main pedestrian-commercial street of Oia where you can find most of the taverns, restaurants and shops. It is only 7 minutes walking distance from the bus station where you can also find 3 supermarkets and a bakery shop.
It is not recommented for elderly people, persons with disabilities and babies due to the stairs (You need to step down 120 steps to find the door of the small villa and then you need to step down 10-36 steps for the units). Although we provide babybot for babies and we also had as guests elderly persons (even 80 years old) that were in a good shape. A porter is always provided upon request for your luggages.

The lowest rates 50-70 euro per night are reffered to the Studio. The rate for apartment no 1 is 100-120 euro per night and for apartment no 2 is 120-140 euro per night for April-October 2012. Ask for winter rates.
The units should be left in a ready-to-rent condition at the end of your stay, as being immediately habitable by the next tenants, otherwise 30 euros (per unit) should be paid as cleaning fees. .

Stayed at Oia Waves in apt 2 with daughter and her boyfriend and it was heavenly. The location could not be better-picture a postcard from Santorini and that is where you will find yourself. The terrace was my favorite spot to gaze at the sea below and the town above. The stairs are not for the unfit so get those quads ready! The apt had an adequate kitchen with cooktop, toaster oven, refrigerator and dishwasher and a lovely window and view. The bedroom is gorgeous and well suited for couples. Anastasia is a dream to work with-full of helpful hints and recommendations including restaurants Roka in Oia and Psalaki if you go to Vlyhada (near red sand beach). If you are going to Oia stay here!!

We are delighted with the house, is spectacular, the view, the location, the privacy. It offers a unique space to enjoy with great serenity.
Anastasia, the owner, is a very warm person and very willing to help, with incredible hospitality, she was aleways in contact with us since we start the arrangements, coaching our trip; she offers many facilities with the flights, and she quickly resolved any questions or need we had.
A family and a house absolutely recommendable and enjoyable, I hope we can come back and so our friends and familiy. -

L'appartamento di anastasia e Nikos è straordinario: una vista mozzafiato in uno dei punti più suggestivi di Oia, già di per sé il gioiello di Santorini. Loro poi sono ospiti premurosi, ricchi di piccole, genuine attenzioni, che rendono il soggiorno un'esperienza personalizzata in un ambiente di per sé già curato e pulito. Ad esempio, all'arrivo ci hanno accolti offrendoci alcuni assaggi dei prodotti locali, come i tipici pomodorini dell'isola. Assolutamente consigliato!

Parfait pour un sejour reposant en amoureux...l'appartement de type troglodyte est spacieux et calme, très bien équipé, conforme au descriptif, avec une terrasse offrant une vue epoustouflante sur la caldera.
Un petit chemin pedestre mène à la mer de l'appartement, pas de plages mais on peut sauter directement des rochers pour se baigner dans une eau bleu marine de part sa profondeur. Très agréable auusi car très peu de baigneurs dans ce coin.
Le village est très fréquenté des touristes mais c'est tellement charmant que l'on fait abstraction de ce desagrément.
Je conseille cette location pour vacances en mode farniente, endroit idéal pour devorer de bons bouquins et se retrouver en amoureux. -

Oia Waves is a serene, picturesque place to stay with an amazing view of the caldera. Yes there are a fair amount of steps to get there (don't worry Niko will help you with the bags!) but that is why the view is so gorgeous and the surroundings are peaceful. The villa is right in the center of the most photographed part of Santorini. We loved getting the exercise to work off all the great Greek food and wine. This is truly a unique villa experience! The accommodations are basic but comfortable, we didn't have any major complaints and we were out and about most of the day anyway. I still sometimes imagine myself sitting on that terrace watching the ships go by, glass of wine in hand :).

My husband and I stayed here for a week in June, after touring France and Italy, and it was a perfect ending to our trip abroad. The property was clean, well-maintained and the view - ah! mazing!!! And ultimately, after visiting other parts of the island, I deducted that we had the best spot in Santorini. And yes, while the descend and ascend can be grueling, just take your time, stopping along the way to enjoy the view and you'll hardly notice your climbing all those steps! Staying at Oia Waves was an experience I will carry with me forever! Thank you anastasia and Nikos for welcoming us into your home and making our dream of staying on the "edge of the world" a reality!

My fiance & I stayed in the studio apartment for 1 week in June (2012).
Walking to the apartment was like walking through a postcard.
Oia is where all of the famous photos of Santorini are taken, so surrounding the apartment are the white rendered 'cave' houses, blue and white domed churches, and even a couple of windmills. So, the location is excellent! There are a multitude of cafes / restaurants to choose from, where the main pedestrian strip of Oia is up at the top of the stairs. The only downside is that it becomes very busy with tourists up the top, but it is only really bad in the middle of the day, and Sunday seemed the worst. If you're after photos, get up early and you'll practically have the entire village to yourself.
The apartment itself is located mid-way down the cliff (Oia is perched on a cliff), at the bottom of where the houses sit. Therefore, there are a lot of stairs. Down is not a problem, although I wouldn't recommend it at night after drinking! Going up, however is a bit of a struggle. I scoffed at the other reviews, with the knowledge that my fiance and I are young and fit, however we struggled! If you take it slow, however, you won't have any problems, unless you are very overweight / disabled or elderly and unfit. If you sit in those categories, contact the property manager first to gain their honest opinion. A benefit of being down the bottom, however, is that there is no foot traffic passing, so you are granted a very private slice of heaven.
The studio apartment itself was suitable for us. The view from the bed literally overlooks the spectacular ocean and islands. You could not get much better views if you tried. A small path leads down to a private beach, from which you can swim to the Isle of Saint Nicolas - a little island with a little chapel on it. The private veranda is great to relax in, and drink in the amazing views.
Please be aware of the cats! There are many in Santorini, and also many around where the apartment is. I used to be a cat lover, however now I am not so sure. They will approach you if you have food on the veranda, and if you make the mistake that I did - feeding them - many more will appear out of nowhere, and they will continue to come back, even if you try scaring you away. Some, I think, may be feral, and are after food, not affection. My fiance made the mistake of patting one and was scratched. Also, don't leave any garbage bags outside - we made that mistake as we intended on walking it up in the morning, but were woken by cats clawing through it, and making a horrible mess everywhere. Don't feel sorry for them and feed them or you'll never escape them!
The only negatives I would say is that the bed was quite hard (I'm australian and used to very soft beds!), so I was left with a sore back. This has been a problem throughout Europe, however. Also, there is an extra charge for cleaning, unless you do it yourself to a standard where it is immediately rentable. I think cleaning should always be done by the managers to maintain a certain standard, and it was the last thing we wanted to think about at 4am in the morning before leaving for our flight, as we wanted to save the extra money. However, I knew this charge was applicable upon signing.
Overall, we had an amazing stay and will be returning. If you can afford it, go with one of the bigger apartments as they are much more spacious and have kitchens, nicer lounge chairs on their veranda and bigger umbrellas on their veranda.
If you're on a budget, the studio is the best place to stay in Oia, with regards to location and views - trust me I did heaps of research!

We bought the matress of the Studio before 10 months and it was a special order in the greek factory to make it soft, as I also like the soft matresses. It is actually the softest matress that we have in the villa, our guests are telling us -and write in their reviews- that is very comfortable and I was planning to change the other matresses and buy for the other units matresses like this one. But after this review ....I became confused. How can we please all the guests as long as some like the matress soft and some others harder? I was wondering how can I make Renee -or guests like her - happier....(she and her fiancee were excellent guests, they left the Studio in an excellent condition)...and while I was writing her that unfortunately I will not be able to please her in bedding ...she gave me the idea! She wrote me "in Australia, there is an extra layer of cushioning on mattresses, so they are like lying on pillows, so I suppose we are quite spoilt over here." So yes! we want to spoilt our guests, this is a solution and I have already order an extra layer from latex, so when the next guests asked us a matress more soft, we will be able to please them! Isn't it a briliant idea? Thank you Renee and I am glad that you wrote me "I can understand now your intention with the cleaning fee, in order to deter people from leaving a horrible mess" I wish all our guests to take such a good care to our house as you did.

We loved this place! Walking down the steps is worth it for the feeling of seclusion since it is at the bottom of the Oia cliff/cave houses. You walk out of the front door of this place and there's nothing but the Agean Sea in front of you. We stayed in Apartment #2 with 4 adults and there was plenty of room. The only slight annoyance at times was when the dog at a nearby house would bark incessantly, but hopefully this dog may be gone by now! Otherwise it felt very secluded and peaceful. Keep in mind it is not a hotel, so bring your own bottled water, soaps, toilet paper, etc. Also, the owner does not live onsite but is easily accessible by phone and very helpful with any information you have about the island.

From the moment Nikos picked me up at the ferry port, I knew I was in for a very special holiday. He answered my questions about Santorini on the way and his wife, Anastasia, called on his mobile to welcome me, too. Nikos cheerfully stopped so I could buy groceries and carried them and my bags down, down and down the magical winding stairways above the sea. I stayed in the studio, which is simple and cozy but has a very comfortable bed with an amazing view of the sea. I was thrilled every morning when I woke up to that stunningly beautiful caldera view. Wow! The little terrace is a delightful place to drink a glass of wine in the evening. I spoke to other travelers during my week at Oia Waves and have no doubt that I had the best value by far of anyone I met. Because I was traveling alone, Anastasia and Nikos invited me to their home for lunch and a chance to meet their adorable daughter. They are obviously a happy, loving family who delight in making their guests feel like welcome friends. I can't recommend Oia Waves highly enough! True, there are a lot of stairs, but that's part of the fun.

Staying at Oia Waves could not have been better. We honestly think that it was the most perfect spot on the island, after sightseeing the whole area for 10 days. Miss anastasia was most hospitable and her mother Dina treated us as her own. Our anniversary vacation was perfect and our accomidations helped make it that way! Best part of the rental...relaxing in the sun on the front veranda enjoying the gorgeous, peaceful view! Thank you so much for the wonderful expirience!

We stayed in the studio in October and had an absolutely wonderful time. Nikos greeted us at the airport, drove us to Oia, and carried our luggage down the stairs to the apartment. He gave us some tips on the best sightseeing and restaurants, and invited us to call if we needed anything. The studio is cozy but is an adequate size for two people looking to stay in heaven. Our first morning, Anastasia welcomed us with fresh cookies from the bakery. She was happy to answer all of our questions and made us feel at home right away.
The view from the studio and the studio's veranda is stunning. As others have mentioned, we could have stayed at the studio our entire trip enjoying food and wine on the balcony with the island's local greeting committee - adorable cats. Oia is so beautiful and it was worth it to leave and explore the town. We were thrilled to look back on the cliffside from the castle and see our studio waiting for us.
There is no kitchen, but there is a refrigerator and a coffee maker. If you are on a budget and can make creative use of cozy spaces, this is your home in paradise.
The day of our departure, Anastasia invited us to join her, Nikos and their daughter anatoli for lunch at a wonderful Taverna on the southern tip of Santorini. We had such a fabulous time getting to know them and are so pleased to now call them friends. -

We arrived late due to airline delay and there was Nicos to greet us and get us settled in.That was the first act of kindness.Others were cooked meals and attending to all our needs as soon as we voiced them.We had a couple of appliance malfunctions but they were fixed or replaced straight away.Our accomodation was wonderful and quaint with a view to die for.Very roomy and with 3 of us that was important. We never felt cramped and our kitchen had everything we needed.Ana and Nicos came and spent time with us to get to know us and it was a wonderful visit.it was good to learn more about this enchanting island.We will be going back.It's just a matter of when.

Look no further, these apartments in Oia are well worth the price, and then some. Upon arrival at the Santorini airport, Nikos (Anastasia's husband) was waiting to take us to our apartment. Nikos' family has an organic farm on Crete, so he brought us a large bag of veggies from the farm. Anastasia and Nikos were very hospitable throughout our stay and this was just the first of many times they went above and beyond for us. We traveled the entire island during our stay and our favorite part of the entire island was our veranda at Oia Waves. Lisa and I would go to the market and pick up veggies, olives, honey, meats, cheeses and grab some bread from the bakery and just sit out on our veranda and watch the water. Between the great food and the amazing wines we felt like royalty sitting on this beautiful veranda.
During our stay anastasia called us periodically to make sure everything was OK. One day she stopped in and brought us some homemade crepes with different local cheeses inside. A few days later anastasia and Nikos stopped in while we were visiting the island of Thirassia and cooked some dinner for us which they left in our fridge. I will never forget the dish because it had Santorini tomatoes and braised veal in it (both favorites of mine) with some greek olive oil... it was amazing and much appreciated!
Beyond the owners' hospitality, the apartment had more character than we were expecting. We stayed in the large apartment and we had plenty of room to live over the 11 night stay. The bathroom is ample, the kitchen was larger than average as far as cave homes go and the living room was spacious and comfortable. Most of your time will be spent outside enjoying the view though.
I recommend staying at Oia Waves because thanks to ana and Nikos we had a perfect honeymoon. Anastasia has a love for Santorini and Thirassia that is infectious and I would recommend asking ana for sight seeing suggestions during your stay! Thanks again ana and Nikos!

Probably there is no reason to respond in a positive review, although we are always respond privately to all our guests that spend time to write a review. We have the pleasure to receive positive reviews from the vast majority of our guests, but there is something that is hidden behind these wonderful reviews: the fact that the people who wrote them, are actually wonderful persons, but they do not mentioned it on their reviews. For this reason, I am writting this response in order to reveal it. For example David, did not mentioned that before his arrival to our house, he was asking me what is the best gift that he should bring from Paris for my mother (!) who he had never met, he had just read about her! He did not mentioned how much time they spend to wash in hand a hand made tablecloth that was accidentally splotched by some drops of red wine (although I told them that it is not their obligation and that there is laundry service) or how much time he consumed talking with me about my renovation plans, providing me his ideas and his knowledge in different issues. He also did not mentioned that they left on purpose their brand new beach towels (we will keep them for the next time that you will come, David). We also very pleased with all the guests who spent much time in order to replace a broken glass, with another (usually more beautiful), who are leaving a print of their presence to our house (a painting by an artist, a bowl, a postcard with view words, a ceramic etc). Sometimes I am thinking that the decoration of this place is a result of the contributions of its guests. Some of them prefered to be lonely, some others liked to have us around, but all of them are taking such a good care of the house. Most of our guests are giving us great time and they finally become friends. And the best compliment that we often receive is that they consider our house as their own house. Thank you! -

We couldn't have been more thrilled with our stay at Oia Waves. The cave house is delightful, charming, beautifully equipped, and blissfully cool. The view up the slope towards the town and out over the caldera is unreal! It was so quiet and peaceful, perfect for a restorative week. Oia is a delight and we loved our little excursions into town (don't miss the baklava at Melenion bakery, just at the top of the stairs from Oia Waves!). We felt so well taken care of; Anastasia and Nikos were so sweet and accommodating and it really did come to feel like our home for the week. We'd go back in a heartbeat!

We arrived late in the evening and were kindly met by the owner who showed us to the accomodation. We were offered an upgrade which gave us more space both inside and out. The 'cave' was delightful and a unique experience. It was beautifully quiet,amazingly cool inside, away from the bustle of Oia above.The place felt very homely and relaxed as at one time the owners had used it for their own home.There were a lot of steps down, but it was worth it -just remember you have to carry your own case up and down!.The outside area was not overlooked so you could sunbathe and take in the amazing view all day. At night the stars were spectacular with little ambient light to hide them.
We learnt to go to Oia early morning to avoid the crowds, and to get the bus service which became very busy. Oia has lots of shops and restaurants but was generally expensive. -

This place is absolutely stunning. It looks even better than it does in the pictures. We stayed in apartment 1 in the best part of the island, right at the bottom of Oia with complete privacy. No one walks beneath or past the veranda and there is an uninterrupted view over the beautiful blue caldera below. There are a few stairs to get up to the main path, but the walk is enjoyable and not strenuous. It is like living in a postcard! The apartment even had a washing machine and dishwasher which means you can fully relax.
Anastasia and her husband Nikos were incredibly friendly and helpful and made sure we had the best stay possible. We found ourselves buying food from the minimarket to eat at the apartment for breakfast and lunch because it is the most perfect place to eat! We also saved a lot of money that way. It is also great for sunbathing because of the privacy. The beach is not far away either!
The price is very reasonable and the apartment (1) was spacious. I can't recommend this place more!! Thanks anastasia and Nikos -

This is a difficult review to write because our experience was so mixed. There were many, many reasons to like the place and if some small changes are made to the room or you can ignore/tolerate some of my gripes, you will have a very amazing and memorable stay.
This review concerns the smallest (and cheapest!) room, the small studio. It is situated in a lovely spot, well down the caldera with an unimpeded view of the sea from the bedroom and the caldera from the doorway and the balcony. That much we loved. However, the place itself was in need of a cleaning. The floors appeared to have not had a thorough mopping in awhile and had quite a bit of dirt on them. This meant that the bed and sheets were soon also covered in dirt.
The room has the bathroom, a small entryway with a nice, comfortable couch-like thing with lots of pillows that could be used as a bed, a small table, and a fan. The bedroom has a very comfortable bed, a large window, a closet, a small table, a fridge, a kettle, a coffee maker, and some serveware. There is also a closet to place your luggage. Two people will fit very comfortably in the room. There are plenty of windows throughout the place and views from everywhere.
The balcony is just across the pathway and has two chairs, a small table, a magnificent view, and a useless, but desperately needed umbrella. The umbrella is bolted to the rock wall on the west side of the balcony. This means that it doesn't provide you shade from the sun until very late in the afternoon/early evening, or: after you require it. (update: This is being looked into immediately, I’m told)
Understand that (at the time of writing this) there is no a/C in the room. The owners are completely forthcoming about it not being there, but as a reviewer I need to warn you about it. I really can't believe we are complaining, but we were desperate for it. The heat is intense and the room--with the windows open or shut; we tried both--turns into an oven over the course of the day. Despite the fan running non-stop for the 3 days we were there, we'd come back in the evening to a sweltering room that we simply couldn't enjoy. Opening the windows up in the evening would slowly provide some relief, but we honestly couldn't get to sleep until past midnight--after the room had finally cooled down. Fortunately, there is the balcony that is nice and cool once the sun goes down. We enjoyed it immensely while waiting for the room to cool. Views of the lights of Oia, Fira, the port, stars…very nice.
The requirement that the place must be completely cleaned on departure provided some problems. There's no soap provided for cleaning the dishes, so you'll have to improvise. Also, there were no instructions given or left as to what to do with the garbage. We ended up having to take a few trips back and forth to the main square to dump what we had accumulated in the public trash bins. Likely not what the people in Oia would appreciate, but we didn't know what else to do. Being able to leave a bag or two of garbage at the end of your stay doesn't seem like too tall a request.
In the end, we left disappointed. Oia is such a beautiful town and the property is in such a fantastic location that we had hoped to spend much of our time lounging in the room and on the balcony enjoying the view for hours. Unfortunately, we couldn't do enough of either as it was simply too hot to enjoy. Sleeping was difficult due to the heat and I would really urge the owners to invest in an a/c unit (update: I’m told this is being worked on. Ask.). Wifi, which had been indicated in the rental agreement as available, was nowhere to be found (update: I’ve been told that it was available. We couldn’t get a signal from the room, however). The cleanliness of the floors and the heat of the room were really our major gripes. The view is incredible, everything included in the room works, the bed is comfortable, and the owner is available and more than willing to help (she has since mentioned that she would have been willing to switch us to the larger, ‘cave’ room below since our stay had been mixed—a very impressive and kind gesture). I would hope that they decide to add an a/c unit and amend their welcome card to include instructions on garbage disposal, amenities in the room, and wifi instructions. Our stay would have been much, much more enjoyable.
Oh, lastly, I need to mention the steps. They are daunting. We have no problem with/complaints about them (it makes for a secluded, lovely view) and they’re mentioned by anastasia before booking, but it's a long, steep climb up and down those steps and if you are carrying anything more than a small suitcase I would urge you to really think about whether you'll be able to handle it. I am sorry that you did not enjoy your stay with us as much as you could, but let's see why:
First of all I am sorry that you had hard time carring up your luggages upstairs. I always propose to our guests to call a porter to carry up their luggages. I did the same with you, but unfortunately you did not accept my proposal.
Although I was not present upon your arrival, I talked with you on the phone and I asked you if you like the Studio and I asked you to call me anytime from the telephone of the Studio in case that you need something (the same was written on the "welcome card"). I am sorry that you didn't and that I was informed about your complaints after your departure. I am sure that if you had contact me, you could have a more enjoyable stay, as there were simple solutions for all your issues.
Although in our rental agreement is clearly mentioned that consumables such as dish detergent, are to be purchased by the tenant, you claim that it was not provided. Due to our concern for our guests there are always toilet paper, soap and other consumables in the Studio (and most of our guests used to replace them before their departure). Although it was not our obligation, we could have been told you just to open the drawer under the sink and get the dish detergent, if you had just asked for it. As you know, it is optional to clean the place or to carry the garbages upstairs before your departure. You could avoid this trouble by paying the cleaning fees.
There is free wifi internet as it is already mentioned by other guests, and the modem is located downstairs. So in case that you had bad signal we could inform you about the best point to have access. The position of the certain umbrella is already changed. Although you could have no problem at all with the shade if you had just go few steps downstairs, in the other larger veranda with the larger movable umbrella, the marble table and the chairs, that were available to use them or we could have just brought you another umbrella in your veranda if you did want to move from this certain veranda.
Due to the fact that there are special laws and rules for the preservation of the traditional architecture of Oia village that do not permit intervations in the facade of the buildings, not even TV antennas), we have already install some internal devices of cool air in order to please one guest who recently asked for it. Although you could have no problem with heat (the temperature during your stay was 25-31 C) because as I have already wrote you, there was a solution even for this problem.
We do not have marble floors in our traditional houses and probably the traditional technique of cement that we use on the floor is not giving the impression of a clean floor, but i must vehemently state that the floor was indeed mopped just few minutes before your arrival. It is obvious that the house is not located in an urban area. It is a country house, so when we have the windows opened the dust from the environment as well as leaves from the flowers and plants are coming inside. Especially the Studio that has so many windows is very easy to get dirty
Thank you for your suggestions. We have already take them under consideration, but permit me to give you an advise: please talk. When you are facing a problem during your stay in any place, please talk about it with the persons that they are responsible for it. Give them the pleasure to make your stay more comfortable, give the oppotunity to yourself to enjoy more and make your stay, your life happier.Anyway you are welcome any time in case you feel like checking it again.

Besides the setting, the apartments are beautifully designed and maintained, and provide a feel of home and comfort. The many steps to find this location actually keep this location hidden and away from the noise and distractions of the town above. My husband and I stayed here on our honeymoon. It was exactly what you would expect from a cliff-side place in Santorini! Really incredible view from the balcony where we spent many hours sitting and soaking it all in. Anastasia and her husband were so kind and accommodating. The only thing I would let people know about is the stairs, it's 148 to the top - my husband and I are in good shape but even so it was a bit much. Also there is no air conditioning, I think we were in town during a particularly warm spell and we spent a lot of time at the apartment. The fans kept us comfortable at night though. We loved our trip to charming Santorini.

thank you for your review. I am happy to inform you that we have already install air cooler devices in the house. As I explained you, there are special laws and rules that do not permit interventions on the facade of the buildings, that are located in the most beautiful part of the traditional settlement of Oia, where people from all over the world are coming to photograph it. Actually we are not allowed to install even TV antennas on our houses (that is why we have cable TV).We are also not allowed to have an external device of an aircondition not only because of the preservation of the unique architecture, but also for the noise that will might disturb the neighbours. Although cave houses have a stable temperature (are usually cool during summertime and warm during winter), the air coolers will provide more comfort to our guests during the limited days of particularly hot spells. Reading in your email that "the stairs were not that big of a deal, but worth mentioning to anyone who may have knee problems" I thought that I wouldn't have recommend you to stay with us if I knew that you had a knee problem. I felt relieved, when I read that despite the fact that you usually have a bad knee, the dry Greek climate agreed with you! Thank you for mentioning that you will recommend our place to your friends. We are a family of 4 (2 adults and 2 kids aged 11 and 9) and stayed at Oia Waves in early June 2011. We were completely charmed by the rooms and the location: sitting on the balcony felt like you were on the edge of the world!
The room was very nicely furnished and the setting of the master bed, with its gauzy drapery, would have been very romantic if we didn't have our kids with us! It was great to have a kitchen and prepare snacks and drinks to have on the terrace, where we could have stayed all day long.
A word of warning about The Stairs. My husband and I are reasonably fit but The Stairs nearly defeated us. The houses are situated at the very end of a walkway down the cliffside and it's a long way down and a very very very long and extremely steep way back up. Especially when carrying luggage. There were a couple of times when we almost decided not to go out to dinner because we couldn't face The Stairs again. So you need to seriously keep this in mind when booking. Our legs were in great shape by the end of the trip though!

If you want to truly relax on your vacation then this is the place to be. We could sit on the patio and look at the view all day long. 8 of us slept comfortably (even without a/c in the heat of July). Just leave the windows open and feel the cool caldera breeze. The beds are decent, good water pressure, and free wifi. The manager is very friendly and at your service. The famous blue domed churches are literally steps from the villa. Be prepared to walk a lot of steps though, but it's so worth it!.

We stayed here for 5 days in July, and when we think of our three week European Vacation, nothing sticks with us the way Oia and Oia Waves does. The town is amazing, and the apartment's location was breathtaking for several reasons. We chose the studio because we didn't need anything fancy, the price was amazing, and the view from the bedroom window was unbelievable. Ana was very good about making sure we didn't have any problems with transportation (thanks Nicola!). The hike up to the town was definitely strenuous; we tried not to need too many trips back to the room during the day, but the privacy such a location afforded was so appreciated that it was worth it. We loved sitting out on the veranda, late at night, with a glass of wine and the aegean Sea to keep us company.

My wife and myself and our son, his wife and 3 teen children all stayed in the main (lower) and upper units. You cannot find a better view and the lodging was fine for a family group like ours. Many steps to climb each day, but we managed just fine and the exercise was good. I would not recommend that part for anyone in poor health though.
The place is an authentic "Cave Home" in the old style of the island. Great for casual stays.

We stayed at the Oia waves 8 days and didn't want to leave! The apartment was perfect, note that you aren't staying at a resort with all the amenities, and it is a hike down many steps to get to it...but we don't like resorts, and we love to get our exercise, so it was great! Besides, we had the excellent Lilia who insisted on carrying the heaviest suitcase up and down! We would return on a heartbeat, for the view, the patio, the atmosphere, the cave bedroom, the peaceful feeling we had while there.

My husband and I spent the first four days of our honeymoon at Oia Waves. We understood that accommodation in Oia can be pricey so we wanted something really special, hence why the thought of our own private cave was so appealing. Corresponding with ana couldn't have been easier, she was extremely helpful and sent pictures, maps, arranged a taxi for us and answered all our questions.
The accommodation is reached through rather a lot of steps (fine on the way down, but a little hard work on the way up!) but is worth it for the view out over the Caldera, still in the heart of Oia but away from the bustling streets (not that they are noisy at all!). The accommodation itself was very traditionally decorated but spotlessly clean, and the addition of a fridge and cooking equipment perfect for making snacks. The bedroom is beautiful, really romantic, and there is so much space in there, it's lovely!
We were enthusiastically welcomed by ana's mother, who doesn't speak very much English at all, but is still easy to communicate with. She made us a welcome meal and made sure we were settled in.
Oia itself is fabulous. Obviously, the closer to the sunset you are, the pricier things get, but very reasonably priced tavernas can be found on the road behind the main street. For those on a little less budget (like us!) there are a couple of excellent bakeries where we'd just pick up a pastry for the evening and walk up to the sunset. We did splash out and visit the restaurant 1300, which is pricey but definitely worth a visit, absolutely beautiful food. The deconstructed Greek salad was divine!
And as for the sunset... I honestly didn't believe it was possible to get so excited about such a thing - I was wrong, and we went to watch it all four nights!
All in all, if you want to experience the wonder of Oia, and want a truly unique and unforgettable (in a good way!) place to stay, Oia Waves is for you. -

Spent nearly a week at Oia Waves with my wife and three children (we took an apartment for five) and my parents, who took a studio immediately above us. Both units include terraces with breathtaking views of the caldera. There is a rocky beach below and the beautiful little town of Oia above, but both do require a good climb, so we planned our excursions carefully. The apartment has a full kitchen, so we were often very content to eat in, seated outside and contemplating the volcano. The owner's mother watched over us, sometimes slipping in to leave an excellent Greek meal for seven! On the whole, an extremely comfortable stay in a remarkable place. More than worth the low rate currently advertised.

Planning our trip to Santorini, I came accross Oia Waves on Tripadvisor. It had received rave reviews and thus I just knew this was going to be THE place for us!
Arrived about 7pm to Nanna/Gran/YaYa (Ana's mom) welcoming us with a warm Greek hug and kiss! Our apartment was ready and waiting and it was such a romantic setting with draping in front of the bed and just the whole layout of the apartment was exactly as depicted on the website! Ana's mom phoned her to tell her we arrived and then Ana phoned to make sure we settled in well. Advised us of nearby restaurants and things to do/beaches to go to.
Well, of course, the best part about Oia Waves is the view - the setting is so peacefull with the passing luxury liners in the distance and the private patio to sit and watch them from with a glass of vino in hand!
I can go on for hours praising everything about Oia Waves, but most importantly to fellow travellers, the apartment is exceptionally neat and its spacious. We stayed in apartment 2 Stunning views, and the best hospitality you could ever wish for!
Ana's mom baked us a cake, insisted on making us a dinner one evening and made us toasted cheese and ham snackbreads in the morning! She just could not do enough for us! (well, she was - she was adding to the kilo's that were piling onto the hips!:))
The apartment is situated at the base of the cliff side, which allows for the stunning views and the "main street" is about 3-5 minute walk up the stairs (I must say, climbing the stairs kept us in shape every day!) The main street has plenty jewellery shops, art shops, coffee shops, gift shops and restaurants.
Needless to say, you can see a thousand sunsets all over the world, but there is something extra special about the sunset in Santorini!
I do hope I have the opportunity to take my kids back there one day - they just HAVE to experience Oia Waves and Ana's mom! She is an angel in our little piece of heaven we caught a glimpse of for 3 days! -

My most recent stay at Oia Waves was last September but I have stayed there several times in the past as well.
It is a wonderful place, built inside the caldera cliff, shaped as a cave, in the traditional Santorini architecture. Because of the way it is built, it is naturally cool in the summer and warm in the winter.
It has a big veranda with an absolutely amazing view of the Santorini caldera, the island of Thirassia across the bay and the volcano. It is the last house on the cliffside, thus it is very quiet, even in the middle of August, the busiest time on the island.
The house itself is roomy and has the traditional island layout with cycladic furniture and a wonderful dreamy bedroom, ideal for a romantic vacation.
Last but not least, the owner, Mrs. Dina, is the most hospitable woman I have ever met in my life and surprised me and my friend with her generous offerings of delicious traditional island food.
Santorini itself is the most spectacular island of Greece, thanks to its volcanic history and the view is breathtaking. There are many beaches around the island, each with its own unique color and "personality", good enough to satisfy those who want to see and be seen, as well as those who prefer an isolated beach.
I highly recommend staying at this place and enjoying some of the best vacation of your life!

The villa is at the bottom of the Caldera, so you experience the true Santorini beauty by full panorama (ocean and all the unique white houses). You will have a major issue staying here if you are not able to walk up at least 15 flights of stairs a day, but, the walk is worth it if you are looking for the beauty and quiet away from all the hussle of the night-life.
The villa itself is gorgeous and spacious.
The owner is very efficient and helpful in setting up transfers and any questions you have on the area. Her e-mail response is swift and she phoned us throughout our stay to ensure all was great with us. We were upgraded to the biggest villa because it was not occupied during our stay! -

If you remember having seen the Greek orthodox churches’ blue roofs on some posters about Greece in the window displays of travel agencies : they are all captured in Santorini, more specifically in Oia, and Oia Wave is right below those churches ! this is true ! all travel agencies in the world have posters of Oia Wave surroundings.
I’ve been to Oia Wave every summer for the past 10 years or so. 1st, Santorini is the most magic island in the cycladic islands ; 2nd, Oia is its most spectacular place in Santorini ; 3rd, if you plan to go to Santorini, Oia Wave offers the best spot on the best side of Oia. From the various terraces of Oia Wave, with sun all day (no worries, parasols/sunshades are provided !!) , the view on the caldera (the center of the collapsed volcano) is truly magic ; you can sit there for hours, sipping ouzo or café frappé, looking at eternity, the caldera vanished in the fog in the morning until boat lights at night.
Ana and her mother Dina own 3 traditional houses, i.e. a basic Greek caves that have been progressively upgraded along the past 10 years to the latest standard in terms of comfort, while remaining authentic. Everything is provided : bed sheets, towels, cuttlery, fridge, coffee machine, etc, and potentially even an unforgettable homemade moussaka when Dina is around. Decoration is simple and clean, air is pure and fresh (no humidity like you could expect in a cave), bathrooms have hot water (not always the case in the Cycladic islands).
You feel like if Oia was yours : Oia Wave is the lowest house along the cliff, hence nobody passes by your terrace, there is no noise, and you can walk down to your small “private beachâ€, a few hundreds feet below the house , with pure crystal waters among volcanic rocks. It is truly another planet ! I’ve stayed there between 4 days up to 15 days since the early 2000’s and it seems never long enough ..
All in all , Oia Wave truly represents for me what I call luxury

Last September, when I was looking for a place for my honeymoon, a Greek friend gave me the following advice: Stay in Oia. The village is unique, very romantic and picturesque with an amazing view of the caldera. Many films (Tomb Raider with Angelina Jolie, The sisterhood of the travelling pants) have been shot in Oia. Stay in "Oia Waves" because it is simply the best.
It was fantastic! Breathtaking view, clean, and beautiful. It was a unique experience to live in a cave! It was always cool inside and there was no need for air conditioning. My wife was amazed with the traditional settlement of the village, and spent many hours walking in Oia's narrow streets. In the meantime, I enjoyed sitting in the veranda with a glass of local wine (by the way the wines of Santorini are excellent). The apartments themselves all have their own little terrace with a table and deck chairs, and a grant view over the sea and the caldera.
What I didn't like is that Oia is far away from the major bars and clubs of the island (these are located in Fira town). There are a couple of bars in Oia that we liked very much though "Hasapiko" being one of them. I also didn't like that I was not allowed to volume up the music in the veranda. The owner explained that everybody is trying to preserve the tranquillity of the neighbourhood. Thus, I closed the door of my cave and listened inside my music louder.
If you want a romantic peaceful honeymoon in a perfect location, this is the place for you.

I stayed with a couple of friends at "Oia Waves" for six nights at the beginning of June and thoroughly enjoyed every minute. The setting is pure romance and the apartment was comfortable and clean. Our experience met, and exceeded, our expectations. Apartments were in excellent condition, very well kept, nicely decorated and with a stunning view. Staying in a cavern house I was afraid of the humidity, but there wasn’t such a problem as there was a dehumidifier that was controlling the humidity of the house. I liked the fully equipped kitchen and the homemade jams that we had for breakfast. I felt at home.
This house is perfect for those who are looking for peaceful holidays and I loved every minute of my stay there. Enjoying your coffee watching the passing by boats is more than relaxing! Sitting outside on this veranda overlooking the Aegean sea is a big privilege, definitely!
Only one big problem: Once you get there, you won't want to leave!

I was impressed! It was one of the cheapest apartments in the caldera, so my fiancee and I did not expect to find there white marble benches in the bathroom and in the kitchen, original paintings on the walls, bathtub etc.
Protected from the strong Aegean north winds, facing the south, it was like a nest on the cliff. That is why we spend so many hours at the veranda in the beggining of summer last year: there was no wind, only the sun and the incredible view of the caldera. The house was clean and the kitchen was fully equipped. The refrigerator was full with eggs, ham and cheese for our breakfast.
I liked the olive tree of the house, and the small garden with sweet small tomatoes. I did not like that there was no jacuzzi in the veranda, but the sea was only 150 meters from the house and the owner explain me her opinion about the protection of the architectural environment of Oia village. I compromised with baths in the bathtub at the end of the cave. It was a unique experience!

A bedroom full of moonlight!
It was spring time of 2008, I had just finished a couple of weeks of stressful meetings in London when I decided to fly to Santorini and meet two of my friends from the USA and spend a week at Oia Waves. It was the best thing I have ever done and was the most extraordinary experience! The island was full of colors and the villa was beyond my expectations. I stayed in the studio with the bed in front of the large window. It was amazing! As I would wake up in the morning I would see the beautiful sea below and passing sailboats. The only problem with the room was the moon's light flooding the room at night. Such a unique setting. My girlfriends stayed in the apartment beneath mine and it is there where we prepared our breakfast with the fully-equpped kitchen. The (160) steps were not a problem for us getting to the apartment as it was good exercise after indulging in the great food on the island. I had a wonderful time there and will never forget the unique view and the welcome gift: a greek homemade cheese pie.

We stayed there with my partner in August of 2009. Although the island was too crowded, the villa could not be situated in a more perfect location - on the cliff of the caldera - providing us a much needed calm and tranquility. We had booked the largest apartment of the villa. We slept in a romantic king size bed (tucked away behind see-through curtains) and each day we enjoyed the most dramatic sea views from the veranda! When we were too lazy to snorkel or swim in the sea, we sunbathed at the veranda. To get to the sea it was easy: we just had to follow a pathway of about 100 steps from our doorstep, that led to a tiny beach consisting of small volcanic stones. We soon realised it was the only beach on the caldera! It was such a great joy to snorkel there and admire the cliff that continues under water...As this beach is accessed only by sea or via our pathway, which was used only by us and our fellow-neighbours (most of who were locals living in the neighbourhood), it never got crowded, it was really like having our private beach! What a luxury in Santorini!
The views were breathtaking from every window of our apartment: the sitting room, the kitchen, even from the (charming) bathroom. The sitting area was decorated with wall paintings and there was a small library with some useful travel guides of Santorini (most of them in English). Both bedroom and sitting room were clean and spacious. The water in the villa was coming from a local desalination factory and was drinkable (apparently Oia is the only village in Santorini that has drinkable water). The kitchen was fully equipped, allowing us to make pasta a couple of times, enjoying our romantic dinners outside at the veranda while watching the cruising boats passing by. Well...that was the only way really to save some cash in order to be able to experience the many local restaurants...I still recall the ultra gastronomic "1800", just 5 minutes away from the door of our villa... -

Last year, I spent 8 days in OIA WAVES SANTORINI with my boyfriend.
The house we stayed was very nice, clean and fully equipped (Kitchen, bathroom, living room and the most amazing bedroom we have ever seen). It is traditionally built in a cave so even in a very hot day the temperature in the house is normal. As for the view of the caldera and the volcano, it is breathtaking.
There are no drawbacks, except for the many steps to reach the house. But, on the other hand, these same steps is your ticket to silence and relaxation, after a frenzy night in crowded bars and restaurants.
What we most liked, was our long, romantic afternoons in the veranda.
Definitely, our best vacation in Greece.
